So far- a terrible experience. .. and by reading the other reviews, one can deduce the management company is on the side of property OWNERS, not tenants. OF COURSE, why am I surprised? OMG- WHERE TO START????????????? I've been dealing with this management company since January 2021 but i've lived in the apartment since 2013. Did they reach out to me for information on the old building quirks or neighbor issues? NO. I'm constantly surprised by their inept unprofessionalism. Thalia has definitely given vindictive attitude through email responses and James likes to "mansplain". College Freshman could organize and follow-through with more satisfactory results than these grown folks receiving a paycheck. ~They (and/or owners) closed PGE account because they didn't know there were 2 meters with same address- MINE and the communal electricity meter (outdoor lights, communal basement, etc). ~They (and/or owners ) weren't paying the water and I was given FINAL NOTICE by municipal district. These 2 issues were resolved quickly. ... HOWEVER- currently I'm dealing with construction in the front of building that has taken away steps to front porch- I AM NOW REQUIRED TO TRESPASS THROUGH NEIGHBOR'S PROPERTY TO ACCESS MY HOME. The original notice for retaining wall repair was hand delivered and taped to front door with start date 3/23/22, ending 3/31/22 (this is how they communicate- taping paper to doors in 2022). TRINITY MANAGEMENT gave no notice for my front access to be removed and most definitely didn't notify neighbor's who now have multiple people all day trespassing through their property.. The construction started on 3/28/22 and is still going on WITH NO END IN SIGHT. We have not received any updated notice for timeline from TRINITY MANAGEMENT (Thalia, James, Shanna- HELLO??? ). ~Our 4-unit cluster mailbox has been burglarized and damaged 3 times since Dec, but Thalia and James don't think it's an issue. ~I've received texts and emails giving me notice that my unit is going to be viewed by potential renters BUT MY UNIT IS NOT AVAILABLE FOR RENT. ~I've received text regarding cannabis being grown on the property and Trinity has apparently called Police Dept for this. If I could give this business 0 I would. Absolutely horrible customer service, they lie constantly and that's what they are good at. I have dealt with Shana Cummings, James, TJ and Tony and a few others and it's like playing the game telephone in kindergarten. I've never known of a business operating in such a way that if the owner (Cummings) gets in her feelings about tenants that she blocks them from paying rent or even communicating to the staff. It absolutely funny to me that she didn't take the time to handle on going issues or even respond but as soon as you state facts on her lack of business handling she got time. I ended up leaving early because the stomping was that terrible. Anyways I had asked LaShana if I could sublet and she insulted me and called me a "nuisance". a letter I had to write to management because of my recent encounter... Hi Angela, Thank you for sending me the application. I came to the viewing yesterday and was very happy to see the location it was a very beautiful apartment. I had all check stubs, bank statements, application filled out when I arrived as well as my application fee. I was 1700highly disappointed when Laura stated that the rent was 1700.00 it was deceiving to put 1158.00 on the ad, and then to pretend like it was an accident, when she was explaining the deposit she said "I know it says free first month but we in the reality business put that to get people to come to the viewings" I'm sure I'm not the only one because out of the maybe 15-18 people that was there almost all of us left. I drove an hour to make sure I was there and on time and it was highly disappointing, it's really hard to find a place in the bay area so when I spend the little time I have during the week after work at 8pm at night I would like my time to be worth it. I'm sure this letter wont make a difference, I might not even receive a response just wanted give my thoughts. i rented a property from this management company and they are jokes lashannon and james both needs to sit down a read the california state law for teneants rights .. lashannan is a bully that knows nothing and james just goes alone with her he's the one with the realtors license so he should know the law but he doesnt i was looking for lashannan and shes not listed as having a license so whats her role and what gives her the right to treat people and tenates the way that she does? they both lie about eveything . someone tried to break into my home in the middle of the nite and no one from the company ever came to look at the demage or try to fix the screen window that was pried off the bathroom window nor did anyone care to come fix the flood lites that was in my garden area. someone was coming into my yard and turning my water on in my garden area . when i put in my notice to move cause of safty reasons lashannan told my that me signing a lease wasnt contigent on me feeling and being safe james also told me that i need to fix the screen and trouble shoot the flood liting in the garden area myself and if i have any other safty concerns that my issue not theirs ..wow whoever tried to break into my place left tools behind hidden 2 crow bars and a shovel were hidden on my yard . but i get attitude when my