Genuinely the worst mistake I have made is signing a lease here. We are currently facing record high temperatures in Phoenix during the winter and for some reason this complex is on a system from the 1970's so your air conditioning gets turned off in favor of heat. The heat is super useful during our 80 degree days while I work from home. When I asked management for help, because they did not put it in the lease that the A/C would be turned off, they told me "that sucks get a fan". you're better off living in a box up in flagstaff then here. read more

Which is wild ... yeah it's cheap but if you don't want maintenance to actually fix issues such as mold then run. It got so bad I had someone trying to break into my apartment late at night , come to find out it's my neighbor. Which I'm sure he still lives there after the trauma he caused. DO NOT MOVE HERE. I lived at Solaris for two years and so thankful to be gone. The complex is run down, the hot water was being turned off at least once a week for "repairs" it became so bad that they stopped notifying tenants when they would shut it off either because they didn't want to leave a paper trail or they literally didn't think to even bother letting the tenants know, the pool has been so dirty that's it's been regularly locked from the public, the laundry room has no AC and the machines are constantly broken, the maintenance team is terrible and does "bandaid" jobs. I guess they don't know that tenants like to record everything and when the previous property manager who left this year who had been there for years came to our unit to access the damages we wanted repaired in our house she went on a whole rant about how the maintenance team is horrible and never does their job and how she always has to call in her husband to fix it. Our sink was literally not installed properly so it was filled with water and mold, they tried using a shop vac to get it out and when they couldn't get anymore water out they said "oh well" and it created such bad mold and smell which is how we discovered the problem int the first place. The toilet flusher broke, they replaced it with the wrong part and we had to go in and fix it ourselves. We told them our AC wasn't working as much as it should be and was leaking. They once again shop vacced it and then wrapped a wash cloth around the leak that would eventually just fill with water that they would just replace with another wash cloth. You can literally see mold growing from where the air vents let out, mold grows super quick in the toilets and in the sinks. They made sure to remodel the office and pave the parking lot but did no repairs needed for units or the property. It's crazy to me that we literally have a 15 minute + recording of the old property manager just talking about how terrible the maintenance is and the property upkeep, and we just had to listen about how horrible our place of living was. Every time I would vacuum, the vacuum would pull up the edges of the carpet, to the point where we told them we needed it repaired. They told us we would need to move everything out of the apartment and find somewhere else to live for them to repair. Obviously we couldn't do that so we asked for just a temporary piece to go over where the nails were and we ended up having to buy one ourselves because we were just so tired of reminding them and nothing getting done. It literally got to a point where we didn't even want to call the maintenance team if something happened because we knew they would either do nothing or make it worse. The only reason we didn't move sooner and stayed as long as we did was because of financial hardship at the time. Now they want to increase rent and have us paying $1900 a month for a small unit that is rundown and continuing to get worse. Make it make sense. This place does not save you money with "utilities included" anymore, they updated their systems and prices through a new company and we literally paid then what we pay now at our new place with our own APS account with way better AC. I assure you that you can find something better for the same price! read more

We appreciate Natalie and maintenance for being the messengers in a tough time and doing their best to help. The manager Nancy has REFUSED to call in a professional to fix our air conditioning. I requested help a month ago with this! Our dog has THROWN UP because of how hot it is. Moving out as soon as I possibly can, after getting my months rent reimbursed. Also, asked Nancy for the sunrise management corporate email and she refused! Does she not know how the law works? I really don't understand some of the negative reviews for this apartment complex. My husband and I have lived here for the past two years and it has been a lovely experience. The maintenance staff, Natalie and Nancy have always been such a pleasure to communicate with. Whenever we have needed to contact someone, staff was always immediate to respond. For the location the price is great, especially for utilities included. The apartment and common areas are cute and trendy. Although the units are small, you can't beat being so close to everything. Definitely a young working class vibe. I'll miss being less then a mile from Whole Foods and Trader Joe's! If your looking for something small, nice and close to all the things this place was great! read more

