If you want to live in a place where there is fecal mater in the stairs, urine in the elevators, an elevator broken down at least once a month. And having the most inconsiderate people at the front desk who wont help you with absolutely anything, matter of fact, will do you dirty and wont even have the human decency to call your phone before having your truck towed, allowing people to take your sofa, taking down papers that will help you sell some stuff before you move out then I absolutely recommend living here. I have lived at Mansion House for three years. This is my first experience in an apartment after owning a home for 12 years. The community is wonderful, very pet friendly, and the regular staff here are great. They do their best to build relationships with the tenants and work hard to keep things running. Unfortunately, if you want to pay for laundry services that never work, you can expect that here. The washing machines are consistently broken and it's been this way the whole time I have lived here. When recently renewing my lease, I noticed they added a "laundry fee" when more often than not I can't even do my laundry here. The elevators have issues regularly as well. With it being an older building, the parts needed to fix the elevators if they go out typically have to be custom made. Or so we are told. Multiple times we have gone at least a month to three with having one elevator. And if someone is moving in or out, we get instructed to not use the elevator. (This building has eleven floors). The handicap buttons for the doors in the basement don't work and one in the lobby seems to go out often. There are pros and cons everywhere... but I do caution anyone looking to move here to consider the laundry room and elevators before you do. I've been living here a little over a year and have enjoyed my stay thus far. The building is old, but it's well maintained. The amenities are nice. They got a really nice gym, yoga and spin rooms, plenty of indoor and outdoor lounge space, a movie room, and a pretty sweet outdoor pool next to some community gas grills. My maintenance issues have been addressed quickly and the staff is friendly. The residential neighborhood is quiet. The apartments are plenty big and the east side has balconies facing the Tulsa Skyline. They did have some issues with the laundry facilities earlier this year. The payment system and the machines themselves were always breaking down, but they got rid of the payment system and so far most of the machines have been working well. I agree with other reviewers that the old AC units can be loud and expensive to run. I also encounter some cockroaches on occasion, but nothing major and the property treats the place fairly regularly. read more

I've lived at mansion house for over two years now and I've had problems here and there, but I'm leaving this review because as of right now I have gone five months without properly functioning AC in my unit after repeated calls to maintenance, the property management and corporate. After three months with an out proper AC in my apartment, I had to sign a new lease,before signing a new lease, i asked for an assurance that i would finally be able to get my AC fixed before summer gets pretty hot. I was promised so. We are approaching august and my bedroom cannot cool below 78 even if it is only 83 out. Do not move here. No place that even remotely cared about the people that live there would let this happen. read more

My stay here has been great for the most part. I like the proximity to downtown, ease of using the package concierge, and security that comes with the key fobs and gated parking lot. I also really like the ease of paying rent online and having access to everything via the online portal, and the routine cleaning and maintenance of the hallways. The layout of the apartment is great and there is a lot of storage space both in terms of closets and kitchen cabinets. The kitchen appliances are also great and easy to keep clean. I don't typically have any issues with noise, but some residents do let their dogs on the balconies and they bark for a bit before quieting up again. There are a few cons though. The fire alarms can be sensitive and some residents seemingly don't like to use their kitchen fans, so the fire alarms go off about twice a month. I've also recently noticed a marijuana smell some evenings coming through my AC, which is annoying and disruptive. Some residents and guests don't honor the assigned parking, which is frustrating but always quickly handled by the office. The washing machines, while free to use, are continually difficult because typically only 5 out of 9 work, so it can sometimes be difficult to plan a time to wash. Most of these cons have to do with the residents though, and are just aspects of apartment living in general. Management themselves is great and always responsive. read more

I have been here for several years and I enjoy the staff and building . They keep it looking nice and respond to requests.

