Living at Peak 16 has truly been a blessing for my family and me. From day one, Jaqueline has gone above and beyond to make sure we felt welcome. Her customer service is top-tier -- always kind, attentive, and genuinely helpful. The two new office managers have also been incredible additions to the team. They're sweet, approachable, and create such a positive, friendly energy every time you walk into the leasing office. The amenities here are unbeatable. We've got a huge pool with beautiful cabanas that feel like a resort. The gym is fully stocked with everything you could need, and the pool table room has become a fun little tradition for my son and me in the evenings. It's usually quiet and feels like our own private space. Between the gym, pool table room, and lounge areas, there are TVs everywhere -- easily 10 or more. One of our favorite parts? The views. Our balcony gives us insane sunsets and a clear look at downtown Phoenix. It's just a 30-second drive to the 51, which makes commuting a breeze. The community is full of relaxed, hard-working, and family-oriented people. It's super peaceful, quiet, and feels extremely safe. Honestly, it sometimes feels like we're the only ones here -- in the best way possible. Maintenance and housekeeping are always on point -- fast, respectful, and thorough. Writing this just makes me realize how grateful I am to live here. But really, it all starts with the people in the front office. if I could give this place no stars I would...this place is hell and you should not live here. Unless you want to pay a super expensive rent bill to deal with plumbing issues, loud neighbors, your parking spot taken, a courtyard that reeks of marijuana, dog poop all around the community, and a front desk team who lounges around and helps no one. The towing company will never actually tow any car so if someone takes your spot you're out of luck until they leave. The managers Crystal and Dominique are unhelpful and after multiple complaints about issues in my unit they're only suggestion is to break my lease. There is no attempt at actually trying to solve any issues. Maintenance team is nice but when my sink was not draining and there was black residue coming from different sources of plumbing they say "it happens". Worst Complex Ever- Do Not Live In this awful jail like "luxury" apartment, there are multiple health code violations and the entire place smells like a motel 66, Smokey stuffy and moldy, they don't have proper cleaners. Roof always leaking. The staff are the laziest workers and need to improve absolutely everything, it's an embarrassment bringing my family over and the gates not working, unlocked doors for homeless to come in, health violations ect. Good luck if u ever live here, MAKE SURE TO WALK THE PROPERTY and realize it's not dog friendly either, DONT live there if u have dogs or even if you don't. read more

DO NOT LIVE HERE! I was a tenant for over 15 months and management does NOT know what they are doing. There has been vandalism on the property, outside my unit and even the main office was broken into and personal information from tenants was taken and tenants were NOT even informed until months AFTER! There's always an issue with the main elevator, my guest had her vehicle towed for NO REASON, the unit that was given to me initially was dirty, not ready for move in-I was forced to sign a new contract adding more months to my lease just to get into a bigger unit as original unit info was misrepresented to me AND NOW THAT I DONT LIVE THERE, I AM STILL WAITING FOR MY DEPOSIT BACK...60 days later. When I moved into Peak 16, I loved it - thoughtful welcome gift, clean environment, gorgeous lobby, and the most helpful staff. Unfortunately, the only consistent quality is that the staff is still great, but Peak 16 isn't nearly as nice as it appeared. 1) Flooding - For months now, I've had issues with the Juliet doors in my studio not being able to withstand any rain. There's been constant flooding issues to the point where I have to borrow towels from neighbors to prevent my items from getting ruined. Despite promises from Peak 16 to contact the contractors and come up with a plan, there has been no update on when this will get resolved and the first incidence happened August 10th. 2) Fire alarms - There has been two instances of fire alarms going off in the middle of the night for no apparent reason. As a medical resident, sleep is a scarce resource and really affects my ability to perform the next day. 3) Elevator not working - The elevator is pretty much always broken. Quoting another resident: "I have never encountered anything in my life that's as sensitive and useless as that elevator." The only redeeming factors are that the other residents who live here make great neighbors and Peak does a decent job of organizing events. However, the basic function of an apartment is to provide a safe living environment, and I no longer feel that exists here. read more

