The first itemized list of deductions I received was May 7, 52 days later. Their refund check, sent by regular mail, never reached me and was cashed with a forged signature. I sent a demand letter, then filed in Arlington General District Court. The owner paid the balance after I filed. Rent payments were a constant problem. Paying online costs extra. The free option is a mailed check, and they process those slowly. In 2025 a check they said they never received was cancelled and replaced with an online payment. They then deposited the cancelled check anyway, and I for charged returned check fees and a late fee. This winter I mailed January rent on December 19. On January 5 it still had not been cashed, and I was told late fees are not waived for mail delays. Small repairs, like a shelf that fell out of the closet wall and a toilet wax seal, went out for quotes instead of just getting fixed. When the owner refused to put the window screens back, Bay would not push the issue. For a condo building, staff knew surprisingly little about it. They could not answer basic parking questions. Six months in, I learned from a Facebook group that there were stairwell keys I was never issued. If you rent through them, keep everything in writing and ask for tracked mail on any refund.

Then the tenants were told they needed to provide MORE pictures to the head of maintenance again of the issue despite the listing agent taking pictures for POM, the plumber provided pictures, the maintenance person took and provided pictures and the head maintenance had visited the property 2 days b4 move in and should have pictures. We asked for a decrease in rent for the ongoing issue and/or a phone call. Head of maintenance said it wasnt POMs fault so no decrease. I said well it certainly was not OUR FAULT. We received an email from Melissa to end the lease no conversation. Which we happily took. And from move in to move out ~ 20 days of communication there were more than 86 emails for submission and system response to maintenance requests and over 40 texts. Meld is the system and its terrible. I would not recommend this property mgmt in any way. I forgot we were forced to take an earlier move in date and then attend to no less than 4 different plumbing appointments on our time and dime that all should have been taken care of in advance. And no staff accountability.

And it is the quietest apartment I have ever lived in- I am on the 3rd floor, so I realize that makes a difference... but never, ever hear my neighbors- except in the hallway sometimes. Has a fireplace- which I have never seen in an apartment. The staff is friendly, but sometimes makes it seem like you are a bother to them. A lot of the services are extra fees and the amenities are hard to use because of their hours open, etc. The rent increase is getting ridiculous. Not sure how much longer I will be able to afford to live here at the rate of increase. Lots of crime entering this area. Do wish background checks and security deposits were a little more strict. But other than that- moving in was a breeze. Low security deposit, pets welcome, low pet deposit, etc. The grounds are lovely, parking is spacious. There are a lot of other cool amenities like garages and storage units to rent. Pool is kept clean and lifeguards are nice. Packages are welcome to the office for safety, if needed. Maintenance is lightning fast. They do a lot of maintenance I havent seen before in other complexes- like annual carpet cleaning, fireplace cleaning, vents and more. Kid-friendly areas available. Good office hours and very easy to work with.

I've left the maintenance ID in place but redacted the names and address. In case yelp removes the photo, 43228-1. This is a maintenance request opened 22 days ago where I asked if they could fix a tower bar or if I should hire someone myself. They assigned it to a technician the next day and scheduled "something" for the next day. Since then they have been completely silent. I've checked in multiple times to no avail. They do not call, they do not e-mail, they do not leave notes in their crappy portal. This is very similar to last year when my water heater failed in the cold of February. It took a month of me literally harassing them to get a service call placed and get them to authorize the repair. The technician got it working by bypassing safety settings, but since "it works" RW marked the call complete and I've never heard from them again. Not a stellar experience. Let's see how long this one takes to resolve. Update: They called and texted me this morning to arrange service. This seems quicker than their maintenance portal, but I'll update again once complete.
