    Upon move out you'll likely be hit with charges similar to these pictured. I don't understand why there are two separate water charges. And nobody will answer the phone if you call for clarification. And $85 for rent? Rent was due on the first of the month. Probably charging for 1 day of rent (for Aug. 31 or Sept. 1) even though we've been out for a week already. And what is a utility charge when we already pay water, electricity, trash, and internet? And again, at a time when people are going to have questions there's no one to answer the phone. The condition of the apartment is very worn and rundown. Shower walls were falling apart. The front door lock was worn to the point that the key had to be jiggled many times to open the door. Would recommend looking elsewhere for housing.

    This apartment and this apartment's staff have been terrible and have caused my roommate and me so much stress and anxiety. We are college students with jobs that don't have time to deal with this many problems in our apartment that The Spoke will not fix. We have put in many hours of our time emailing and going over to their leasing office to fix our mold situation, and I have put in many maintenance requests. However, time after time, they only caulk over it, which only causes mold to spread. It has gotten worse since we moved in, and the smell from it spreads from the bathroom to our bedroom, where we sleep. How are we supposed to sleep when we smell mold and sewage coming from the sinks? The last time we tried to get them to help with our situation, they said that they had a 2x1 bedroom apartment for us and strung us along for about a month until last minute they told us that there is no dishwasher and there will never be a dishwasher in it. Nowhere on the website did it say that some apartments did not have a dishwasher. This is an essential utility that we use every day to ensure that our dishes are completely sanitized. So, we said no to this apartment because we were under the impression the entire time that it would have a dishwasher since we have one now. So, we emailed them again to actually fix the mold. We are tired of hearing them say they will fix the mold and them only making it worse over and over. I told them we want out of the lease since they won't fix the mold and they won't respond back, and it's been more than 2 weeks. The communication is unbelievably bad. I attached photos of what the mold looks like now after they have caulked over it a few times. Not only this, but they also shut off the water randomly, only telling us about it the day it was happening. One time for four days they had no hot water running, so my roommate and I had to shower in ice-cold water the whole time. Another concern is that the internet here goes down at random times and sometimes with no notice. This is a very big concern because we rely on this internet to do our schoolwork and work. It has happened far too many times for it to be normal. I have had to buy my own monthly subscription for internet so that when the internet inevitably goes down, we will be able to work on assignments. The bathroom situation, along with the mold that is only worsening the mold, is that the fan in there barely works. When we put in our second maintenance request, he told my roommate that we would have to shower with the door open. We obviously won't be able to do that and shouldn't have to. There should be a working fan in there in the first place. The most unbelievably disgusting smell of the sewer also comes from both the bathroom and the kitchen sink. It is hard to wash our hands or rinse our dishes without gagging and having to hold our breaths. It smells up the whole living room and bedroom, and it is obviously hard to live in. These conditions are unreasonable, and there has not been any real effort to fix our situation. We are understandably tired and busy and only want to live somewhere where they don't treat their occupants so terribly. Do not live here; it's not worth the hassle.

    Update 11/2/2021 I can't express the problems any better than may fellow residents who have posted in the community page already. I am sharing their experiences anonymously. As a resident I have received NO compensation for this poor quality of life at the apartment complex which is shameful.

    The location is nice because it is in the middle of Davis, especially being a few minutes away from Downtown. The staff are friendly when you talk to them in person. If you do try to call them or email them, expect either a no response or a very long response. Wi-fi is horrible. Pretty fair price for a one bedroom (around $1800 a month)

