We lived on the 16th floor of Central Park for 3 years from 2018-2021, and rented a 1 bedroom condo from a friendly landlord. The views of downtown Tulsa were spectacular, especially at night. Also had a great view of many fireworks displays during the 4th of July Holiday. Our room was fully furnished with a fully stocked kitchen, and rent included internet and utilities as well. The prices were affordable, and we frequently got free upgrades (switched from a queen bed to a king bed, installed a combo washer/dryer unit, hung new beautiful paintings and artwork on the walls). The community is gated with 24/7 security, and it is kid, family, and dog friendly all around. There is an indoor gym, outdoor tennis/basketball court, track field, and garden park for plenty of exercise opportunities. There is a large coin and card operated laundry room in the basement. There is also a convenience store open 7 days a week to buy simple groceries, drinks, snacks, or fast food. In addition, there are parking garages with designated parking spots for cars. The area is in the middle of downtown within walking distance of many excellent restaurants, bars, shops, and tourist attractions such as the BOK Center, ONEOK Field, and Guthrie Green. It was definitely well worth staying at this condominium complex for months and even years! read more

Central Park Residences are condominiums and townhomes, each of which is privately owned. There are approximately 400 units on the entire campus. The board of directors and officers of Central Park Owner's Association manage the complex but own none of the units. For many years, necessary maintenance was deferred, but the bylaws were amended several years ago, and thanks to the officers, improvements are occurring at a breakneck speed. I have lived here for several months, and it has been great so far! They have monthly events (wine tasting night, self defense courses, Cinco de Mayo pool parties, etc.) that are a great way to meet everyone else in the community. There are owners and renters here of all ages, and just about everyone I have interacted with has been pleasant to be around. Security does an excellent job deterring trespassers and managing parking. We also just got an Amazon Hub mail room, so packages can be picked up 24/7 without having to contact anyone. There is an outdoor track, a basket ball court, and a tennis court; I feel safe using these even at night because they are within the gates of Central Park and have lights with a timer that you can turn on. It is also a great location. I often walk to the Art Crawl on first Fridays or to bars/breweries/concerts when I go out with friends in the evening and take a short Lyft to get back home. I lived in this building for six months, every time I came into the front doors with a load of groceries security guards were just sitting in thier little office with their feet and no one would even help me with the double front doors. Then once I moved in I realized how horrible the heating and air conditioning system was, I had no control over the Heat or AC it's a single control unit for the entire building, you can only control the blower speed for your individual unit. The building is so old I had to dust in and vacuum my apartment every day because of the debris coming from the the vents. This building should be demolished, you couldn't pay me to live here again. read more

I rented in 2010 and decided to purchase in 2017. MANY new features since, with well-planned and budgeted improvements for the future. I am excited about the new Central Park branding, landscape, and upcoming projects focusing on HVAC and other building upgrades. Downtown is growing and refurbishing, and Central Park is doing a great job of keeping up with the expectations of our modern, urban, downtown Tulsa community. Some may [and have, and will continue to] complain, but the changes happening at Central Park are long overdue and GREATLY appreciated by those who take pride in their investment at Central Park. P.S. Anyone who states the dues are too high should go live in somewhere where they pay their own electric bill, water bill, gas bill, trash pickup, gym membership, internet, and lawn service...don't forget the security gate AND pay to have that manned 24/7 (because who will call you when you have a guest? Or screen for unwanted visitors)...oh, AND a pool (gotta pay the pool boy!). Forget about the convienience store on-site...just hop in the car and drive across town for what you need. Goodness, the list is longer, but I think I made my point... Last I checked, downtown living is expensive, and Central Park is affordable (comparatively-speaking) with its dues coming in well below what you'd pay for the same services living elsewhere or independently. read more

Worst place I've ever lived, hands down. Constant construction noises, water outages, untimely maintenance, and to top it off they charge over $500/month for the HOA fees. For the past year they have been using jackhammers almost daily, all day long, working on the two parking garages. read more

