I'm not really sure I understand the negative reviews here as my experience with both Advisa and…read moreGehan was spectacular, especially considering I had numerous, unique aspects about my situation and credit history which I will briefly divulge. Firstly, Michelle Wilkins was who I worked with and she was very prompt in responding to my calls, emails and answering any questions or concerns I had in dealing with the circumstances below: - I was doing an FHA mortgage (i.e. NOT conventional) - I was being gifted money from a family member for down-payment / deposit - Home was being purchased together by two, unmarried, individuals - I had a past foreclosure in my credit history and had since re-built my credit - I had changed addresses twice within the past 3 years - I was moving to Austin, TX for my job AND buying this home as a result of the move - I have a constant revolving credit card balance as a result of weekly business travel (airfare, hotel, etc.) for my job and a lag in reimbursement of travel expenses. - Since I travel for my job (consulting), I claim income in multiple states - I was sub-leasing my prior residence in Chicago. - I needed to buy a car DURING my pre-approval period....yes, you read that correctly. The period during which you aren't supposed to do ANYTHING to change your credit, Michelle helped me navigate the process to make sure I documented everything to satisfy the underwriter's concerns and was able to get the car. YES - it was tedious and cumbersome to have to provide a LOT of documentation to the underwriters YES - some of the documentation seemed redundant, repetitive and unnecessary at times YES - I followed up with Michelle very regularly (probably annoyed her) asking where we were in the process, if the application was moving forward, are there any complications I should be aware of, is any additional documentation needed, is it ok to buy a pack of bubble gum using my credit card?, etc. I just closed this past weekend. I was given "clear to close" 5 days beforehand. I had the HUD-1 settlement statement delivered to me 48 hours before closing. There were no surprises at the closing table and my loan was funded BEFORE I left the Title Company's office. (TRUE STORY!) Seriously - look at how many nuances I listed above in my loan and I had NO issues - but I also took responsibility to make sure I didn't have any issues. As an adult taking on the responsibility of a significant debt, I think making that effort is not only reasonable, it's expected. Anyone buying a home post-2007/8 should realize that underwriters are VERY particular in approving mortgages, especially on new construction. It would be naive of anyone to think they can get a mortgage with minimal effort on their part. That said, when there was a potential issue, complication, or uncertainty, Michelle was fantastic about following up with me and getting the right answer. Thank you Michelle / Advisa for being a wonderful partner throughout this process!

Advisa Mortgage is THE WORST Mortgage company I have ever seen in my life and I am sure lot of…read moreothers feel the same. If there is chance to give 0 stars I would had done that as they don't even deserve 1 star in my opinion. With due respect I would like say please avoid financing with this company as you can definitely find better options if you explore. Here is my negative experience with company. I already locked my rate with wellfargo but still thought of choosing Advisa because my builder Gehan Homes said they will only provide incenteves if we choose Advisa as lender. But the catch is Advisa charges much Higher interest rates than others in the market and also they charged me around 19K as points for matching the rate same as wellsfargo out of which I agreed to pay 10k and remaining Gehan promised to help it. With this agreement I paid around 6k for locking interest for which Advisa said it will add to my closing costs. Now with the same Gehan Builder, with in the same community I had to transfer my home as I have some better options within the same price range. When I spoke to Advisa company they are now saying that I will be losing all my 6k and also rate lock. They really didn't disclose this to me when locking the interest rate other wise I wouldn't had paid 6k to lock the rate. I really feel This company is no way customer friendly and they will always try say one thing and do other things. This company tied up with Gehan and pretends that Gehan is helping us with incentives but this company charges us so much in points and so much in interest and to break even all those incentives. I tried asking them that I will choose Advisa as my mortgage company even for the new home and their secondary is not agreeing to pay or transfer the 6k amount to new home. I did fell in to the trap of Gehan Homes and Advisa company and please do your math before you think you are getting nice incentives. I wish this company improves their business principles by helping customers instead of finding ways to cash the customers. Once again THINK BEFORE YOU CHOOSE ADVISA.