I moved into Peak 16 almost two years ago and have had a great experience. The property is well-kept, and maintenance has always been quick to respond to issues. The location is very convenient, as there are many shopping and dining options within walking distance (Pizzeria Bianco, named America's Best Pizza by USA Today, is a half-mile away). In addition to the good upkeep, the property has also enjoyed constant improvement, such as new poolside furniture and increased camera coverage in the garage. The staff arrange many community events, including my favorite, inviting food trucks to the premises for residents to enjoy. I work from home most days, so the fiber internet is a huge plus as well. read more

This place has gone downhill in the past 1-2 years and it's disgusting now. They charge for a luxury property still when there's fecal matter caking the hallways, a green fungus swamp swimming pool, lack of secured entry, multiple thefts, lack of night lighting, and overall unsafe. Read the recent reviews and they are all 2 stars or less. Read the reviews from over 1 year ago and they are pretty much all 5 stars. It used to be so nice but now the management is careless about everything except more money out of residents. The front entry gate is broken every single week for AT LEAST a day, usually 3-4, allowing any car to drive in off 16th. The "secure" doors that are supposed to require a fob to enter do not work. You can walk right through the door even though the reader shows red, they are basically a decoration at this point. This includes two outdoor entry communal doors, so not only can someone drive in and park but they can walk in and chill too. The residence has had to hire security run around the building and kick out the strays. Someone's car gets broken into once a week. Likely by these strays but who knows because they won't ever share the camera footage (if there even is any) with resident. Don't be fooled by the "secure" package lockers either. Every single locker is full which means any package a current resident gets is thrown into the giant shared locker. Anyone with a code gets to then open this locker and rummage through, you'd think residents wouldn't steal other packages but they do. I used to have a bottled water subscription and it got stolen every week, 4 weeks in a row, within an hour, by some other resident opening this package locker. I had to cancel. I don't get packages delivered to my own residence anymore because I know there's an 80% chance I won't get it. There is no maintenance crew currently, hasn't been for a few months. I had several open work orders that I gave up on. For me, part of the benefit of paying so much for an apartment is that it should be stress free when it comes to fixes that home owners deal with. I shouldn't have maintain weather stripping so my patio doors shut, fix a broken ceiling fan (in the AZ summer ), troubleshoot a/c, fix a leaking faucet, broken dishwasher, etc. I also shouldn't have to maintain the yard or landscaping. Well the management company clearly thinks they shouldn't have to either. The pool is green. It's the middle of summer and the pool has been green for weeks. The outdoor lighting in the common areas is all burnt out, for months now. The grass pad is repulsive and REEKS of urine, you can tell it's four years old and has never been replaced. The outdoor funiture has clearly never been replaced either. We live in Arizona with 112 degree days for three + months. Outdoor furniture just doesn't withstand for 5 years with hundreds of people using it. The management company doesn't care, they still use the original stalk photos taken back in 2018. The landscape has dead trees literally fallen over just laying on the ground and if they do decide something needs to be replaced it's removed, thrown away, and never replaced. Becomes a new empty space that once was. I regret resigning. The management is a joke, at a bare minimum you guys need to be keeping the residents safe. This is so unsafe. read more

