I don't live here. I won't live here. My sister lives here and is now trying to break her lease. My fiancé and I were considering on moving here. But not anymore!They've been open for months, and might have about 10 rooms rented out... I think we know why... The only thing great is the pool. The quality of the apartment is very European aka small and ikea-ish. The hallways are very dark.. The parking is horrible if your household has two cars. There is no designated uncovered parking like most apartments have. They'll tell you to use the restaurant's parking... Don't believe me? Go for a tour. Erika says most people that live there don't even have a car... Come up with a solution not a lie... Erika, @51's assistant community manager is rude, she took us on a tour and was very dry, not personable, and was more like a sales person. She told me that my sister just needs to sign a form to break the lease and CONFIRMED emailing it back was ok because she is out of the country. She emails in the form on 9/1. I follow up days later and her staff says there is nothing on file stating she is leaving. Erika emails back saying that a form needs to be signed in person and not just emailed. Really? She's out of the country. We just want to break the lease, pay the buyout fees, turn in our keys and move out on 10/1. Look at Broadstone Sixteen 75 on East Morten Avenue before considering @51, trust me!! Place is amazing! It's less expensive by far, has more square footage with great amenities!! This is where we are moving. If you plan on moving into @51, ask to work with someone else other than Erika. Good luck! read more

I can't argue with any reviews that state the complex is beautiful or gorgeous, it's new and quite modern. However, like others I too had high hopes for moving into the complex. Six months down the road and it's clear it's not worth it. My concerns I will admit are minor, but many and more so the lack of resolution from management. Apologies are plentiful, action is limited. If you're not a fussy person or perhaps more accustomed to ignoring the small things, this place would most likely be just fine for you. But if you have expectations of a company that cares when you present an issue to them, then it may be best to keep looking. There are plenty of existing and new complexes in the area. read more

I lived in the @51 from Sep 2015 - Dec 2016. Overall, great experience! The staff is super helpful, and maintenance requests are processed in less than 24 hours. I loved the ability to pay everything online too. If you swing by to check out the complex, you've gotta see the pool. I'm confident it's the most luxurious in all of Phoenix (Super comfortable lounge chairs, gas fire pits, 360 views of the surrounding mountains). I had a 1 bedroom apartment on the first floor. The high ceilings and wood floors were a definite plus. The only con is it's not necessarily cheap for the area, but you get what you pay for. If you want to live well, live here. read more

Hello, I've been living here for almost a year now and I have to say, I like living here. There is an assign garage parking and plenty of places for guest to park. Anytime I have an issue such as my light bulb is out or I need a new A/C filter, it was resolve in a timely manner. The staff there are very friendly and helpful. Where do I begin? I started my lease late June 2019. Perfect location with great mountain views and a rooftop pool! How perfect! Well, 1 month after I signed my lease my air conditioner broke in the middle of the summer and it happened on a Saturday evening. The leasing office was closed and they are also closed on Sundays. I called in the maintenance hotline immediately and they didn't get it fixed until Sunday afternoon, making me sleep in an apartment that was well over 85 degrees. It stopped working a week later and finally they figured out the issue. Then, it rained for a week straight and my ceiling started leaking. It took them 2 weeks to fix that since the maintenance guy said it has to dry before they repair it. It's currently raining in AZ and my ceiling is leaking again. On top of all the maintenance issues, my one neighbor that I share a wall with screams and yells profanity. The leasing office has informed me that my issues have been addressed and there's no way for me to get out of my lease 3 months early unless I pay the termination fee, which for me is $2300. I'm paying that because of how miserable I am here at Trend at 51. DO NOT LIVE HERE!!! read more

I became a resident in October knowing it's a new property and may have some first year issue's. The location is great, new unit, rented for that and the pool, and common area is great . The pool has a LA vibe. Management either love's me or hates me I don't known but I let them aware if there are any issues and they have always responded in a timely manner with professionalism. They place is keep immaculate. Thanks to the attention to detail that the full time housekeeper they have. Give it a year and this will be one of the top place to live on the corridor if it isn't already. read more

Stunning views, great amenities! The pool is on the roof top and you get 180 degree look at Phoenix. It's my favorite part of the building that I can't wait to show my friends when they come over. Gated garage parking is a plus, but guest parking does tend to fill up. However, guests do get to park in the garage as well, which I think is a plus. My apartment is on the first floor, very spacious with high ceilings which makes my one bedroom feel roomier. Only downside is there are no ceiling fans. I had learned that it is a "commercial building" in which ceiling fans cannot be installed. Total bummer, but it wasn't a deal breaker. My floor fan has worked wonders. The leasing staff is awesome, especially Andrea! They are very attentive and care about getting to know their residents. Nurturing a sense of community is very important to them. Did I mention location? It is in the middle of everything from shopping to eclectic dining spots. I'm on year two and give a recommendation for those that are interested in living here. read more

