This company are crooks. After they approved my rental and 305.00 later, they told me I had to move into the house BEFORE I had a chance to tour it! The "Local" agent" I dealt with said to me that I could use the 250.00 deposit for another home since I couldn't move in EXACTLY 10 days after approval. When I tried to reach him, his number NEVER picked up, and he NEVER returned voicemail. When I called the local office -in Ariaona_im in Georgia the two idiots I dealt with could barely speak English and were rude, obviously stupid, and robotic in their uselessness. I saw another home id like to rent, but I am way wary of these criminals. Im going to report Tricon to the better business bureau and the local chamber of commerce. Stay away from these criminals. I'm writing this because Yelp doesn't seem to want me to edit my last 1-star review. Look up "slum lord" in the dictionary. Per Wikipedia, "A slumlord (or slum landlord) is a slang term for a landlord, generally an absentee landlord with more than one property, who attempts to maximize profit by minimizing spending on property maintenance, often in deteriorating neighborhoods, and to tenants that they can intimidate. Severe housing shortages allow slumlords to charge higher rents, and when they can get away with it, to break rental laws." This is how I see Tricon Residential. I cannot make specific allegations of lawbreaking, but they seem to put their toes right up to the line. Again, I wonder how any good reviews were incentivized. read more

When I initially moved in I worked with a pleasant lady named Michelle Cox, that being said, I had to call Maintenece to fix the water flow in the bathrooms, he did not fix it, I asked him to unclog the drains, he did not do a great job so I ended up u- tubing to figure it out myself. Move out was a nightmare!!!! Monalisa Duran is the most unpleasant person to work with. I was not allowed to attend the move out inspection.... Sketchy! When I received the final bill I noticed a carpet changing bill after this company insisted I clean the carpets which I did through chem dry a very reputable company! There were no stains and the carpet looked good! I had it cleaned to remove the pet hair! So I disputed and they claimed pet damage, I sent pictures and receipts showing the contrary, so Monalisa changed it to pet odor, I informed her the carpets did not smell when I left, in fact the tile had smelled like cat pee ( I have a dog) and that I had that cleaned too. I asked for pictures, it took her a week to get them to me, there were literally stains on every inch underneath as they had pulled the carpet, my dog would have had to have several accidents a day! He's 2, he's potty trained, I actually closed the bedroom doors when I would leave bc he would chew our stuff! He had a dog door I installed in the glass door so he could get out the the small side yard to go to the bathroom. There were stains where furniture had been and he couldn't have gotten to! This did not deter Monalisa from making sure they got another $450 on top of the almost $4000 they got from me for breaking my lease and making me give a 45 day notice. She informed me that they don't pull the carpet unless there is pet odor when I asked if they pull it for every resident, then changed it when I accused them of tacking me with the bill for the last few residents. She then said it was changed between me and the prior resident, so I asked for those pictures, she refused and said she would just send me to collections. I was never late on Rent, I accepted last min charges for a "smart home" system that I didn't agree to at move in! I have accepted the outrageous fees for breaking my lease early which was 45 days rent+ double the rent! They still expect people to accept their crappy service, their sketchy business practices and whatever fees they decide to tack on when they deem it time to change carpet that has clearly gone through more than one resident! I would never recommend Tricon to rent from! They are only pleasant when you do what they want, they tack on fees at their leisure, their story changes to fit their needs and their maintenance crew is prompt but incompetent. Not good business! I attached her responses by email because it shows how she changed her story very slightly to suit their story. Wish I could rate 0 stars. I am disgusted with this company for the sole reason of their breed restrictions. Does this despicable company believe that people can be generalized based on race? It's likely- considering they feel that way about dogs. I highly doubt that any of their staff have met 2 dogs (of the same breed) that act EXACTLY the same. So- the fact that they segregate their homes to not allow specific breeds (see picture) or "any other breed or type that Landlord deems to have similar characteristics" is disgusting. Judging by the reviews, it doesn't seem like anyone would want to rent from this company in the first place; however, this should turn anyone away, whether you have dogs not allowed by breed or not. Property is separating due to shifting. Siding is falling off. Electrical outlets not working. Rodents taking over garage. Leaking ceiling that just keeps getting painted. Doors not opening and closing normally due to shifting of home. Toilet not flushing properly. Maintenance took pictures of separating walls and notified office prior to renewal of my lease which was months ago. Issues have not been addressed, nobody has reached out or contacted me and I have called multiple times and reached out to maintenance personally and also the office manager personally. I just sent email to the head person in charge. I'm not holding my breath but I'm still trying to get these issues resolved. read more

