This property has been updated as of late and has really improved from what the other reviewers have been saying. I have had no real problems getting in contact with the management and I have been helped without much delay. Though my neighbors have been annoying from time to time its really not Elm Grove's fault. I have contacted the correct authorities and they have been dealt with accordingly. No communication whatsoever. Extremely unprofessional and sneaky. I've had an ongoing two year infestation of copper beetles.. and you'll see another review I put when I only had them. I don't know maybe six months or something., took them six months to get me an Exterminator they got me one they had a contract with, and they never finished their job. They put glue traps down to monitor the situation and now that's been several months. They never came back to monitor the glue traps, so I collected them on myself and put them into bags around the apartment.. that shows unfinished business. Management came over during winter months when the bugs go in the wall into hibernation. I wasn't thinking he handed me a paper stating I am content with my apartment. I signed it thinking the Exterminator came. I haven't seen anything not realizing in the winter they go into the walls well now we're in summer and I believe they're in the HVAC they were my daughter's ceiling split open. Water came down with bugs in it lots of them and they blame me for multiple reasons. It was my dog's fault emotional support. Then it was my daughter who was disabled the odor in her bedroom. And then I probably brought them in now. Let me tell you I have two different types of carpet beetles I'm infested with my furniture my bed. Everything I bought here is brand new. I did a two-year payment plan on my furniture. I can't bring any of it with me. I can't replace it my daughter like her stuffed animals. She's collected her whole life. She she's 18 disabled.. They handed me information on other tenants three pages worth and personal information. My rent ledger is off the hook. I've gone over it with them tons of times to show me where I owe rent and they just hand me another three year ledger nothing specific because they don't know where it is coming from. I don't think I owe anything anyways because they brought me to court twice for it and I produce my bank statements. It gets dismissed but they kept $620 anyway.. now I have immuno compromised. I have diabetes. My skin has got contact dermatitis all over it. I have conjunctivitis. I have yeast on my scalp inflammation and contact dermatitis. My daughter that's 18 disabled is losing her hair all over her bed in a clump my hair is all over my bed falling out. I was in the supermarket with a ponytail. I leaned over and there was a quarter inch larvae in my hair at the end of the ponytail I was devastated. My mental health is declined so bad that my social worker wants to put me in the hospital because she sees what I'm going through.. I've had the Board Of Health in here. I've had an inspector in here and I'm going up and above and beyond. I've called multiple places in Boston and emailed them. I'm going to Fox 25 news. They only change the AFL to once a year when you haven't investigation or a pet, it should be every three months. I have everything in pictures emails text and videos now they take me to court for one piece of paper I didn't sign a year ago because I told him how unprofessionally is he is just trying to pull shit out of a hat to evict me which I wanna leave more than they want me out at this point, but I have no money to buy more furniture. I did a two-year payment plan. I can't replace all my clothes. My clothes have holes in them that are hanging clean in my closet not bringing anything with me. I've had two major back surgeries live in here and I'm on my own with my daughter. They are heartless. I also had a neighbor yesterday reach out to me and told me they found two Larvae in their house, but they're afraid to say anything because what they're doing to me as a construction issue. It started with my dryer and not working in 2024. There was a birds nest in it. I got a brand new driving guess what it's exactly the same month two years later my dryer is not working. I have to run it 4 to 5 times for it to dry flows what do you think in the vents?? I'm getting really sick here. I'm going to get life insurance policy. That's how sick I am. I'm worried about my daughter.. she's also legally blind. I'm allergic to dust mites and cockroaches. I found out in my 20s and I put it in the Internet. Is it possible I could be allergic to carpet beetles they said most definitely they carry the same proteins.. oh that's the other thing they told me that carpet beetles do not come from birds nest‍ that is the main place they come from I've been studying them for a year and a half now I looked at the studies of different universities around the United States. They need to do some homework because this is a construction issue. It's