I like the location but everything else is horrible. You pay $145 in hidden fees monthly. There is a $34 convince fee for using your card to pay YOUR RENT online. You pay $20 for laundry when the washer machines are outdated and half of them dont work or leave your clothes soaking wet still. You pay $20 for "Risk Management" not even sure what that is. You pay a fixed rate of $55 for sewer and water. Nobody uses that much let alone someone living alone. You pay for pest control when they still have roaches and bugs. $10 for packages? I dont even get packages. Thats just the hidden fees. Wait until you find out the AC units in your room dont even go below 69 degrees. They are so loud and old they still have a nob that you turn and it only goes to 80-69. Your AC bill will be so high just for it to not even be cold in your apartment. I have a one bedroom and I paid over $200 in electric because I leave my AC on during the day set at 69 and its still so hot in my apartment. They keep all the hallway temperatures 80 degrees. The elevators never work. The whole building is like a sauna. All the residents will tell you in the elevators how horrible it is. Do not rent here. Its not worth the money. I will say the employees do try to help but their hands are tied with cheap owners. I now have a portable AC unit that they supplied me. Nice of them but it requires a hose that goes out my window. The window stays open 24/7 because of it and they tried to seal the rest of the window with tape it obviously isnt going to be air tight so its just wasting my AC. Its unbelievable the cost of these apartments for the horrible living situations. Do not rent here. I hardly leave reviews but this is something I wish I knew before moving in. They show you a show room but wont show you, your apartment before you move in. Be prepared to have an apartment that will never be cold. If you are a sweater then do not rent here what so ever. Worst apartments in down town Tulsa .. claim to be "dog friendly" but shun you for having them, tack on 30$ a dog per month, don't allow them any where on the property other than your apartment & the dog park which you have to walk 2 blocks to get to (not very fun during cold weather) ... worst part is the office ladies, you can tell they hate their lives, didn't accomplish any thing in their younger life & now have to spend the rest of their lives in a cubical working for some one else .. there is a real gloomy & uneasy feeling right when you walk into the building before being "greeted" by the cranky old ladies ... you will then have to take the stairs to get to your apartment because the elevators never work. Do not recommend paying the price of living there, the building poorly constructed & every thing about the building screams CHEAP for having to pay so much money a month on one of the more expensive apartments in downtown Tulsa. I was not excited about leaving a 2 bed house to move into an apt but last summer My house was broken into and I made a decision to feel safe. The draw for me originally was the location and the security. After 6months or living here I love it even more the grounds are kept nice and I don't have to mow!! The resort style pool kept me and my daughter happy all summer!! The staff is incredibly nice and helpful. The move special gave me almost 2 months free rent!! The staff hosts parties for the residents and I must say our catered homemade Christmas dinner was on point!! I recommend Mansion house if your considering urban living in Tulsa read more

I am saddened that I have to move out after almost a year. I loved this place. The location is so close to downtown. I used to walk to work when I had a job downtown Tulsa. The staff is friendly and responsive. Even my dogs liked it. They liked the attention they received from the staff, neighbors and other dogs. They love staying in the apartment itself. I live in this apartment building for three years and I stayed for the most part because the pricing was decent in the beginning. On my way out they ran my credit and my background and then denied it in front of my face after sharing it with other residents. We did have a slight cockroach problem not out of control, they do spray but I would definitely not recommend living in this building now.The washers and dryer's are from the late 90s and the elevator is very slow, on top of that they have wall units for air conditioning and heating which causes your bill to go up dramatically. read more

They offer alot of amenities .I like being close to the river, The Gathering Place & downtown...I also like that we have a basement to go into during tornado season... I think this location of this apartment is awesome, no pests, front desk very helpful. Some cons tho were the constant fire alarms. One time, the fire alarms went off at midnight and I would be ready for a monthly minimum fire alarm. They should fix the set up for that for sure. Roaches everywhere. One elevator works at a time (and over 150 apartments in the building). Laundry machines never work, and when they do, they ruin clothes. Air conditioners are old, break constantly, and make electricity bills skyrocket. Owners based in Florida and do not care about residents or even in the property itself. Building is only functioning because of local employees fixing things way past the point when they should have been replaced. read more

I have lived here 6 months. Mansion House has great amenities. My remodeled apartment is simple and pretty. My view is definitely what sold me. I'm in love with the view. I get to see every event on the River, and the West Riverfest site. The sunsets..wow. I think we have the best management team in Tulsa. I don't have a lot of rental experience but they have to be the top of their game. Community monthly events are fun. It has its issues, like old old carpets in hallways and bad dirty, torn up elevators...but it's an old building and they are remodeling all the time. If you hate cockroaches avoid this place! Lived here in 2015 and no matter what you do: cleaning, asking them to spray, etc for some reason they always come back. I even saw some in the stairway on several occasions. Also, when you ask to get your apartment sprayed they don't give you a notice until less than 24 hours til the day of, so if you work, you come home and have to clear your kitchen cabinets all night because they're coming the next day. A lot of old people live here so that could be the problem with the bugs, but another big problem is they set off the fire alarm at least 5 times in 1 year from burning food in their rooms... They also told me I'd get a covered parking spot within the first few weeks of moving in but they didn't until I complained about it months later and they said I had to be on a waiting list but then I complained again and finally got one. By the way, there are multiple cars with cobwebs on them that never moved and probably never used their cars just taking up parking spots! 1 of 2 elevators always seems out of service. Also, their website portal doesn't work, and if you want to pay online you have to pay a service fee even if you use a direct deposit so I used checks. The only thing good about this place is it's proximity to downtown, security (need a card to get into the building and one for the parking lot gate), they redid the parking lot with new pavement and better covered parking spots, and the front desk workers are usually nice. Avoid this place at all cost! read more