    Absolute SCAM, bait and switch practice - what they do is likely illegal. Oh, and the lease contains a BLANKET PHOTO RELEASE. My advice: READ EVERYTHING. DOCUMENT EVERYTHING. And don't rent here. Set up for a complete lease takeover of some students who were never able to come due to COVID. The would-be-tenants assured me that the lease takeover would be for the entire unit for my partner and I. *I confirmed this, in writing, with the Spoke, multiple times*. Tons of difficulties with the process. Their lease and addenda conflict with each other. But the biggest concern with the lease itself is that you're forced to agree to a blanket photo release, that (get this) they can take photos of you in the common areas (including the pool) and use them for advertising purposes, with or without your name, forever! SO GROSS. I got some answers on that, then went to sign anyway. Mine was relatively uneventful (except for a ton of required questions on student life, roommate preference, and so on, which is weird because I was signing a lease with just my partner and reminded them of this). My partner's, however... first their site was broken, then they kept sending the wrong lease. Wrong lease term, wrong lease amount, over and over. The tenants were concerned, and rather than telling the truth about what was going on, the Spoke told them that we just hadn't signed yet. Not that they had been having issues, but that we were remiss in signing. Ok, whatever. I kept following up, as our paperwork still didn't have the unit number (which is weird, because it's supposedly a lease takeover of a specific unit). Finally, JUST A FEW DAYS BEFORE MOVE-IN, I messaged them several questions about the move-in process. They answered one and ignored the rest, so I sent the questions again. When they answered, they said, "you'll need to check with your ROOMMATE", finally sent the paperwork WITH A DIFFERENT UNIT NUMBER, and connected us with some random student to live with! I immediately objected (remember, I had in writing that the entire lease was just for the two of us), and all hell broke loose. They told the original tenants (who had paid a $350 lease transfer fee already) that they wouldn't rent the entire place to us, that they'd lock off one of the bedrooms, that they wouldn't allow us in there because we'd said we were planning to work from home... just all kinds of absolute garbage. I wondered if I'd ever see my lease deposit back. We had a signed lease, mind you, a legally binding document with deposit paid, just DAYS before move- in. They then messaged me with the following as if we'd never corresponded: "We were calling to see if we can help you with your housing situation. We understand that you were looking forward to the takeover move-in process and had to unexpected withdraw your application due to some misinformation. Are you looking to have a unit all to yourself? How many rooms were you looking for? We would love to help you out!" Just unreal. I pointed out the "misinformation" was totally on their end, and they asked me to prove it. They asked ME to send them copies of their OWN EMAILS. They also then tried to enforce the lease with the original tenants. If I hadn't gotten everything in writing, I would have been in serious trouble! Truly dodged a bullet not living here. I can't believe how unprofessional these folks are. And yes, will be consulting an attorney about what appears to be a pretty illegal bait and switch and potentially discriminatory housing practices. Just don't rent here.

I have also enjoyed the little treats they give us from time to time, like free doughnuts and coffee. The apartments themselves are pretty nice, not too cramped and the bathrooms are really great as the components are separated letting one roommate use the toilet while the other showers, etc. The only problem I have had so far living here is the wifi. It's horrid. Even during non-peak hours, it's slow. Once, it took me around 3 hours to do an assignment that should've taken an hour because of how slow the internet was. My neighbors have said the same things and have even gone as far as to get their own internet, which is something I may have to do soon if the wifi issues continue.

Also, the main reason we chose Aggie Square is because they were advertizing their fast gigahertz internet. However it is much slower and unreliable than standard apt. We contacted the management multiple times about this but they suggested we download some kind of address software and buy a wifi extender. The wifi speed was unusable so we bought a extender for $30 but it didn't do much because the wifi we were trying to amplify was not reliable to begin with. They recently did a update on the wifi which was supposed to make it better but now I cannot connect my laptop to the internet at all. I have attatched the speed evaluation in my apartment. I wish the management would really try to fix this issue because it is making online school really difficult.

