2/5 Stars I'm writing this review because I feel these points need mentioned to future renters, as I was not aware of them when I signed my lease. We've been living here for less than 2 months. While the apartments themselves are decent and access to the riverside trail is nice, there are some major drawbacks that future renters should know about. The 2 stars I gave are for Location (+1) and Cleanliness (+1) of my unit when moving in. I can also attest that the staff is very friendly and the maintenance/grounds people are very friendly as well. I do appreciate that very much. Now, onto my complaints: Smoking Indoors (-1) These apartments are not smoke-free, and tenants are allowed to smoke indoors. If you're a smoker, this place might work for you! However, if you're sensitive to smoke, it could make your living environment very uncomfortable. Insulation is no good as the smell easily seeps into other units and has been a constant issue for us. Since it's gotten colder, my neighbor now smokes exclusively indoors. I can tell every single time they light a cigarette because it escapes into my apartment. We've struggled to fall asleep many nights because of the continuous smoking from my neighbor and have been woken up multiple times due to the strong odor. Closing the vent in our bedroom has helped slightly, but it doesn't fix the problem completely. For context, I've lived in apartments in Oklahoma, Missouri, California, Texas, New Jersey, and New York, and I've never had to complain about smoke until now. While I have no problem with people smoking (even indoors if the units are insulated enough), I really don't want the smell in my own apartment. Not Dog-Friendly (-2) Don't be fooled by the massive dog park! While the complex advertises itself as "dog-friendly," the onsite dog park and surrounding areas are filled with sand burs (i call them stickers). The day we moved in, we were excited to take our dogs to the park, but within two minutes, they both started limping and refused to move. We had to remove over 10 sand burs from each dog. One of our dogs even developed an infected paw because a sand bur got lodged deep between their toes. The entire complex, except for a few small spots, is covered with sand burs. We've since avoided the dog park entirely and now stick to one spot for bathroom breaks. If we want to exercise them, we walk them out to the riverside trail. But even then, they will still get one or two stuck to them on the way to the trail. The dog park was one of the main reasons we chose this apartment, but it's completely unusable and that sucks. Management let me know there is nothing they will do about the cigarette odor besides sending an odor complaint to neighbors, so I wanted to ensure future renters are aware this is not a smoke-free apartment since I now have to live with this for the next 10 months, if I don't move out sooner. read more

Great place to live, feels secure and quite. Nice area. If your looking to live around riverside this area has been good to us so far. We are down from the police too which gives me peace of mind. Your environment has part to do with your health all around. I feel better here than I did living by the highway around 51st and Lewis. Having just moved from out of state to the Tulsa metro area I found a property that is quite and close to an area that I wanted to call home being so close to the River Spirit Casino and to the walking and biking trail the perimeters the city Tulsa close to some good night life spots and to the city of Jenks and with easy access to the Turnpike this property is for you.. the staff is very acomadating.. and truly professional.. and polite. the grounds are greatly well kept and manicured, the maintenance of the units are on point...parking is convenient and safe.. tenants are also very much on the lookout for there fellow neighbor.. I can honestly say if you are looking for a place to call home... you have definitely found it here on Riverside pkwy.. read more

Appartment complex seriously lack amenities. Other complex offer great gyms and pool with hot tub. The pool here is not heated. The gym has two stationary bikes that are out dated and a treadmill. Would be nice if the gym included free weights and a elliptical. So if you're looking for extras I'd look elsewhere. Also not enough pet stations so there's dog poop everywhere. read more

The worst. The office staff CANNOT add or calculate anything properly (really, watch yourself with these people). Leaving the apartment absolutely spotless and getting an A+ in the final walk-through still brought me a bill of over $1000. There's no talking them out of their $$ mistake, either. The home office is in California so there's really no one to monitor what these people do. The A/C breaks down all the time, the plumbing is very cheap, the stairwell steps bang against the outside wall of your apartment, break-ins on cars happen all the time and a couple of the apartments have caught on fire. There are better apartment complexes in the city even if you are just staying a few months. This one is sandwiched between the very busy 4-5 lane Riverside Drive and the Arkansas Drybed, uh, sorry......Arkansas River. The more modern apartments in Tulsa, while pricey, can really provide more amenities and better conditions. read more

