The road to selling my property was fraught with multiple issues that needed to be addressed over the span of thirteen months from beginning to close.
First, some background: I owned a condo in Brooklyn for over 10 years. I took full ownership of the property as the result of a divorce. I was born and raised in Brooklyn, but I currently live in a state outside of New York. Although I didn't want to, it became very clear to me in late 2016 that I had no choice but to sell my unit.
In October, 2016. I found Crystal through Yelp. She was one of a few agents I reached out to with this request... "I'm interested in working with a seasoned, honest agent with experience in the local market and a track record of getting results." Having engaged potential agents digitally, I knew I would have to speak with each one to get a feel for their personalities and, to narrow down my list. She was the last of about five agents that I spoke with and mentally, I had already made my decision before speaking with her. After our first conversation I realized I had to change course and that she was the agent I was going to work with. It was a gut feeling, but she made me feel comfortable.
This deal brought a little bit of everything to the table, including unresolved matters like issues of title, the C of O, tenant occupancy, and a potential foreclosure looming. To Crystal's credit, she signed on recognizing that there was a real possibility that this deal could die on the vine at any time for a whole host of reasons.
Never more than a phone call, email or text away, Crystal kept the process on course, developing and maintaining multiple relationships, in an effort to secure and complete whatever task was necessary to move the deal forward. She was prompt, professional and thorough in keeping me abreast of progress and soliciting my input, as required. Being that I was out of state the entire time, this point cannot be emphasized enough.
Crystal cooperated with the Condo Association (who BTW, were not big fans of mine) and the property management company and she supervised the contracting crew that prepared the unit for market, she literally partnered with the tenant-relations attorney (and her process server) I retained in an effort to address my recalcitrant tenant. When the process server was unable to get access to my very secure building, it was she who went above and beyond the call of duty by posting and photographing the notice of service - twice!
Once the tenant vacated and the unit was empty, new issues with key copies, accessibility, and maintenance crew supervision cropped up. Again Crystal answered the bell, hunting down locksmiths and collaborating with the maintenance crew to ensure the unit was customer-ready and that everyone who needed keys had them; tirelessly supervising vendors and housekeepers to ensure the unit looked good and the mechanicals functioned properly in time for the first open house.
Crystal was able to conduct a sale price analysis and comprise a price-per-square foot that reflected my unit's very unique and desirable features and allowed for strategic pricing that drew in buyers. She even remained open to reviewing her suggested price until we settled on a number we both thought made sense. Thanks to her market knowledge and diligent analysis, we received our first offer two days after the first open house and sold the unit for more than my asking price!
After more than a year of trials and tribulations, we closed the deal in November of 2017, a full thirteen months after we began the journey.
As much as I appreciate all of the above-mentioned tangible items that she handled during the time we worked together, it's the intangibles that bring me here, back to Yelp to sing her praises. Crystal was more than a real estate agent in the time we worked together; she was a consultant, a confidante, an analyst, a collaborator and most importantly a trusted friend. She is tenacious. She never left my side, even when my own schedule sometimes made it hard for her to keep up with me.
If you want an agent who does not shy away from challenging scenarios, fraught with landmines - as was the case with me - who inspires cooperation from everyone involved in the deal - contractors, lawyers and the broker who brings you your buyer, then do not hesitate to hire her. She will get the job done and make the experience a pleasant one. Under stressful circumstances, she makes allies, not enemies. She's smart, competent, determined, diplomatic and likable.
