We walked in around 11 on a Monday and were told the wait was 30 minutes but we were seated in less time. You write what you want on a paper menu and they bring it as it's ready. There aren't a lot of descriptions so best to do your own research. My favorite were the fried tofu, the eggplant, and the cold cucumber. It was also the best, freshest shu mai I've ever had! I will definitely be returning next time I'm in Vancouver!!

And the winner of our 4-day dining-centric vacay to Vancouver BC is Tin Tin Seafood restaurant located in the very Chinese suburb of Richmond. We arrived for dim sum on a Thursday morning about 30 minutes after opening and were greeted and seated with a polite smile. For those of you who don't frequent Chinese eateries, a nice greeting is a 50/50 proposition! We ordered about 8 dishes to split amongst our party of 4. We also had 2 types of tea (gratis!). From the photos, you can see all the items we ordered, the outstanding items being the wu gok, beef balls, and the steamed seafood dumplings. Every item was flavorful and cooked just right. I've dined in HK and all major Chinatowns in US for decades so I've had a lot of dim sum. I would guess that the old standbys (shu Mai, ha gow, etc.) would have been prepared equally well. The servers and the waitstaff were friendly, polite, and responsive. The medium size dining room had a lot of dividers to partition off large groups as needed. The general decor felt upscale, and the outside was average (not dumpy like certain dissatisfied commenters had insinuated). The prices were comparable to most other dim sum serving restaurants (and yes, there are probably several dozen in the Vancouver metro area), but for early diners (before 11 AM?), they discount your bill by 10%. They open at 9 AM if you like to start your day early. I will likely try other dim sum places in the area for comparison sake, but I'm pretty comfortable recommending Tin Tin for dim sum.

Arrived upon opening. As we waited at the host booth for a table, numerous folks walked in passed us without checking in and sat themselves. Asked if we had reservations. We did not, and they muttered something which had us wait another 10 minutes though empty tables were available. Dim Sum ~ standard, everyday, usual. Service ~ what you expect from a loud lunch atmosphere.

This place was walking distance to our hotel during the 1 week we spent in Richmond! We came here twice, once for dinner and once for dim sum! The restaurant is super clean and the service was friendly, funny, and great! Their food was also so so fresh and good! I can really taste all the fresh ingredients they used and their food is not oily at all. This is not your typical oily Chinese food! This is your gourmet high end Chinese food! I love their dim sum, each piece is big and full of flavor. Their dinner menu is also devious and plenty. I would highly recommend!

I have only tried dim sum twice while visiting Vancouver BC. Out of the two dim sum restaurant I really like this place the most. Their dim sum serving portion sizes are not the biggest but I really enjoyed the quality of their dim sum dishes. Overall I liked their service. Their staff are attentive. Dishes came out in a timely fashion. I also was surprised to see the bill with 10% discount for early bird. I didn't know how we got that discount but was very happy to get it. Also they don't charge for tea. When we visited another dim sum restaurant in the area, they charged us tea and the tea was not fresh! But the tea is so fresh at Tin Tin. When I visit again, I will definitely come back for dim sum again. These are the dishes we ordered: steamed beef balls - pretty good with the right flavor. I wish it had more crunch of waterchestnut. bean curd skin and pork - Don't remember much of this dish but I think it was good. taro dumpling - The crust was nicely fried. I am not sure the center filling which was very yellow. I guess it was mustard? The exterior crust was excellent but I don't think this is traditional filling. prawns and chives dumpling - very good, not very big. However I enjoyed the touch of chives with prawns. pork buns - I believe this is the pork buns that are pan fried. It was probably the best dim sum I had that day. I liked the flavor and the bun was slightly sweet. When pan fried, it gave a nice sweet and savory taste to the dish. My mouth is watering just thinking how tasty it was. steamed beef rolls - not bad but not the best. The texture of the beef was not bad. I would prefer the rolls to glue better to the beef. homemade sponge cake - super buttery and tasty. I know they steamed the cake but it tasted just like baked. The flavor was rich. It was one of my favorite dishes I had that day,.

This place was recommended to me by a friend of mine. I may be biased because I live in Toronto and Toronto has really good dim sums especially in Markham. Compare to Toronto, this place is very mediocre. The black pepper grilled short rib doesn't have much taste or well done. Do not order that dish Egg tarts and salty yolk buns are really good. Shrimp pancake (seen in picture) is pretty good.