Bus stops here are fairly convenient and the bus comes by around every 15 minutes. Washer and Dryer in unit is AMAZING. Gym/pool is top of the line stuff when/if you use it. CONS: PRICE! Expensive!! Parking Permit that you have to pay for. WiFi can get pretty spotty at times. Speaking to others who lived here it is rare that you get your entire deposit back. In summation. While the apartment and the amenities are nice, I do not recommend signing with this apartment complex, especially as a student. The contract is extremely predatory. Across various companies, it is a norm that you are allowed to terminate a lease with a penalty. However, no matter what emergency, or life situation, financial issues, circumstances happen, they WILL NOT let you cancel the lease. They make you go through this ridiculous lease reassignment program where tenants have to look for other tenants to take over the lease. This is extremely strange and makes no sense as to why a tenant is finding another tenant for a business. A leasing company should be looking for their own tenants. In my personal circumstance, I knew what I was signing up for. However, I ended up not going to the university and live in a completely different area. Obviously, there is no way for me to find a reliable replacement for the complete lease amount and duration. I begged and pleaded with the leasing company to release me, as there is no way I can pay for 2 apartments as a student with over 100k in loans (one apartment where I am actually going to university near). The leasing company does not care. Additionally, I was assigned to student housing. You would think that they would readily cancel the lease to offer a spot to people who are actually students and need the place more. But they insist that I have to find my own tenant. In that sense, this is not even safe. Mind you, this would be an apartment with literally no one in it. I DON'T GO TO THE SCHOOL HERE. I am completely baffled at the apartment leasing procedures. Like, i was upfront, that I will default on my payments since there is no way I can pay for 2 places, but they refused to take that into consideration. I understand that this is all mentioned in the contract. But as humans with empathy and common sense, I don't understand how they expect me handle this situation. I feel completely helpless as a student with so much loans, and I am genuinely extremely frustrated with this predatory behavior. I am not sure if any other students went through this. But my experience with this company has been the worst thing that has ever happened to me.

There were barely any maintenance issues and when they happened, they were resolved quickly. The apartments are nice (I miss the in-unit washer/dryer), the amenities are great, and the office/lounge is wonderful. Literally the only issue was sometimes the printer didn't work and that wasn't a big deal, I could just print on campus. And I really, really loved the manager and front desk staff. This place is near the freeway so be prepared for car noise and lawnmowing noises sometimes in the morning. Also, my apt. was near the Cesar Chavez parking lot, and they (not Lexington) have a weird sound that plays on speakers whenever someone enters the property. It's a voiceover saying "you are trespassing". It wasn't an issue for me, just kind of funny and something to be aware of if you have an apartment near there! Thanks for a great experience, this was the best complex I lived in during my time at Davis.

There is no wonder why people literally wait 12 hours to reserve an apartment in-person on lease day. Pros: -The management is professional and responds quickly to maintenance requests. -The apartment complex is clean and the apartment itself is spacious. You really get what you pay for. -Laundry facilities, pool area, fitness room, and clubhouse are all great and clean. -There's enough car and bike parking. You get one permit for each bedroom. -Sacramento Elite guards the complex at night -Located right next to bus lines -Located right next to In N Out Cons: (honestly these are not even the worst problems you could have with an apartment) -You can hear noise from neighbors walking outside and upstairs -The train constantly blows the horn as it passes (but you get used to it) -Bikes get stolen constantly (this happens everywhere in Davis) -There is a large homeless and drug addict population near the train tracks and In N Out (like you literally can see them shoot drugs)

Absolutly worst place ive ever…read morebeen in keeping it short to get the point across 1. mold in the apartment walls and we got sick 2. maintance left a huge hole in our wall and tried to leave it there over night when we had $1000's worth of equiptment and our cat in the unit 3. they dont clean the common area unless called out (multiple used sex toys and items left in common areas when they had notice of it and did nothing for 2 weeks 4. staff and manager (krissy) are VERY unhelpfull and dont care about the tenats there and was caught lying to us on multiple ocations 5. our catalitic converter and our bike was stolen in the parking lot and the staff didnt do anything when the report was filled both times when we pay for security on the premisis but it just "parking athority" 6. we have noted on our paper work "do not enter without premission" yet they were caught a handful of times entering the unit without our say PLEASE take this review in consideration when your are planing your move. ive had bad experences when it comes to looking for units but beleive me when i say THIS IS NOT A VIABEL OPTION (UPDATE TO RESPONSE) Kristy, we have reached out to you multiple times to you and your team and to no avail and I strongly disagree to your response to this review. You say that you and your team really cares about your residents but all people say about your team is about your baked goods you make, nobody cares about your baked goods. And not to mention the awesome and quick maintenance team. Sergio and Rafael helped a lot in any quick repairs and Roberto even helped repair my bike! Morning cookies and coffee are always a treat! Apart from a bit far from campus, I really enjoyed my stay!
