Hired Tom to rebuild a porch for $39,755.00. Believed his 30 years' building experience story; believed his assurances he had the qualifications/licenses to hire subs for excavation, pouring a concrete foundation; etc. Convinced us he was qualified to remove asbestos/dispose of it properly. Hours were to be 7:15am-3:30pm, M-F. Believed when he said the homeowner pulls building permit and we hired his choice for porch blueprints. Believed him that it was standard to remove walls above a porch you're going to jack up (master bedroom sits above) so it would be LEVEL and they'd return it to original condition. Day 1 no contract but we'd have one by week's end. Didn't cover master bedroom floor and it was ruined by falling plaster and chunks they 'ground' in walking on it. Trusted Tom's promise floor would be refinished once walls were up. About ~2pm Tom reiterates talk he'd had with my husband and says today's payment is $20,000. This was 50% but I believed him. Next day I learn otherwise, but the bank says he's cashed it. Within days, Tom is speaking inappropriately to my hires working inside. He makes snarky comments to us how we'd given the inside work away, "You do know we do kitchens and bathrooms, yes? You know this, don't YOU?" By Week 3, Mr. Thirty Years' Experience has two 'stop work orders' insisting they were MY fault. (Lack of structural support under porch and not having a signed written contract.) Tom was often cranky so we'd email him to communicate. When rain was predicted, he said they'd not becoming, "since your wife gave away the inside work." Didn't raining, but no Tom. DISGUSTING daily messes (cig butts, Dunkin' cups, soda bottles, rusting nails all over). On TWO afternoons Tom showed up drunk and unsteady. A neighbor said Tom was peeing behind our shed. A week later I caught him making a 'beeline' towards the shed. He saw me, jumped, YELLED AT ME for scaring him--then asked to use the bathroom. (They had access any day there was no stop work order.) A written agreement was now critical. Tom was ignoring our requests for one so when we gave him ours he didn't like the deadline or a 1% penalty if they missed it. Wanted us to sign his 'bare bones' email created much earlier. Tom signed ours but was clearly unhappy. While the porch ceiling was open we asked to replace the ancient insulation at our expense. It passed inspection, it stays. We offered to go get it and install it; no. The NEW stuff they did install was in UPSIDE DOWN; that was staying, too. A week later Tom installed the wrong decking--with the wrong nails so no warranty! We couldn't accept this; Tom wouldn't take it up and didn't work for two days. We then realized from our blueprints that he wasn't building to plan. I asked the inspector to meet/sort out the insulation/blueprint matter and told Tom the time/date. He came but started another argument with my husband how we were to blame; I can hear him. The inspector cancels unexpectedly; Tom is furious, aggressive and accusatory with me. When I wouldn't 'dance', he said we are done and quit. We hire another company who spends 2-1/2 DAYS undoing Tom's 'workmanship'. Two guys working long days for completed it in 10 days total; they gave us a gorgeous, well-built, SAFE porch. I contacted Tom's liability insurance carrier about the damage Tom caused ($1100 for walls he shouldn't have removed; $325 for a cracked ceiling, $500 for electrical because the walls had to be brought up to code if taken down; and $350 for the ruined floor to be refinished). Agent said Tom refused and was contacting his lawyer and we'd hear back; 2-3 weeks later, crickets. The guy's a windbag and did really shoddy work. Talked a good game; took off with our $20,000 and saddled us with unexpected debt. read more
