If I could rate in the negatives, with no exaggeration , I would .This company only improves in its client services by upgrading their disappointment level. What ever you're reading on here providing praise is falsehood . Honestly. Been going back and forth with Junior and whomever it is that SOMETIMES answers the phone for about a month if not longer now. No call backs, apartments they guarantee no one is interested in end up being rented out without notifying you. You'll find yourself calling in, or worse going into their office in person (as my husband and I have done) to waste your time. DO NOT PAY THE APPLICATION FEE , it is a WASTE of money. I've never encountered such disagreeable service . I chose to forgo the horrible reviews , and try them anyway, they'll tell you they're working on a lot of aspects to improve service. Don't listen, it's the old wool over the eyes. In order for this company to succeed, they'll have to fire and rehire every individual "working" for this company. Just too bad that this company is cold hearted and don't really care about their tenants. I called back on October 17, 2017 to tell their maintenance guy Bruno my apartment had no heat, caught three mice and have not been able to enjoy a quiet environment . Not to mention the kitchen sink is not working right. Bathroom paneling is pulling away from the wall and black mold. Its been over 51 days of no heat, I have two small children. On Dec. 15, 2017; Roxane pulled me into court and lied to the court and never gave the true reason why I withheld rent and evicted me. Very agressive when it comes to renters. Obviously they only deal with low income housing I have never been late with rent but recieve threats via email once a month about how and when they serve eviction notices.also they do no snow removal until there is 3" on the ground so if your rental contract says snow removal don't expect much if any from them. Worst Property managers. Signed a contract with them to manager properties for us. Didn't find tenants for us in 5+ months in a vacant apartment we had. We terminated our contract with them and rented the property right away. Other complaints from other properties we had with tenants in it: Tenants complained to us that they were never called back with complaints they had. When they did hear back things were not done timely. Tenants felt that the property managers didn't care about them at all just in it for the money. To top it off when we terminated out contract we didn't receive our apartment keys back for our unit. read more

Contacted them to find a rental HOUSE in the Memorial School District area. This is copied directly from a conversation between us in emails: ME: Do you have anything available in the Memorial School District? SAMANTHA: "All of our east side apartments are in this school district. Samantha Total Solutions Property Management 259 Hanover Street Manchester, NH 03104" She lied completely. Every listing she sent me was in one of the worst neighborhoods in Manchester and ALL the listing she sent me we part of the Central high school district. How do I know? They are ALL within 2 blocks of Central and you can even see Central from the listings she sent me. See is supposed to be a professional and knowledgeable with the area. So she lied and tried to deceive me so I would rent a place thru her. Also, only one was a house, the others were apartments in complete dumps. Stay far away from this management company. This is the worst company that I have ever dealt with. Not only did they knowingly rent me an apartment next to people that they knew were dangerous ( they shot a bullet through my living room), they never responded to requests for a resolution to heating issues. My apartment was 45 degrees in the middle of the winter. They are very inattentive to tenant issues, and only care about money. I was sold a one bedroom apartment that had no bedroom door, and they refused to put one on--even though I was told at move-in that one would be installed. They also nickel and dime you on the return of the security deposit. Charged $140 for painting and $150 for cleaning, when the apartment was cleaned top to bottom at move out? Total Solutions isn't as bad as the reviews below indicate. There were a couple minor bumps, but overall I was satisfied renting from them. Positive: 1. I needed to find an apartment quickly because the house I was renting sold. Dave matched me with the perfect condo in a nice neighborhood with a 5 min drive to my work. He knew exactly what I was looking for with 2 kids and helped save me time. 2. Due to a divorce, my credit was terrible and there was even an adverse account from a rental property agency on my credit report from a balance I owed. I explained that was from my ex husband and they pleaded my case to the owners and they accepted my reason so i could move in quickly. 3. I was slightly short on the income qualifications, but showed I was working 2 jobs and they let it slide. 4. When some stranger randomly submitted a complaint about me to Total Solutions, they asked me if it were true (it was not) and gave me the benefit of the doubt. 5. My rent was always paid by the first week of the month and they were very fair if it were a few days late. 6. I received a letter telling me I had 30 days to vacate the condo-I guess it went into foreclosure-and they worked with me to extend it out months until my kids were out of school for the summer so I didn't have to make my kids change schools. Slightly Negative 1. I didn't receive my full security deposit back. I had put down $1275 and got $1,000 back even though the apartment was left spotless. Dave found a Cheerio wedged between the patio door and a scuff mark on the walk (could have easily been wiped off), so they took the $275 to paint the place. 2. A contractor that came to fix the ceiling in my bathroom took a little while, but it was fixed right and never experienced the problem again. Overall, it was a good experience. The only reason I am writing this review is because I was looking for their website to refer a friend of mine to rent from them and I stumbled upon all these horrible reviews and wanted to share my positive experience. read more