What a treat if you're having dinner here. Dim sum is busy but dinner is very relaxing with a calm atmosphere. Calm because the staff is so organized and courteous. We had sort of an omakase menu with the head chef cooking up a storm for us. We had their signature "Fortune" chicken, presented first as a whole chicken, surrounded by sizeable abalones and bright green broccoli adds to the colour. While the abalone were served on individual plates, the chicken was chopped up into pieces. The chicken is extra large so each piece had lots of tender, juicy meat. After a sumptuous meal, the final touch was a bowl of bird's nest in almond milk. The sweetness provided a complementary taste to the generous serving of bird's nest. With the attentive service (yet not disturbing), all in all, it was a deserving 5-star experience.

But Tin Tin may perhaps be a good lesson on not judging a book by its cover: good eats at reasonable prices (in the post-pandemic era), and good service await you in the nice decor inside! === 2. ENVIRONMENT Like many other nicer Chinese restaurants in Vancouver, it's bright, and contemporary in a way that visitors from China would be used to. For those back home in Honolulu, think of the Jade Dynasty atop Ala Moana Center that's better in every way: lighting, atmosphere, spacing, tables/seating, etc. Wheelchairs and baby strollers work here, and parking is typically available in the lot outside.

It has been a while since I have returned to this restaurant, my office used to be very close by and we would go there for dim sum lunches with my co-workers or order out and their quality has been very steady and with good service. Fast forward to 2020, during this lockdown period, getting take out is a real treat the we are all adhering to staying home as much as possible and cooking at home has become a norm. Seeing that they are still open for take out orders only, I thought to give it a try with some dim sum items, all items are made to order and you can tell from the food quality, they also did a great job in packaging, each comes with a small container for accompanying sauces! Star item for this take out order: Prawn Spring Roll! Still crispy and full of flavour, a hint of garlic makes it extra yummy! Call in to make the order, they advice to give them at least 30mins. to prepare as all items are made fresh, take do take credit cards and also during this lockdown, everything is 15% off!

This place was recommended by our Airbnb host and they were spot on. Don't know why this place has some negative reviews and average rating is 3.5 stars, it's a solid 4 stars in my opinion. They have a pretty good early bird special, 20% and free tea, as long as you pay the bill before 11AM. Our dim sum came out a little slow as the place was packed, so give yourself some time to take advantage of this really good deal. Remember the prices in the pics are CAD. The standouts are the siu mai, har gau, beef balls and fried taro. The fried taro was the best out of everything. The filling was not too greasy and the outside was nice and crispy. Was a little disappointed by the shrimp rice roll, the roll was a little hard, not the silky smooth texture that you would expect. Also, what happened to the chinese parsley which should at least be asked as an option. Overall, pretty good experience.

Cantonese seafood restaurant on No. 3 Rd, across from Yaohan Centre. This location used to be another Cantonese seafood restaurant that moved elsewhere. The place doesn't look like much from the outside, but does have its own parking lot. The inside has nice bright decor. Very busy on a weekend night so reservations definitely recommended. They had lots of servers for the amount of floor space. Dinner menu is classic Cantonese seafood fare. We got the crab and fish stomach soup to start, and that was very good. Very thick soup with a lot of ingredients and decent bits of crab meat. For mains, we got the crispy duck, split into the DIY wrap with the crispy skin and the DIY lettuce wrap with the meat. Both were delicious, although the lettuce wrap is an extra charge. The restaurant recommends reserving the crispy duck to guarantee availability. Also got the stir-fried scallops with pine seeds, and they gave big meaty pieces scallops without any veggies for fillers. Had the fried cod pieces as well, and they were really flaky on the outside and tender and piping hot on the inside. Finally, the stir-fired bean leaves were really good. The bean leaves were tender and had good flavor with the garlic. No complaints about any of the dishes. Everything we ordered was tasty. Only downside was the place is pricey. The bill was $220 including tip for 5 people, and we didn't have a big crab or lobster dish.

I came here for the dim sum breakfast around 9ish. I really like their dim sums, they are very delicious compared to the restaurants in Seattle. Price is reasonable too. Service is good. Spacious and won't feel too crowed or too noisy inside. Definitely would come back again.

