He came over to do our consultation and was very thorough with measurements, the discussion of our needs/desires, giving us his expert opinions and creating a beautiful 3D design. He did not pressure us to give him an answer that day and only requested a response within the week to get the best deal. He encouraged us to get other quotes. Not only did Jack give the lowest quote, he was the only consultant that left the designs along with the quote to let us have time to think. From our discussions, it appears that he uses better materials than some other places, and offers a lifetime warranty. My primary concern was at no time during the inspection were items shown to me or pointed out to me. Then I got an inspection report with faults. Also, I felt like rather than be detailed and accurate broad statements were made for the major four for any house: plumbing, hvac, foundation and electrical. I think these areas were highlighted for risk as a safety net for the inspector versus stating the units were accurate because time was not taken. For plumbing we were told our water pressures were at 130 which would have basically blown our pipes. We literally had to call out the water company that did multiple tests and never got a bad reading. I bought a valve tester from Home Depot and checked it for weeks including letting it sit for 40-60 minutes to see if any changes and nothing. Same for HVAc said temps were not correct and we paid to have a technician come out who said he could tell by the home inspection photos that the test was taken too far away from supply side and in fact all of our temps were very good and the systems were in normal ranges..Out another $165 for service call. Paid $225 because was told in inspection that the fireplace really needed cleaned yet when the company came out they said "did he run a camera up the chimney?" I said I didn't see that and was told again, based on the picture he took a cell phone photo of the dust that collects on the very beginning of the fireplace by the flu. All in all for our own peace of mind we paid more out of pocket because the inspector didn't follow through with us at time of inspection or be critically detailed in how he came to his conclusions. I used Keen Eye for a new home inspection in Houston and by comparison it was night and day different. Thermal Imaging, drone footage of roof etc. Drawing from how significantly more detailed and in depth they were including walking through each line items leads me to score Hook and Ladder at a 3.

However, after we contacted him with the knowledge that extensive termite damage was found on the property after his inspection and our purchase of it he simply dismissed it "as not being able to see through walls." The cost for termite treatment was an additional $1500. After letting him know how unsatisfied we were with that response and that we would post a negative review, he called to apologize and said he doesn't perform the insect inspection but has an associate do it. I pointed out that that is not what his home page says. In fact his website lists one of his credentials as completion of " Wood-Destroying Organism Inspection Course". He instead said on another tab on his customers would find who does perform the inspection (and I am copying and pasting from his website): "Wood Destroying Insect Inspections - Provided by CC Sterling - (210) 379-7930, owner Carlos O'Brien, TPCL 73857. Carlos has 15 years experience in pest, termite, and structural fumigation. We work as a team, and go to every inspection together for your convenience." Why did he not come to our property inspection? He has refused us a refund. We would NOT recommend his services.

This project began on December 20, 2024, and is now approaching completion. After seeing what this company has dealt with over the course of this project, I feel compelled to share my experience. This has been anything but a typical water damage job. The project has involved significant water damage, extensive mold affecting both the structure and personal property, lead concerns, testing and required protocols, and an extraordinary volume of valuable personal belongings that required careful sorting, evaluation, protection, and handling. The property is a historic home, and many of the contents are extremely valuable and important to the owner. Managing the property and its contents under these circumstances has required an exceptional level of patience, organization, and attention to detail. Adding another layer of difficulty has been a very challenging insurance situation. Despite those complications, Cleaning and Restoration Specialist Inc. has remained professional, thorough, and focused on doing the work properly. What has impressed me most is the level of documentation and attention to detail they have maintained throughout this long project.
