This level of service is unacceptable and really shows how money hungry big corporations are. Used to be a good building when it opened just 5 years ago -- went downhill rapidly after experienced, original leasing managers departed. High rate of turnover means common spaces, hallways and elevators are repeatedly battered. Neither the residents nor the property managers take pride in maintaining a high standard of care -- pretty much every square foot of the property is marked, dented and shoddily repainted. I am beyond done with this building/management. This ROACH INFESTED building is a dump. I've left…read moreinternal reviews but it's time for a public one. 1. Management here is unresponsive. You can email all you like but you will not get a response. To date I have only gotten one response for issues I've reached out about and when I did get a response the Asst Manager said I needed to email a specific address, which I did and have those emails in the my Hecht's communication folder. Being gaslight like I'm a dummy who can't email. Ok. They are never available, either on a call or in a meeting but never free to actually speak to residents. 2. This building has ROACHES AND MICE. Hallways, stairwells, amenities and even units are having this issue bc of how dirty this place is. Keep in mind there is a bakery located downstairs that sells pastries to the entire DMV area. The main building cannot be the only area with a pest issue when the bakery is a source for food. 3. Amenities are apparently being charged at an hourly rate. An hourly rate for broken amenities and roaches throughout the area. I've seen the roaches and to date items are still broken. And you want $150 an hour to rent? Is the money going to something else bc why is nothing fixed if this is the rate you're charging. 4. Walls are THIN. If you like voyeurism through sound this is the place for you. I know everybody's business bc of how thin these walls are. 5. Units are ill kept and not properly turned over after move outs. I moved two hours to this building only to arrive to a dirty unit. Imagine driving for two hours and having to hold your move in so you can spend another two hours cleaning your unit. I told staff, nothing was done and no one cared. 6. The loading dock is DISGUSTING! The lack of oversight and maintenance is why it looks the way it does and why any/everyone can access it. The trash is here, left over furniture is here and the pigeon nest that smells like poop is here. Again, all sources for pest infestation the building is seeing right now. Again, there is bakery in this building right next to the loading dock, I would never eat from this place or anywhere it sells to. 7. Dog owners can do whatever they want here. The pee on the steps when you enter is pretty much a Hechts staple. Flies are everywhere in this area along with mice bc dog pee is an attraction for these types of pests. Notices never go out about this, and no one stops them. I've watched management, security and concierge watch ppl let their dogs pee there and they don't say a word. 8. The foam padding between the concrete in the garage ceiling is literally falling and hanging throughout the 6th floor. Its clear maintenance is being deferred in the building but especially in this area. If you're an engineer reading this I'm sure you understand the concern here. It's so bad that if it's raining outside even in the garage you will need an umbrella to get to your car bc water pours in from the 7th floor. 9. The elevator in the garage is either broken, or has throw up and pee waiting for you like it did this morning. Or during the winter you will have homeless people sleeping in the waiting area or doing drugs. Just depends on the season. And yes, I've witnessed this multiple times. 10. The homeless get tenant treatment at this building. This morning 9/17/26 someone came in and asked to get coffee. No offense at all but this is advertised as a secure building, allowing non tenants to get coffee in an amenity for residents is crazy. 11. There is no guest parking. Even though our leases states there is guest parking and passes are provided there is not. And this language should not be put in the lease if we don't have it. All in all this place is an overpriced, roach and mice infested dump that delays maintenance and allows those who are dirty to live as they want in this building. Live ANYWHERE but here. Or if you like roaches and mice by all means this is the place for you. My next review will be to DOH and DOB. That's how NASTY this building is.

