I wanted…read moresomething local but also an agency that had longevity and, of course, good reputation/reviews. I recognized early that given the sheer impossibility of satisfying all tenants, or owners, no property mgmt company is going to have higher than a 4-star average. And then I came across R.A. with a solid 4+ star average. As I read through dozens and dozens of reviews (here and other platforms), there were a couple of managers themselves who stood out. One was Laina (who turns out to be a supervisor) and the other was Irene. My first inquiries (whether to retain them, what I need to know to be a good LL, and what to watch out for) were directed to Laina as I was preliminarily curious about their management style, prerequisites, and costs. I was especially concerned about the tenant vetting and application process. Laina was extraordinary - always easy to reach and never rushed me in my relentlessly probing questions. I was impressed by the guarantees and the no-commitment promise that RA stands by as well (that's confidence!). Once I had finally settled on RA to manage the house I had purchased I was fortunate to be assigned to Irene. She is meticulous, punctual, responsive, demanding, patient, persistent, and somehow still manages to accomplish all that with good nature. I wouldn't want anyone possessing less than every one of those standards to be responsible for supervising my home. She is also accessible by direct texting and email and has always responded within hours if not minutes. When I thought my house was ready to be listed Irene stopped by to lend her critical eye. I kid you not, she found 15-18 things that needed fixing, cleaning, removing, painting, or installing. And fair warning, many of those issues are deal-breakers for RA (refusing to publish my rental until they were fixed). However, their high operational standards translate into presentability. It took me, plus a hired handyman, almost 2 weeks working every evening and wknd to get the entire list finished... and it made a world of difference. It's remarkable what "you can live with" vs what is appropriately marketable. R.A. was running a summer retainer special of $599 that included all of the above and also professional photos for the listing - on par with the industry. The $99 flat fee/month for management was another selling point. There are a couple of companies that will manage for slightly less (e.g., $75/mo) and a couple that charge a flat 10% per month no matter how high the rental price is (which is ab$urd). RA's costs include two random inspections/year, the dreaded eviction scenario, and it places them between you and the tenant as the primary contact for all things - from complaints, to rent, to repairs. Once you've hired RA, you'll get a monthly newsletter and occasional articles about being a "landlord" and about market conditions in your metro area. They are loaded with helpful tidbits and illuminating graphics. Note: rent is typically due from the tenants on the first of the month but the transfer to your bank account will occur on the 10th or 11th of the month so digure how to float your mrtg payments accordingly. There is a bricks/mortar location just north of Campbell/Ft. Lowell and that was also important to me - to lend legitimacy to the company. It is modest, with basically a front desk and small office but it's staffed by a receptionist M-F from whom you can get sample documents and preliminary questions answered too. At the end of the day, property management is 30% fees/costs and 70% skilled diplomacy -- between owner/Mgmt and between tenant/Mgmt. You need to have those relationships working smoothly, precisely because of the inherent friction points that they so easily generate. In Laina and Irene RA's mgmt team does a tremendous job navigating each.

    If I could leave negative stars I'd give them negative 10!…read more My swamp cooler still not working after line was flushed and they don't want to fix it. They say it's running at the specs of the manufacturer. This thing is rusted and when they switch from heating in the winter to Summer they don't take a shop vacuum and remove water deposits or the rust so they clog the tubing and they are using hoses that are too small. This has been a nightmare!! Neighbors punching my husband in the face, threatening to burn my building down having guns shot by the same woman. They don't enforce the rules they have in the lease. It says you can only have one car per residents but some of them have cars that haven't moved in years as you can see no tags since 2022 and the spider webs are growing under that car. Had gun pointed at me! I just don't want you to rent here because they never stand behind their work and we pay for upkeep on the grounds and landscaping has only been here a handful of times my husband rakes our side of the driveway and waters the plants. I had to call code enforcement right after we moved in and the cabinets in the kitchen were just rotten. Thankfully code enforcement told them they had to fix this stuff but still can't get the swamp cooler running!!! It's a simple machine that takes very little effort to fix and again still 100° in my house! They want me to move and pack in this heat and then leave it rent ready???!! I don't think so!!!!! DO NOT RENT FROM THIS COMPANY!!!

