The first problem I had was related to several electrical wiring issues that complicated my stay. The washer/dryer wiring was not done correctly, causing me to have my W/D unit replaced three separate times in a week. A huge hassle. There have been ongoing electrical issues that continue to pose a threat, which I have brought to the attention of management, and have not been rectified, such as my constantly having to replace light bulbs due to them bursting inside the sockets from the faulty wiring in this apartment unit. 2) Having a gate to the garage is nice, but when the gate stays open, and creepers sit and wait for someone that lives here to open the door, and then they follow them in after, that is not OK. This happens CONSTANTLY. With anyone having access to the parking garage that waits for a few minutes for the gate to open, any number of dangerous individuals could come in, and commit any crime they want, and since there are no cameras, there would be no way to document it. I don't really think security is their number one priority, however, when the men at the pool sexually harass the women so much that they can't even enjoy the amenity. 3) It is a huge problem that residents cannot get back in through the side doors to the complex once they have exited, instead, they are locked out and have to walk all the way around to the front just to get back in after walking their pets. This poses a safety concern to not let residents back behind closed, locked doors when they have an access fob, especially in this neighborhood. Just this time last year, this very area was plagued with a criminal known as "The Brookside Rapist". These rules regarding the doors do nothing but keep the residents as prisoners, while giving complete strangers increased access to the premises with no consequence. 4) Next, it's not very quiet at all. I personally, wanted to move here because I expected it to be a quiet, nice place that I could come after work to do schoolwork, as I am also a full time Doctoral student. There have been a lot of college age kids that have moved in since March, and they are very loud. They have taken over the pool area, even though the pool area is not open yet, they scream and run up and down the halls at all hours of the day and night, they fight all the time, and they are just freaking annoying. I have a balcony over the pool area, and every night of the week and weekend, there is some drunk manchild crying under my balcony about some random white boy problem, like, bawling his eyes out, or he's trying to fight his bro. Get it together in 2015, kids. Nobody wants to pay 1200.00/month and up to listen to that. 5) Management does not notify you when you get packages delivered. I had an important package delivered, and was never told about it, until the company that sent it contacted me themselves to ask me about its receipt, and told me that the manager of this complex had signed for it. In the contract, it states that the office DOES accept packages for residents, but what good is it if you are never notified?

Someone dropped a milkshake in the hallway and the mess stayed there for 3 months. A dog pooped in the stairwell and it stayed there for over a month. Should the responsible people be cleaning this up initially--Yes. But if they don't, it's staff's responsibility to circulate the property to look for things like that, it's not other resident's responsibility to submit a work order every time, the property is small enough the whole thing could be walked at least 1x a day to make sure it's clean. This place isn't cheap and I would expect a much more luxury feel & cleanly grounds for the price. I also agree that only having 2 reentry gates is a safety issue. Many DoorDash people sit and wait for someone to come to the one gate after hours so they can ask them to open the gate and I had no other entrances to avoid them at. It makes no sense to not have a fob for many gates around the property. It forces people to prop open the gates which makes the whole thing more dangerous.

These apartments are also located in a great area. It's quiet and private, but also near major highways and shopping. Overall, I highly recommend Tuscany Hills. Ask for Julie, she's the best!

We've been living here for less than 2 months. While the apartments themselves are decent and access to the riverside trail is nice, there are some major drawbacks that future renters should know about. The 2 stars I gave are for Location (+1) and Cleanliness (+1) of my unit when moving in. I can also attest that the staff is very friendly and the maintenance/grounds people are very friendly as well. I do appreciate that very much. Now, onto my complaints: Smoking Indoors (-1) These apartments are not smoke-free, and tenants are allowed to smoke indoors. If you're a smoker, this place might work for you! However, if you're sensitive to smoke, it could make your living environment very uncomfortable. Insulation is no good as the smell easily seeps into other units and has been a constant issue for us. Since it's gotten colder, my neighbor now smokes exclusively indoors. I can tell every single time they light a cigarette because it escapes into my apartment. We've struggled to fall asleep many nights because of the continuous smoking from my neighbor and have been woken up multiple times due to the strong odor. Closing the vent in our bedroom has helped slightly, but it doesn't fix the problem completely. For context, I've lived in apartments in Oklahoma, Missouri, California, Texas, New Jersey, and New York, and I've never had to complain about smoke until now. While I have no problem with people smoking (even indoors if the units are insulated enough), I really don't want the smell in my own apartment. Not Dog-Friendly (-2) Don't be fooled by the massive dog park! While the complex advertises itself as "dog-friendly," the onsite dog park and surrounding areas are filled with sand burs (i call them stickers). The day we moved in, we were excited to take our dogs to the park, but within two minutes, they both started limping and refused to move. We had to remove over 10 sand burs from each dog. One of our dogs even developed an infected paw because a sand bur got lodged deep between their toes. The entire complex, except for a few small spots, is covered with sand burs. We've since avoided the dog park entirely and now stick to one spot for bathroom breaks. If we want to exercise them, we walk them out to the riverside trail. But even then, they will still get one or two stuck to them on the way to the trail. The dog park was one of the main reasons we chose this apartment, but it's completely unusable and that sucks. Management let me know there is nothing they will do about the cigarette odor besides sending an odor complaint to neighbors, so I wanted to ensure future renters are aware this is not a smoke-free apartment since I now have to live with this for the next 10 months, if I don't move out sooner.

