Dealt with this guy when I found my apartment in Brooklyn awhile back. He didn't do any searching on my behalf as I found the place I wanted on StreetEasy alone. Just had to deal with him and his agent who showed the place as they were the intermediary between the landlord. In short, once I saw the place I knew my friend and I wanted it. There was another couple looking too that I needed to jump ahead of; Keith's agent was very sweet, however she didn't have negotiating power so I spoke to him directly by phone. After offering to pay in full the following day for the place in cash, provided they leave furniture that was already in the place intact, we were aligned. The following day I met with the landlord, everything went smoothly and I took it from there. These guys got a 1 month broker's fee which is kind of BS, however that's NY real estate for you and I knew that walking in. What was subpar in my book is that the furniture I asked to be left as is was all destroyed by the time I came (not moved/taken back mind you). The building's handyman claimed that nobody told him. That was the only thing I wanted in exchange for paying in cash insanely quick, so it is frustrating that nobody bothered to communicate. Granted this could have been the sole fault of the handyman (who was an absolute imbecile), however that generally wasn't the guy's MO as a I learned from dealing with him for 2 years. Regardless of the exact cause my wishes were not respected and I had to buy a new furniture as a result. Reviews here are very mixed. I can't substantiate the good or the bad, however based on my experience I would be extremely clear and put everything in writing when dealing with these guys. read more

He was supposed to help me find a rental, he asked me to send him all my preferences, then several days later I had to follow up with him and he clearly hadn't done any work because he responded (having clearly not read my email) and said he didn't have anything. Super frustrating and as anyone dealing with the NYC rental market knows, every day is precious so I wasted several days waiting on him and may have missed opportunities. I don't expect anyone in NYC real estate to treat anyone like a person but he was so insistent that he had tons of experience and tons of apartments at his disposal, and reassured me effusively that we would work together to find a place. Needless to say he did not help me find a place. I'm looking for an apartment now and the only reason I'm leaving this review is because I saw his name pop up on a couple of rentals and it reminded me of the frustration I felt when this happened last year. read more

Even though we ended up going through a different broker for our apartment, Keith was SUPER responsive and helpful with the search process. He listened to our needs and suggested a beautiful building that was just a little bit out of our price range. He then proceeded to waive his fee and negotiate the rent down with the landlord for us. I REALLY appreciated how hard he was "rooting" for us to get the apartment, but in the end it really just came down to budget, which is definitely not his fault! Keith definitely knows Brooklyn and is very willing to work with you and get to know your needs/wants and to find a place that will make you happy. Also, for what it's worth, I've been around the block many times with brokers and the NYC apartment hunt. Rest assured, Keith WILL NOT "ghost" and disappear on you! I saw a listing Keith had in Brooklyn. I was told I should go see the place the same day or the next the latest. I saw the place the next day with the owner. The owner preferred me over the potential renters and by the next day with Keith's urgency I got everything together and we handled business. I'll try to keep this brief, but I need to explain the rating clearly. The good: - Keith is polite and generally very quick to reply - He's knowledgeable and knows the area well - He can get you into apartments that haven't hit the market yet - He's selective at what he shows you - He negotiated a $50 per-month lower rent (but didn't adjust his 12% fee to reflect this) The bad: - When I first met with him, I had to wait for about 35 min while he did e-mails and took phone calls before we went out - The broker becomes the intermediary between you and the property managers, slowing down communication - Paperwork needed to be done two times, once for Fraziers Realty, then again using the property management's website, and requirements didn't fully match up The ugly: - Keith touts being in the business and area for 30+ years... then why did he not mention to me that the Jewish holiday of Passover would put things to a halt for over 2 weeks? (I'm new to the area and haven't ever experienced this) - Keith showed me a great apartment late March and I needed to move by May 1st. The whole process took until April 29, about 34 days. It was only confirmed that I could move in 2 days before I had to leave my other apartment, then I had 48 hours to rent a truck, pack my stuff and move. Insanely frustrating and stressful. - Keith's assistant Ritchie, is incredibly sloppy. Every e-mail correspondence left out information which required me to reply asking for more. - I had to actually finish this process on