#LoveWhereYouLive! We went through a 2-year process of downsizing from a large home to apartment living. Suburban folks gone Urban! That's us! We considered four different areas of the valley and landed ourselves at Peak16. To start with, the location is spot on. I guess it's considered the Biltmore/Arcadia corridor. Here's our life in a nutshell. We have 8 min commute to work and the airport. We are foodies, so the restaurant/bar scene options are endless. We Uber/Lyft most of the time and beach bikes are now on our must have list. Always something to do in Phoenix and Peak16 is also the host to resident events too! I've posted pics of our most recent get togethers there. Our apartment comes with absolutely everything that we needed! Do I miss my space? Yep, but it's a trade off! It was a process. Urban living is typically smaller spaces and different surroundings, but Peak16 offers open spacious floor plans with upgraded fixtures in stainless steel. Love the single basin sink in the kitchen and double side by side frig! Completely feels like that of custom built homes, just slightly scaled down in size. Quartz countertops are beautiful and seam to be durable. We really enjoy all the amenities especially since everything is accessible 24/7! The best way to describe the clubhouse is it's like walking into the lobby of a JW Marriott! Very luxurious and modern. We should know because we only stay at Marriott when we travel. Fitness center: We are downsizing our gym membership because Peak16 has pretty much all we need. Not sure I want to let the secret out, but they have a Peloton Bike as well as 3 additional spin bikes! Fitness on Demand, yoga area, free weights, treadmill and much more! They had a cool boot camp class one night for the residents that was super fun. Still keeping gym membership too. It's just us! We are having to adjust to all the socializing we do now compared with when we lived in our home. Lol! Park in garage, close door and don't leave again kinda of days are gone for us! Some of our favorite little side perks to living here: 24/7 Coffee Service! Just as good as Starbucks! Their machine offers lattes and espresso with flavoring options! Original Pac-Man machine, pool table, and multiple TVs to watch your favorite shows in the beautiful clubhouse! When was the last time you saw a machine like this? Mail delivery: We get a lot of packages between personal shopping online and work samples/marketing supplies so we love the Luxor Package Center! Our packages are scanned, put into lockers and we pick them up at "our" conveinance with a code sent via email and text message! So cool and user friendly. Then there's the 1-day dry cleaning service! We don't have an overabundance of dry cleaning, but it still very convenient to have it right there on site! Storage onsite: This is wonderful. We have a locker on site. Might be limited availability. We were only the 5th resident(s) that have moved in at the time. Lastly, the move gifts are above and beyond! You'll have to move in before you can really see and appreciate all the wonderful goodies they give you! However, I have posted a sneak peak pic of ours! Looks like this will be our home for the next couple of years until we decide on fav area to purchase retirement space! Only problem is, we won't have all of the amenities like here! I have lived in the area and have been watching these apartments closely due to their location right on the 51. We finally got a chance to tour the apartments and fell in love. We (my partner and I) already had an apartment on hold at Elevation on Central on the fourth floor. By moving to the uptown area we were compromising with what we ideally wanted in an apartment. After seeing Peak.. we immediately applied! With Peak there is no compromise! We get to stay in this area, I get to keep my gas stove, we get to still live on the forth floor, we are getting more sq footage, and get a decent view - my commute also gets to stay the same! We move in during phase 2 of the construction, but I am starting my review as it will evolve over the course of our stay, but I cannot tell you how awesome Austin and Emily are in the office! They went above and beyond in helping us find the right apartment and even ventured into the apartment we were interested in to take photo of the view! Thanks Guys! Attempting to rent an apartment at this location was probably the most horrid experience that I've ever encountered. I spent over two months going back-and-forth and barely being communicated with. I did like the location but they are absolutely ridiculous that communication and demands just to get an apartment. And please don't expect to be looked at like a person. I lived at Peak 16 for three years. The property was sold twice and the management of the property declined rapidly. The property still looks good but it is not managed well. I nicknamed Peak 16 "Grand Theft Auto" because of all the issues. I shared this feedback below with them as well. Here are my reasons for not renewing my lease with them: * Safety -Items were stolen from my vehicle on three separate occasions. Also, the lack of cameras in the parking garage is a big concern for me. -The door leading to the main office in building one has not been closing properly for months. So, as you can imagine, the building being exposed to 16th street all night is scary. I asked for a sign to advise residents only to use that door for emergencies. Unfortunately, there isn't a sign up there to date. * Change in ownership -Excellent apartment properties are all driven by management. Overall there is a lack of communication, initiative, and commitment to keeping the luxury status accurate. The first team that managed Peak 16 was fantastic! (Rachel and Emily) -You have lots of turnover in the leading office. Some attrition is natural but the team used to go out of their way to know the residents. * Change in resident courtesy -I had three glass 5-gallon containers stolen from my front door that was meant for pick up by Sparkers. I live on the 4th floor so it means that a resident or guest of a resident stole them. I had to eat the cost of those bottles. There are also no cameras in the hallways of the building. -Residents leave their trash in the garage and on the floors of the trash room. It's just not clean and sanitary. I lived in the building facing Camelback and had an ongoing fight with the owners of Ajo Al's. They have workers that would turn on equipment at 5:00 am. It was a nightmare. I would just do your homework before leasing with them. read more