Do NOT move here under any circumstances! We have been here less than 6 months and it has been nothing short of torture to live here and deal with the staff, particularly the manager. We were lied to when we moved in, lied to when my ceiling was pouring water out of it, lied to about when repairs would be completed, and lied to about what date rent was due. We were told that ALL utilities are usually around $100/month before we signed the lease and that the apartment billed water and trash was included in that. My last water bill was $81 alone and I was gone for over half of that month. That was just the water!! When my ceiling was pouring water they said that they would have someone come and take care of it...nope. It took weeks. They 'fixed' it, but the water kept coming in. It took months for them to get a professional roofer and then months of me bugging them every week to get it fixed internally. The manager repeatedly lied to my face about when the maintenance team would come and take care of the issue. They finally came after 4 MONTHS and to be perfectly honest my toddler could have done a better job on the repair than the maintenance team did. Today I incurred a late payment because the manager told me that rent was due on the fourth, it's apparently due on the third and that detail is buried 15 pages into the lease. The manager had previously told my husband and I that rent was considered late after the 4th. I believe her exact words were "you have until the fourth to pay rent". I was going to drop it in the rent box last night, but I had something to discuss with them, so I figured that I would walk it in myself today. To my surprise the manager refused my payment. When we moved in, there were spiderwebs everywhere, food and who knows what else all over the walls, holes in doors, broken/bent blinds that were so caked in dirt and grime that hours upon hours of cleaning have had little to no effect. The painting in my unit is atrocious! All of the sinks and tubs are stained with rust and there is MOLD under my kitchen sink. The public areas are so poorly maintained that I can't let my kids go out for fear that they will pick up cigarette butts, dog poop, and broken glass. The business practices at this complex are beyond comprehension. Every time I go in I am brushed off, made to feel like crap, and lied to. There are so many other options for housing in Tulsa, I suggest that you go and find one of those. read more

I know I've said this before but Ive been here for almost 2 years but I love these apartments they work with me any type of way I feel safe and happy with the management and employees they have thank you very much for all their help I don't have plans to leave any time soon their stuck with me til I'm done with school that's at least another 7 years!!! read more

Went to visit a friend. When I walked into her apartment I saw roaches running everywhere. I had to leave. Luckily she didn't take personal but I couldn't do it! Roaches on the floors, walls, cabinets, windows.... it Is disgusting. The tenants haven't been much help, which says a lot about them but this isn't okay! Not sure if I can ever visit my friend again and this just is sad. read more

ROACH ALERT. Moved in the beginning of August 2020. Dead bugs in the window. Roach eggs in the kitchen cabinets. Was cleaning behind the fridge upon move in and at least 6 roaches crawled out of the hole behind the fridge. Kitchen was so infested that for months we kept the lights constantly on, otherwise it was a roach party. Big roaches. Small roaches. Baby roaches. Lots of them. Pest control guy said they are German roaches. They claim that infestation came from the unit next to us and that the tenant has moved out...over a month ago. I still have not put anything into the kitchen cabinets because we are STILL SPRAYING THEM FOR ROACHES 3.5 months later!!!!!! I have talked to the leasing office about this multiple times and their only response was to switch pest control companies and put me on the pest control list for the following week. That company has sprayed the "stronger stuff" multiple times and we are still not roach-free. No one has checked in on the situation. I have had to call maintenance to request pest control on a weekly basis, every single week for the past 3 and a half months. There is no discount for living with roaches. No accommodations. Not even check-ins. Leasing office's response every time is: "you signed a lease", "we're doing everything we can", and "you're seeing fewer roaches, so problem solved". Why am I seeing roaches at all? Why was I given an infested unit and why am I still seeing roaches 3.5 months later (still at least 2 roaches a week)? Last time I spoke to the manager, they offered to *consider* letting me move to a unit in a different building, but that even if they allowed that, they said it that it would not be an option for me to even view this unit and that I would blindly have to take it. Here is the only bright side: located right by the river, and Freedom is really sweet and I get to see her/talk to her every time I request pest control. Anyways, I can only speak for my experience, but I'm putting this out there so you can decide if it's worth it or not, for you. read more

I wish that I could rate it with zero stars. I applied for an apartment back on March 31. I was charged a $100 application fee for me and my husband. I selected an apartment that had a waved processing fee of $150. I was told by the office that I still had to pay the fee in order for the application to be processed. Then it would be added to my first months rent. If I was not approved it would be refunded with in 7 to 10 days. My application was not approved due to my credit score. I called the office 2 weeks later and was told it takes up to 30 days for the refund. After 33 days I called there corporate office and was told my check would be sent out May 5, 2020. It's May 17 and still no $150.. I will dispute the charge with my bank and also file a complaint with the BBB on Monday! If you don't have $250 to lose don't apply with Riverside Park!!!! read more

The apartments themselves are quite nice but what really makes this a great place to live is the staff. Old managment was very hard to work with, but the new management is absolutely awesome! They are super friendly and accomodating. Amber is the best manager ever! If you're looking for an apartment complex this is the place to be! read more

Do Not Move Here! By far the last 3 years have been hell!! I have maintenance issues that were started 2 years ago that I am still waiting for them to complete. The management team is a joke. They are rude! And the icing on the cake I have seen maintenance using apartments for their personal enjoyment with what ever lady friend they have. The cops are called several times for loud noises and fights. The security officer is a joke he stopped me from getting in my own car cause I hesitated when he shine the spot light on me. I would not recommend this place to my worst enemy!! I would of given the place no stars but I couldn't! read more

