From day 1 I've had roaches in my apartment! 6 weeks ago my neighbor moved out and told me she had an infestation the entire time she lived here! Right after that they infested my apartment full force! I had to throw away my furniture because it had gotten so bad! I've shown pictures and videos and they don't seem to wanna deal with it! On Monday I went to the office again to express my concern for the infestation and the new property manager basically didn't want to deal with me so she gave me what she called her expensive traps not believing the issue has never been remedied! Guess what it's been 24hrs and all the traps are full of roaches! I would have to say in my 15 years as a residentill maintenance manager this is as bad as you'll ever see! read more

I moved into this community in June and really enjoy living here. Great location, unit layout worked out great, and the and amenities / unit features are nice, seems like a safe place with friendly neighbors. The management team has been very professional and friendly. The maintenance team is also friendly and quick to respond, the two minor things that I put in a work order for were fixed the next day. Trash valet service is on time easy evening compared to the previous apartment complex I lived in that used the same company. It's been fairly quiet for apartment living which can be noisy. I have a 2 bedroom on the first floor and faces the pool but it hasn't been noisy even after hours. I have seen the reviews about hearing the neighbors walking above you, but I haven't really noticed it. I recommend getting a unit on the 1st floor as it has 12 ft ceilings so that definitely helps drown out any noise from neighbors above, or get one one the 4th floor. The parking garage is clean with wide spaces for easy parking. The gate works but residents don't follow the rules to help maintain it for safety! The property is properly maintained and yes there is dog waste in some areas but again I blame the lazy residents that I see letting their dogs do their business in public areas and just walking away. The price is competitive and it's a nice place so overall I recommend living here. read more

I lived here for 4 years and this complex is absolutely disgusting....just take a look around the property: DOG WASTE CONSTANTLY EVERYWHERE, carpets and walls are stained, garage is filled with trash and is caked to the walls, the doors to the inside of the building are broken and remain open so anyone can break in. The gate in the back to the dog park is also rusting and chipping off and is a hazard. The Garage gate has also been broken a year and a half! Which residents pay for secure parking that they are not getting. Every few months will get an email with a lousy excuse on why it is not fixed. I have spoken with residents who have had break ins to their car and the management office does nothing to help with this. Management and the leasing office are EXTREMELY incompetent. It is literally unbelievable how bad it is. Will take a week minimum for them to respond to literally anything, and is never available. The regular office staff who answer the phones sound like a bunch of school drop outs and it is laughable. Very shocking on how unprofessional. They have changed the staff at least 3 times in the past year. Prices are ridiculous for what you get. For example, they charge $35 a month for Valet trash....my new complex charges $27 and uses the exact same company. They are pocketing that extra $8 a month from you. Hallways smells like smoke and stink, and residents leave anything out in the hallways. There seems to be no repercussions for anything anyone does here. The pool is green and gross, hot tub is always broken, grills are very worn and torn. And I feel the need to mention again, the biggest complaint I have here is the complete lack of common sense, urgency, and professionalism from the office staff and especially the management. The only redeeming quality of the staff is the head maintenance man. I forget his name (believe it is Bret?) but he is absolutely fantastic, super responsive and great work and very friendly and caring. Other than him this place is a disaster....which is a shame because this place was only built in 2017, so it is new but feels incredibly run down for the worse. I have seen numerous other buildings within a mile or two of this location....all have better pricing, better move in deals, and much more responsive staff and much much cleaner grounds. This place is truly disgusting and I have not been happier since I moved out. Stayed here way too long out of convenience and definitely learned my lesson on why not to do that. I moved in in 2020. My rent went from $1,350 (great price), to $1,375 the next year...to $1,725 the next! (25% increase in one lease term). then an additional $100 my final rent year (2024). They increase prices drastically and the grounds are not maintained, nothing is updated, and the staff has increasingly gotten way worse to deal with. So you are paying more for less....not ideal! Again, every other building I toured has numerous advantages over this dump. Be cautious and aware when deciding to live here or not. read more