I toured two 'move in ready' units and there were multiple issues including a freezer handle that was clearly falling off, floors that were peeling up and bulging areas of the bathroom wall. I have been living here for 2 1/2 years and I'll probably get a lot of retaliation from Peak16 management team due to this post. They don't tell you when there are break-ins or incidents that require police attention, such as multiple cars being vandalised and car windows being broken on the same day. This is definitely not the safest area that's why we have gates. We would never live here if it was not gated. People get shot, killed, robbed just down the street all the time.The front gate has been broken for a few weeks, so someone was just able to come in and steal my three wheel motorcycle. Management refuse to give a video of the day the motorcycle was taken to the police without a subpoena. Now I have to file a lawsuit against them just to find out who took my motorcycle. The time I've taken off to deal with this is going to cost them more then my bike. read more

I really like my apartment and the location. My only issue is the constant noise of weights dropping in the gym which has increased over the last few months. It sounds like a bowling ball being dropped and it vibrates the floor. This issue has been reported to management by more than 1 person. However, management has not resolved the issue and it has gotten worse over time. This morning we could hear weights being dropped at 3 am and this was only a few hours after someone was dropping weights at 11 pm. To make matters worse, management can hear it in the leasing office during the day and the issue continues. I guess when it does not affect your sleep, you don't care. There are no signs in front of the free weights, no padding to dampen the noise, no insulation on the ceiling of the gym, etc. Therefore we hear the sound of weights being dropped on concrete night and day. read more