my own, in person at the property manager's building in Manhattan in order to close this deal before the move-in date. Objectively, Keith did his job, and delivered to a degree... but the whole experience was incredibly frustrating. Imagine having to move and not knowing if it will happen till 2 days before you need to be out of your apartment. Eventually, Keith and his assistant became a wall between me and the landlord and management company. He said he tried calling, but I wouldn't say he went out of his way to help me. In the end, I payed over $2,500 for Keith to show me an apartment I wouldn't have found on my own because it wasn't on the market yet. I don't feel I got any help with anything else. I had to handle all the paperwork multiple times and close the deal on my own in Manhattan. The fact that there was a 3 week period when no progress was made on this deal was incredibly frustrating. If you're not looking for an apartment around Passover, I think you'll be fine. If looking in the month of April... be careful, as much of the population of property owners celebrates Passover. read more

Meanwhile my lease was ending and I needed to get an accepted offer ASAP. Now I understand why I see so many fellow Yelpers advocating for the option to give less than a star, 0 stars, -99 stars; my god, we really need that option for businesses that clearly do not give a damn about the people they service. Last year I had the greatest misfortune of attempting to use Keith Frazier's services to find an apartment in Brooklyn. Unlike many brokers, he doesn't actually show you any of the apartments personally. He sends you to the addresses that have apartments in your price range and calls the super to let them know you're coming. This is all fine and dandy; as a New Yorker I don't need a tag-along broker showing me the joints, but every place he sent me to had a problem. One had an incredibly rude super who made snide comments to me the entire time he showed me the apartment. A second super refused to even show me a place, saying he didn't show apartments after 5 pm despite the fact Frazier had made an appointment for me. Another apartment was littered with mouse and giant roach traps. Meanwhile I'm bracing myself against all his pet names "sweetie, baby, honey" because I'm a New Yorker so I'm used to it. Then he turned my attention to apartments "under renovation". This was a relatively new concept to me, but I was assured by family members it was fairly common. I was directed to a dump of an apartment, but the super said to only visualize the space, because everything would be replaced and it would look like a "brand new apartment." It was a pretty good space, so I went with it, met Frazier at his "home office" to seal the deal (he refused to take anything but cash for his brokers fee by the way, no paper trail) and waited a month and half for the renovations to be finished. Not only did they keep pushing back the move-in date (and I was under a pretty strict time constraint), but I could not have been more disappointed at the finished product. There was a huge hump in the bedroom floor, the hallway floor was slanted, the walls were coated in cheap paint, the kitchen was done in what was clearly the cheapest tile available (yeah, the EXACT same style as the $5 a tile option in the original Sims game), the plywood closet door looked like they picked it out the scrap yard (it matched no other door in the apartment), and the baseboards were a mosaic of cracks and gaps that a large rat could get through without collapsing its vertebrae. All in all, I was dissatisfied and asked if there were any other apartments I could look at it because there was no way I could move into that one in that condition. Frazier refused to show me any others and also refused to return the $900 broker fee I had paid him, claiming that he "delivered me an apartment" and that it wasn't his fault I was choosing not to take it. Then he claimed I signed some ridiculous contract with him, which I never did, and when I asked him to produce said document with my signature, he "couldn't find it" and told me to "take him to court". He got loud with me, hurled insults over the phone, even went so far as to call me "confrontational" and hang up the phone on me and stop returning my emails. The KICKER? Almost all the apartments he sent me to turned out to be NO FEE apartments that you can go through the MANAGEMENT COMPANY YOURSELF to look at! He basically gets a list that anyone can walk into their office and ask for, then sends you out to see them and collects a fee for it! I felt cheated...violated...and MURDEROUS. It was the worst consumer experience I have EVER experienced. For someone who has an autistic daughter, I would expect him to be more of a good samaritan, however, it is clear that he is nothing more than a greedy con-artist running a seedy operation from his home and calling himself a broker. For the love of GOD, Buddha, the atheist's creed, don't give this guy your business. Stick with honest Brooklyn brokers like Tariq Hakim with AIM Realty, or Terance Philip. read more