I lived here in 2017-2018. Jose Castro was a pleasure to work with and the most professional and helpful apartment manager that I have ever worked with. Unfortunately, any low stars that I give are for the building construction and value for money. Keep in mind that the apartment size and location (both within the building and the neighborhood) factor into my review, as well as time spent at home. I stayed in 2 one bedrooms on the 4th floor; one faced the church, the other faced the pool area. This is not a building where you can count on quiet time to meditate or do yoga. The courtyard echoed sound. People would swim at all hours--during my first few months--and randomly scream and laugh in the courtyard, also at all hours. The building is made out of wood. So sound travels. (If you live in one of the larger apartments, perhaps you have a foyer or rooms that are nested away and quieter.) I also heard that you can hear folks walking above you on the lower floors, so the insulation between floors is not good. If your neighbor decides to party hard on a week night, you'll hear it. And I had a neighbor who did that a lot! Also, you can hear when people sneeze, cough, open and shut cabinets...it was a lot like living in a bedroom vs. an apartment. The building attracted a lot of young people (privileged?) who seemed like party folks. Maybe there was excitement over it still being so new? When my window was open (4th floor) I could hear the building tours, and more than once a potential tenant was trying to make sure that there were mostly folks under 30 there. (There were tenants of all ages, but most were under 30.) However, the weekday daytime seemed to be the best time to relax in the courtyard and keep courtyard-facing windows open as most rowdy folks weren't home. I provided a pic of the view out of my first apartment, 4th floor, church facing. The church bell was right there and it rang daily, just even more on the weekend. I worked from home and did notice the sound. I even contacted the church to see what could be done. It would be dead silent and then I'd hear that bell or the random car with a loud muffler zooming by...and no, not all apartments are noisy if they are constructed well. Otherwise, the building looks really nice. The landscaping and amenities look beautiful. Maintenance responded in a timely manner. Light bulbs are replaced for free. The appliances were new; even the fridge came with a water filter. The garage parking was nice to have too. And the lounge was open 24/7. I really appreciated having a gym. I liked being able to walk to Trader Joe's and Whole Foods. The coffee machine often ran out, but it was a minor inconvenience. I also appreciated that the office was open on the weekends. Moving out was straight-forward with no hidden fees. Also, the area seemed safe. read more

The management is AWFUL!!! Especially Ivette, she is a miserable person to be around. Makes a very expensive place extremely unwelcoming. I have both experienced and heard of many horror stories at this places. Multiple off leash dog attacks biting other dogs and people, cars constantly being broken into and things stolen, and they just turn their heads away. Refuse to give out video footage. They do not care about their residents or protect them. The dog park is disgusting and never kept up with along with the constant dog pee and poop that rots in 120 degree stairwells all week long. A few months ago they held a pool party for residents and provided alcohol which lead to vomit and stomach bile ALL over multiple hallways, stairwells and floors, it smelled TERRIBLE especially with the heat and they didn't clean it up for 4 days. Everything is constantly broken, door handles, locks, grills, pool gate. The walls and ceilings are PAPER thin and it's the loudest place ever, constant banging and stomping and hallways smelling of marijuana. It's built insanely cheap, you can tell immediately. You can hear upstairs neighbors talking, showering, closing doors, whole conversations. You couldn't pay me a million dollars to ever resign a lease here or talk highly of this place and the people running it. Would give it zero stars if I could. EDIT- The comment from District at Biltmore below is a load of crap, currently live here and have for awhile- NOTHING has changed, more things have broken since this review and upon talking to multiple other residents, everyone else is leaving this place too. Great apartment complex! The amenities are excellent, including party rooms, a pool and hot tub, grills, fireplaces and an exercise room. The staff is friendly and accommodating and there for you with any issue. To address a previous review, the dog park can get dirty/unsanitary at times but honestly, that's the problem with the people who live here, not the management of the building. The guys who work maintenance are always kind and working hard to make the grounds clean and hospitable. The area is great- close to restaurants, shops and entertainment. It's also right off major highways. The management has events about once every few months so you can get to know your fellow residents. Very pleased with our move here! read more

DOG OWNERS BEWARE. The apartment complex is nice enough and the dog park area was a selling point. However there are significant issues with the dog park that make it unsafe and unsanitary for your pets. First, the dog park area is not cleaned regularly. There is always dog waste that has not been cleaned for days, sometimes weeks. It is a breeding ground for disease. Many owners won't even bring their dog into the dog park area because it is disgustingly dirty. Regularly there is dog waste around the apartment complex (not just the dog park) that is left without being cleaned up for weeks as well. It always smells really bad because they do not clean the artificial turf regularly. The management has done nothing to deter owners from not picking up after their pets. It is a health and safety hazard for the dogs and the residence. The pictures attached will give you an idea of what it looks like on any given day at the dog park. Second, the dog park gets the afternoon sun and there is no shade. With summer temperatures, theArtificial turf is extremely hot and is unsafe for the dogs to walk on. So except for early morning and late evening, the dog park is not usable. I and some of the other dog owners have brought these issues to management several times and unfortunately they have done nothing to address the issues. Many have moved out as am I. read more

I have lived here since November 2017 and can honestly say this place isn't bad. I've lived in most of the cities in the valley, but this is probably the nicest and most expensive. Utilities and flooring and walls are updated and modern compared to older apartments in AZ. Even with the front desk now rotating out, they have always been friendly and nice. If someone is being noisy, leaving trash out when its not trash pickup, or parking like assholes, talking with management has usually resolved my issues. In regards to poop in the dog park someone mentioned, the big problem is the owners being disgusting themselves and leaving poop. But I've noticed there is someone that picks up the left outs. Not sure if it's management or a dog owner taking one for the team. There's a high probability we will renew our lease for another year unless something drastically changes. read more

The District is a very unsafe place to live. Cars are broken into nightly and nothing is being done to stop it. I've lived here less than a year I've had my vehicle broken into three times and my bicycle stolen. I would estimate 30% of the people living here have had their cars broken into and management refuses to do anything about it. read more