**part two** Michael P. Our review was too long for one post so here is the second part. Due to Co-Vid 19 and our increasing frustration with management, we could not wait for our lease to end. As some of you may know the Phoenix house rental market is extremely competitive. To secure the house we wanted, the owner required we start our lease on April 15th instead of the beginning of May. Our Peak 16 lease ended May 2nd. We viewed this as a blessing and agreed. Why stay in an apartment and risk getting sick from sharing public elevators and such right? On April 15th we moved in, I notified Peak 16 and ask to reserve the elevator for the movers. We did not have to do this when moving in since we were re-locating from cross country and didn't have any furniture. The movers were only able to come between 2 pm and 4 pm that day. I asked if we could reserve the elevator and was told that they would only be willing to reserve it from 1-3pm. I ask why and they said that was their policy. I instantly remembered about 5 instances in which I came home from work well after 5pm only to have the elevator locked. I asked about this and they said that was because they forgot to unlock it. I asked if they could provide us that same courtesy, they informed me that they would not and that they would be sure to be enforcing this policy for us. Now we are finally moved out and enjoying our new house. I receive an email from Peak 16 with a bill for the full month of May. I instantly email management and ask what is going on with this. Our lease ended May 2, so why am I getting a bill for the entire month. They tell me that the system automatically does this (okay no biggie). Then they tell me I should figure out what the correct amount is on my own. Not "our bad. Let us fix this" but "figure it out on your own". This was around April 20th. I let them know that we are already out of the apartment and if they would like to move our lease end date to April 30th that we would hand in the keys early so that they could start preparing it for the new tenants. They said "you can hand in the keys early but we will still charge you through May 2nd". In my head I am thinking "why would I work with you if you won't work with me?". I would have given them the keys on April 20th and let them get started on the preparations for the new tenant but they chose to milk every penny they could. Now I understand contracts and that is our obligation so if that is what they want to do that is their decision. May 2nd comes around and we return to our apartment to clean for the final walkthrough. At this point, I am not taking any chances or giving them a reason to keep my security deposit. We get to the door and hear music playing inside. WTF! The maintenance guy opens the door and he's doing work. We ask what is going on and he informs us management told him to start working on the apartment. So basically, they let themselves in to an apartment that was still ours and that they were adamant about charging us through May 2nd. The maintenance guy also told us that prior to his arrival entrance that morning the carpets were already vacuumed and that there was dried plaster on the walls indicating someone was already inside prior to the morning of May 2nd. I voiced this concerned to the Peak 16 employee that checked us out but surprise he was substituting from a different location. I email Peak 16 about this that day stating that 1) we better receive our full security back since they have workers in there before our walk through took place and 2) we should be charged for May 1st and May 2nd because we were out and they had their people inside working. Sunday May 3rd they respond that the community manger would be in touch. It is now Thursday May 7th and no response whatsoever. I will summarize by saying what started off as a great experience quickly faded and if you chose to rent here you will most likely be disappointed and regret it. To provide an update, immediately after posting my initial review. They said they would be returning my full security deposit and asked if I would take down my review. I told them I would consider updating it once I received the refund. I well it's now been 37 days since our lease has ended and we have still not received the refund. STAY CLEAR OF PEAK 16. The former staff was amazing but the new staff that have taken over the property are an absolute NIGHTMARE to deal with and the complex is no longer the luxury appeal it use to be. ( Notice how there is no positive reviews since 2020...) My apartment would leak from the ceiling every time it rained, AC Unit would break during the summer, I would have electrical issues and my entire kitchen would have no power, ceiling fans would not work, and the hallways always smell like trash because of the trash shoots. The fire alarm system will have malfunctions and go over in the middle of the night and this has occurred on too many occasions to count. The non-smoking regulation is never enforced and many residence smokes in their apartments so if you have severe asthma don't get fooled with this promo. The walls are so thin you will be able to hear your neighbors sneeze in their apartment, and much more. The hallways carpets and elevators (if they are even working) are destroyed from all the dogs in the complex having accidents on their way outside and never get cleaned. The gates will break and be left over 24/7 leaving no security or they will break and not open and your car can't enter the complex. In addition, be prepared for your maintenance request to get ignored for weeks on end. Speaking with the staff is even worst because they are extremely rude, unprofessional and will lie to you on many occasions. Don't ever expect your phone calls or emails to get returned because unless you are a new tenant signing a lease you are not a priority. The property manager Charlotte Warda will lie to you of what the fine print in your lease entails so that you will get stuck with paying additional fines of $800 so don't expect to have any trust with the staff because in reality they have no clue what they are doing and only trying to get money from you. All their positive reviews are fake and they have an internal reward system for residence to get target gift cards if they write them positive reviews online. read more

It makes me so sad to write this but for the good of the community (and people considering to move into Peak 16) I feel like I need to share mine and my boyfriends experience living here over the last few months. Let me just preface my review with the fact that we absolutely love our apartment and the community grounds (hence the 2 stars). The grounds are generally clean and well kept, the complex itself is close to a lot of shopping, bars and restaurants, and the parking situation is awesome since my boyfriend is often called out to work in the middle of the night and can always find parking any time of day (since I have the spot in the garage). Now, living in an apartment comes with a lot of pros - maintenance, free gym, nice upgraded units, etc., but in turn there is one main con for us when it comes to living here - NOISE. Particularly our upstairs neighbors. It is inevitable that you will encounter noise from neighbors in an apartment, however, the way that the new office staff and manager have been treating mine and my boyfriends consistent pleas for help with our upstairs neighbors (who we think are making noise out of spite now) is completely disappointing. I've sent videos, called courtesy patrol MANY times - which usually nothing ever comes from other than a report sent to the office, and have emailed Charlotte (the new manager) in the middle of the night when the noise is happening. I'm not even kidding, CONSISTENT stomping, pounding noises, slamming doors, loud TV, music (during Monday-Thursday quiet hours, we're not that grinchy), and furniture moving noises happen every single day directly above us. We even hear the people above screaming at each other multiple times a day, usually at night. If they ever tell you about anything in the apartment being sound proof (walls, floors, windows, etc.) - it's obviously not true. Countless times both myself and my boyfriend have been woken up in the middle of the night by noises above us. We both work full time, my boyfriend often times puts in 80 hour weeks - so you can only imagine how frustrating it is to try to relax at home on the couch after a long day or even God forbid try to sleep with a raucous clan of people living above. My initial email when the new staff took over went ignored until I called in and talked to Rachel. She said "I'm sorry, Charlotte was supposed to get back to you" oh okay great. Not how I thought a new manager would treat tenants, but okay. After finally getting an email reply from Charlotte she told us they would need to contact their attorney to see what can be done. After waiting over a week with no updates (this is the best part), she then offered us to transfer units for ONE THOUSAND DOLLARS since their attorney said they can't do anything further to help us. BUT if we waited until the last month of our lease, the fee would be waived. First off, WHY should we have to pay that fee when this is something that is out of our control? And secondly, who in their right mind would move units the last month of their lease? Overall, we are super disappointed with how we have been treated. Considering the holiday, I have given them more than enough time to get back to me since my last email to Charlotte, and of course it has gone unanswered, again. My advice, there are a ton of apartments in this area, really do your research before making a decision. Obviously, we will live here until our lease is up but it would be nice to have more support than we have been getting with this situation, or else we would be resigning a new lease when our current one is up. read more

