Per report, roof was still OK, not needing new roof immediately. Titan never got onto roof, only used a drone. Thankfully, I got my own inspection with a different company before deciding to purchase home. My inspector, who did get on roof, discovered extensive damage to roof to include water leaking into attic in several places. This inspector noted that roof needs replacement immediately. This damage was never listed on Titan report. Also, furnace was not Ok. It had not been inspected for 2 years and needed to be replaced. In addition, Titan report never mentioned water under house and some repairs needed there. While Titan used pictures and report looked good, I would have bought a house that needed thousands of dollars in repairs had I relied on their report.

We addressed the couple items on the report and listed our home with confidence. Received an offer the first weekend and went into inspection. The buyers' inspector found mold in our attic; mold that our pre-list inspection did not find. Sure enough there was mold. Nick was the buyers' inspector who found it. With our home sale in jeopardy we quickly addressed the matter and thankfully closed. When I asked the other company why they didn't find the mold that had built up over the course of years, their reply was they weren't required to walk in the attic; they met state requirements and Nick exceeded the requirements. We received a refund from them. When it came to needing an inspection for our home we were in the process of purchasing, of course we contacted Nick. He was the one who found the mold our previous inspector failed to and we wanted someone who would exceed requirements. For how stressful the home-buying process is, especially around the Bellevue area, the inspection process was a huge sigh of relief. Soon after the inspection was scheduled, I received an e-mail from Omie confirming the time, day and location of the inspection and how it all works, saying it takes about an hour or so to inspect and that if we didn't want to be there for the entire duration, it was advised to come 15 minutes prior to when it would be finished. When Omie was done inspecting everything, he walked through the entire space with us, indicating anything troubling or what to be mindful of.