I was visiting and accidentally parked in a non visitor spot because you can't see the labels on the ground, they proceeded to boot my car and charge me $75 to get it taken off. For a literal mistake that is honestly their fault because you can't see the paint on the ground. And they were rude as all could be about it on the phone. 0/10 read more

Used to be a pretty good place to live, but now the management office has been shut down. "Office" has been scraped off the door, no hours or telephone listed, but there is someone in there. . . who can't or won't or isn't allowed to help you. And this is an upgrade? 400 unit complex with only 2 maintanance people (used to be 3 or 4) who won't fix anything any more or help you.The BOARD replaced free floor-based wifi system with Cox --which costs $84 a month and sometimes too many people on bandwidth to always get streaming to connect. Upgrades? Fees keep going up, service keeps going down. Rumors of major assessments coming and if you can't pony up in 3 months you could lose your property. Why trust people who promise big upgrades, but close down a management office. Something's fishy. Best Tulsa Condo is a big block owner and votes for their own interests along with other big block owners. I can't see how firing the trash pick up guy is an upgrade. There are cigarette butts everywhere. Let's not even talk about dog poo from people who don't do the right thing. They fined the people $50 who put Thanksgiving party notices under peoples' doors. Putting notices under neighbor doors is now a CRIME here. This is not a nice place to live. I agree with Kimberlea W. Don't be fooled into renting OR buying here. T Time to move on. . . Too bad there's not a way to rate this a -5! Ordered a package a week ago and it was delivered today. I walked in after work, asked the security guard in the office to pick up a package. We walk over by the mail room...not in it, BY IT. Asks me what unit number, I tell him. He pulls out his little phone thing and says we don't have anything for you. I said well my phone says it's delivered so I want my package. Security guard says well it's not logged. And didn't even bother to go look in there or anything. Security guards here are ASSHOLES, well most of them anyway. Head security guard Ronnie (the one I dealt with earlier) is the worst. He knew damn well my package was in there and REFUSED to go in and not only look but get my package for me. So instead I had to go on with my night and come back 4 HOURS later to get it. If this was a board member wanting their package and it wasn't logged yet, they'd bend over backwards for them. Everyone else has to jump through hoops to get a damn package here. Then I come back tonight to get my package and there's a new guy in the mail room. He was very nice. Even joked around with me. He got my package, wished me a good night and I walked out. As I'm walking towards the lobby, Ronnie comes in and has a damn smirk on his face when he sees me. Do not rent or buy here unless you wanna have to jump through hoops for simple things like this. read more

After years of living in single-family midtown homes, my wife and I sought a more urban lifestyle, and purchased our two-bedroom unit in 2012. We are very happy here. Admittedly, there have been times in the past when things have not been as well-managed in our community as they now are. So, honestly, some of the negative comments on this site are well deserved, even though most of them are from four and five years ago. Things have changed considerably since then. Our resident owners and management team are committed and working tirelessly to raise our standards and improve our quality of life. Enormous progress has been made the last couple of years. A reserve accounting system has been adopted that sets aside money for the repair and replacement of our mechanical systems as they age out. We've made major improvements in campus security, hiring a new team, adding staff and installing new state-of-the-art perimeter access for both vehicles and pedestrians, in addition to providing 24/7 gated security at our main-entrance. Financial information is transparent and published regularly on-line, making it easily accessible. A beautiful new on-site convenience store opened in the summer of 2018. Plans are underway to replace our original heating and air-conditioning system. A campus wide landscaping plan has been approved and is being installed over the next few years. A new logo, branding and campus signage package has been funded and will be introduced in late 2018 and early 2019. The Association purchased quality new pool furniture this past Spring and are making plans to develop a nearby outdoor kitchen and entertainment area. The list of scheduled improvements goes on and on. While Central Park continues to face challenges, it is precisely those challenges that have created opportunities to enjoy a sophisticated urban lifestyle at an affordable price. We are a diverse community, ethnically, culturally, and economically. We celebrate that diversity and encourage community builders to join us as we continue to raise the bar and improve our quality of life. read more