all over all the buildings at the Tidewater in Salisbury. I recently encountered situation where I was unable to access entry into my apartment @ Country Brook Apartments due to loosing my keys. Steve immediately contacted the maintenance team on site and resolved one of the issues. However, a new lock was installed because it needed to be replaced due to difficulty opening the door. Tidewater Salisbury elm grove took over office after we had great service my first 3years. This past year I've noticed no one communicates. Nobody answers the phone. I've had a carpet beetle infestation for six months now. They're just getting to it. A bird's nest leaked over my daughter's bed for the ceiling and parts of the ceiling fell down. They are very rude about it. They are not helpful.. and now I'm getting complete lies out of the Manager that I can't find on their website anywhere. The people that work here could improve and be kind. we have to live here they don't. They're telling me that carpet beetles are from me. Anybody look that up and tell me it doesn't come from a birds nest or any type of nest. Nobody gets an infestation of those unless they're pouring in through the wall or ceiling. And never even heard of them. Now they're telling me they've been trying to work with me and I'm refusing after I have the Board Of Health involved and H.U.D. My disabled daughter doctor, a case manger and my daughter's health insurance has their own lawyer. They don't want her living in this because all of it poured onto her brand new bed and I can't afford a new one. All my furniture is just brand new when I moved in here. I left everything behind except clothes. If I did it, I'd own it but this place is just rude rude rude. Don't do it. They are accusing me of lying when the exterminator came. I gave elm grove 3 stars because when my elderly mother was going through the process she was working with Natalie and she was so great to my mother. She was kind, informative, attentive and fully present for any needs or question my mother had. Unfortunately Natalie is not the woman who is my mother's landlord. The landlords name is Jen and she has been nothing but completely rude and inappropriate twords my mother. She went to the office to ask Jen a question and Jen rudely interrupted my mother with "first of all, I don't even know who the hell you are" who talks to a tenant like that? its unfortunate that my mother now doesn't feel like she has a safe space with her landlord should she have any questions or concerns. read more

september 2025. elmgrove just took over the village at beech hill. so far all is great. they are polite and get the task done. they have a resident portal where you can put in any work orders. I believe things are looking up here at beech hill. I haven't really received any emails back from management so that I cannot really rate. I'm praying that elmgrove makes beech hill sparkle time will tell. I'm cautiously optimistic but in the interim great job and thank you very much oops big thanks to Pete , Eddie , and Andrew. This company is the worst I've ever come across. The property manager stole my signature and attached it to another lease, then made us live in a rat infested apt yes I had Norway rats living inside my walls. And they did nothing about it, thats why I had to move out and now there stealing my security deposit. Very shady corrupted company! Dont move to Country Brook in building 72! Rats live there. Absolutely no communication with tennants at all, about servicemen showing up or when, they just expect they can waltz in whenever they want. Completely rude when they do reach out, trying to pretend it's all in your lease, when it isn't. I don't think they know or care about rental laws, they just want to do what they want and when, leaving you completely out to dry and robbing you of all you're worth, in the meantime, while there are no actual service requests (by tennants) performed. It's completely to the whim of their agenda! I have no idea how these employees stay sane, either. The office is the WORST. Why put people in charge who can't lead, and don't know what they're doing? Nice apartment quality-wise but heavily overpriced and the consequences of breaking your lease are financially severe and malevolent so don't sign one unless you're certain you'll be there for a full year. They are responsive to service requests. read more

