We had 3 roofs replaced on some of our rental properties and had pretty good experiences. I live out of state, so I hired a 3rd Party to do roofing inspections to make sure everything was completed satisfactorily. The inspector found several items that needed to be fixed, and Lucas agreed, commented about how good of an inspection it was, and promptly fixed the issues. We were satisfied. Now several months later I asked for an estimate on having gutters replaced. I provided the tenants information and we scheduled the estimate. Lucas never showed up, never called, and now I've called and text him 8+ times without a call back. It is my pleasure to review Two States Roofing. This review is for you if you: have a roof leak, have a skylight, have a bungalow, and/or have a garden that you're worried about protecting during a re-roofing job. Earlier this year, we experienced a roof leak in our upstairs bathroom, and we were unsure if the leak was coming from the dormer's roof, or the skylight. We booked 3 bids to take a look. We learned during the process that we actually needed a new roof. Two States Roofing was actually the highest bid, but we chose them, and we're glad we did! We chose Two States Roofing because Lucas's estimate (and the contract itself) were so thorough. Lucas was the only estimator to go out into our mini attics, and he mentioned several issues that the other 2 estimators didn't catch (we knew about these issues, but hadn't told Lucas yet). We also liked that Lucas was able to send a crew out to tarp the leak ASAP; they did a fantastic job (the tarp survived the 2025 snowstorm)! OTHER THINGS WE LIKED ABOUT TWO STATES: --Lucas was able to accommodate two changes (a change in shingle color, and expanding the scope of the project to include the garage). --The company did an amazing job protecting my garden, including building a tent-like platform to cover raised beds and shrubs. --The crew was incredibly hardworking and friendly, and the site was virtually immaculate when they were done. --The roof (including a new skylight, and a torch-down porch roof) look amazing. Asael, our point of contact, was great, he was very professional, knowledgeable, and personable. Of the three bids we got, theirs was the best, we were happy with the negotiated price. The quality of their work is high as attested to by the photos. There were two minor issues that arose relating to minor ceiling drywall damage and skylight flashing and with both they immediately took responsibility and corrected both problems jiffy quick. After soliciting a handful of bids, I contracted Two States to replace the roof on my house. We own a classic Portland 1914 craftsman, so it's old and special with the various bump-outs and corbels, and had a very slight sag in one corner. Two States was fast, efficient, and did a great looking job. Their bid was much better than competitors, and the roof is beautiful. In addition to the new shingles, they replaced several sections of plywood under the shingles and re-flashed the chimney. They did miss a couple things on cleanup, but were very fast to come back out and address them as soon as I contacted them. I waited a few months before posting this review to get a few heavy rains on the roof to see how it fared. So far so good. Everything looks great. read more

Honestly, I don't even know where to begin so I'll start first by saying this company is awesome! Lucas, the owner, came out to give us an estimate. Not only did he crawl into 3 of our attic crawl spaces but he spent time (it was a 93 degree day) taking pictures and then thoroughly explaining the pictures to us. He was willing to take a ride in our golf cart so that I could use roofs in the neighborhood to ask questions about how ours was going to look. He was always, I mean always, available to take my calls and patiently answer any of our questions. His crew was respectful, tidy & approachable with any questions we had. Two States is a local, family-owned, multigenerational roofing business, and a 5 star rating for this company isn't high enough. It just doesn't capture how amazing a group of people Lucas and his team are, and how much pride and care they take in their work and in their customers. Lucas went above and beyond for me over and over and over again in dealing with a miserable tear-off of not 1, not 2, not 3, but 4 layers of roofing (2 layers of cedar shake and 2 layers of asphalt shingles) on a very steeply-pitched 3-story house in NE Portland. He and his crew didn't just go the extra mile for me, they went an extra marathon including dealing with unwieldy skylights (one of which was ordered too small for its framing), cutting back rotten rafter tails, flashing bump-out windows, reinforcing roof edges and re-sheeting and re-shingling my house, shed and rear porch overhang. Fast, Friendly, affordable, and with integrity! We had a tree branch punch a 4" hole in our roof in the middle of the night, in a rain storm. After spending the morning trying to get a hold of several other roofing companies, I called Two States, and Lucas answered right away, from a roof top. His office called me back 20 mins later and scheduled him to come give an estimate, first thing the next morning. Lucas showed up exactly on time and was very friendly, as well as super knowledgeable and thorough. I also asked him to replace two attic mushroom vents that had minor leaks since they were here. We couldn't believe it, but he scheduled his guy to come out at 10:30 that same day and we were shocked at how affordable the estimate was. $330 for the entire job. The whole thing only took one and a half hours. Once they left, I realized that they replaced the wrong vent. I called Lucas, and his guys came back half and hour later and had the other vent replaced in only 20 mins. At no extra charge! How a company fixes their mistakes really says a lot about them. No one could ask for better service. We ended up getting 3 new vents for the price of 2. We will need a new roof soon, so while Lucas was here, I also asked him to quote a whole new roof. In Asphalt and also in Metal, so we could compare. His estimate was very thorough and clear. He gave us 2 different qualities of asphalt and 2 gauges of metal to consider. He also added line items for replacing some rotten facia boards and for new gutters. Steel or aluminum. He explained the process and materials and left us with a packet of information to look over and help us make our decisions. It is clear that he has a lot of experience and knows what he is talking about. Of course we will also get other quotes for due diligence, but would feel very comfortable with them doing our new roof based on our interaction and the repair job experience. Our roof had several active leaks so we knew the roof and the wood planks would all have to be. We requested estimates from quite a few companies. We got quotes from $9000 to $16,000. Asael with Two States was the most reliable and professional of the bunch. He kept in touch as we secured financing. We knew it would take awhile to fix the roof because it's Fall in Oregon and we would be at the mercy of Mother Nature. Meanwhile the leaks we're getting worse. There was a break in the weather and Asael called one morning and said " we're on our way." They were here within the hour and by lunchtime the old roof was gone. The rain started again and they stayed, worked through it and was done that evening. They were in the middle as far as pricing and I like the color choices for the shingles, how prompt they were and just nice and friendly company. The next day they came by to clean up and replace a few pieces of wood and install the new gutters. Hands down very professional company. We had Two States Roofing replace our roofing and gutters July of 2022. They were a little less on the roofing and quite a bit less expensive on the gutters. They were very responsive with any questions and concerns. When the rains came a few months later, we had a concern and Lucas came right out and helped determine it was condensation on vent ceiling in attic, not caused by any roofing work they had done. He even did a repair while he was in the attic. They are thorough and never made us feel as if we were pests asking questions. Their warranty was also one of the best. I live in Lake Oswego and I hired 2 States to do a skylight based on yelp reviews. It worked out well and the skylight looks great! Lucas is both personable and professional. He did the estimate and explained how they would install the skylight into my roof and approximately when that would happen depending on weather. They gave me a date 3 weeks out and stuck to it in spite of unexpected circumstances. (The first company I called were so backed up they said it would be almost 3 months just to look at the job!) They were also competitively priced---I did the research beforehand. I also have no doubt that if there were any problems, Lucas would have addressed them promptly and there is a warranty on the work. Everything came together as planned, the crew is friendly and worked hard and they cleaned up everything before they left. It took them a full day to do the work on the outside and another day for the finish work on the inside. Construction is never fun but 2 States made it a painless procedure and when I need a new roof (or another skylight) I will definitely call them. read more