I am a current resident and live in building 'A'. I have had nothing but issues since moving into this unit. I lived in a different apartment about four years ago and did not have the small concerns. The property has been through multiple managers and assistant mangers in the 10 months I have lived here. In addition, the property has had multiple district managers with the most current one being Carmen Suggs. She is supposed to be the vice president of operations at Gaines Investment Trust (they own the property), which is located in La Jolla, CA. Since moving in I have had issues with things getting fixed and or fixed properly. Their contractors are nearly as unskilled as the management. The "insulated" windows in the unit continually condensate and grow mold. There is no humidifier in the unit, the exhaust fans are used during showers, and the curtains and blinds remain open during the day. There is a 14-month old baby in the unit and I asked that NO bleach solution be used for the mold because the baby is able to access the sills: we all know babies put everything in their mouths. Well, much to my surprised their maintenance manager used bleach while I was not home, but my girlfriend and our baby was. He also attempted to explain how mold grows and that "it is completely safe if babies touch it" to my girlfriend, which was a blatant lie. I have a biochemistry, molecular biology and microbiology background and there are several different types of mold that can grow and without culturing a sample there is no way to determine any health hazards associated with the mold. When I got home I went straight to the office and spoke with the manager (Amber) who even admitted she knew I would not be happy with the maintenance manager's efforts. She called the maintenance manager for me to speak with directly. The maintenance manager (Mark) could not make up his mind on what he used in my apartment, which I already knew was a bleach:water mixture. He tried lying to me that he used a mold remediation product, but then eventually said it was a bleach:water solution of 1:1 and is specifically mixed to be most effective on mold and one that he was taught in a mold remediation class; he could not produce a MSDS for his product, which is an OSHA violation for their workplace. Additionally, his application of an unknown solution or solution concentration utilized for mold remediation is in violation of the state agricultural department's regulation on specified product usage as an applicator with the intent of controlling a specific pest (e.g., mold). The Riverside Park apartments have now decided not to offer a lease renewal option. I realize they are able to non-renew based on believing the apartment may be of need, and it is, of extensive repair. However, they have not offered a different unit to us, not that we would pay a premium rent for a mediocre apartment complex. I think their non-renewal offer is comical, especially because I only have asked them to do things that are well-within their scope of responsibilities. In conclusion, DO NOT MOVE TO 'THE RIVERSIDE PARK APARTMENTS' IN TULSA, OK. You will regret it, I assure you. **On a side note: One of the things I noticed wrong with the apartment when moving in was that the sprinkler heads had been painted over. I called the Tulsa Fire Marshall's office and schedule a walk through. He was disgusted with the fire safety of the unit and the buildings. He made them put fire extinguishers in all of the buildings and on each floor, which was already supposed to have been...You are welcome! You can now extinguish a fire since it's not likely that your sprinkler heads will be in proper working condition. read more

I moved to Tulsa in November and this property was the second I looked at on my search. The apartments are beautiful and the staff is so kind. I didn't hesitate to sign the lease! So far the maintenance crew responses quickly and there is security for the parking lot at night. I also love the lay out of the apartments. read more

For your sfaety and health avoid this complex apartment. New managed Deena Wilson is the biggest liar you can imagine. The complex is going down and they try to cover the shortages by charging everybody even former residents. They never pay back your deposit amount. The new manager is fraudulently trying to charge you for nonsense expenses. When I wanted to move out the former manager gave me a bill and I paid all the expenses and was looking forward to receiving my deposit check as she promised me. However, after two months I received a new bill from the new manager with too many nonsense charges. The complex keep changing managers, I lived there for almost three years and as I remember they changed 5 managers. In addition, the complex has scorpian problem. I and my neigbors had serious problems with scorpions coming into the rooms and bedrooms, but the manager does not care. read more

I had the worst experience with riverside park apartments. It was my first apartment and it has ruined my view of them. My apartment air conditioning went out 7 times in 1 year! 7 times! The front desk always acted like it wasn't much of a big deal. There were spider webs EVERYWHERE! I couldn't even walk downstairs normally without dogging them. The back porch was filled with wasp and when it came time for my lease to be up I went to the front desk to ask if a maintenance person could come and spray so I could get my patio furniture they told me no. We had to make a scene just for the front office to help. Then they kept coming into my apartment without giving permission! This is the worst experience ever. I do not recommend them to anyone. read more

Do NOT move here. Rude and inept management, understaffed and unmotivated maintenance. Issues go months without being resolved. Paper thin walls and ceilings leave you exposed to noisy neighbors and pets. No emergency maintenance or security on site so if noise complaints are made, they mostly go unnoticed. It's almost as if the staff here can't be bothered with basic tasks. You'll regret signing a lease here, I guarantee it. read more

I have recently moved to a new home from this complex and wanted to write a review of how my experience living here was. I lived in this complex with my wife for about 5 years and could not have asked for a better place. Between the amazing location and respectable neighbors there wasn't much more that we could ask for. But they did even better than that. During the 5 years we would occasionally have the normal issues that would need maintenance assistance and they would always go above and beyond to make sure that the problem was resolved. They were always there right away and made sure their job was done perfectly. As for the staff we always had a pleasant experience. Especially towards the end of our stay, Beverly Candelario was always eager and professional. She made sure that we were prepared and ready to move when we did and helped to make that process as smooth as possible. We were extremely happy that she was there to help us. We also had a dog and this was a great community for having a dog! read more