safty to my is reason enough to move out i had 2 months left on my lease. in the days of me moving out someone turned my water off to my unit everyone around me had water but my unit. i reached out to trinity and spoke to james and told them they were in violation of turning my water off and of coarse it wasnt them , they didnt do it but rushed out to have it turned back on says they call the water department and then sent a plumber out and some how some way my water was turned off from the main street valve .. wow how did that happen i asked james would they report this to the police because i did and i got noting not reply .. but i did get a receipt from lashannan saying that my work order was complete i didnt put in a work order for the water ? but the screen on the bathroom window is still broken and the flood lites still dont work .. wow !! stay away far away ..i have plenty more story to tell . just waiting for my day in court . my life was turned upside down this past month i had to give up a lot because this company doesnt think that people have a right to a safe a habitable living space . well they are wrong i was living next to constrution with debris falling off the roof into my yard nails and 2x2's hanging from the sides of the building . thanks read more

if you want to feel helpless and stupid for asking if your services are restored after a fire. look no further trinity managment will not care about you at all. so this is a very rude place to do business with ..recent fire and I have smoke damage.. so I have no gas or hot water.. no biggie just want to reachbout and get a timeline. instead im offered a chance to move. background water gets turned off in our building constantly and we never get any comunications from the management company. repairs do not get repaired for months .we had a fire in our building. and they didnt even contact us to lets us know anything about it or if it was safe to return. if you ask for a manager to better understand. dont bother. You will get yelled at talked over and feel belittled. just for asking when your services will be restored. why bother with that. I called to see about my gas and water and was told I have 2 options... wait or move. really I was just looking for a timeline to when I can cook food and take a warm shower. just move elsewhere. and the landowners who use this service to manage theirr property must like their million dollar investment in the hands of amateurs who show no care. Im sure there are cool people who work there. Willy... but the manager is very calus and not empathic to basic human needs. not good for property managment. I've been living in a Trinity managed apartment since February, and it is a godawful nightmare. Where should I begin.... They're completely uncommunicative. If you call them to report a maintenance issue, there's no return phone call. You're going to have to learn to live with whatever is broken, or hire a contractor yourself. If they're going to be doing work on the apartment, whether it's cutting off your water for the day, or using a jackhammer outside your bedroom window at 7am, don't expect any advance notice. And if they leave that project halfway finished with big holes in your bedroom wall that go straight out to the outside, yeah, nope, you're not going to get a call back about that either. They hire the shadiest contractors I've ever seen. Some guys came to paint one of the buildings, and when they were done, they dumped the paint out into the laundry room sink. Guess who's laundry hasn't worked since March? Even though the property has a laundry room, I've been going to the laundromat. I feel bad for my neighbors who don't have a car, and have to take a cab just to do their laundry. Then they hired some people to clean out the empty apartments (yeah, we've seen almost half our neighbors leave their apartments since they took over) and they dumped all the trash in our recycling bin. Like - plaster, boards, industrial materials, furniture.... Now the trash company won't pick up the recycling, and Trinity mailed a letter to all tenants saying that we have "used the trash improperly" and now our trash pickup privileges have been revoked. Is that even legal????? It's been 3 weeks since our last trash pickup, and I promise you, the racoons are having a heyday. The only reason to live in these apartments is economic desperation. If you have an option, I would suggest you go with the other option. If you are a property owner, and you're considering using them as your management service, please have some respect for the basic humanity of your tenants and go with someone else. Seriously. It's unethical and it should be illegal to treat tenants this way. read more

Don't do anything with this company! It is impossible for them to be responsible for ANYTHING. Their long term tenants are weird, uneducated, rude people who could make a lot of noise and make you think your home is an open space. My ceiling is shaking because of the upstairs! And this apartment manager said they are not responsible for doing anything for those jerks who kept paying for rent to them more than 10 years. read more

