This was my first time ever looking for a company to help with first time home buyers. I submitted my information for a Loan officer to reach out to me. I then got a text from James Hair with his information and link to "get pre-approved" but unfortunately since I dont have good credit which is one of the requirements he stated the next step is to work with their credit specialist Natasha Stewart to help boost my score and remove any bad reports. He provided all her details and since I have a good chunk for a down payment I decided to reach out to her- without thinking to do any research on her since James and Lonestar Financing seemed to be really legit she let me know she can help, that my credit was a easy fix and could get me glowing results after 2-3weeks with a charge of $700. I am only 27 years old and as excited as I am to even look into buying a home and going the right route to get fixed what needs to be done I also decided to ask her whats her business so I can look her up and check out her reviews before sending her money, she automatically questioned me why and that I should had done my research before I messaged her. All I was provided was with screenshots and a slideshow of screenshots of reviews that are old still couldn't provide me a proffessional link or references. This all has been back and forth texting since 8am and it is now 10:30am- not only did her and James Hair made a group chat to harrass me they continue to call me broke and say they dont have time for a "brokey". I will not recommend to even look into this company for any assistance and I am glad I never sent any money to "successful", "high FICO scores" people who are so disrespectful. read more

James has been an absolute blessing! we grew up in the same neighborhood and had no idea where to start, so I called James. He has walked me through every step of the process! Being that I'm moving from out of state, he even connected me with a realtor who was able to show me homes remotely! Im a first time home buyer and James was able to connect me with a program to assist me with my down payment and my closing cost. He answers every call and every text! I also really appreciate that the pre approval was no impact to your credit score, it gave me more confidence to apply. James emailed me a link to a website that was free that gave me the report, but also allowed me to simulate my score with different scenarios. We were able to complete one of those plans and my credit score went up 60+ points, and qualified me for a much better rate. I highly recommend James if you are looking for a mortgage. Definitely DO NOT recommend. Does not return calls after promising approval. Been waiting roughly a month for a call back now. after he convinced me to go ahead and let him run a credit check because he said we should be APPROVED . Based on information id already receieved from Rocket Mortgage. Go there . Not here. The guy was horrible and hisassistant was worse. Promising call back after call back. If I could go with 0 I would. My wife and I are homeless now thanks to Dale and the Underwriting team. We fought for 2 months and jumped through every hoop they threw at us. Did everything they asked of us. Dale decides 2 weeks in to take a week vacation and not leave it to someone else to handle it. So 2 months later they want to push it off another 2 weeks and the seller backed out on us. WE DID EVERYTHING WE WERE SUPPOSED TO DO! I closed on a home with Russell Stout last year and the process was as smooth as it gets. I'm self employed so getting financing was a bit of a concern for me but wasn't a problem in the end since the underwrite their loans in-house. I cannot say a enough about Dale and his team. Absolutely the best people to work with, divorced female. They guided me the whole way through and explained every detail to me, and I must say, they had to explain things multiple times for me! Dale told me what I needed to do to improve my credit score to get a lower interest rate, and it worked! I don't know why I was surprised, I guess because I have been trying so long to get my score to improve and he made it happen. We first contacted Lone Star Financing at the end of April 2016. We were purchasing a family home from a family trust. We were using the gift of equity (per Mr. Stout's suggestion). We both (my wife and I) have credit scores over 800, very little debt, well over the 20% downpayment, and because of my union, a guaranteed income of $25+/hr plus. He asked that in addition to the standard 2 years of W2's and 1040's, we also provide the entire year to date pay stub records. We found this highly unusual but as he had informed us of the gift of equity, and we had already started the process,decided we would stick it out. A decision that would have completely annihilated most families financially. After returning ALL requested paperwork by 4pm the same afternoon, we were assured multiple times that because of our credit, income, debt, etc we would have no problem procuring the loan. Because this was a family deal, we were receiving a property appraised at (by an appraiser recommended by Mr. Stout) $200,000+ but only needed a loan in the amount of $145,000. So this coupled with our excellent credit history, guaranteed income, etc should have indeed guaranteed us the loan. Russell did in fact give us an approval on May 1st and by the 3rd was in the process of writing the contract and sending the document via docu sign so all parties could sign and move forward. This document had been signed by May 9th and the closing date listed on the contract was June 10. The only items that needed taken care of were the survey and appraisal (that we paid $498 for). The appraisal was done May 23rd and survey on June 14th (yes that date IS past our contracted closing date, thanks for noticing). As the week of the 10th began, we expected to hear from Mr. Stout or his office regarding the closing, i.e. where and what time. As per their usual course of business, we heard nothing and had to contact them on Wednesday the 8th to receive this info. We received a copy of the executed contract from the title office on the 10th. At 3:39pm on June 10th we received an email from Russell Stout regarding our rate lock. We had NO IDEA there was an issue despite asking multiple times if there were any issues or anything that needed taken care of prior to closing. We did have to send multiple pieces of info (check stubs, 1099's, ins info, etc) MULTIPLE times as items kept 'getting lost'. We then at 7:37pm on the 10th, get an email from the title office saying 'looks like we'll close next week." WHAT??? This is news to us and Lone Star is of course closed for the weekend. Super. Monday comes and we do not receive a call or email from Mr. Stout so must once again reach out to him. It turns out there are now 'conditions' to our loan that include: 1) A 'motivation letter' stating why we wanted to move. I work in the motion picture industry and travel almost exclusively for work. This fact was explained multiple times during our review and approval process. Nothing changed during this time so I am still unclear as to why this needed more clarification. 2) The underwriter noticed furniture in the appraisal photos. Did we give notice to the tenant to vacate? Of course, he passed away. The belongings are OURS, on your word, contract, and approval we moved thinking the deal was imminent and since it is family there was no problem occupying the residence a few weeks prior to closing. You knew that. This is how we came to use the gift of equity and were purchasing the home from a trust. Most appraisal pictures DO have furniture so again, not clear how or why this is an issue at this point in the process. 3) They now, after employment verification and all that entails, want something from my Union stating what dues are due and how they are paid. Again, did we not cover this at the beginning of the approval process?? We did. Extensively. But once we wrote letter and answered questions, this would for sure complete the deal and we would have no problems moving forward, according to Mr. Stout. So, we covered ground that had already been thoroughly trampled and wrote our letter. The letter turned out to be 'not long enough' and we never heard if any of the other items of proof requested were adequate. This being our second home purchase, were not entirely unfamiliar with the mortgage process nor were we inattentive, or neglectful at any point during this process. In fact we were most surprised that the very few questions we did have for the large part went unanswered or we had to do our own research because we could not get Mr. Stout to return calls or answer emails. Toward the end of the second week (June 13th), when it was apparent that nothing we provided or did at this point would get Lone Star to uphold the contract they wrote, we became increasingly frustrated and upset. We had already gotten two approvals (which Mr. Stout at this point claimed were merely 'soft' approvals) AND A CONTRACT with closing date. We were more than qualified, the only difference i read more