I lived at Riverpark for many years. Left a few years ago…read more The good: Riverpark is a cool piece of mid century modern architecture. in a cool neighborhood with access to lots of things people want- all the stadiums, a theatre, nightlife on the newly redeveloped wharf, easy access to three metros, to name. Some neighbors are nice. The not so good: The PR department at Riverpark has been working hard to give prospective members the impression that if they were to join Riverpark, they would be in a wonderful cohesive community. My intel tells me that the management is even offering free water bottles to anyone that writes a positive review of Riverpark. why? 1. They start off with 60 year old stock pictures of what was then this cool midcentury shangri la. 2. facebook (fb) posts celebrating the birthdays of residents that have been there many years. You know, like they really care about every one of their members (more on that later). 3. FB posts of people having a wonderful time at board sponsored parties. 4. a fb post - a tribute to the current board members with their pictures thanking them for their service and a great year. yep - all of this ; all while at the same time many other members were being forced out and otherwise disenfranchised- an unfortunate outcome of some that same board's recent decisions. One of them was in 2022 the President imposed the first of now annual, continuous special assessments that well, in my case, was another 70 percent raise in fees for starters; a considerable bite in anyone's income. A member that can't meet their demands will likely find themselves left to their own resources. The management consists of first, a part time board consisting of elected volunteers. Most of the board featured, had not been at RP a long time before being made a director. I believe the crisis started around 2013, when many of these new members moved in. Many of them came because they couldn't afford a single family house and were attracted to the low prices and reasonable fees and thought they could make alot of money when they resold. Many of them were young professional types under 35 and didn't seem to understand what a cooperative is - and they decided they had to "save Riverpark.". So they got on the board to do the bidding. The board had also became manipulated by an aggressive for profit management company that moved in around 2015. And they in turn also let construction companies take them for a ride for some reason. So-To buy at Riverpark, be prepared to write another blank check every f$ year because this board thinks they are Congress and can (and will!) demand as much they want, (especially to cover for the financial consequences of mistakes, or "perceived" lapses in /judgment best practices, conflicts of interest real and perceived (such as observations of some board members buying up units that became somewhat distressed after the punishing assessments were voted on for one). also, there were times that board members overstepped their authority and made financial decisions without the knowledge or approval of the membership (such as selling off the cell tower, then oopsie! nobody told them that they had to pay taxes on the proceeds). And so now, they can also impose special assessments and other various money grabs as often as they want, all with no constraints imposed in the bylaws. who were their advisors? I believe Prospective buyers have caught on. take a look at recent for sales in Zillow in 2025/2026 where owners are trying to get 140k for their two bedroom apartments. when the projected fees are 10 times what the projected mortgage would be. The president of the board, one who presided over much of the disaster at Riverpark over the years is now leaving DC. their place is up for rent (why not sell ...I think I answered my own question) the culture can be to focus on the "positive" to the point of toxic; to which in my view is don't lie but don't tell the whole truth either, especially if your truth happens to make the board and management look bad. Possibly the free water bottle offers were in response to counter bad but truthful blogs like this one. well at least my truth and the truths of my ex neighbors that have been forced to leave. I believe they made the last balloon payment on that 10 year 2nd mortgage they took out in 2016. so things are looking up- perhaps the projected and outrageous fee to mortgage ratios will become more reasonable. not so fast. another loan with terms as terrible as the last is coming or another assessment of equal or greater value will be approved now that that loan is finished The board is committed to paying for this 67 million dollar (and going up) 10 year plan to rehabilitate Riverpark- with the membership being the only viable funding source. I recommend being a renter to try before you buy if you must. but keep your moving company's phone number on speeddial.

If you've been here long enough, they even greet you at the door with your name and a big smile! During DC's excruciatingly hot summer months, VNE's two swimming pools are certainly a huge perk. Remember to get there early as the pool tends to get packed quickly! One of my favorite things about VNE is the underground passageway to Giant. If you don't feel like going outside when it's raining or snowing, you always have the option to stay dry by taking this underground route. VNE does come with a gym but in terms of equipment it is very old and the equipment is rather limited. An addition of a TV would certainly make it a lot better. The one other thing I would note about VNE is that it's a hot bed for the elderly. Not to say it's a bad thing, but they certainly like things very quiet. A few of the people who are on the housing committee like to enforce their own rules and if they see anyone doing anything not to their liking they aren't afraid of speaking their mind. Besides that, it's a great place to live! In terms of accessibility, VNE is in extremely close proximity to stores like Walgreens, CVS, Starbucks, Giant, 7/11, Epicurean as well as the Van Ness Metro stop.

The building is old but the lobby was renovated recently. I am a huge fan of lobby's and I have to say they did a wonderful job. Besides the lobby, the rest of the complex is relatively out-dated and is in serious need of renovation. Even just changing the lighting in the hallways would really brighten things up. The staff at vne is the best staff you will find. They are really on top of their stuff and maintenance is literally at your doorstep if you have problems. There is also valet parking for guests, which is $7 /day but considering the location and hassle of street parking in the area, it's a steal. Plus, the guests don't know it's extra so it makes the building seem that much better. The complex has 2 pools. One in the back of the complex and one that it shares with the other apartment complex's in the area. The one in the back is very private but the one it shares is like a club during the summer. The crowd is mostly young professionals with some older folks and kids. Definitely a big plus in the summer! Plus, the shared pool stays open about 1 month after Labor Day. The building does have its downfalls with being so old. You will see the occasional dead/live roach here and there but that is unavoidable considering the year it was built. Most of the residents are older, which is great for noise but can be a hassle if you want to play your music. The walls are not that thick. This building is a steal. Factoring in the location, the underground pathway to the metro and giant grocery store, the pool, lobby, and rent prices, it is the best in dc! Oh forgot to mention it is a condo building so each unit is rented out by the owner. I love vne and will be sad when I move!
