This update relates to my previous 5-star review…read more Approximately a year after DLS Development finished the complete re-roofing of my house, I discovered that the roof guards/drip edges near my main door threshold and in several other spots were accidentally missed during the installation. I only pinpointed the problem recently (last quarter) when I noticed the area approaching our main door in the mornings following humid nights. Knowing how much time had passed, I fully expected DLS might dismiss my concern. To my amazement, DLS crew promptly arrived and fixed the oversight around my home at no cost. This proves DLS is more than just a company that performs an excellent re-roofing job; they are incredibly responsive and stand by their work - even for seemingly small issues that arise long after the initial project is complete.

We took a couple of months to meet up with other roof companies for quotes and ultimately hired DLS…read moreDevelopment. Spencer from DLS Development gave a great pitch, plus the quote was one of the lowest we received from almost all roofing companies. They reached out over a month later to check in and offer an additional discount. Pros: The workers did an excellent job and worked from nearly sunup to sundown. They had a few questions, which I could answer (or get my husband to answer) when I was around. It took about 4 days for them to tear off the old shingles and install the new ones. And it was hot out there! They did the work quickly, professionally, and efficiently! One of the crew members performed a walk-through with my husband once they finished, and my husband was very pleased with the finished product. I feel very grateful looking at my roof now, since the old one was very old. Cons Once we signed the contract and paid the initial deposit, we were told that the permit for our house needed to be pulled and that it would take about a week. Almost two weeks later, I asked the project manager if she had pulled the permit and when the project could begin. She then let me know the roofers would begin the following week. I guess I hoped that the project manager would have reached out to me first to let me know that the permit situation was complete and that they would begin the roofing process. You need to take initiative and find out what's happening, since I've never had a roof replaced before. Next, the project manager informed us they discovered and replaced rotted wood. The project manager sent us a change order for the additional amount, yet the contract did not list any extra charge for rotted wood. Additionally, they had already replaced the "rotted wood" before we signed anything, and they had no clear photos showing any rotted wood. It took a lot of emails and texts back and forth before we reached a resolution we were happy with. Still, it was a headache and frustrating for several days; we had to deal with uncertainty and explanations. Finally, the project manager never confirmed when the inspector for the last inspection would actually come to our house to collect my signature on a form. We didn't know whether we needed to be at home, leave the document out somewhere, or when the process would officially end. I received an email from the project manager asking me to reply and attach the form with my signature, as the inspector had come around but could not collect it because I was not there. I replied to the email with the form and asked the project manager if I needed to do anything else. Only when I reached out again to the general DLS development general email was I told what day the inspector would come around again to collect the form. We're thrilled with the roof and the quality of work, but it would've been less of a headache to have a lot of this information up front without having to keep asking, since I'm unfamiliar with the roof process. I also had to email the general DLS development email, as the project manager was not responding to some questions and concerns as quickly as I would've liked. I know she probably had a million things going on, but it felt like I got a response much quicker once I emailed through the general company email. This was not a cheap project, and I feel like this company lacks clear communication, but their workers and work are absolutely outstanding.