We are new renters with Tricon. We found our rental through them after our previous landlord tried to raise our monthly rent by $500 (not a typo). So far, we couldn't be happier. We had a couple maintenance issues that were fixed fast....and for FREE. That may seem like a given to many but our old rental company use to charge $75 for a maintenance request. Tricon does not charge. Overall, the rental process was easy. We were able to tour our future home conveniently and didn't have any problems with the application process. We viewed and secured the rental within 24 hours. We also like that we were able to sign a 15 month lease instead of a 12 month (though I'd prefer 18 months). I'll be back when we move out to update....which I hope isn't any time soon (I hate moving lol). read more

Do not rent from Tricon! I don't even know where to begin. They have terrible customer service. It is nearly impossible to get a hold of someone who actually knows what they are talking about and you will certainly be put on hold for lengthy amounts of time while being transferred to different people. I was told numerous times when I was renting with Tricon that they could not answer my questions and that their Phoenix office would call me back. I never received a call from their Phoenix office once when I was renting with them and every time I called in, no matter what time of day, they were on lunch or too busy. They left me without AC in the middle of July in Phoenix for 3 days and it got to 100°F in my house. They said they couldn't do anything about it. Additionally, if you don't give them a 60 day notice they will simply charge you for each day you are late and will be happy to have you move out when your lease ends, not even providing you an option to live there for the additional time that you are being charged for! They seized my entire security deposit (over $2,000) and sent me an additional bill for hundreds of dollars, immediately threatening to send me to collections if I didn't pay it. I read the reviews on this company and saw a lot about lack of communication/ follow up. I can say just as a potential future resident that was inquiring, this is true. I called the number they provided (which is the same number for everything- there's a sign already) and I was holding for over 10 minutes. I did the automated callback option and I never received a call- this was Sat, 1/2. I called the next day, now they're closed and I had to leave a message. I left a message Sunday 1/3 and have still not had any correspondence on 1/5. However, I do keep getting their promotional e-mails advertising great service. Not true. Very disappointing because the properties look great, but seems like you'll only hear from them if you apply, AKA pay and move in. read more

Okay, so I am putting this out there for anyone who is renting or looking to rent. Tricon Residential is by FAR the best company I have ever rented from. This is not a paid post or a post with any incentive. I just feel like I need to share this because I am always looking out for my friends and family. I have been renting from them for 2 years. First thing! They only accept 1 application and holding deposit at a time, unlike all the other places renting that take in HUNDREDS! They are not holding properties to scam people for extra money. So if you don't qualify, they accept the next person. Next! My house needed work done before I moved in, the lady I talked to said she wanted to make sure it was in best shape possible for me and my son, she wouldn't put anyone into a home that she wouldn't put her own daughter in. So I move in, the house is AMAZING! All new appliances, new flooring, paint, everything! It's gorgeous! Then, a month after I move in, they call me just to see how everything is going and if I need anything! Everything was great! So moving forward to renewing my lease, I am hearing from people everywhere that rent is going up 500-600 dollars, they are pushing people out and making people homeless. I was terrified! I was sure I wouldn't be able to afford to renew, BUT! Tricon only raised my rent 99.00! I can't even begin to explain what a blessing it was! This last year I have had a few things go wrong in my home, the garage door stopped working, they sent someone out within a day and replaced the WHOLE garage door system! My garbage disposal stopped working, again, were here in a day or two and replaced it! I noticed some roof damage, called them, the roofing literally came out and called me in a day and are here right now and are replacing the WHOLE roof!! Which is what prompted me to write this! Just when I think this company couldn't impress me more, they top it! I can't tell you how many people I have recommended Tricon to all over the country! We rented a home from Tricon in Buckeye, Arizona. The home we were renting was in great condition. Our initial walk through was with Jorge Peña. I can't say enough about how pleased we were with Jorge! He was professional, efficient, he explained the entire move in and move out process to us, and each time we had scheduled meetings with him he was always right on time, if not early, which we loved. Jorge