Advisa Mortgage is THE WORST Mortgage company I have ever seen in my life and I am sure lot of others feel the same. If there is chance to give 0 stars I would had done that as they don't even deserve 1 star in my opinion. With due respect I would like say please avoid financing with this company as you can definitely find better options if you explore. Here is my negative experience with company. I already locked my rate with wellfargo but still thought of choosing Advisa because my builder Gehan Homes said they will only provide incenteves if we choose Advisa as lender. But the catch is Advisa charges much Higher interest rates than others in the market and also they charged me around 19K as points for matching the rate same as wellsfargo out of which I agreed to pay 10k and remaining Gehan promised to help it. With this agreement I paid around 6k for locking interest for which Advisa said it will add to my closing costs. Now with the same Gehan Builder, with in the same community I had to transfer my home as I have some better options within the same price range. When I spoke to Advisa company they are now saying that I will be losing all my 6k and also rate lock. They really didn't disclose this to me when locking the interest rate other wise I wouldn't had paid 6k to lock the rate. I really feel This company is no way customer friendly and they will always try say one thing and do other things. This company tied up with Gehan and pretends that Gehan is helping us with incentives but this company charges us so much in points and so much in interest and to break even all those incentives. I tried asking them that I will choose Advisa as my mortgage company even for the new home and their secondary is not agreeing to pay or transfer the 6k amount to new home. I did fell in to the trap of Gehan Homes and Advisa company and please do your math before you think you are getting nice incentives. I'm not really sure I understand the negative reviews here as my experience with both Advisa and Gehan was spectacular, especially considering I had numerous, unique aspects about my situation and credit history which I will briefly divulge. Firstly, Michelle Wilkins was who I worked with and she was very prompt in responding to my calls, emails and answering any questions or concerns I had in dealing with the circumstances below: - I was doing an FHA mortgage (i.e. NOT conventional) - I was being gifted money from a family member for down-payment / deposit - Home was being purchased together by two, unmarried, individuals - I had a past foreclosure in my credit history and had since re-built my credit - I had changed addresses twice within the past 3 years - I was moving to Austin, TX for my job AND buying this home as a result of the move - I have a constant revolving credit card balance as a result of weekly business travel (airfare, hotel, etc.) for my job and a lag in reimbursement of travel expenses. - Since I travel for my job (consulting), I claim income in multiple states - I was sub-leasing my prior residence in Chicago. - I needed to buy a car DURING my pre-approval period....yes, you read that correctly. The period during which you aren't supposed to do ANYTHING to change your credit, Michelle helped me navigate the process to make sure I documented everything to satisfy the underwriter's concerns and was able to get the car. YES - it was tedious and cumbersome to have to provide a LOT of documentation to the underwriters YES - some of the documentation seemed redundant, repetitive and unnecessary at times YES - I followed up with Michelle very regularly (probably annoyed her) asking where we were in the process, if the application was moving forward, are there any complications I should be aware of, is any additional documentation needed, is it ok to buy a pack of bubble gum using my credit card?, etc. I just closed this past weekend. I was given "clear to close" 5 days beforehand. I had the HUD-1 settlement statement delivered to me 48 hours before closing. There were no surprises at the closing table and my loan was funded BEFORE I left the Title Company's office. (TRUE STORY!) Seriously - look at how many nuances I listed above in my loan and I had NO issues - but I also took responsibility to make sure I didn't have any issues. As an adult taking on the responsibility of a significant debt, I think making that effort is not only reasonable, it's expected. Anyone buying a home post-2007/8 should realize that underwriters are VERY particular in approving mortgages, especially on new construction. It would be naive of anyone to think they can get a mortgage with minimal effort on their part. That said, when there was a potential issue, complication, or uncertainty, Michelle was fantastic about following up with me and getting the right answer. Why Advisa? They have higher rates, more processing fees and no spine. Ready to take advantage whenever they can. Absolutely not honest in the whole process. Feels like being cheated all along the way. This company is owned by Gehan Homes. Gehan will usually throw a cookie at the time of contract which advisa gets back by charging ridiculous rates. Horrible!!! Staying away will have more peace of mind. They will pull the rug whenever they feel they can get some extra money out of you. read more

DO NOT GO WITH THIS SCAM MORTGAGE COMPANY. Joe roach and Celina Johnson are a team working with Gehan homes to get you the worst deal and make sure they get thier cut. I get it it's business but DO NOT lie to my face about wanting to help me when you are not. I am a single mother with a single income trying to get a home my son and I deserve and need. Trusting this company with my information turned out to be a trap. They wanted to force me to use my sons savings that I cannot use to try and close in a ridiculous amount of time. Joe Roach would call and txt and email all times of the day harrasing me about my documents. I talked to the manager Celina Johnson to explain and still no help. When I explained I had a letter that any right mortgage company would take and a loan would be denied.. they submitted the loan anyways and approved it. Not at all what I wanted. Advisa Mortgage Services, Ltd. #305339 of Austin Texas has some serious organizational issues. To begin with, they had the street name wrong on the documents, then they had the purchase price of the house wrong, I've scanned and sent them over 125 documents and they ask for information that should have no bearing on our loan. My wife and I have credit scores of 825; we've owned three houses, one in Houston our residence and two in the Austin area. I have a net worth six times the cost of the house we are buying yet we get questions like, "Please write a letter explaining why your wife waited so long to go back to work after leaving her first job". Really? What does that have to do with anything, it was over five years ago. I'm dealing with three different people at Advisa and it has been one of the worst house buying experiences I've had.