I've lived at Solaris At The Biltmore since late February 2017. Overall, the place is not bad. I'm in a building on the south end (older construction compared to the north end) and I never hear a peep from my neighbors through the shared walls. Common corridors do mean, however, that people will be walking/running/talking past your door at all hours of the day and night, which is not exactly silent. There was a minor change to the staff in the management office since ive been here, but overall the women in the office are rather friendly, as is the maintenance man. They do their best to solve problems quickly as they arise, though sometimes miscommunication can result in needing multiple maintenance visits to resolve a problem. Parking can be at a premium if you arrive home late at night. The place is gated 24/7 but many times since I've lived here, the gates have had malfunctions and been left open for as long as it takes to be repaired, which in some cases has been multiple days to a few weeks. I feel relatively safe here and don't often notice a lot of sketchy people milling around, though this complex is basically at what I'd call the dividing line for the nice area of the Biltmore (north of Campbell) and the ghetto area (south of Indian School) so it's not uncommon to see nicer cars in the area but then pass someone sleeping on a bus stop bench down the street late at night. My only major gripe (aside from forking out nearly $800/mo for a 400 sq ft apartment including utilities) is an occasional problem with roaches. I wouldn't call it an infestation, just the random roach here and there scurrying about the apartment (mostly during summer months or if a neighbor in the vicinity has moved in/out recently). Nothing that a few roach bait traps can't help, in between the weekly exterminator sprayings around the complex. It's great being so close to so many things by living here, and very close to the 51 for ease of getting around. For being so near the spendy Biltmore and Arcadia neighborhoods, I suppose one could consider this a good value, though sharing a 1 bedroom with someone here would probably make more sense from a financial standpoint. read more

I have had a good experience living at the Solaris at the Biltmore. its a quiet complex, well maintained, and the staff has always been friendly to me. Each apartment is different and some have been remodeled better than others. My apt was done nicely, while my next door neighbors apt. wasn't as neat. I would suggest seeing the particular apt. you will be living in, not just the model apt. that they show you. The best part about this complex is that it is located in a great area, the rent is reasonable and includes electricity. No Pet Fees! Amazing. I would recommend this complex. read more

I have lived here for just over 6 months and just renewed my lease for another year (mostly out of convenience). I love the area, the complex is clean, I live in the south building and it is very quiet in comparison to the north one from what I've seen. I think there has only been one party since I've lived here that was out of control. I also like that all utilities are included in the rent but just to clarify comments I've seen below there IS pet rent. I believe it's $30 a month and possibly more if you have more than one animal. The previous management didn't charge for pet rent but this management currently does unless you grandfathered it in your lease or something. All that being said... there is a lot to know. I am not one to complain about anything but I have probably become the vocal/hated one by now at this place. 1) Maintenance SUCKS. It has taken 3 times MINIMUM to fix ANYTHING with this new management. I have only ever seen ONE maintenance person and have to call multiple times just to get someone out to my apartment. Sidenote: I have expressed multiple times that I do not want anyone setting foot in my apartment without me there/at least without my permission and time and time again they have come in despite my wishes. Even the DAY AFTER they said they would call me first to let me know when they are coming I could tell they had been in my apartment and yet there was no phone call... there are times I am afraid they will barge in when I'm not decent. And sometimes this has affected my time to get ready for work because I am not sure when they are coming or when it is okay for me to get in the shower. IN MY OWN HOME. 2) Upon moving in we were told there was not a pest problem (roaches). While it's possible we do not see as many as other complexes I would still qualify the amount I see as a problem. I am not under the illusion that I was not going to see ANY. I am aware it is more than normal to see them every now and then at any apartment complex but I am uncomfortable and at constant unease in my own home. In fact I killed 4 yesterday alone. Pest control comes once a week and can spray every other week but they still have not figured out where they are coming from despite their efforts. 3) This is a "gated" complex. However, the gate is open ALL DAY except after 7pm -- not really sure though, can never figure out what time it closes -- but it is broken more than half the time and therefore the gate is open ALL HOURS OF THE DAY/NIGHT. This is a nice pocket along 24th street but head one block south and it gets sketch. I do not understand the point of having a gate if it's not closed at ALL times. Because of this people come and dig through the trash cans in the parking lot. There have even been instances whilst throwing out the trash where there were people INSIDE the trash can. Nothing against the homeless/less fortunate but it is a safety matter and security matter. If you have a gate then goddamn use it. Let it serve a purpose. I park my car right there. I do not need the expense of a possible thief walking through my complex and lurking around/possibly breaking into/trying to steal my car. Just last night they told me they got it fixed and sure enough it was open all night. Not the first time we've been lied to... 4) The staff is... not up to par. When we renewed our lease they TRIED to rush us through it. In other words... they sat a chunk of papers (the actual lease) aside, paraphrased what it said, and just pulled out the sheet where we sign and said sign it and then were surprised when we said no thanks we'll read every detail. The previous staff may have not been perfect but they were more than willing to go over every detail of our lease with us and actually encouraged it. I am to the point where I am starting to research my rights and wanting to involve the BBB. Overall, living here is just OK. Most people that live here are friendly and it's probably one of the better spots in the area... so long as you wear your boots through the bullsh--. so I went yesterday to solaris to check out and apartment. the guy helping was friendly but it felt rushed. with that being said I decided to go ahead and stay anyway. we got to the apartment which was the haven Floorplan, I looked around was was not at all pleased. it looked like they had done a quick cheap remodel with no attention to detail. The kitchen was the size of a small closet. Literally 1 person fit in the kitchen at a time. As I proceeded to check the bathroom I turned on my flashlight on my phone ( there was no light in the unit ) there was a dead roach upside down in hr bathtub. That right there was enough for me to walk out and never look back. There was a heavy smell of poison which is probably why the roach was upside down they must have recently sprayed. the running rate was about mid $800s ! .. if you like small confined spaces and like paying alot for them. welp this is the place for you. read more