If you stay at this apartment complex plan on considering your deposit as a donation. I moved out and they quoted me $100 cleaning fee if I wanted them to clean it to their standards so I figured I would eat the $100 in case my cleaning wasn't sufficient. They changed me $115 to clean the only area in the apartment with carpet, the very small bedroom. I am not a contractor but I'm pretty sure you could put new carpet in that little area for less than that. No wall damage at all and they charged me $175 to paint the apartment. Stay here if you don't mind getting fleeced for your deposit. Ridiculous! read more

DO NOT MOVE HERE!!!! This place is HORRIBLE!! The walls are thin and you hear everything and if you're on a bottom floor forget about it, you might as well sleep with ear plugs! Our first night here we heard our neighbor having sex and her headboard slamming against our bedroom wall, parking is an ABSOLUTE JOKE....there's abandoned cars in the parking garage...security is a joke, woke up to find homeless people sleeping on our patio...if you try to call the office NO ONE answers...AVOID THIS PLACE LIKE THE PLAGUE!!! I am so happy that I chose these luxurious apartments. The staff goes above and beyond to make sure that everything runs smoothly. Andrea, Andreas, and Merced are amazing at the front desk. If there is ever an issue, I am promptly responded to and the issue is resolved within minutes. It is so hard to come across management of properties who genuinely enjoy their job. These three work so hard to make sure everything runs smoothly. You will always be greeted with a smile and a kind voice. Like I said, hard to come across. Even the maintenance man gave me a courtesy call to check in and make sure that everything was working perfectly for me. He was very kind too, although I don't remember his name! (That's a good thing, as it shows hardly anything ever goes wrong here.) They are all extremely on top of updating residents on what is getting fixed in the communal areas, and make sure to send a second email alerting us when the maintenance is complete. read more

Awful, awful, awful! Kindness gets you nowhere. I am not trying to be malicious; I just truly do not want anyone else to feel the way I felt living here. I have never felt more helpless, frustrated and disrespected in my life. I was so excited to move into this complex. After I toured, I didn't even look anywhere else. This was my first mistake. Do your research, there are thousands of negative reviews of Mark Taylor properties out there and they are all VERY accurate. The staff is only interested in getting you to sign the contract, after that, you are very much on your own. My unit leaked consistently all summer long in about 5 different areas. It took over a month and 3 different attempts (I think, but I don't know because the staff doesn't leave notice when they enter your apartment) to fix the leaks. The staff left my front door wide open all day after entering to do maintenance and then tried to avoid taking responsibility for it. My brand new bike was stolen out of a locked bike rack by the landscaping staff. My initial calls the front office about this were ignored, when I finally got in touch with them they tried to tell me that according the security tapes, my bike was never there. I had to ask them to review to tapes; they made no attempts to help me. I did not file a police report (second mistake!) I've have 3 flat tires since moving into @51 due to the construction. You will note that the budget for the complex was spent on the pool, things such as the windows, doors, gates and locks are all prone to breaking. Honestly, this complex was never finished. There's no seating around the grills, the restaurant and bar I was promised never opened. This place is shady, and the staff is trained in avoiding taking responsibility for any issues that arise. If you do decide to live here, my advice is prepare to be nickel and dimed for everything, document everything and if something illegal happens, get the police involved. Oh, and be prepared to be bombarded with rude mass e-mails from the staff. I gave them every chance to make things right with me and maybe that was where I went wrong, but you will never hear anything but "no" from these people. This whole experience left me in a sad spot for a while but at the end of the day, I broke my lease and am on to much better things. FYI, even if you have a valid reason for breaking your lease, such as I had, you will still end up paying over $1,000. This is not a standard practice; Mark Taylor has let OTHER people out of their lease, just not me. Do yourself a favor and go for a real luxury apartment complex (there are tons!) and let this one continue to fail. P.S. - what's with the sarcastic responses from the "business manager" on all these reviews? I read them all, and they are accurate. This is the kind of disrespect you can expect living at @51. read more