if I could give no stars I would. These people are a joke. Collected $30 app fee and relisted the apartment for $25 more a month. I was denied because of an error on my credit report. I emailed all supporting documentation to show I did not owe and after 5 more days finally told me there's nothing they could do. Didn't even take the time to contact me, I had to call them. No urgency whatsoever for someone they knew had to be out by October 1st. I asked if there was another rental I could get into as I'm running out of time, he said they have nothing else at this time. if you search Craigslist they manage most of manchester. Happy I wasn't approved, I'm all set with dealing with slumlords. Very nice apartment for manchester, should be rented by now. Wonder how many other people they denied at $30 a pop. One of the worst companies I've ever come across. I had heat issues all winter with two toddlers living with me and they did nothing all winter. I could see my breath in the bathroom. My kids had to take baths in that cold. They don't respond to left messages. The guy who lived above me sold drugs, took up multiple parking spaces and his dog crapped in the parking lot every day. Total Solutions did nothing. Not to mention all the bed bug issues in the apartments surrounding me. They also grossly over charged me for painting. I beg of you.... DO NOT use this company. Honestly one of the worst experiences ever. Repeatedly called to set up a showing- no one ever answered and had to physically go down on person to set up showing. Confirmed showings by phone and then later received a phone call from showing agent saying we missed our appointment, despite the confirmation on time. On move in day I unlocked the door to find out the ceiling had literally fallen into our stove from water damage. We moved in the beginning of March, we found out the first day our heat didn't work. Despite numerous calls to the company we went 6 weeks, three snowstorms WITH NO HEAT. We have small dogs that would have to go 8 hrs with no heat, because we couldn't leave a portable heater on with no one home. Working refrigerator was promised in lease, ours cannot keep food frozen or cold, constantly leaks. After being told someone was coming out to check no one came. Finally talked to someone again three weeks later and they told us to file a request online. Apartment not Adequately cleaned before hand, multiple razors found throughout our apartment. Never rent from them! moved in first night our ceiling crumbled and water leaked in over our stove from a "fixed roof" and our gas heater was broken. 3 months later finally get our ceiling fixed but still many more problems with this apartment. Fridge leaks water and no one fixes it. Was promised 2 car parking only room for one. Owed credits on my account that I have yet to receive. They don't give 2 shits about their tenants and they should be shut down!! read more

They tell me i need to bring them something, proof of whatever...so i bring it to them, and suddenly they need something else including more money. They are getting to be a bit more than ridiculous. Because I now give 0 ***** about trying to work things out with this company, I might as well list every horrible thing that ever happened to me while here in one of their apartments. 1. They have a $10/day late fee; holidays and weekends included. Oh, you missed the Friday deadline and it's Christmas...too bad, an extra $40 for you since they are closed for 4 days. Nice. 2. They will try and slap you with legal bills for "thinking" about eviction. 3. They have sub-par maintenance. It took weeks and days to get my water heater fixed and because of their crappy insulation, the water is never hot and we have to turn the bathtub on to get hot water in the kitchen sink. The bathroom sink has been clogged for months, when it was " fixed" he simply said "it is clogged someplace further down. Then left. I have to wait half a day for the sink to drain in order to use it. 4. They have sub-par apartments. Our kitchen was probably a closet. One of the doors feel off and the maintenance worker sort of "glued" the door back on, with a still huge visible hole on the door where the wood fell apart. The kitchen has a huge "dip" in the center now and because of this, the refrigerator leaks into the center of the floor so it needs to wear a bib. There was a giant burn mark on the floor--thankfully I took pictures of it in case they say I did it or something. The floor was dirty in the crevices between wall and gap of the 1970s mental hospital tiles. There were no doors to 90% of the closets upon move in. The space heater is so old that it wastes SO much gas to heat the apartment it was actually cheaper to have electric space heaters. No kidding. $500 a month for gas heat to $150. I'll take it. Not to mention, if you turned the darn thing up to high it caused the carbon monoxide heater to go off. If you want a quick, cheap, temporary place. Rent here. If you want a home, with a fair rental company, who care about their tenants...go someplace else. read more

This company is owned by some of the same people who own their properties giving them an alternate agenda. When we moved into our home, we were told the lights were all blown, after an agent came and replaced the bulbs it was determined hat was not the case. Upon further inspection by myself, there were several loose LIVE wires tucked underneath the smoke detector in the living room which when turned on caused a spark, smoke and a fuse to blow in the basement. Renting a property with faulty wiring is illegal obviously. A few weeks after moving in, a pipe burst in the upstairs bathroom and started leaking water and sewage into our basement. It took them over 2 weeks to get someone out to fix it. Around the same time Aug 23rd, we requested our heat be turned on which did not happen until the 3rd of October. After which it functioned improperly and shut off several times a day including at night. After several calls, emails, and messages that went unreturned. I was contacted by a man named Nathaniel Leech, who told me the previous employee, a Jennifer Marr, had been fired but he was going to attempt to rectify the situation. After several detailed talks with Nathaniel Leech, I was assured personally the company would be writing us a che k for the month and a half we went without properly functioning heat. After another 3 weeks of calling the company and leaving messages I finally received a call back. At which time I was informed since the only documented proof of our heating issues were emails of an ex employee they were unwilling to prorate any rent or attempt to make amends for his companies terrible performance. I will be contacting a lawyer and attempting to get out of our lease. Stay far away from any rental units from these guys. They are thrives and will stick you in an unsafe, apartment which does not meet safety regulations. And do not trust a word out of any of their representatives mouths. I would never recommend this company to anyone looking for a rental. My 82 year old mother rented from them starting in January 2012 and paid a $675 security deposit. Upon moving out in June 2014 after she was approved for senior housing, Total Solutions sent her a letter stating that they were keeping the security deposit and that she owed them an additional $701 as they had to paint with 2 coats of paint @ $875 (hope the paint was gold plated!!!), replaced all the blinds (4 mini blinds which she couldn't even reach since she's not even 5 feet tall and 1 vertical blind on the slider) at $475.00. During the last 6 months that she lived there she sustained 2 floods (1 from the drain pipe on the patio that froze and backed up into her apartment and another one from a 3rd floor apartment that burst). They did nothing and she spent at least 3 hours each time on her hands and knees mopping up the water. When we sent them a letter with our objections to their excessive charges she received a letter yesterday claiming that the $701 has now increased to $1176. Can't wait to speak to a lawyer on how this company is trying to take advantage of a senior citizen with limited income. Please warn anyone that you know to stay away from this company! read more