Formerly La Cabana, Solaris at the Biltmore has horrible customer service; not only is the staff rude but they also have no work ethic WHATSOEVER. They rarely answer the phone, don't return voice mails, lock the office door prior to closing and just a horrible management team altogether. I was shown the model apartment, told I cannot see my unit or one similar but was promised all the units looked identical to the model. FALSE. After being rushed through my lease signing ( was told where to sign, NOTHING explained) given a key & rushed out the door; I walked into something similar to motel 6 .... Probably worse. Dingy, disgusting, and OPPOSITE of what I was told and saw (model). When I asked for my $$ back, I spoke with Alicia who said I would only get my rent back not my deposit; after I expressed I wasn't happy with not receiving my security deposit, she was unprofessional and even threatened to refund anything if I involved the BBB or lawyers. Awful experience, still dont have an apartment, lost money when I cancelled movers last minute... FAIL read more

I signed my lease with my Roommate back in Nov. 2012, The Complex is nicely located and well maintained up until recently! Sure every building has its usual hiccups and easy fixes. However, our AC Unit has had a clog in the condensation tray for about the past 4 weeks and every so often our maintenance guy would come on through (sometimes in the wee hours of night) after I'd called in the early afternoon to get the problem fixed or walk into the office and see the staff (including the Maintenance) sit in the office and socialize as though they had no job to do, he would flush and clean the tray and be on his merry way. That would stop our AC from leaking for about 2 days and then I'd have to call up again and wait and wait and wait for him to come by and repeat this process. Well this last time I finally told the management that clearly this isn't helping a permanent solution for which they told me they would send someone to fix it. I called Monday and its now Thursday! I have two garbage cans in the middle of my hallway collecting dirty, moldy, AC water and now the carpet is permanently stained and ruined, there is water damage to the roof and I have been trying to set up a solution for this issue and things aren't getting done. By law it is ILLEGAL to have unsanitary and unsafe settings in a tenancy. Even with these frustrations of how uninhabited my apartment looks, they have no issue churning out notices on when they need their rent. Speaking of rent and issues our last months rent that was dropped in the "rent box" IN the office, was stolen, marked away, and deposited into a private account by an unknown person and the Management office has taken no responsibility for such negligence. If I could give this apartment complex a 0 I would. There is NOTHING good about this place. Let's start at the beginning when we moved into our apartment. There were feces streaks still in the apartment, the floors were a mess, the apartment was a disaster. There were broken pieces of wood from fixtures. They stated they would "clean" and take care of it before we moved in and did not. Within a month of us living there, the AC system broke down several times and started leaking. I'm not talking a small leak. I'm stating a leak that filled up several large garbage bins. The repair guy would come vacuum it out, and the next day it would do it again. It would take him up to a week to get to it sometimes. It was disgusting and I can't even imagine the mold problems it exacerbated. The AC system by the way you have 0 control over, two fuctions: Hot or Freezing if it works at all. If you don't want a broken down toilet don't move in here. I had a broken toilet for 20 days! I called them three separate occasions to come fix it and they never did. It was disgusting! Other things that break: the doors handles broke several time, the stoves broke, the sinks broke, the doors itself broke. The most disgusting thing is the MOLD. There is mold everywhere in this apartment complex, beware. The apartment below us a pregnant woman left because she started passing out and tasting metal and they tested for mold and it was everywhere. We tested ours as well and there was black mold