I called Janny late Thursday night and her technician Marco came out early the next morning to assess the problems and figure out a solution. Roberto and the crew came out that same day and began work to dry and fix all the water damage. We have a new baby with respiratory issues and was very worried about tje situation. But, the guys did a great job isolating and containing the areas they were working on to avoid any dust and debris. They were all friendly, efficient, and very considerate to our needs. We really appreciate their professionalism. A few days later they did a final inspection to ensure there was no more moisture and by the end of the weekend everything was repaired as if nothing happened. Key facts from my project * Initial estimate tied to my work authorization: $16,653.79 * Invoices later submitted by the contractor ran this up to $50k+ * Those invoices were only for mitigation and demolition work * The entire reconstruction of the damaged areas of my home ultimately cost around $60k * A mechanic's lien was filed against my home during the dispute * I received zero phone calls with any management at the company throughout my engagement. All communication was initiated by me. After a plumbing leak at my home, Restoration 1 began mitigation work and had me sign a Work Authorization tied to the $16,653.79 estimate. Because this was my first insurance claim, I relied on them to guide the process and work with my insurance company. What I later realized is that I never signed a proper home improvement contract outlining the scope of work, pricing, payment terms, timeline, cancellation rights, or lien disclosures. The only document I signed was a Work Authorization. As the project progressed, the invoices escalated dramatically. By the end of the job, Restoration 1 of Irvine submitted invoices totaling $50k+. It's important to understand that this amount was only for demolition and drying work. The entire reconstruction of the damaged areas of my home ultimately cost around $60k, so the mitigation invoices alone were nearly the cost of rebuilding the damage itself. Their documentation states that if the scope of work changes, the homeowner will be notified before work continues. In practice, I was consulted on only two scope changes during the entire project. When my insurance company (State Farm) reviewed the invoices, they disputed a large portion of the charges as excessive. After months of review, the final amount paid ended up much closer to the original estimate than the $50k+ invoices that had been submitted. During the dispute I began receiving increasingly aggressive payment emails demanding payment directly from me, and Restoration 1 eventually filed a mechanic's lien against my home while the insurance review was still ongoing. For someone who has always paid their bills and maintains an 841 credit score, being treated like a delinquent customer was extremely frustrating. One thing I learned from this experience is that during insurance restoration work there can be a large difference between what a contractor bills and what insurance ultimately approves. If a homeowner pays the contractor first out of panic, recovering that difference from insurance can become the homeowner's responsibility. I'm sharing this experience so other homeowners dealing with water damage or insurance claims can make an informed decision before hiring this company.