I worked with Hoyt Brown and spoke with Keith Frazier on the phone. I have a pretty good intuition and didn't really trust them, but the place was amazing. On the phone he told me the broker's fee would be 12%--but in the ad it was one month's rent. I was about to sign--but at the last minute there were issues with meeting up (on the end of Fraziers Realty and not mine). I then got an email from Hoyt: "We have a problem. It seems the apt. is not [$XXXX but $XXXX PLUS AN ADDITIONAL $195]. This price is firm as I tried to get the $XXXX rent. How did this happen? I do not know if this was deliberate or an honest mistake of us or them? I can only apologize for the great inconvenience this may cause. Please call me if you like. Of course I can continue looking for an apt for you, or maybe you are still interested in Herkimer. I am available at your convenience. Thanks for your understanding." That being said, I know real estate here is a beast and a special part of hell, but I recommend not using Fraziers Realty. The experience and my intuition with them felt like they were willing to bend and compromise the already very laxed level of ethical conduct in NY real estate. Save yourself the stress, trauma and disappointment. There are other options in the area for brokers who are much more reliable and morally sound than this company. **EDIT** 4/11/13 After posting my review, I received an immediate response from this company. There are many ways to handle a dissatisfied customer well. Calling the customer at 11pm at night and then emailing the customer with a defensive response are definitely NOT ways to renew a sense of lost reliability. Their actions are not good business practices, so I hope Fraziers Realty reconsiders how they approach their ways of resolving disputes and customer dissatisfaction. They failed in their service to me by being an unaccountable business. And then they have continued to fail by communicating with me in a way that feels like harassment (I have received communications from both men). Take what you will of the criticism/POV of the original complaint--YELP is clearly a place ripe with subjectivity, so I feel my account was fair in that it was what I experienced in particular to them. I did not feel comfortable or trust working with this company, nor do I comfortable or safe from their responses now. I encourage women in particular to work with other brokers, there are many in the area. read more

It's very interesting to read the reviews here. More interesting, is the company's responses to negative reviews. Customers, please read those to get an idea of the type of person you're dealing with and keep in mind that this is the side they are willing to post publicly. I very rarely write reviews unless something is absolutely amazing or absolutely horrible, so here goes: The positive: - Keith is polite (initially) and quick to reply - He's an expert on the market and clearly has a lot of experience (which he will not hesitate to declare to you). But seriously, I have no doubt he has lots of experience and expertise, and knows how to find good apartments, etc. He knows his stuff. So I'm sure he does a great job for anyone if everything goes well and smooth on the part of yourself and the landlord. The rest: In our case however, some "wires were crossed", there was misinformation (I do not blame him for this, as I do not know who was the source of that) and a lot of back and forth on what the price was actually going to be. Through this process, it felt like he was peddling his own interests and that of the landlord solely, and he was eager to talk down to us and tell how we "don't know anything" and pretty much were stupid for expecting some transparency, despite not knowing us and our experience with real estate at all. When you pay a broker you expect them to also look out for you. His tone and demeanor I can only describe as bullying. We tried to keep things polite and professional, but at a certain point, I let him know that I did not appreciate his tone and that I found it unprofessional. What ensued was exactly what some other reviewers have commented, emails and texts that felt like harassment, as if he felt personally attacked by us requesting to negotiate some terms with the landlord and demanding to be spoken to with basic decency. I am tough skinned and do not say that lightly, but in this case, the behavior was so unprofessional and abrasive that it merits a review. And I was worried about writing this review for the repercussion and emails I might get as a result. That should tell you something. I am sure Keith is highly qualified in the world of real estate, and knows more than I do. But treat people like people and stop the bullying. Just because you're right about something or someone is at a disadvantage doesn't mean you have to trample all over them. When you're a professional, professional conduct should not be two-faced and dependent on the situation - it should be present regardless of whether a deal proceeds wonderfully or with some bumps on the road. My husband and I began our apartment search on our own about three months ago. We were looking for a place that exceeded our high expectations. We reached out to Keith on an apartment in our area that was a great price for the space. He agreed to show us that place and also sent us another apartment, referring to it as "the truth." Needless to say, we had to at