in the AC systems. Multiple people have seen this. I got a doctors note to move out being a severe asthmatic which is extremely bad from mold, having to go to urgent care multiple times and the doctor. They refused to honor it and were just going to move me to another apartment. But they didn't even tell me that till I was moved out. Worst place in phoenix. Horrible management. No issues are addressed, they listen to your issues then never get back in contact with you. The place is an absolute dump. Garbage everywhere, sketchy people who threaten you, people walk into your apartment if your door isn't locked, had to call the police multiple times due to other residents beating each other. My entire unit flooded & it took them THREE days to START fixing the problem. In the meantime I found a new place to live because my unit was destroyed and they made no arrangement for me to live in a safe environment afterwards. I was forced to live in a wet, moldy apartment where water was DRIPPING from the ceiling & flowing down the walls. I even had my curtain rod fall off because the wall became too wet to withstand the weight of a fucking curtain. They are unprofessional & cannot manage a building, let alone communicate. Every resident I have spoken with says how they wish they didn't live here and horrible their experiences are. I cannot think of one positive aspect of this apartment. Even when I first moved in there was NO inspection of the unit prior to move in and MANY things were wrong w it. The microwave and fridge were broken, there was BLOOD ON THE CLOSET DOOR HANDLE THAT I HAD TO CLEAN OFF. The AC was broke when I first moved in and it took them TWO months to fix it. SO much so, that I ended up receiving emergency medical care due to heart issues that developed from overheating so often. This is by far the WORST complex I have ever seen and if I had the time and energy I would DEFININTELY take legal action against this company for what has been listed above. To anyone thinking of living here: save yourself the torture. A box on the side of the road would be better than this shit hole. read more

If your completely destitute then I guess Solaris would be a decent place to live but if your not do not move here. I lived here for a little over a year and the first few months were ok but after that it went downhill from there. Where should I start? 1. Leaking A/C unit..water leaking from ceiling for weeks. Their maintenance employees could not repair it at all, even after thet tried a half a dozen times. I finally demanded they call a professional and they still wanted to send their maintenance staff back to look at it again. After almost a month it was finally repaired to my satisfaction. 2. Dirty living room carpet..dark stains all over. 3. Maintenance department is absolutely atrocious. If Solaris would hire maintenance staff that know what they are doing maybe they would get another star. As another reviewer pointed out it takes maintenance AT MINIMUM three times to fix anything..this by no means is an exagerration. I had an issue with the stove= safety hazard. Took the maintenance employee THREE times to repair it correctly. It was finally fixed correctly the next day because I TOLD them to expect a decrease in my next months rent to repair the stove, at my expense. 4. Free A/C. This had to have been the only reason I decided to live here. Its great as you can run it long as you want..while they still have it turned on. Soon as they turn it off all you get is heat. When its over 80 degrees outside good luck trying to cool your concrete 4 wall apartment. 5. "Management". The manager at this complex (mid 30s male) doesnt have a clue how to manage an apartment complex. I was the one educating him on my RIGHTS as a tenant and his management requirements as a LANDLORD. It was rather amusing at times There is absolutely no reason to live here. None at all. There are plenty of other complexes in the area, including one about a quarter mile north on the west side of the road. If you already live here and want out there our resources available to help you. Do your research! Read the Arizona Tenant Act. Read your lease. You have rights as a tenant and Solaris does not have the right to abuse that. read more