is a really valuable asset to the Tricon team and he made our experience with this company as wonderful as it was. We've already recommended to a friend who will be moving in next month. We recently moved out of a house that we rented from Tricon for over five years. My children's childhood was started in that home and we will finally remember it forever. Honestly, I loved the house and the big backyard. I also loved how well Tricon took care of us. It may sound cheesy, but I knew that if anything went wrong, Tricon being a big company, had the money to fix it properly right away. I've heard horror stories from people about renting from smaller companies or having to deal with a management company instead of the owner directly, and I can happily say we never had any of those negative experiences dealing with Tricon. Also, they did not increase our rent to market values. They only increased it by around $70 per year from the time we moved in and by the time we moved out we were at least $400 under market value. They had every right to charge full value for the rent on that place but they chose not to, and we really appreciated it. This company comes off as shifty and acts not so different from IRS, grants, or any other scammer. The biggest clue being needing to overnight money orders to some Commiefornia address while demanding someone allegedly in Phoenix be emailed pictures of the money order and receipt with tracking number. It's like they are trying to avoid something about doing business in AZ while doing business in AZ. All the while they demand unreasonable and unrealistic time lines showing just how much they will not work with you. I'm glad I listened to these reviews and saw the massive bright red flags about this outfit. I shudder to think of the nightmare it would have been to have this shifty company holding me by the short hairs with their antics. With us coming into summer here, I don't think these Commiefornians know the AZ residential landlord and tenant act. Send all requests for AC repairs by certified mail and keep copies. They have 48 hours to repair your AC. Look it up online, AC is considered an essential service in our state where we live just like water and hot water. Out of Phoenix az horrible company to rent rent from. The home looked very nice as we did the walk through. We were told if we found anything that was not up to par to call and put in a work order. Once we did that, we never heard from anyone we made the best of it until our lease was up. Anything under $100 we are responsible for, so did take of those things. We were asked if they can show the house as we were still living it. We declined. And Gina gave us a hard time. I told her we respected the notes when we were house shopping not to disturb the residents, i told her we would like that as well. We left the home immaculate. They still charged us for the city of Phoenix area along the curb a cleaning fee. Unfortunately we did not take pics of that area before we moved in. It was the same as we had left it moving out. I lived in a Tricon home for close to 2 years and I LOVED the home. However shortly after signing my second lease with them I was asked to relocate due to the home having foundation damage. This company put me, a widowed Mom of 2 girls in a very bad situation with very little remorse! After going thru a pandemic where a lot of people were unable to even pay their rent and I did not miss not 1 payment to them throughout the entire time I was renting from them. I just think they could have and should have had a little more compassion. The move cost me quite a bit of money that I did not have at the time since I had to hire movers etc. They were willing to let me move to another one of their homes but were unwilling to match the rent I was already contracted at for the remainder of my lease and every home that they had that even came close to being comparable to what I was already renting from them was at least $200 more a month. Before I was ever out of the home I had people knocking on my door because the property was already listed on their website at $200 more a month than I was renting for. I tired numerous times to reach a higher up person within the company but was told that they do no talk to the renters as if their renters are beneath them. I spoke to several foundation repair companies who looked at the home and told me that the repairs needed could be done while I was living there but instead of spending a little more money to not have to displace their tenant they chose to use "their own" workers to do the repairs whom said it could not be done with me living there. I was also told upon my move in that if I rented from them for 4 years I would then have the option to buy which was my plan. But apparently that was never true as I was told when I inquired about it. If my morals weren't set up the way they are and I knww this was going to happen I honestly would have kept all of my rent money that I gave them during the pandemic and saved it up for the move! Very disappointed in Tricon American Homes. Tricon bought out Silverbay Property 2 months ago. I have been renting from Silverbay for 1.5 years in the same residential property and signed another 2 year lease back in December 2016. I have used the website to pay rent faithfully for 1.5 years. I've never been late. Never had any issues. 