After a long, arduous underwriting process, I was informed that Visio would not approve my DSCR loan simply because of a lawsuit that someone filed against me. Not a judgment, not a settlement... simply a frivolous lawsuit that is in the process of being dismissed. In hindsight, Visio seemed reluctant to lend in Cook County from the start, offering the lowest LTV in the market. Conveniently, after I paid their exorbitant $650 appraisal fee (the property appraised out, by the way) they came up with an excuse to not fund the loan at all. Gross waste of energy, time and money. If you're seeking a DSCR Loan or a mortgage for a well-performing rental property, I'd recommend exploring other lenders.