Their cRazy i wouldn't even come too their open house it was uh hassle moving into them Raggedy apartments , the confidentiality between the managers& tenants is ridiculous , I've been victimized& picked on by "managers pets" , when i say picked on& victimized i mean by tenants thats been there longer then i have& are " cool " w/ the manager on site, every other week i was being threaten too be evicted because of some BS thats been going on way before i had moved over there, they have sex offenders in their apartment buildings but its suppose to be a family apartment complex, majority of the people stay there are either on drugs or just plain dirty As hell, ROACH infestation gotta wAtch who you live next too , i had all my dry food like grits cream of wheat& stuff like that in the cabinets a month later i had too throw everything away due tooo " wibbles " HELLA " wibbles " like hella of them that aint even half of it i swear im not being dramatic it was hell living in those apartments the whole year i was there... they dont show up for inspections no smoke alarms , just plain raggedy asf hella little& its not worth 1100 every month read more

They Never Work On Time. I agree with other review about extremely unprofessional. They never show up and finish work on time, from the first open house to finally signed the lease. I always ask them first about their available appointments, then they aways showed not only late, but more than 1 hour or 2 hours late. This has been the most excrutiating time I have ever had living in an apartment. I'm not even sure where to begin. The miserable journey first began when my boyfriend and I came to look at a unit, #202. We paid the $30 per person application fee for the unit after viewing. It was great! Hardwood floors, new cabinets and a great looking bathroom. Incredibly reasonable for Oakland. Well, a few days later, we received the call that we were approved, however, we did not get the unit in question. The property manager, Lora, told us that they had another unit that was and I quote "Exactly the same." I asked her if it was the same size, new appliances, etc. She guaranteed me that it was exactly the same. I asked for pictures and she said that it was being remodeled and could not provide pictures. I asked a couple of days later if we could get a date of completion for the remodel so that we could see the unit. I was once again told that the unit would be internet ready and in the same condition as the one we viewed. Fast forward to move-in day(With no given walkthrough of the unit. We were given keys in a lock box and no one met us on move in day.) and we were stunned. The bathroom was not redone at all. You could see the new grout on top of the old grout. The cabinet was old. It smelled of drying paint all through the apartment...the incredibly tiny apartment that was nowhere near what we were shown in size. The kitchen cabinets and appliances were all old. The cabinets were cracked and had paint splatter all over them. The fridge looked like it was the same age as me (I'm 27.). We called the property manager the same day. He claimed ignorance and directed us to Lora, after trying to explain to us how a chain of command worked(They knew I was in the military. I was completely insulted.). Lora of Trinity Management swore up and down that she looked at the other unit and claimed that ours was the same. When we told her other wise, she claimed she had no idea they were different. When we looked for our cable connection (after discovering that all of the light switches were installed upside-down), it had been sliced, most likely by shoddy craftsmanship. We once again called the Property Manager and he was "surprised". This was all on August 5th. At this time of writing, it now August 18, 2015. Our cable has not been fixed, our cabinets are still broken and we were harrased about getting our lease signed after we informed them that their part of the agreement wasn't upheld. We were told that we could move out if we ddn't like it. Lora told my boyfriend a different story, saying that she never walked through the unit. They knowingly rented us a unit that they had no idea of the condition and guaranteed us that the condition was the same. WITHOUT SEEING IT AT ALL. They just simply hoped it was the same. Lora also told my boyfriend once we notified her of the discrepancies, that it was the fault of the building owner for the unit not being handled. After meeting with the contractors, we were told that the owner decided not to fully remodel This information was not passed on to us at all. If we had known that the conditions were not up to par, we would have not of uprooted our lives in Sacramento. We moved, jobs, schools and everything with the expectation that this unit was the same. Today, comcast came to repair our internet connection. They couldn't because the property manager was gone and the only person in the building with keys to the room with the cable lines. You know when Comcast thinks they'll have an appointment for us? The 27th of August. We will be nearing one month without internet. Between my job and education, we have had to run up our cell phone data plans (which aren't unlimited). I'm beginning to lose money as a result of the lack of internet as I work from home most days. I had to write this review in a Starbucks because my apartment that was guaranteed to be internet ready on move in, still isn't. As soon as our lease is up, we will be moving and as long as our lease is not honored or our rent reduced, we will be pursuing legal action. Do everything you can to stay away from this property. 1907 E 30th Street is not worth the rent. read more