least see it! We liked the 1st apartment, but the 2nd apartment really was the truth! We fell in love with the place and knew we had to make it ours! What can be said about Keith Frazier that hasn't already been said? If you're skeptical of most NYC brokers like I am, you've seen that one bad Yelp review of Fraziers Realty down below and it's made you go hmmm. But, that person should've never signed her lease until after the renovation! At the end of the day, Keith Frazier pulled through for me and my wife, and I imagine will pull through for you, too. You may not love his style or his approach. He's not trying to be anyone's best friend. He's tough and to the point. He could do a lot better to calm your nerves and put you at ease. Finding an apartment in NYC is hard enough without the added stress of dealing with a broker you barely know who you'll be handing over a few thousand dollars to. But, Keith ended up keeping his word and eventually earning our trust. And I have to admit, if it weren't for him, there's probably no way we would've ended up with the beautiful apartment we have. We absolutely love our apartment. It's a recently renovated, extremely affordable, rent stabilized apartment in a great building and a perfect location. And it's HUGE. We couldn't be happier. I use Yelp to mainly read reviews but once in a while I have an incredible experience that leads me to write a review. My significant other and I were looking for apartments in Brooklyn. Most of the places were ok but not originally what we said we'd like in a new home. One day we met up with Keith to check out an apartment, and for the first time someone asked us what we really wanted. I found a super cheap, rent stabilized apartment listing on Craigslist. I figured it was probably a dump, but decided to go through with it anyway. After calling, the first thing that the broker asked was if I was within the financial limits, which is very important for a rent stabilized apartment. I was shown multiple apartments, decided on one, was super impressed because they had been recently renovated, and went to go meet Keith. Keith (whose name is Keith Frazier, so he actually is the owner of the realty company) was very nice and professional. He told me that there was a large quantity of paperwork to fill out and send to both him, the council running the building, and the government. I still jumped at the idea because I would be saving hundreds to even a thousand dollars by living there. He told me stories of people who had trouble with the paperwork and couldn't get it all in, and I have actually seen complaints about him because of this. Fortunately, me and my trusty sidekick (my mother, who else? She's amazing!) were able to get together all the paperwork and only be missing one thing, which was soon remedied. I had actually told him that an apartment on a higher floor would be better, so if he could let me know if one opened up, I would appreciate it. Well, soon after I had given him my deposit, a top-floor apartment became available and he called me right away. I took it, and I'm now living happily in my new apartment. I had the good fortune of finding Michael Lewis (of Fraziers Realty) on Streeteasy after having seen several depressingly dull, uninspiring and overpriced apartments. Thanks to him I now live in the most charming, sunny, spacious one bedroom (with separate study) I've ever seen outside of a Wes Anderson movie. Working with Michael was wonderful from start to finish. I originally contacted him about another listing he'd posted; however, when we spoke he asked me a lot of good questions to help clarify what I was looking for in my next home (questions beyond, "what's your budget?"). Based on my answers, which were essentially, "charm, quirk, natural light, preferrably on the top floor" he directed me to another listing he had on line and we scheduled a viewing. On the day of I was running late. When I contacted Michael that I'd just gotten off the subway, he offered to pick me up. Then, when I said I was unfamiliar with the neighborhood, he took me on a brief driving tour, providing a neighborhood history/411 that was greatly appreciated. Of course, the apartment itself was stunning and surpassed my expectations. You know how, sometimes, when you cross paths with something great it actually stresses you out because you become convinced you're going to lose it? And you know how NYC brokers bank on that feeling and use it to pressure you to fork over money on the spot? Michael didn't do that. I actually tried to fork over money on the spot and he told me to put my wallet away. Instead, we made an appointment for the next morning, which gave me time to think, and further assured me that this was a good decision. Other amazing/humane things Michael did: 1) helped push my application through without the use of cosigners (hey, I was a student until recently!); 2) kept me apprised of things and reassured me during the application process; 3) promptly responded to every text/phone call/email; 4) took me to see the apartment again after signing and got me a measuring tape so I could start planning what would go where; 5) contacted me before and after move in to make sure all was well. Yes, the 12% broker's fee is a chunk of change, however, unlike brokers I've worked with in the past, Michael Lewis actually treats you, the person paying that fee, like a valued customer and a human being. It's sad that this is a novel experience in New York, but it is. I've already referred Michael to several friends and coworkers who are looking to move. He is a gentleman and a consummate professional. Be good to yourself and just call him up. He'll help you find the perfect apartment for you. read more