I waited until the end of my lease to write an overall review, and I have to say that living at The Trend was very relaxing and easy. From the day of move in, the front desk leasing agents made life a whole lot easier. Upon move in, I recieved a call from my moving company saying all of my furniture and clothing was stuck on the moving truck somewhere in Nevada. Being only 21 when I first moved in, and moving absolutely alone from Chicago, both leasing agents offered me one of the bedrooms on the top floor that they usually use as hotel rooms for resident's families when visiting. On top of that gesture, upon arriving at night I walked in to a lovely card on the side table of the bed. Inside, it was a letter from the front desk which contained a Domino's gift card for my friend and I to unwind and relax to. What could've been a bad start, actually turned out to be okay, thanks to them. After that, everything stayed easy. I never had an issue with parking my car, or my guests parking any of their cars, and over all, everyone in the complex was pretty respectful and friendly to one another. I only needed to call maintenance once, and all three things I called for fixing were fixed within 24 hours. The pool being 24 hours was killer, along with the two large fire pits I used very often. The only downfall I would have to mention for those who are very sensitive to noise is that the walls definitely are thin, and lots of the apartment rooms do have inside facing windows. The noise they do warn you about upon move in, and for me it wasn't too bad since I did work evening/night hours. The window situation was sort of upsetting because you have these big beautiful and tall windows that need to be closed most of the time you are there for more privacy reasons. BUT a pro to that would be that in the summer, it wasn't too hard to keep the apartment cool because the sun didn't peer in all afternoon. Over all I do reccomend The Trend at 51, and believe if you do experience any sort of problem, to be vocal with the front desk because I do believe they will try their best to resolve any issue. Andrea is very friendly and attentive. The look of the pool and the views are amazing. Andres is very nice. The grounds are well kept. But don't let it swoon you into living here. The pool is only enjoyable when no one else is up there people tend to be inconsiderate of your space or are drinking and being rowdy to the point of not wanting to be there. I was looking for something that was a new build so I wouldn't have to deal with repairs. The building right across from me had a "pipe burst" (thats what they told people; I was there the Night it happened and the fire department let me know a resident had actually gotten so intoxicated and ripped the toilet out of the floor and passed out so it flooded three floors) and I had to deal with construction right across from my bedroom, less than 35 feet away, for two months. It was loud and random sometimes early sometimes late it drove me and my dog crazy. Also you can hear everything from the people on top of you to the people beside you and I mean everything. My bed would vibrate when my neighbor played video games on their tv. The keys often get stuck in the doors getting into the building which was inconvenient, people had their dogs off leash or cats outside, the enclosed halls sound nice but you can smell everything good and bad from your neighbors, and most of the balconies have no privacy and directly face other residents. I just feel it is way overpriced for everything that they have going on and what they actually offer. There were a few kind people, but a majority were rude and entitled. I would suggest exhausting other options prior to choosing Trend @ 51. read more

Pros: Fast and effectual maintenance. Kind front desk staff - and they make an effort to know you personally. Fair management. The pool and amenities are great. Cons: There is an item in the lease that states the sound has been managed to the best of their ability. I can hear the guy directly above me snore to the point that it wakes me up every night. My lights resonate with every step that the people above me make. I can hear clear conversations of the people above me. Especially in the bathroom. I can hear the people at the elevator or outside of my apartment door as if they are in my apartment. I can hear dull conversations of the people above me anywhere in the apartment. As an engineer, this space was clearly not effectively designed for sound, and it is one of my highest requirements of a living space. I will be leaving because of this, and technically, it deviates from what they claim in the lease. The place is cheaply designed with cheap components that easily wear. We will see when I move out how much they admit/appreciate this or put it on the renter. I also think the management sends out emails that are perceived as blameful to the renters. For example, they threatened us when the garage door was damaged or if the garage needs cleaned, rather than offering solutions to the renters for problems that they induced. Personal opinion - the garage gate was poorly designed in that it has no motion sensor and is programed to allow enough force to damage itself or a car. There is no safety feature in it. What if it were a person walking under there? Also instead of threatening to tow cars for a cleaning, what if a young professional was out of the country for a month and did not have access to respond? Other luxury complexes have simply moved tenants cars during garage cleanings and put them back because it is not on the tenant. I also have personal opinions on the management using a 3rd party for rent payment and how that works, but it is not a make or break con in my view. Those who are interested can comment on this personally for more information. With the pool and amenities not important to me, and privacy as a major factor, I will be moving out of this place as soon as my lease is up. This apartment isn't what I expected. I am very disappointed and I can't wait until my lease is over, and as other reviewers have said I also want to end my lease but they make it nearly impossible. I would basically have to have an extra $3000 lying around to be able to leave. I also agree with other reviewers saying that you get charge for every little thing. One of my biggest issues with this apartment is my privacy here. The walls are so thin that I can literally hear my neighbors all around my apartment, including upstairs. I have heard my neighbor yawn in the mornings and heard a conversation clearly. I don't know if they didn't use enough insulation. I have lived in $600 apartments that have been better insulated than @51 and this is supposed to be a luxury upscale apartment. Paying for this much rent, I would expect at least that. As other people said they did put all of the money into the pool. The other thing is that there is always trash in the garage and stair way area the hallways constantly smell like weed and cigarettes. Other than that, the entire management here have always been nice and are always willing to help, and maintenance is always done in a reasonable time too. read more