My boyfriend and I wanted to own a home and live downtown. We did a lot of diligence before settling on Central Park. It is a fantastic value and location. We bought a townhouse a year ago with two bedrooms, three bathrooms, two huge decks and the pool is right outside our front porch. We renovated our place and the space turned out better than we even imagined. The property is going through a resurgence, which is part of why we chose the property, it's a great investment. As the HOA continues to make improvements the value of our property keeps going up. I joined the board last year and it's been a wonderful experience. There are some very qualified people leading the HOA at this point and I am very pleased with our investment and the direction the property is headed. Also, if you live here you can join a committee and be a part of the forward movement. There is a lot of freedom to share ideas and contribute. I really am so happy we invested here. read more

I have lived at Central Park since 2008. Renting in the beginning then purchasing. It's perfect for me. It is like it's own small town although when you have 200 people living within feet of each other everyone isn't going to be good honest people and all get along. it's like any other town! They have good people then we have some bad people. Every time I have called security about anything unusual they have always responded. There isn't an area in Tulsa that is free from crime unfortunately. Come and see for yourself it's a great place with an awesome view! read more

I've lived at central park for about 18 months, own my unit, and have had a very positive experience. My air conditioner keeps the unit very comfortable and don't remember the water being turned off in the past six months--if the water does need to be turned off it will happen within a 2-hour period during the work day and people will be notified in advance. It sounds like these complaints about sparse furnishings, filthy units are coming from renters, and I feel for them. The condo doesn't rent out units, different owners rent them out to different people, so you just need to be careful who you do business with! I am sorry that the negligence of a few owners has given some people such a bad impression of the facility. I don't understand people who rent out homes/condos etc. that are dirty and in poor condition--it's wrong. read more

Avoid like the plague. The only reason this place gets one star is because Yelp doesn't let you give zero. I've been here for a six week stint on business --- the hot water has been turned off seven times so far during my stay, the last time for SIX DAYS, in the dead of winter. Had problems with my parking space because I inadvertently parked in the wrong one --- they had two with the SAME NUMBER in the lot, and only after many calls to management and security, having the head of security walk me over to the spot and show me the one they thought I was supposed to be in, did I find the right one. They could care less that it was mismarked and certainly haven't corrected it. The apartment desperately needs remodeling and is missing towel racks, light fixtures, and basic items like cookware and sufficient bedding. The appliances are outdated and weren't good quality to begin with. The heat/AC is nothing more than a blower and dependent on the whims of the central office, so it is always too cold, even if the blower's turned all the way up. I have to leave on the bathroom heater to warm the place up. A colleague is staying a couple of floors above me in a place that looks like it was furnished from garage sales, and was filthy when she moved in. I don't know what the longterm units are like, but do yourself a favor and avoid renting short term here. It's a dump. read more

i simply don't understand the total negativity from the previous reviews...although, they sound more like renters than owners. Water off all of the time? That's bunk. I get a notice two days in advance that the water will be off for two hours during the day for repairs somewhere on my line....and that happens maybe 4 times a year. That doesn't seem unreasonable to me! I'm not calling the repair person, I'm not making the repairs, I just don't us the water between 10am and noon...that's not a hardship. I moved from a lovely large home to this condo 6 years ago, and I've never regretted it once. The place is built well...I hardly hear anything from my neighbors. I can entertain here or lock my door and leave anytime I wish with no burdens. The place is clean and well kept. I'm sorry if renters had bad landlords...but that's no reason to dis the entire place. The convenience to downtown and the fun that's growing here is a real plus! read more

