Throughout the week, I received multiple emails, texts, and phone calls confirming the tour and even providing a quote for the specific unit we were supposed to see on Saturday, 6/7. Unfortunately, when the day arrived, my husband and I showed up 10 minutes early and waited. It appeared that the leasing agent was busy with what it seems a personal visit, which delayed our appointment by over 20 minutes. We were patient but when she finally approached us and asked why we were there, we were told that there was no 3-bedroom, 2-bath unit available for viewing--even though their website still shows two available units. This was both disappointing and frustrating, especially after all the confirmations leading up to the appointment.

I have lived here for 5 years and…read moreafter just going through 3 months of AC not working after putting in multiple tickets that were ignored or closed but the fix lasted 24 hours, my AC unit was replaced a week ago, It had been a constant 82 degrees even at night. Only when I started documenting and sending to an attorney did they replace the unit. Now today even though I have my full rent payment to be paid automatically, I noticed on my receipt that it was short by $491. I have called morning & night and left messages and sent emails for explanation and also about the ASSISTANCE for the AC being broken and no one calls or returns emails. When I finally talked to Katy about rent being short, she said that "it's the way our system is set up"? My renewal is not until the end of September but as the tenant I am suppose to now go to the apartment logging and set up another payment? What?? Why would you make the tenant late? Why would you not call/email in advance? Still waiting on the call for assistance for the electricity bills being 3x what they should have been for three months like the manager said she was working on......

I have lived at Olympus Town Center since February 2024. Within a month of moving in, the property…read morebegan major renovations directly beneath my building. They performed extensive dirt work -- removing all the soil from under my unit and several others -- and piled it in front of my apartment for six to seven months. When the work was finally "completed," the contractor only replaced about half of the dirt, which, as anyone familiar with construction knows, is bound to cause future structural issues. They never told me they were planning on this work and that I would be living in a construction zone. Within a couple of months, I began noticing cracks in my ceiling and leaks from the upstairs unit. I was told the issue came from a clogged AC line. It took several attempts before they finally stopped the leak, but the damaged drywall in my apartment was never repaired. In November 2024, I submitted a request for the drywall to be fixed, and they marked it as completed even though no work was ever done. I'm not someone who usually complains, but by June 2025 I brought it up again because the damage had become an eyesore. In July, I saw a maintenance worker entering my apartment on my Blink camera -- I assumed they were finally there to fix the drywall. When I came home, I was told he was there to access the ceiling for a plumbing leak in the unit above mine. I wasn't informed anyone would be entering my apartment, which was extremely frustrating. The maintenance worker could see my frustration and said he would repair the drywall after fixing the plumbing -- and he actually did, but only because he took it upon himself to do it, not because management followed through. It was the worst patch job I have ever seen and it was painted with a gloss paint even though the wall is painted flat. I renewed my lease in August 2025, hoping things would improve. By September 2025, new drywall cracks appeared, and parts of my ceiling began to fall in. I went to the leasing office and waited 30 minutes to speak with someone, only to be told to submit another request online. I submitted multiple requests asking to meet someone at my apartment to review the damage -- no one ever showed up. I also emailed management and several office representatives expressing my frustration and requesting to be released from my lease. That was over 10 days ago, and I have yet to receive a response. To make matters worse, when the initial construction was done, they removed all the grass and bushes around the building and never replaced them. I've had nothing but dirt in front of my apartment for 16 months. When I finally asked about it, they threw down wood chips -- which now wash into the parking lot every time it rains. Overall, Olympus Town Center has terrible communication and poor maintenance practices. They regularly mark requests as "completed" or "cancelled" without actually addressing the issues. The property looks awful, the buildings are falling apart, and management doesn't care. To add insult to injury, they even increased my rent despite all of these problems. I pay monthly for pest control, yet my ring has only caught them one time treating the property. I would not recommend Olympus Town Center to anyone. They are friendly and accommodating only until you sign the lease -- after that, you're stuck. Olympus has bought out many other apartments in the area, leaving renters with fewer options and lower standards of care. I'm attaching photos of the damages and conditions to show exactly what residents are dealing with.

From the moment I received my keys, problems started. The front door looked like it had been previously broken into and patched with wooden pieces. There was dirt throughout the apartment, dirty cabinets, and major water damage. I found a large stain on the wall and carpet that later caused even more issues for almost half of my stay. Overall, the unit was in very poor condition at move-in. A few months after moving in, most of the amenities were taken away -- no more pet wash station, no coffee bar (one of the main reasons we chose this place), and barely any community events. What we expected to be a peaceful place turned into a daily nightmare. The building construction is extremely poor. The water damage came from the third floor and caused serious mold issues inside my unit. It took months for management to even look into it. During this time, my children and I became very sick from living in these conditions. There was no option to transfer units, no hotel offered during repairs, no rent discount -- absolutely nothing. Just stressful calls and unprofessional communication. There is also no privacy. You can hear full conversations from neighboring apartments and hallway noise constantly. Outside noise is just as bad. Daily activities from neighbors were loud and extremely frustrating. On top of all this, the common areas were poorly maintained. There was dog poop everywhere, which made walking around the property disgusting and unsafe, especially for kids. The front gate was constantly broken, creating both safety and access issues. Landscaping was never properly maintained -- the grass was always extremely high and looked neglected. I reached out to management multiple times, and nothing was ever done. I went through all of this while pregnant, caring for a toddler and two children who were at health risk. There was zero peace of mind. I paid a full month's rent as a deposit, and now I'm being told I'll receive less than half due to "repairs" and cleaning fees. On top of that, it has been three months since move-out and I still haven't received my deposit check. This has been one of the most stressful living experiences of my life. I strongly do not recommend this place to anyone, especially families. (My review is for Livano/Sereno at canyon falls and it is not a mistake, resident name is different than yelp account and I am not disclosing that here)