First of all, I am very sorry that the person that wrote the other review for Solaris was so displeased. I have lived at this particular complex for over a year now and it has gotten so much better since it became "Solaris." When I first moved in, the management company PB Bell moved me in. They were awesome. Then, around last Christmas, the owner (who apparently couldn't take care of his investment) fired them and had 3 other management companies cycle through there. Tenants went Christmas without hot water. There was damage on the roof from a storm and was never fixed, 3 apartments with mold and 5 without air conditioning. The former owner knew the place was falling apart and whenever a management company tried to tell him to spend the $ to get these things fixed, a new company would come. As soon as the current owner bought the place and replaced the management, things got better. -They offer me a state employee discount. -They did not raise their rates (as the old owner said he'd raise our rate between $100-$150) -They took a survey of the changes we'd like to see. I've seen some of them happen and some are in the process. -They have called me twice to make sure everything in my apartment is ok -A package was misplaced (by the post office) and they worked so hard to help me find it. It was found. They genuinely cared. -I now have hot water, every time I shower. -They redid the landscaping and keep it maintained. -My sink was spraying water everywhere and they fixed it the same day. The old owner has other complexes in town and I have no idea how they acquired these properties. Whoever this new owner is, they are saving this complex because it was a beautiful place becoming very neglected. They are also called "Cabana on McClintock" and "Cabana on Thomas." Maybe the owner has a bigger "cash-cow" in those properties but leaving all the tenants at Cabana 24th to knowingly suffer for almost a year was bad business practice and should be on their greedy conscience. Thank you Solaris for providing me a clean, safe and friendly place to live. It's very affordable, given the area, and has been a blessing to me. My suggestions... -Please make assigned parking spots for paying residents. There are tenants who have guests staying over constantly and they take up all the parking. I work late and would like to have a decently located spot, guaranteed to me when I come home. Also, people double-park making perfectly good spots unavailable. -full access, free wi-fi to the whole complex. PB Bell was in the process of having wi-fi routers installed to reach every apartment by Christmas of last year and they were booted out. It was verbally promised to me and then when the new management company came in, under the old owner, they said "get your own wi-fi." I was upset they didn't follow through with it. Plus, more people would move in if that was an easily accessible amenity and it is worth the investment. read more

I recently moved here but I used to live in this area so saw it before and after new ownership and management renovated and remodeled it and I will admit before it was not all that appealing or desirable. Since 2013 this place has really changed to a decent enjoyable apartment complex The people are all very friendly and I felt welcomed the day I moved in. Not to mention the entire office staff is phenomenal & customer service is their top priority and they go above and beyond to make sure any stress they can eliminate for you they do go that extra mile to help during your already stressful moving transition. They have several floor plans but the studios seem to be so small however I'm very comfortable and organized in mine it took adjusting of course because living in a large apt for 3years it was quite the downsize but now I'm happier because it's much more cost effective and to save on all the costs financially is extraordinary in my opinion, they include all utilities in the rent,And yes I mean all utilities! I would recommend to anybody looking to live here to do it, my decision was worth it! read more