You can't beat the location and the proximity to all the wonderful things going on in around downtown and along the Arkansas River!! So many amazing and beautiful renovations and upgrades have been and continue to be made in these individually-owned units! It's still the only high-rise in the downtown area (proper) / within the Inner-Dispersal Loop (IDL) that can be owned and completely personalized to suit your own design taste!! The owner-occupancy has completely increased over the rental occupancy, and property values continue to go up! It's still a hidden gem for those of us who know how special it is and continue to be happy and glad to call Central Park our home! read more

Avoid this place at all cost! The A/C never works! It's 95 degrees outside and 87 degrees in my unit. The office has been notified daily for a month and nothing! In the winter, the heat and hot water are always turned off! They desperately need to replace the air system but refuse! The rules are absurd and ridiculous here! Deserves to be given negative stars. This place is an absolute dump. I have been here for 6 weeks for business and to start, the "corporate rental" I was given is barely furnished and what is in it is filthy and complete junk from garage sales. The apartment was filthy when I moved in and had to be sprayed for cockroaches three times. The kitchen was equipped with one pot and one pan....that is it...for 6 weeks?! Had to beg to get enough basic utensils to cook. The paint in the shower and tub is flaking off in chunks, there was no door handle on the sliding glass door, and the carpet is old, disgusting, and in desperate need of being replaced. Oh and as an extra bonus, when I took the bedding off to clean the sheets, there was an enormous blood stain in the center of the bed and no mattress pad....so glad that was deemed an appropriate sleeping surface to give a paying customer. However, the piece de resistance is that the hot water has been turned off 7 times in the past 4 weeks and the last stint was for 6 days....yes, 6 DAYS of no hot showers, laundry, or dish washing. Once it was finally fixed it was on for two days before being turned off yet again today with little to no warning, thus, prompting this review. How the long term residents of this hell hole haven't full on revolted is beyond me. Stay FAR FAR away from this place! read more

I was staying at CP for a couple of months when just moved to Tulsa 2 years ago - at the 20th floor, in a 1 bedroom unit with a balcony (which even had a live flowers in a pot). The windows faced north with a nice view at a downtown Tulsa. The furniture was a little shabby, but ok. A TV was outdated. A vacuum cleaner was very old and extremely noisy. There had been enough of kitchen utensils and cooking ware - several pans and pots, mixer and toaster, and a dishwasher. When I moved in, the place was clean. I didn't see any roaches either, but there had been a lot of wasps (dozens) roaming on the outer side of the building for some reason, (despite it was winter) - so many in fact, that one day I remember killing 6 wasps, that somehow got into the apartment, even though it is equipped with a mosquito nets on every window and the balcony door. The air conditioning was very loud, it was always cold in the condo even if it was turned all the way up. But when I complained, the maintenance guy fixed the heating unit the very next day, said there was an air bubble in the tubes. There had been 2 sets of bed linens, one on the bed and one spare (one had a badly washed stain on it). When I moved out, the landlord, April Wood, refused to return the 500$ deposit until a 3 months had passed, and then the check was written on a misspelled name, so the bank refused to accept it, and I had to arrange a meeting with her in person to correct the mistake. Other than that, me and my husband enjoyed our stay, and had a good time in there. read more

I am a traveling nurse on my third renewal here in Tulsa. I choose to live at Central Park Condominiums. The area is quite nice and my condo has a picturesque view day and night. I work nights and I rented a unit that has blackout curtains allowing me to sleep soundly most of the daylight, which is a big plus in my occupation. My neighbors are great and I have established some really nice friends. We workout in the gym and jog the trails at River Parks for exercise...all within 1/2 mile of my condo. My husband and son often visit on weekends and also enjoy the amenities at Central Park. My son loves basketball and spends hours on the court here on property. I would recommend the condos to anyone seeking a condo in the Tulsa area. The condos are lovely and well furnished. The complex is gated, has 24 x 7 security, and key-fob access. This complex is by far the nicest corporate housing experience I have had during my 8 years of traveling. read more
