    ipe cable guardrail

Lars was one of four professionals involved in the removal and reconstruction of an outdoor guardrail on top of a deck at our Innis Arden home. Lars coordinated seamlessly with others working on the project, first coming in to block the curb to which the railing was attached and later finishing the top of the railing with ipe wood. His work is beautiful. He is quite skilled, easy to talk with and so obviously loves the work that he does. We will definitely be using Top Notch Carpentry in the future.

We recently had them do, among other things, some drywall work, painting, security camera and Nest thermostat installation, mounting/hanging and wiring (behind walls) of a TV, adjustments to uneven and sticky doors throughout the home, repair of a non-functioning power washer, and work on a leaky toilet (again, among other things). Their range is impressive, and their craftsmanship is top notch. VERY high quality, high-grade professional work product. They even bring all of the necessary tools and materials to support whatever the need is, including materials for painting, etc. Very low lift for us as the consumer -- we really didn't have to lift a finger. The best part? All of them are incredible human beings, who are very easy to work with. Their customer service is great -- we provided our requests and instructions, and they ran with things from there and delivered exactly as we had asked. The work is clean and seamless and definitely worth the price. We couldn't ask for a better team, and we'll certainly be using Bill and his family in the future for all of our handyman needs.

At the time of writing, their company website is at https://www.eastside-handyman-services.com/ I recently needed sidewall to be repaired to exact specifications immediately. I am extremely pleased with the results and the overall experience. Responsive. Right after I sent an email to Bill with the paint codes, he replied and followed up with a phone call. They dropped by that Friday afternoon to assess the situation. Great attention to detail. I learned for example that you don't want vertical seams lining up. Quick but thorough. They found an exact replacement, and had the paint mixed that same weekend. In the future, when we decide to fix up our cabinets, drywall, molding, and so on, I intend to call on Bill first.

Rydawell Builds - Before plumbing fix - WTF?

Not only did the build out take forever (7 months), but since picking up my van on my first/second use, I have had roof leaks because they didn't install the "C" gaskets right for the AC unit, I experienced multiple leaks in the pressurized plumbing system (see pictures below) which caused wood damage to the cabinetry due to poor PEX seals, I still have no relief from the misbehaving (and Rydawell recommended) Ecoflow electrical system, I discovered they failed to insulate the sliding door, they actually plumbed the gray water lines into the BOTTOM of the gray water tank using the same penetration point as the drain (this caused water to back up into the shower pan when using the sinks (not to mention it would fail completely in freezing weather) and I discovered that the Rixen heating system was installed against manufacturer recommendations (to name just some of the issues). This has caused me thousands of dollars to get repaired (so far) at another (competent) van builder. While his hourly rate may seem cheaper, it takes him much longer to accomplish work items. As an example, his quote to install a 2nd battery (which he was supposed to have left room for) was twice as long as I was able to get it done elsewhere by professional van builders.

After booking my appointment weeks in advance (he couldn't get me in sooner than that?), he was a COMPLETE NO-SHOW. Apparently, even my texting him earlier on the same day of that first missed appointment didn't make him realize that we had an appointment that day. After he didn't show, I called him, & he rescheduled for the very next day (why did it take him weeks to get me in before?). And then he canceled the SECOND appointment an hour or two before the appointment window was ending, so effectively, a no-show 2 days in a row. (I had taken 2 days off work for him.) He told me he "didn't do" the floor repairs I needed an estimate of, though he had scheduled me for exactly that in the first place, & prior to the FIRST missed appointment, he already had photos of my flooring. Then he never texted back after just telling me he wouldn't help me. His communication was consistently slow or absent. One of the worst parts was that when I wrote a complaint about him on Yelp, he had the nerve to reply & say he had never heard of me & that we had never done business together, not realizing I've got ALL the receipts--incoming & outgoing phone calls to his phone number, and texts showing exactly what he said to me & when he said it--he even signed his name to those texts. When I called him out on his outright lies, telling him I could prove it, he literally immediately deleted & rewrote his reply to me to be all sweet and apologetic, which REPLACED the answer where he basically called me a liar & said he had no idea who I was and that we had never been in contact. (He replied that to someone else awhile back, too. Makes me think that was a lie as well.) Ilya is a DOUBLE NO-SHOW, an outright liar, & a real piece of work. SUPER shady. I received estimates from two other companies and probuilds was very competitive. I was lucky enough that they were able to start working right away. I worked with the owner, Thomas, who did a great job communicating with me through the whole project so I was never left wondering what would happen next. All members of his crew were professional, did great work, and cleaned up after themselves after finishing for the day. There were a few cost overruns from late design decisions but that was entirely on me and other than that the end total lined up with the estimate. Ive had a few ok experiences and a few poor experiences with home remodelers in the past. I can safely say this is the best experience ive had with any home remodeling project.

They stood out from the very beginning during the estimation process. We compared quotes from several contractors, and the quote Thomas provided was by far the most comprehensive and transparent. Everything was clearly itemized, without vague areas that could easily turn into unexpected or hidden costs later in the project. That gave us a lot of confidence before construction even started. One of the biggest strengths of Thomas and his team is their reliability and communication. The crew was punctual, consistently showed up when expected, and kept us informed about the schedule and what was coming next. Everyone who worked in our home was professional and respectful, and they always cleaned up the work area at the end of the day. Thomas holds a very high standard for the quality of the work. He is also very hands-on -- he worked on site himself quite a bit and came by the job site almost every day to check the progress and make sure the work was being done properly. If there was something he wasn't satisfied with, he made sure it was corrected rather than simply letting it pass. I also really appreciated how accommodating he was when we wanted to make adjustments along the way. As with any major remodel, there were details we changed our minds about once we saw things taking shape, and Thomas was patient, responsive, and willing to work with us to get the result we wanted. Most importantly, Thomas is someone we found very trustworthy. Remodeling can be stressful because you are putting a significant amount of money, time, and trust into a contractor, and throughout the project we felt that Thomas genuinely cared about doing the job correctly and delivering a result we would be happy with. We are very happy with our new kitchen and stairs and would definitely recommend ProBuild Solution to anyone looking for a reliable, communicative, and detail-oriented contractor.