I will start by saying I really loved living here. It is also very safe, I never felt threatened living here, compared to living in some places in South Tulsa. George, the handyman, is very sweet and performs maintenance tasks quickly and is always willing to help. Now, on to why I only gave this place two stars... Since I moved in, they have been working on the building. I moved in September of 2008, it is now April 2010. The walls are paper thin, so any construction going on is extremely loud in your apartment. They do construction every week day and on weekends, including Sunday mornings at 8 AM. It feels like you have literally ZERO privacy until about 7-8PM every single day. Every day. If you have a day off and want to watch a movie in your PJs, you feel like the construction workers are in your apartment with you. I have to play music constantly to drown out the sound of power tools and people clomping down the hallway. If you have a significant other and would like to enjoy their company...might as well make some popcorn for the workers because they're gonna hear ya. Since the walls are paper thin, you can also hear everything everyone else does around you. My upstairs neighbors sound like the starting line up of the Dallas Cowboys practicing roller derby every time they come home from work. I'm sure they do not mean to, it's just impossible to carry on your business quietly. You hear every toilet flush, which has many times produced quizzical looks upon the faces of my friends. The bugs are not bad, I have seen a few roaches, but installed traps and never saw another. There is an atrocious ant problem, they get in any way they can, and rest assured, they will. I have sprayed, set up ant traps, and still have to clean up hundreds of ant carcasses & continue to spray & kill ants every day. Another reviewer on another website mentioned that you have no privacy because of maintenance and it really is true. They come into your apartment at will. I am a photographer and have a lot of expensive equipment in my apartment and this has bothered me to no end since I moved in. Full disclosure though, nothing has been stolen or broken, to my knowledge. My negatives were almost ruined, however, because of a failure to shut off the water when they were working on pipes, flooding half of my apartment. I've lived in a lot of places in a lot of cities and I've just never experienced apartment living like this. It is beyond bizarre to me that, despite all the construction noise and problems here, they do not communicate anything to residents as far as length of construction, and possible compensation for your trouble. The laundry facility is somewhat decent, however the dryers go out at random and you are not given any money back that might be lost by this unfortunate event. They gym is a joke...if you like working out on prehistoric machines that do not work in a bug & spider infested room, then you'll love it. To sum up--the area is great, apartments are beautiful, but you have absolutely no privacy, peace and quiet, and a very neglectful management. (Except for George, who is saintly in his kindness & generosity) Caveat emptor.

The owner and his maintainence staff will enter your apartment whenever they so choose -- oh, and there isn't any interior security lock to keep them from coming in if you're indisposed. Gas & water is sub-metered throughout the apartment -- not terrible during the summer, but when you get slammed with a $200 utility bill in winter for a one-bedroom apartment, you know there's something fishy going on. Also, expect $150+ electric bills in the summer; the older window units are extremely inefficient and because of the building's age, you'll have to run the AC full time in the summer to keep it not sweltering. My advice: live anywhere but here. It's far too expensive for what you'll get.

The views of downtown Tulsa were spectacular, especially at night. Also had a great view of many fireworks displays during the 4th of July Holiday. Our room was fully furnished with a fully stocked kitchen, and rent included internet and utilities as well. The prices were affordable, and we frequently got free upgrades (switched from a queen bed to a king bed, installed a combo washer/dryer unit, hung new beautiful paintings and artwork on the walls). The community is gated with 24/7 security, and it is kid, family, and dog friendly all around. There is an indoor gym, outdoor tennis/basketball court, track field, and garden park for plenty of exercise opportunities. There is a large coin and card operated laundry room in the basement. There is also a convenience store open 7 days a week to buy simple groceries, drinks, snacks, or fast food. In addition, there are parking garages with designated parking spots for cars. The area is in the middle of downtown within walking distance of many excellent restaurants, bars, shops, and tourist attractions such as the BOK Center, ONEOK Field, and Guthrie Green. It was definitely well worth staying at this condominium complex for months and even years!

Everyone is always very kind and has loving souls. The manager is Carol Lee. She is sweet and very willing to take care of anything needed with the apartment and property. Maintenance is usually pretty fast and efficient. The property is lovely and includes two pools and a calming courtyard.
