Whenever I made a request for something that…read moreneeded to be fixed, it was done in the cheapest way possible by a "handyman" that did a far worse job than I could do. Im a pretty handy person, but I was still very disappointed in the job they did. It was almost always a "band aid" solution and not spending actual money to just get it done right the first time. Even when the job was done, it wasnt very professional and nobody from the management company came to inspect any job being done, which if they saw in person, would not likely approve of. There were times where the job left the house in a mess, dust everywhere, and when provided evidence photos, they made us hire someone to clean it for something that wasnt even our fault. When heavy machinery was used ( always on for almost two weeks straight) and provided evidence of over $200 of electricity bill increases, they made me pay for it. The people in the office are nice, I just think they need to do a better job of the operational processes and spend money on decent workers to get the job done right the first time so people dont need to keep coming back. This was a nightmare, I would highly recommend not renting from this property.

    In 2023, I got a hard money loan with RTI. A gentleman named Tom claimed they did all the funding…read morein-house. This loan dragged on for months and was funded by 10+ individuals. It took weeks for everyone's wires to get sent in. Tom stated several times that all of RTI loans are funded quickly, as it's all in-house. Not the case. Then they had me include two properties I own as collateral for a $ 650,000 loan. Just one property had 1.5 million in equity! Tom claimed to have driven by both properties and knows real estate after 20+ years in the business, and valued one property almost a full million under what I sold for 6 months after the loan. This guy is full of it. Huge loan origin fees, non-replies, and lack of knowledge are just the beginning of the shit show dealing with RTI. I have had the loan paid off for over a year and a half, and after numerous attempts to contact RTI, I am still unable to get them to remove RTI from the deed and have my new grant deed issued. Avoid RTI at all costs.

He leaves nothing to chance by handling every aspect of the transaction himself never delegating a thing. His attention to detail is remarkable. He read through every document that was sent to us even the lengthy HOA documents. He caught an error on title that no one else saw. He also worked diligently with insurance providers to get me insured in time despite our short escrow. As a high value property in a fire risk zone this was a remarkable feat as anyone familiar with California home insurance can attest to. Rodman takes great pride in his work and knows how to negotiate the best deal possible while keeping both parties on good terms. He knew how to address each party's concerns in a calm manner that was reassuring to everyone involved. Attached is a photo of myself on the left and the seller on the right on closing day. The whole process was a challenging one (not brought on by anything we could have controlled). Oscar stood by me, communicating each step along the way. He tolerated my anxieties that crept up, and did what he had to do to get the transaction done--always keeping my interests in mind. I would like to thank him for being a hardworking, honest buyer's agent and helping me buy a home that I am very excited about. If it weren't for Oscar, I never would have known about the property, as I wasn't even considering Manhattan Beach as an option. Funny how life works!

There was one instance where they actually lost a check that was automatically mailed to them by our bank and they didn't tell us for 4 months--little awkward to get a phone call from the owner about why we didn't pay our rent due to their error. Never apologized for it, but whatever. Mistakes happen. 2) Got entire deposit back, minus $50 after living at the apartment for 2ish years. I feel like it was okay, although I do think we took SUCH good care of the place so I would have appreciated the full deposit back. I also had to bug them a couple times about it. 3) The building/apartment itself had a lot of issues...they couldn't really address them because the owner didn't want to. So that kind of sucked, but I can't hold that against them. Advice if you're a tenant here: 1) Send emails; keep everything in writing. Follow up. Be courteous and professional. Keep things documented just to cover your own butt.

I have never rented from another PM company, so I don't have anything to compare to and I understand that the owner really needed to give the green light for any repairs, so they did the best they could with what they had. I feel sad the building will eventually probably crumble into disrepair because the owner doesn't make any proactive repairs and I highly doubt the pm company encourages that. The company overall was responsive to emails, was relatively friendly, sent friendly folks when we needed repairs and returned most of the deposit in a timely manner and that's all you can really ask.

He and I both found this company to be a pretentious and discriminatory property management company that engages in unfair rental property communications and actions with applicants and caters to affluent Rancho Palos Verdes and other upscale property applicants. Processing of affordable housing applications, including Section 8 applicants from elsewhere (such as San Pedro), is poor. Also got the runaround from this property management company in 2022 on a prospective rental, as well as in early 2023 about rentals they could've processed, but neglected to do so for various 'reasons' (which were excuses from our point of view).