It wasn't until I was referred to Pash, that I really felt heard and that my situation was understood. Trust me. This woman is smart, timely, and most importantly she is honest. There is no dishonest bone in her body. Many brokers will wave fancy colored flags in your face to deter and confuse you into the false math they have created because they don't understand the grants, or they lie about interest rates or some other nonsense to steal your business. If you want it done right, and on your timeline without throwing you through twists and turns to only end up at the same destination, go with her. She made the process easy, and made me feel confident going into a situation I initially knew so little about. She works independently, is efficient and frankly, in my opinion if she was a realtor and I could have used her for both realtor and broker, I would have.

I had the pleasure of working with Cynthia on referral from my sister who spoke highly of her and…read moreso I decided to give her a try. Cynthia was absolutely fantastic to work with, start to finish. She listened and learned what my preferences were in home features, location, and budget and helped guide me to options that I was able to review. She stayed on top of things even when I was abroad in London for 6 months and sent me some options and kept me in the loop. She even Facetimed with me to provide me virtual views of homes while I was away! When I decided to put the search on pause until I got back to the States, she completely understood and respected that and didn't pressure me at all. When I got back to the States and picked back up on house-hunting on fast-forward speeds, things got a little hairy on my end where I was getting frustrated with losing out on bids or finding homes with too many issues. I had to leave yet again to go abroad and had about a little less than 1.5 months to find a home before I left again. I definitely took out my frustrations on her and got testy and grumpy (and yelly and angry and batshit) with her, but she never once reacted equally. She was always the consummate professional and was sympathetic with my plight of being a nomad for so long. When I finally got a house, she made sure she was on top of all the details to expedite the process as much as she could. She followed up on all the paperwork and action items, and made sure it was arranged for my sister to have power of attorney to handle the final transaction. The house closed, my sister got the keys, and Cynthia was a sweetheart and left me flowers, a bottle of champagne, and a kind note congratulating me on getting the home after a long and arduous search. After this wonderful experience with Cynthia, I cannot say enough good things about her. She's sweet, honest, sympathetic, patient, hilarious, and down-to-earth. I'll happily refer her to anyone in the market for buying or selling a home!

She did not provide good suggestions during negotiations with the buyers - instead pressuring me to accept the offer with mixed messages that the market was changing, that all the other Relators were seeing the same thing, and that leaving my house on the market for 7 days would be a problem. She did not provide independent advice about the offer or the market - just said I should accept it and that I should listen to her professional advice. She seemed annoyed when I asked for more information. Closing almost didn't happen because she waited to work with the title company to get my loan payoff info until Friday at 430, for a Monday closing. Can't recommend. There are too many real estate agents in Austin - find another one.

I was referred to Prime Lending by my agent, so I naturally Yelped them before hand (Magnum P.I. style) to check out the reviews. Bill Holleman's name popped up w/ an impeccable reputation so I chose him. My short sale situation was full of barriers and problems on all sides of the deal but Bill said not to worry and that he would be there to guide me through every step of the way. And that he did. It helped that Bill was local, he knew the area I was buying and was familiar with the property, so he was naturally very knowledgeable about the intricacies and details that one could overlook - - like the type of insurance to get, the property assessment value, type of inspection, the taxes, and the associations we had to deal with. After a few minor bumps and delays due to the complexity of our situation we finally reached an agreement. Bill had everything ready on hand in time for closing, and also explained how that scenario would go as well. It was very useful and value added information. Closing was smooth, Bill even called me after to see how everything went - - and as a 1st time home buyer I was ecstatic and jumping for joy once I had the keys in my hand. Bill laughed with me on the phone as he was very happy and pleased to see another happy home owner. I love the fact that he was straight-forward and honest, and walked me through the whole process. Should I ever need to re-finance I will look no further than Bill Holleman at Prime Lending, he's earned my trust and business.