I revised this review after management changed. It can still be frustrating to live her because the walls are thin and you can hear neighbors quite easily. The last few months have been rough will the facilities being closed a great deal of the time, this is due to COVID, I understand, but part of the value we pay for is in the amenities. So it is disappointing there has been no price adjustment to reflect this. Otherwise this is a good central location, next to a park with active an active dog group, and not a bad place to live. read more

This complex has given me the BEST experience I've ever had during my apartment hunt and living all over the country in LIFE. And I'm not kidding. The way I was welcomed from the second I stepped in the door made all the difference. Emily was my agent and she asked all the right questions and personalized my welcome package to my needs which showed that she was listening. Rachel and Austin were also amazing during my hunt and remembered my name! My fiance and I were the first residents to move into Peak 16 and we fell in LOVE with the place from day one! Emily and Rachel have been such a great help with our transition into a brand new community. As I'm sure with any new build, there are a few kinks to work through and the Peak 16 staff were on top of every single one! The maintenance supervisor, Jesse, promptly attended to our maintenance requests and made us feel right at home. The leasing staff even made us a housewarming/welcome gift that was just PERFECT! (Thanks Austin, Brooke, Emily & Rachel!) A few notable things to mention about these luxurious apartments... The stove is a gas stove!! The upgraded fixtures and the tile backsplash give the kitchen a very modern but elegant feel. Oh and the kitchen, is MASSIVE!!! So much counter and cabinet space, you wont know what to do with it! The island is perfect and we love the white granite countertop! The fridge and freezer are spacious and we love that all the rooms have ceiling fans! The shower is massive and very spacious. We love our full size washer and drier that is tucked away in a cute laundry room. We love the hardwood floors all throughout the apartment and the fluffy carpet in our bedroom! The closest is a walk-in and even the studios have ample space in them for two people! A few notable things to mention about the amenities... The fitness center has a Peloton bike and various other bikes that you can take cycling classes on! We LOVE it! The fitness center, clubhouse, game room, pool, grills, fire pits, bocce court and various other areas are all 24 hour access! There is a coffee machine in the lobby and has all the options you can possibly fathom for your start to the day! We love the trash chutes on each floor, very easy access and they are dispersed among the community. And the garage is underground and all concrete, so it keeps our cars cool even in the dead of summer! This is an awesome design perk to this community! I highly recommend moving into Peak 16 and seeing for yourself the wonderful things this apartment community has to offer! YAY! read more

This is my second year living here and I regret renewing my lease. This place is incredibly dirty and poorly maintained. There are a lot of dogs and our hallways are littered with dog excrement including dog urine. Sometimes our hallways are not cleaned for several days despite several requests by residents. The common areas are simply disgusting. In the summer I will rarely take my kids down to the pool because the crowds here are loud, using inappropriate language. Sometimes smoking marijuana and drinking while playing loud music with explicit lyrics. Certainly not kid friendly at all. There has been vehicles and other personal property stolen out of our garage and despite several requests for cameras nothing has been done. The ladies at the front office are professional, always polite and kind but I feel like the problem is not them but upper management. I could go on and on but I will simply say I don't intend to renew my lease here and would not recommend this place to anyone. read more