She wanted to go to Kirin. Plenty of parking in the mall. Hostess greeted and seated us promptly. Restaurant was busy but not crazy. This was at 10am on a Thursday. Waiters were attentive. Usual table service was in place. Took our order and food came out at acceptable pace. When we were done, they politely boxed up the leftovers and we paid our bill. So service was on point. The food we ordered came out hot. The staples that I order to test was hargow, suimai and pai gwut(spareribs). All 3 dishes in general were good.....the hargow could have used an extra minute or 2 in the steamer. The suimai was very good. I tasted every ingredient in this dish. Usually it is just a complete mix and you can't discern the different flavors. They tried something different with the cheongfun by adding pieces of Chinese donut to the roll. I personally think it didn't add much to the dish, taste or texture wise. I did like the pea shoots with shrimp. I think it is a good combo. All in all a good dimsum. I also noticed they did not charge us a tea service. The cost of the food is comparable with other restaurants at this level. On a typical Sunday evening, the restaurant is usually fully occupied, but my friend had thoughtfully made a reservation a week in advance, so our table for five was ready upon arrival. As always, the restaurant was clean and well maintained, with good airflow thanks to the wide-open front entrance facing the parkade. The front desk receptionist greeted us cordially, and we were escorted to a cozy table in a comfortable location -- not too close to the washrooms, which I appreciated. Our meal began with the Kirin Special Assorted Cold Appetizer, followed by Crab Meat, Dried Scallops, and Fish Maw Soup. The soup arrived piping hot and was delicious, with a generous portion that could easily have served eight people. We also enjoyed Pea Tips Braised with Bean Curd and Assorted Mushrooms in Consommé, Marinated Free-Range Crispy Skin Chicken, Fillet of Cod Sautéed with Seasonal Vegetables, and Live Crab in Consommé with Ginger and Green Onion, served with E-fu Noodles. Overall, the quality and taste of every entrée were excellent. Service was top-notch -- tea and hot water were refilled constantly, bones and used plates were replaced promptly, and the servers were friendly and engaging throughout the evening. My friend and his family have apparently been regulars at this location for over two decades, which likely contributed to the exceptional attentiveness we received. However, one aspect of the experience genuinely disturbed me. All servers, including the captains, continued to wear masks at all times. While this practice was understandable two years ago, now -- five years after the onset of the pandemic, with COVID-19 managed similarly to other seasonal respiratory illnesses -- the continued universal masking in a fine-dining environment feels unnecessary and detracts from the overall guest experience. Fine dining, in my view as an avid foodie, is built on human connection, hospitality, and personal interaction. Masks create a more impersonal, almost clinical atmosphere. In a well-ventilated space like this, the environmental risk does not seem to justify the visual and social trade-off. Rather than providing reassurance, the persistent masking may unintentionally signal that the environment is unsafe or that management is out of step with current provincial health guidelines, where masking is now a personal choice rather than a mandate. Final verdict: Food & Service: 5/5 Ambience: 2/5 Overall: 3/5 -- as the current aesthetic feels more like a relic of 2020 than a leader in 2026 hospitality.

We also noticed that the portion wasn't as big as what we usually received on weekdays. The complementary soup that came was lukewarm so that was already one point off. The dishes when served were not presented nicely. For example, there was food hanging off the plate and pot (they eventually fell to floor) or spilled sauce on the table. Even my favorite dish stir fried beef rice noodles was just mediocre today. We ordered 6 dishes and every single dish was salty and greasy. It really felt like they were made in haste. It was overall a disappointment and I don't think I'd want to visit the restaurant on a Saturday again.

The dessert at the end was a surprise. Expecting red bean soup but got a Chinese jello instead. Prawns were amazing too. Salted egg flavour and sweet and sour pork had wok hei! Service could be a bit slower but it's a Chinese restaurant. So i get it. Everything was gooood! Portions were generous and the taste on point. The washrooms could use a bit of cleaning as well as the flooring...so had to take away a star. Would go back for sure! Overall tho, good comfort Chinese food at reasonable prices. Cheers! The only good thing was probably the many parking spaces due to located in a strip mall. Overall disappointed.