I have lived here for 8 months The area is quite decent minus the sight of the occasional homeless person rummaging through your dumpsters, the complex is not dirty but its not the cleanest either. If you don't mind the smell of dog urine and feces everytime you come home you'll be alright. There are doggy bags and trash cans and there is a contract that tenants must sign because we are fined for not picking up their mess. Now how often this is enforced I'm not sure. **WARNING** The utilities are included which is great but you CANNOT adjust your a/c or heat even though there is a thermostat in the apartment. If you're comfortable in a climate/temperature controlled apartment you'll be fine. I'm doing well with a box fan because they will not turn on the complex's a/c until April or May. So we have heat until then! --As other tenants have stated the Maintenance is not that good but I believe they do their best. My husband and I were grandfathered in because we signed a lease with the Cabana on 24th and just happened to end up at the mercy of the new ownership just like the maintenance has. Like anywhere I have lived before you usually have to pester them a few times before anything gets done because it's like we're easily forgettable. There are a lot of tenants. -- I have had no problem with roaches or any other pests (knock on wood cause i have a few more months here!) But I spent half of my time on the 3rd floor. --This one is probably common sense but if you don't like scratches on your vehicle then park on the very end or in a space that isn't shaded. Lots of drunk people do horrible parking jobs on the weekends here. --The staff...OMG is the absolute WORST I have ever had to endure. ONE EXAMPLE OF HOW THEY HANDLE SITUATIONS WITH TENANTS: I am pregnant AND have Multiple Sclerosis. My husband asked due to doctors orders because of my high risk pregnancy that we be moved to a downstairs apartment if possible. While these personal reasons were NOT their problem, it was the way they handled the situation that was pretty egregious to say the least. I remember them telling us even though were in a lease with the cabana that we would have to pay SOLARIS cancellation and moving fee (which was not in our lease) and sign a new lease with them. On top of that they decided to raise our rent...while being under the other lease. Seriously?? The price should be fixed under a lease. We walked up to the office to ask questions. Not sure what her name is but there is a woman with blonde hair that I believe is the property manager. DO NOT BELIEVE A WORD THAT COMES OUT OF THIS WOMANS MOUTH. I remember patiently sitting in the office as she was rambling on and talking us in circles about how during the season the rent price can go up or down etc. And this is why we owe more even though we're still under the old lease. Time to involve the BBB maybe?? There were just too many cracks in her "story" I guess she thought I was stupid enough to believe her B.S. I saw solaris' rent prices online and they hadn't changed. When I could finally get a word in edgewise to ask a simple question because the tangled web of lies she was weaving wasn't making sense to me... This woman turned to me in a VERY UNPROFESSIONAL and DISRESPECTFUL manner and snapped and barked in my face telling me to shutup and let her finish. --If you can handle rude behaviour then you'll be okay. Because even though we had to endure that, in the end the owner finally fixed things. So if you do have an issue with anything just be persistent and willing to put up with their crap to get it because you will get what you deserve in the end. Great thing is I never have to go to office to see her face again!!! ++You can pay your rent online++ Just make sure you remember who the first name on the lease is because that is the name that will be used. Living here is not so bad especially for the area. Most people that live here are friendly and nice... That's just not a good enough reason for us to renew our lease again. read more

Lived here since July 2013 ...Lord wow at first it was a very nice place for me. Till I discovered the AC problems the mold and other appliance s not working properly. And over all the paper thin walls the N side units has. Im an openly gay fella single so time to time I would have a few friends over and to my surprise the entire complex knew my business with out knowing even my name. Made several reports to the office about the several neighbors harassing me at all times of the day called police made police reports. Its taken 3 weeks to get a positive response and auction to help me out.lets just hope all go's well in the end. Soon as my lease is up Im out. read more

Moved in 6.5 months ago. Loved it at first. Apartments are updated and clean. Like typical apartment leasing agents, everything's fine and dandy and happy at lease sign. Then the nickel and diming you on everything. Be late on rent once in your leasing period, and the staff seems to despise you every time you pay after that. My 14 year old sister can operate a better and more efficient business operation. I receive more stress from trying to get my rental payment in each month than going to the dentist. I'm counting down the days I can get out of here; I feel trapped in my own home, to the point where I consider giving a 180 day notice (Just in case they rape me with market share pricing at the end of my lease saying I didn't give enough notice). The crown jewel moment so far has been mine and several other apartment's money orders being stolen from the drop box. I'm finding it very hard to believe that someone stole my money order when it drops to the floor of the office about 5 feet up from the floor on an extremely sealed door with the alarm. The only good thing I can conjure about the situation is the office is being patient with me while I track down and get my money back from my money order that was forged (terribly) and deposited. Run, do not walk away from Solaris at Biltmore. The nice interior, quiet, kept complex is not worth it. Beauty deceives an attitude problem. read more