Being up against a deadline, we really couldn't afford to fail the city inspection, and we passed easily. Thanks to the salesman Mark Howe for his direction, & to Henry Melling for a great design and implementation. It has been about 8 months since the project was completed so I feel I can write this review fairly…read moreabout my experience. It was pushed to get it in before the credits ended. For the quick summary, there was a mistake in my installation, it was not handled well and the system works well but only after a long struggle. They price match but hard to say if I felt good about the price in the end either. Overall, it is very mediocre. After talking to 4 companies, I decided to go with OC after they honored a price match from a competitor. It was a fairly large system, 15 panels and a Tesla power wall 3 and needed to be added to existing system as my current one was underpowered and required due to new builds in California. Total was about 33k, out the door. It may not have been the cheapest offering but shopping for solar is not my favorite experience and I went with what I felt was at least fair for what I got. I primarily worked with Don from sales and Brooklynn and initially seemed fine and for all intents and purposes, it should have been. I chose to get HOA approval and pay for it myself so it did stall the project through no fault of OC. My HOA requires applications for major projects to be submitted along with a sizable fee, and I chose to do it by the book. I dropped the first major deposit of 10k and the installation was scheduled around July 2025. The next part is where the struggle began. The day of installation, the installers tell me the panels cannot fit in the design that they were given. They asked if I wanted to pivot to another part of roof and just install it then and there. I call OC and they admit the design cannot possibly fit my panels on this small area of my roof and I cancel the project and have them redo the plans and for me to go through HOA again. This leads to a very frustrating back and forth with Don and later Brookylnn's superiors as I no longer heard from her. I had about 10 calls or more trying to clarify what to do next and was met with a lot of resistance about what happened. It turns out the plan was actually the original estimate from Don (sales) and for some reason just pushed through their architectural team without consideration of the size. Don's superior Chandler even spoke with me about this and though I can't recall their explanation for this mistake, they spoke as if this was my issue with wanted to go through HOA and that they had no power to stop the project. If I had written this review after this call, I'd recommend no one work with these people. It felt frustrating and at times demeaning, given that they do this all day and I don't know what I'm talking about. After I got my second approval, OC refunded my fee to the HOA approval, but only after I explicitly asked for it. We eventually moved forward with the project and inspection when fine. My guess is had we not had this irresponsible prelimary design provided by Don go through their "architectural" team it would've been fine and none the wiser. As of this writing, the panels are working as intended and I had such a sour experience, I just moved on. But now Don and company requested a review for their internal systems, so here is it and a Yelp one that they did not ask for. In the end, like most of these experiences, it's not the mistake that upsets me, it's the handling of it. Communication started fading when things got more difficult and the lack of empathy or consideration for some dropping this much money on something they will do maybe 2-3 times in their life is disappointing. Much of the time I asked them and myself, how should I know this plan wouldn't work? Sure the HOA can't legally stop me, but I have to live with them, not OC. Whoever may have gotten this far, thank you for hearing my rant. Odds are you will have a fair experience but the truth is, most of these companies are interchangeable. They are all middle men and their strength and differences lie in the customer service and coordination. I didn't expect but solar buying is probably more similar to going to a car dealership. Do your research, advocate for yourself and don't get your hopes too high and it will probably be fine. As for OC, I think in the end they are just mediocre. They're like anyone else you may talk to. The processes are probably similar and I'm glad the system has worked well, which helps my scoring of this review. Maybe they just got lucky with me at the time, as I was getting fed up talking from one salesperson to the next and they price matched. I'm sure others will and can do the same so whoever you go with, as long as you are on top of it, it will go fine.

The consistent ease of communication with Mike via text regarding all work is truly next-level. I've never had an easier time working with someone. That's the part I don't know how to put into words. And then in addition to the communication, the quality of work Panther offers is extremely high. They can do so much more outside of just painting! I had an exterior door frame issue that multiple contractors had tried to address, and Panther was the only one who actually fixed the problem. The quality of their work both aesthetically and functionally is top-notch. I have some smaller projects I didn't hire them for because they are more expensive, and sometimes I just need cheaper relief less perfection, but the reason they're more expensive is because of their perfect quality. I'm to the point now where no matter what the project, even if I'm not sure it's something they can do or not, I check in with them first to see if it's something I can hire them for. Seriously, I don't know how Mike can communicate so easily and gracefully. That's so uncommon for contractors. Even the best ones don't do it as well as he does. I still don't have words for it, other than to give a huge thank you.

Ivan came out for the initial assessment and spent a good amount of time answering all of my questions, which I really appreciated. My house also had peeling stucco and some rotting wood trim, and they were comfortable assessing those issues and explaining how they would repair them. Vitaly and another crew member worked on the house and were fantastic. They repaired the peeling stucco and rotting wood trim before painting, and everything was done cleanly and professionally. They kept the workspace very tidy, put all tools away at the end of each day, and did a thorough cleanup afterward, including all paint scrapings and debris. They worked quickly and were also surprisingly quiet (I.e. no loud music or constant chatter). The whole job took about 10 days total, with a small delay due to rain. Communication throughout the process was great. Mike (the owner) was very responsive via text, provided regular updates, and was genuinely nice and personable. The team was also happy to accommodate extra requests like painting the mail slot, chimney, and changing the door color, all without any surprise costs. I even bought a new porch light to replace my old one, with the intention to swap it out myself after they were done, but Vitaly offered to install it for me too :) Overall, the paint job was very neat and professionally done. I'm really happy with the results and would definitely recommend Panther Paint, especially if you have an older home that needs some repair work in addition to painting.