I love living here. The property is beautiful, and well maintained. Carmen Thompson, the property manager and her staff take great care of me and my needs. The maintenance folks are so friendly and always say hi when we pass by. Top notch team. They have an after-hours assistance if anything is needed and fix things right away. I love the layout of the units. I'm on the first floor and we have VAULTED ceilings! But the amenities here are wonderful and I highly recommend living here :) read more

I lived here for over a year and enjoyed all of it! Very clean property and maintenance was always responsive. If you don't want to hear construction, don't rent an apartment that faces it directly, it's that obvious. I faced south and it was perfect. Never really heard any neighbors and even met a few friendly faces at the pool each weekend. Great place to live overall and I'd move back in a heartbeat. I recommend 100%. read more

I am a Travel Agent, due to the Covid virus I have lost my job and have no income, I approached the manager Brett Aicher 3 weeks ago advising him I have no income and could they/we work something out, I only have 3 months left on my lease and have an opportunity to live with my daughter until things get better and I am making money again, He offered me to not pay April's rent and they would tack it on to May's rent, now how is that going to help? He advised that is all they can do. Why can't they let me out of the remaining Lease, I advised him I would downgrade to a small 1 bedroom, Nope they cant do that, I offered that they can show the apartment and rent it out. This is terrible, now I cannot pay rent and its going to go on my credit now and I will not be able to rent again. Horrible! read more

This is probably the worst place to live in the entire valley. Construction starts at about 7:00am and does not stop until about 6:00pm. What that means? It means airhorns sounding off, continuous beeping from the tractors, nail guns, hammers, 100 workers shouting... do I need to say more? I believe the icing on the cake are the elephants above us who stomp until you want to put in earphones. But, even when you do you can still hear everything. We cannot leave our windows open unless you want the entire unit to sound like a construction site. The dust on the balcony is literally stained from all the dust. Since I work from home I am lucky to hear this all day long. You could imagine how annoying it was for the office people to tell me "well can't you just come to the business center". After paying over $1,550 a month for a 1 bedroom you can imagine how annoying that was to hear. Also, I was told the manager would reach out to me. It's been almost a week since. read more

I love living here at District at Biltmore. Felicia and Carmen are THEE BEST leasing management team I've ever had the privilege of working with. I had to renew my lease and wanted top floor unit and they found the perfect one for my needs and facing camelback mountain. They are seriously unbelievable and go above and beyond. Carmen the Director literally emailed me at ten pm about a unit that miraculously became available. Talk about dedication! They are so much more then just the best leasing management team but amazing humans. I love talking to them and seeing them even about personal stuff. They truly care about their residents and have fun taking care of the property and doing the best job to ensure great experience for us all. Aside from the amazing mgmt the apartments are modern, well kept and the pool area is large and great! The lounge club house is beautiful as well as rooftop for hanging up with friends. They keep taking my review down - This place allows unleashed dogs to roam the property and allows residents to be psychically assaulted by other residents. Jose Castro will not evict someone who psychically assaults you or allows their dog to bite you. I lived at the District at Biltmore from March 2018 - June 2019. I was psychically attacked by an intoxicated resident and bitten her unleashed dog at the community pool because I asked for the owner to put her dog on a leash. The assault was so severe I have a permanent scar on my face and had to get medical attention for the dog bite. When I reported the incident to Jose Castro the property manager, he assured me that the resident's behavior was an incurable default of the lease terms and she would be evicted by the end of the following week. He lied about evicting this person. In addition to lying about enforcing the terms of the lease agreement, he and the District at Biltmore Management created, nurtured and protected the environment in which this assault occurred. The community rules barring dogs from the pool, barbecue, and other common areas were never enforced by the management. Further, the City of Phoenix leash laws were never enforced and the property management routinely allowed all dogs to roam the common areas unleashed (Great Danes, German Shepard, Labs, poodles, you name it). I retained an attorney to pursue civil and criminal action against my attacker and the apartment complex which is still ongoing. read more

Was in this complex a week or so ago grilling some dinner on a week night & after the person that I was with was bitten by a dog one of the 40+ year old female residents who unfortunately wore a bathing suit to the pool grabbed her cell phone from her hand, smashed it against the grill & full out attacked her. I had to literally pull her off of her to get her to stop. The complex was contacted & this had to be escalated to the property management group after nothing was done. Fast forward 3 days & out to grill again...There was a great dane, a chocolate lab & another dog running loose again throughout the pool & commons area & owners appeared the same as the aforementioned. Not something one might expect for one of the highest priced places in town. The on-site property managers were aloof at best & didn't seem to grasp the concept that someone was physically attacked by both a dog & an inebriated tenant who slurred to us we'd just have to put up with her dog biting us while she sat in a commons area where she couldn't so much as see her pet. I'm embarrassed for them at the way this entire situation was handled. I'm not going to make mention of the false alarm that required the entire premises to be vacated this afternoon... read more

The complex looked great but seeing the poor reviews and not being comfortable with the folks working on site, I decided to go else where.