This place is amazing! I've stayed here a few times now at their guest suite apartment since my friends live here. The office staff is so friendly (Rachel, Emily and Alex are the best!) and go above and beyond to ensure my stay is top notch. Today they had a "shark week" themed pool party with free drinks and plenty of food. The pool is excellent, always spotlessly clean and refreshing and the apartment interiors are beautiful. So glad I get to stay here during my visits to AZ, if I lived here full time I'd choose this place for sure. read more

You will love living here! I have had such a good experience from the day of touring to the day I moved in. Alex, Rachel and Emily have been so kind and helpful. The property events are always fun and a great chance to meet people. Maintenance has been quick to fix anything (part of my issue was human error lol). I have family over constantly and they never have any issues parking which was a big seller for me. My only "complaint" is that I work too late to make it to their free fitness classes. read more

We moved here from Texas and didn't know what to expect. Peak 16 was the first apartment complex we visited when we were searching for a place to live. The staff was so friendly and the complex had so many cool amenities. We instantly loved it! We went on to visit a few other apartments but we kept comparing them to Peak 16. That's when we knew what the right decision was! We signed a lease that day and have loved it ever since then. They made the moving process so easy by reserving the elevator for us and even had a welcoming gift waiting for us in the apartment! We've lived here for over 6 months now. The residents are all very friendly and respectful. You get a real sense of community. Peak 16 also offers monthly events with food and drinks. They've really made us feel like we are home. The company or their employees must have written these reviews, note how there are no reviews on their web-site, I know why; This has been one of the most disappointing, disgusting skams , I have ever encountered. My sister came in to check the apartment and get a quote for the rental, they showed her the only 1 bedroom, and said there were no studios left, The quote was 1295.00 to 1395.00 for the unit. I came over two weeks later to rent the apartment, was told it would be 200.00 more a month for a short term, first payment was for 1630.00 with a couple of extras. Then in February Chase called and Said they tried to put thru a rent payment for 1980.00 Their response was I did not read the contract carefully. The next rent was for over 1800.00, you have to go on a portal every month to see what your rent is. I knew I was to pay electric and cable, that's what I was told: Not so; They charge you for trash, garbage, sewer, and common electric. plus a service fee of 150.00 plus taxesI I can not afford 400.00 to 500.00 a month over what I thoughtI was paying. Emily turned the pages of the contract and showed me where to initial, I still do not have a copy. What ever you do take some one with you and take your contract to someone else or an attorney.It was my error not to take the contract and have someone read it also. I am an older widow and trusted them. The manager Rachel came in but said all this was my fault because I did not read the contract carefully, and this is not what I was told. My rent for a 1 bedroom, is 1530.00 base, It should be 1395.00 + 200 = This property is very nice, but not worth this kind of money. Hope this will save a lot of you my pain. read more

Home Sweet Home! I love my apartment community! It's clean, pristine and it's perfection. The ladies in the office are kind and so friendly. See Brooke if you're interested in a genuine experience when it comes to finding a place to call home. It's safe. VERY safe. The amenities here mirror those of upscale resorts and hotels. PAC-MAN? They got it! State of the art gym? CHECK! The pool is so luxurious and there's so much common space for friends to hang out, parties to be hand and hamburgers to be flipped! Its centrally located and there's so many great restaurants and shopping too! This community also LOVES animals and welcomes all kinds of pets. My apartment is spacious and the air blows ICE COLD! The best apartments in the city of Phoenix. Everything is brand new, once I've seen the reception I was 100% sold. ​The staff is​ super helpful and they are always there for you. The best feature in the complex are the amenities. Also, all the appliances are brand new and they are definitely fancy (5 stars). I like the hot drink machine, which is available for you anytime. I have lived at Peak 16 for a few months now. As a person who has been a renter for 15 years, I would like to commend Peak 16 on their excellent customer service. The maintenance always responds very quickly to any requests with a smile. I find every interaction that I have with them to be quite consider it.