I had an apartment for a few years through Elm Grove. Two winters in a row we lost heat for about a week. We didn't get any deduction on rent or anything for that. The washers and dryers were constantly breaking down and they would come fix them but then they would be broken a week later! I probably lost like $20 over the years on those laundry machines. We also had an issue cuz they kept our security deposit when we left but that's my own fault for not reading the fine print on the lease. However there was really bad communication between the people in the office because I would get told by one person that my security deposit was in the mail and then another one said that I wasn't getting it and then I would talk to the same person again and she would say she had never spoken to me and never told me anything about my security deposit and I had to actually play her voice mails of her talking about it!! On the plus side for them, my apartment was not in the greatest area of town and Elm Grove did put new locks on all the outside doors and even on the laundry room doors because homeless people were sleeping in the hallways and even some people were doing drugs in the laundry room. They took care of that problem. The only other thing was that literally once a month for three years we would get a notice for every apartment in the building they would come in to do inspections and things like that and it was kind of annoying to have all these random people inside my apartment while I'm at work and it happened very frequently. I moved in halfway thru a month to an apartment owned by Elm Grove and was given the prorated amount to pay which I did. 2 & 1/2 years after I moved out I receive a letter saying that was the incorrect amount paid and that I owe the difference plus a $50 late fee. I reached out to ask because I have emails and a copy of the contract stating the prorated amount that was due for the first month which is in fact what I paid. Diana at Elm Grove was rude and would not answer my questions. She stated this is standard practice to send out bills 2 & 1/2 years after a tenant moves out because they do not check balances there. read more

Stay are away from this place now. I lived here when Brady Sullivan own this property, Elm Grove now owns it. It was great when Brady was here now Elm Grove is here and this place went down hill quick. 1. Management doesn't want to help with complaints and answer emails or return calls they don't even answer the phone when you call. 2. Getting things repaired are a headache last time I was told I had to call the repair man to fix it and pay out of pocket they said they don't handle a broken stove or fridge. 3. Plowing is a nightmare they never plow and when they do they give you very short notice when they are coming. 4. No one picked up after their Dogs so their is poop all over the grass. 5. The laundry rooms smell and washer and dryers smell like a sewer. Also people take 3 or 4 washer and dryers so you can't use them. 6. Parking is a nightmare everyone and everyone parks where they want even visitors park in residents spots even over night and not get towed. 7. Their is a severe mold issue in these Apartments even if you are anal retentive cleaner its still comes back. 8. Windows get frozen shut during the winter because of too much condensation forms on it. 9. heating system is a joke it barely warms up the Apartment in winter electric heat base board is not efficient enough. 10. Air conditioning isn't any much better doesn't cool the Apartment enough. 11. You basically are just wasting your money running the Heat and A/C. 12. Smoking the smoking policy changes like everyday here. No smoking in Apartments or hallways, No smoking near the building have to be about 16 feet away according to the lease. 13. The so called Bamboo flooring on most of the Apartments if you are lucky to get it, the board come out and become loose. 14. The rent is over priced for what you get I would not pay more than 1050 for this place. I have no clue how they get the cost of the rent here with only heat included. 15. Landscaping is another again this place was a nice little community before Elm grove took over Brady Sullivan mowed the lawn was planted flowers made it feel like a real home. Elm Grove just wants that rent check. 16. Management is not on site either so it make it difficult for some residents Brady Sullivan was always here to cater to their tenants Elm Grove NOPE. 17. Management never comes by to even check on their property. I wonder if they know about the paneling coming of one of the buildings. 18. The walls are thin and paper like and so are the floors you can hear your neighbors under YOU and across from you. I had to literally buy a sound machine to put on at night so I do not hear our neighbor below us SNORING!! 19. When people slam the front entrance door or their Apartment door it shakes the entire Apartment and makes the walls sway too. Final: Again if you if you have any kind off issues Management is difficult to get a hold of and or anything done for you. You have to be on their cases about it. Management is the problem they also hire inexperience people and no one that has experience with property management. None of the people really know the properties. I had one so called Rental agent from Elm Grove almost show my Apartment thinking it was mine that was empty. My take FIND ANOTHER PLACE IF YOU CAN AND AVOID THE HEAD ACHES. We are glad our lease ends in 4 months and can't wait to leave. We only stay and gave Elm Grove the chance and see where it got us just head aches. read more
