Franklin Square Management

Franklin Square was the property management company when I joined my condo's board. I joined…read morebecause in the short time I was in my condo I was not happy with them. First, in purchasing the home I heard often from the lender that they were still waiting on information from FS. But when I was in the condo I made an urgent request, via e-mail and phone, and did not receive a timely response (or any) until I tracked the property manager down via hourly phone calls to the company. I was told he was out and the property manager did not have any sort of Blackberry or Iphone whereby he could respond and just let me know he received my request. My property manager's e-mail address was "aol.com". When I got on the board some of the other board members were not happy either. Basically what was most egregious was that some maintenance requests had been utterly ignored and never communicated to the board. I felt there was a real attitude like the residents were pains for them. A lot of the responsibilities that had been promised in the contract were illusory because they were done poorly and at the last possible second. When you would ask if the PM did something there would always be something like, I called but they didn't get back to me. But on more than one occasion, when pressed, the call was made that day, one hour before the meeting. We made adjustments in our policies to assist the property manager but nothing changed. The concerns were brought to the owner. I saw no improvement.

I was sent rude emails, got a call with an apology and then received another rude email after the apology the next day. I will never recommend any of their listings to one of my clients. Do better.

Inessa is ahead of sales and helps Jason with all the other services, she's always there when you need it, she has great contacts for contractors or anything you may need, she found great tenants for my apartments, and like Jason honest hard working person that will take the time to listen to your issues and resolve them. When I sold one of my house I went with Badger , Inessa sold it the first day it went on the market for more than the asking price (and the seller's market was not that great), She followed through with all the paperwork and supported me all the way until it was finalized . I can assure everyone, people like this are hard to find I was lucky, I thank them for their service and excellence I hope who ever reads this may find the help and peace of mind they need like I did. Benjamin Frink with Badger Realty was a life saver not just once, but twice. I went to Ben after…read moreseeing one realtor who was very unresponsive and just didn't understand what I/we were looking for. I know I didn't make it easy for Ben either. I had him show me/us at least 30+ houses between MA, CT and RI. He helped my husband (at the time) and I buy our first home together in 2016, then later down the road when life happens and things don't work out, he then also helped us sell our home in 2018. Ben made what can be a very stressful process seem so seamless. We all had a few meals together, went on motorcycle rides and spent time together while Ben went out of his way to get to know us and what exactly we were looking for. To speak even more highly, the first time home we bought was in Connecticut where the agency was not yet licensed. Ben went out of his way to have his broker get licensed there just for us, and spent more time getting to know the area just for us as well. Ben made the experience quite incredible, and I'd be thrilled to use him again and refer him to anyone!

THEY OVERCHARGED ME WHEN I MOVED OUT! It started when they raised the rent by $500 and told me last…read moreminute as my lease was up for renewal giving me ONE month to move. Unfortunately I wasn't aware of my tenant rights at that time and because of this, I thought I had to move last minute. I had to use that rent for that last month and apply it to my new place first months and deposit. I understood that there was going to be a balance for Oasis. Out of good faith I got situated with my finances and was ready to pay that balance off. When I went to do so, I noticed there were extra charges other than the rent owed. There were also charges for the usual wear and tear after being in a apartment for a few years. Cleaning and having to patch up the walls and repaint when a tenant has been living at a place for a while is pretty standard and tenants are not usually charged for this however , Oasis are charging me for every appliance in that apartment as "damaged". The electric stove has scratches from wear and tear from moving pans and pots from one burner to another it also has some burn stains. Now I'm disputing them against these "damaged appliance" claims. How does one live in an apartment where the stove is "damaged", the refrigerator is "broken", the dishwasher and dryer and washing machine are also "damaged"? Don't let a few good reviews fool you. This property is not managed well they raise rent yearly at an extremely high rate and then when you move out you're going to be charged for things other than normal wear and tear. Be cautious.
