She knows Tulsa's Art Deco heritage inside and out, from how each building came to be, to who originally owned them, to the ways they've been restored and repurposed today. She answered every question with patience and enthusiasm, and she made sure we had plenty of time to take photos at each stop. We made stops at The Atlas Life Building, Philcade, Philtower, Southwestern Bell, Arco, Pythian, Tulsa Club Hotel, and Oklahoma Natural Gas Building. From the moment we moved in until the moment we escaped, we had cockroaches. We were told they would "go away." They did not. They simply learned how to coexist. Apparently, they were on a long-term lease. The air conditioning existed in theory. In reality, it only cooled the room it physically sat in. The rest of the apartment was left to vibe with the Oklahoma weather and personal suffering. The deposit is $250, plus another $250 for a pet. This money is purely symbolic, you will not be getting it back. Cleaning does not matter. Deep cleaning does not matter. I spent an entire day scrubbing the unit until it looked better than when we moved in and was still charged for reasons that were never explained, justified, or rooted in reality. Kimberley O'Fallon will find a way. Parking was a daily nightmare. People without stickers parked freely, while paying tenants were forced to park across the street. This meant hopping a fence like a trespasser or taking a half-mile walk just to access the apartment we paid for. Very convenient. Very thoughtful. The dishwasher smelled like mildew from day one until move-out. No amount of cleaning fixed it. It was less of an appliance and more of a biological experiment. The laundry room is an absolute joke. $5 per load to wash and dry, and if your clothes sit in the dryer for more than five minutes, other tenants will lovingly remove them and throw them around the room like it's a community scavenger hunt..wtf. The parking lot doubled as a trash-sifting zone. Homeless individuals regularly dug through the dumpsters, while neighbors invited hostile guests who caused frequent disturbances. Safety felt optional. Almost every tenant smoked marijuana constantly. The smell was nonstop and overwhelming. I felt like I spent a full year paying rent to live inside someone else's hotboxed car. Do yourself a favor and live literally anywhere else. I would recommend avoiding Tulsa entirely before renting from O'Fallon Properties. Kimberley O'Fallon clearly has no interest in maintaining livable spaces, returning deposits, or selecting tenants who can coexist peacefully in a shared building.

Small and quiet apartment complex with on site laundry. The property is well taken care of and the owners truly care about those that rent from them. Its safe and we never have any issues. We have been blessed to have such a wonderful place to live all these years!