    We recently filled out an application for a rental property in Tucson. They require that all…read morepeople, over the age of 18, fill out the application. So that meant our son, who is a freshmen in college (just graduated from high school last year) had to fill out an application as well. He is living with us to save money and only have to pay tuition. My husband and I both have credit scores in the 800s. Our son, who really doesn't have any credit yet due to his age and recently graduating high school, does not have any credit right now; therefore, his score is low. They denied our rental request due to our son's credit score. FYI, we spent $55 per applicant ($165 total) as well as $60 for both of our pets' "application." Also, our realtor reached out as well, since we recently sold our house, to help us with this situation. This company refuses to call our realtor back and he has called three times. This is extremely unprofessional. I do not agree with this policy, especially since there is no way to fill out another form to explain the situation. However, even if I did understand the policy, they should be more up front with the information. When we emailed the representative about our 19 year old son still living with us, she could have easily told us that there was a high chance we wouldn't get approved due to our young adult son not having a credit score. DO NOT DO BUSINESS WITH THIS COMPANY!! They will take your application fee(s) and not have any cares about extenuating circumstances or any customer service decency.

Despite being a…read morelocally owned company, the communication experience has been consistently unfriendly and inaccessible. I am looking for rental for my older grandchildren that are moving to Tuscon Area. My primary concerns include: - Lack of Accessibility: No one answers the phone, and neither emails nor calls are returned in a timely manner. Relying almost exclusively on electronic communication is highly frustrating. - Over-Automation: Your email responses feel overly automated, lacking the personal touch expected from a local business. - Poor Handling of Feedback: The responses to reviews--which I believe are handled by Amanda--frequently come across as condescending. Rather than taking accountability, the company offers excuses or justifications for negative experiences. - Taking advantage of younger adults seems to be trending in some of these reviews as well. This needs to be studied and reviewed. It is mind boggling that a locally owned company would be so out of touch with the locals again based on the reviews I have read. While no company is perfect, superior businesses distinguish themselves by taking accountability and working to mitigate and resolve conflicts. It is clear from the volume of negative feedback that the company's approach is the common denominator in these issues. Take responsibility and actively mediating these situations to reach a resolution.

One of the employee employees couldn't even prove who she said that she was because of the fact that she thought she was better than everybody and the service just outright, ignorant, petty and childish. They don't value their customers at all. They don't value their tenants. They don't value anything they value themselves and actually their main headquarters for this establishment is not even in Tucson. It's all the way in Texas look up who you really renting from and do your research first before even considering filling out a lease with these people they'll get you kicked out of your own house for any reason that they think it's necessary. It's not OK and it's not all right.

    My experience proved renting from Acacia to be a nightmare. I had four outside security cameras…read more stolen, the lock on my storage shed in the carport cut clean and everything in the shed was trashed, I had loiters hanging out 24/7 as the property backed two hotel parking lots, my windows pried open, three vehicles deeply scratched/keyed while in the carport, weird people walking the alleys by my bedroom all hours of the night, yet Acacia had no interest in those issues, nor my safety, merely telling me to file police reports. That was nothing compared to their lack of empathy/accomodation in not allowing me a couple extra weeks after lease end to move even after paying the entire 12 month lease at $1150.00 month. I was in two major car accidents, lost my job and sustained back issues. They had no renters waiting for the property, yet still refused my request to pay for a couple extra weeks for moving purposes. Instead, they filed a Writ of Restitution two days after lease end while I was packing and had a UHaul, forced me pay for that extra month at $1150.00, plus as additional $1150 for "holdover rent" for that same month, plus its attorney's fees and costs after their attorney lied to the judge stating "Acacia would have accepted rent for that month" when I had email exhibits from Acacia stating otherwise. In addition, they kept my entire $1750.00 deposit after I cleaned for days and paid people to touch up paint, and help me move. Acacia nailed the coffin by listing an eviction and judgment on my record making it difficult for me to obtain rental housing. (After all these unjust events occurred, I filed a complaint with the AZ attorney general, who after reviewing my Complaint and related documents, advised me to file a judicial complaint against the company and the judge). Please note, Acacia is NOT in your corner, it merely tries to rack up charges against their tenants in an effort to increase their percentages obtained from the real property owners for managing their property. Bottom line - steer clear!!