I know that many people are skeptical of using real estate brokers in NYC but as many of us know, it is a necessary evil that many of us do in order to find a decent apartment at a price we are willing to pay. I have seen many Brokers come and go and half of them are trying to make a quick dollar and are not in it for the long haul. After looking for an apartment in Brooklyn through owners, brokers, friends and many other avenues, I was about to throw in my towel as I thought there were no more decent apartments at decent prices any longer and I will be forced to live in some strange land like Queens or Jersey or something. Just the thought of that alone gave me the energy to search Craigslist one more time. I saw Keith's ad for a 2 Bedroom for $1500, at first it sounded too good to be true but I figured I would call the number for thrills anyway. On the second ring, Keith picked up and was very professional, courteous, and very efficient without being a pushover. We were able to make an appointment to see the place less than 2 hours later. It all sounded too good to be true! I arrived at the place 15 minutes early because I figured there would be a number of other people waiting to see the place. When I arrived, Keith called to say he is parking his car and will be there. I thought this was nice to see that he was on time to his appointment. When we got inside, I fell in love with the place. He explained to me that a couple other people have cancelled and that is why it is still on the market. I told him I like it but may have issues getting approved. I explained my situation to him and he told me with confidence that if I like the place, it is mine! He told me to fill out the application and give him the application fee and we can be signing leases within 48 hours. So said, so done!! He is a man of his word. Keith's vast knowledge and over 25 years experience combined with his charm, sense of humor, and efficient service has made my experience the best real estate broker transaction that I have ever experienced. This may not sound like a lot, but I happen to be a Broker myself with Halstead Property. I could not have found such a great deal even if I looked in my own database. This is testament to show that sometimes it is not always about the size of the Real Estate firm, as many smaller firms have great product and great service as well. It was a pleasure doing business with Keith and as a Broker, I was very happy to pay his Broker fee. Keith Frazier is not a reliable at all. I worked with him this month to find an apartment. We found an apartment we loved 15 days before our move in date, however 3 days before our move in he informs us that the apartment has been rented to someone else. I still don't understand how that happened. Though numerous emails and phone calls we found out that he knew the apartment was rented 2 days before he informed us. He even tired to insinuate that it was our fault we lost the apartment although the told us we got approved a week before. read more

I would never work with Keith again and encourage everyone else to avoid him, too. He was polite, friendly, and responsive at first, but as soon as he knew we wanted an apartment, he turned scary, screaming, shouting, cursing, and harassing us. He "forgot" all of the promises he had made about the apartment rates, timeline, and what the building would do to the apartment before we moved in. He called us the liars and dishonest and called us incessantly over a holiday weekend demanding that we pay him in cash (!) for his services even though the banks were closed AND we hadn't even signed our lease yet. I do not like brokers. I find them to be untruthful, money hungry & self serving. Most tell you what they think you want to hear, not the truth. Keith on the other hand was great. He was flexible, sympathetic and a man of his word. He changed his schedule to show us a place when we needed to see it. In my relocation back to NYC I had found a really nice apartment through a referral from a friend to Fraziers Realty. Turns out the apartment had been part of a community/city approval program which required endless paperwork and submission of documents. The process had become arduous and I was reaching a deadline for when I needed to be settled. Both Frazier's and I had worked hard to make this process go by smoothly but the glitches seemed unrelenting, and being self employed added another dimension of difficulty to the process. Finally I made the sad decision to the let the apartment go. When I did Fraziers was more than agreeable and refunded my brokers fee/deposit promptly and in cash (as I had requested) with absolutely no fuss and provided me we slew of apartments to look at. Although I did not find an apartment through Fraziers, we parted as friends.