2nd month in with Tricon, unaware that the website did not process my payment correctly, I called to find out why the balance was still in my bank account, they informed me that the payment Sdid not post and I was in default. I now have a 50.00 late fee and possible eviction if I do not post payment today. Now, I completely understand if this was negligence on my part, however, I had a confirmation page. I do recall however that I did not receive a confirmation email (bad on my part that I did not realize this until today). They wouldn't even work with me. Not even paying rent today and the late fee on Friday...nope. it had to post today to avoid pay or quit notice which is another $40.00 fee. Unbelievable!. We will no longer put any extra money into this home and will not be renewing our lease next December. Tricon.....you have horrible customer service. A little empathy and understanding with your good standing tenants is not alot to ask. We love this house and were very happy with Silverbay..... you have now lost a long term resident. read more

I was impressed with the upfront and detailed information I received once I was approved & personal phone calls to explain the process. Tricon residential is an overall good service and self tours are convenientwhen all parts work. Here is where the service fails: 1) information is not as reliable as the agent portrays 2) maintenance/superintendent office do not have a system of shared information that enables repairs such as smart locks to be remedied in timely fashion. The function like the FBI and local law enforcement working the same case. They is limited information sharing and passing around of responsibilities. 3) the complete do away of a human being turns simple remedies into complex processes. Someone should be available to unlock homes for self tours at 6pm if you are allowing tours at that time. Therefore when you call customer service about a working smart lock that misfunctions or doesn't work, a person should be available to assist and unlock or be present for the viewing. read more

I was in the market to lease a house. I put this in the computer search engine. Tricon American Homes was one of my options. I REGRET that I chose them of all the listings. I had a price range that I wanted to stay in. I paid the $45 application fee PLUS a $200 fee that was to go to the first month rent. I had only viewed the house on line and evidently the pictures of the home had been cropped, edited and photo shopped. I live in Dallas and the house was in Katy. I decided that I probably needed to physically see the house before signing a lease. I made an appointment with Remi(leasing agent) that I would be in town and she was to meet me at the property. When I got there, Remi said she had another appointment and couldn't come but she would send me a link to self-tour! I never got the link(while sitting in the hot car). I called her back--she said that she was too busy and driving and for me to call the leasing office. I called the leasing office and after explaining--they said that I need to call customer service. I called customer service and they said that I need to speak with the leasing office and transferred me. I ask for a manager. Tyler came to the phone and let me go to the entire spill again and said AGAIN--that he would have to transfer me to customer service. I was literally in tears by this time. FINALLY-a girl from customer service said that she was going to give us a code that MIGHT work. It worked and we were able to go into the house! The house was NOTHING like the pictures. The carpet was dingy and terribly worn. The kitchen sink had nasty looking caulking coming loose. the floors needed buffing. The backyard was nasty and unkept. I would NEVER--EVER recommend this company to ANYONE! I feel that I deserve my $200 back. You can keep the darn $45 application fee but it is NOT FAIR for you to keep my $200. I feel that this is a way that Tricon makes money by keeping people's money when they haven't given service!! It would be a different thing even if the house was not acceptable but if I had not been treated like a low class citizen!! I just tried calling the corporate office to voice my complaint and was on hold for 45 minutes. After I FINALLY got an agent on the phone, he was polite but after hearing my complaint said "let me put you on hold while I look into it but after a couple of minutes, I was conveniently disconnected!! I was a resident of Tricon American. I recently moved out and received an invoice that included a $250 fee for cleaning carpet. That would be fine if the home was wall to wall carpet. However the home ONLY HAS 3 ROOMS WITH CARPET and that's the same price for a whole house cost $250 not 3 rooms. Outrageous! They wouldn't even work with me. I put in a maintenance request and told the lady to set my appointment for 4pm since that would be the time I get home from work. She confirmed she would do that and the maintenance man would call me before he arrived at my house. Why did the maintenance man come to my house around 2:50pm?? With NO CALL. Tricon stated they were going to charge me a "no show" fee since I wasn't home even though I TOLD them I don't get off work until 4. The ONLY reason I didn't get charged a fee is because the maintenance man didn't wait 15mins before he left my house. So eff the fact he showed up when he wasn't suppose to and I told this piss poor company I wouldn't be home...I didn't get charged because of him not waiting long enough for me before he left.
