    I signed a lease a little over a year ago through broker, Caroline Ligotti, and it was the biggest…read moremistake I have ever made in my entire life. Caroline completely bait and switched me by showing me a more desirable unit and then having me sign a lease for another. There were four children and three adults living in the two bedroom apartment above me and an additional five or so children in the other two bedroom units. I would have never agreed to live in my particular unit had I known this ahead of signing. Every morning I was woken up to my neighbors alarm clocks. I could hear every cough, sneeze, phone call, you name it. Not to mention the kids screaming as they were constantly left unattended while their junkie parents were inside getting high, which I know because there were multiple neighbors buying drugs on the property and asking me "where the heroin was at." The police showed up numerous times while I lived there as well as child services. The electric company would also come as people in the building would not pay their bills. In addition to the drug problem, the domestic violence, and the child neglect issue, people wouldn't even leave the building to take their trash out so the entire building would smell like a dumpster pretty much all of the time. There was also a cockroach infestation, particularly in the shower. This place is an absolute disgrace of a community. Calling it a ghetto would be an understatement. If you are a parent who doesn't have a job, has a drug problem, is on probation, doesn't pay bills, and has no interest in looking after your own children then this is the place for you!

    All 3 building have mold ...also bugs and rats and mice .....landlords don't do anything about it…read more...cheapest renovation I have ever seen in my life ....the tub is disgusting ....who the hell paints a tub with wall paint......walls are thinner then melted butter on toast.....laundry is a jome ....2 washer and 2 drivers for 12 apts....parking is a joke....one spit per apt...they suck at snow removale...looking to move asap and will never refer anyone to this place ....

Wonzel in the office is amazing and was the only person to accept our pit mix. He also kept us informed as we were moving across states and welcomed us with open arms. This community is safe, I work the night shift and have never felt uncomfortable coming home at midnight. This is a great community!! You could end up living next door to insane people who scream and throw things around their apartment all day, and they will do absolutely nothing about it. This happened to us. They allowed someone who had been convicted of armed robbery to live with his mother next door to us for almost a year. We did not feel safe living there and I had extreme anxiety and heart palpitations listening to our psychopath neighbor screaming at his mother all day. Multiple people complained multiple times. Instead of addressing the situation, The Summit told us to call the police. Their rents are absolutely ridiculous, and they increased their prices enormously over the course of the pandemic. We moved in September 2019, when The Summit was called Mayflower Townhomes, and paid $1,670/mo for a 1 bedroom apartment. When we left in October 2021, the 1 bedroom rent was $2,100/mo. We ended up needing to stay an extra month at the end of our lease and they charged us $2,333 for that extra month. Shameful and disgusting behavior. The laundry room is a nightmare. They do not have reliable, functioning laundry facilities. If a machine breaks, the residents have to call and get it fixed themselves. Nobody monitors their stuff in the machines, so they're always either full or broken. People put dirty diapers in them. There's only two laundry facilities for the entire place. Very few of our fellow residents wore masks inside the laundry facility during the pandemic despite several signs in the laundry facility. If you have more than one car, you have to park the extra car on the road. You only get one parking pass, and can only park that car in the parking lots. This is understandable. However, what is not understandable is that several people consistently park diagonally in the parking lots, taking up multiple spaces, and they do nothing about that, but they are happy to threaten to tow an untagged car in a parking lot on your first offense, even if that parking lot is almost empty. If you're going to enforce rules, do it across the board. There is supposed to be no smoking in the apartments, but our apartment was constantly filled with cigarette smoke smells from the apartment under us. You cannot open your windows and enjoy the warm months because of this. There are two good things about The Summit - the location is great, and they are one of the only apartment complexes that does not discriminate against large dog breeds. These are the two reasons my husband and I ended up here. We have since moved to Vermont where housing is actually affordable. I regret moving into The Summit.

    I would say this is "reliable property management - even from afar"…read more As a California resident, it was critical for me to find a trustworthy team to manage my quad-plex property in Quincy, Massachusetts. My experience with Howzer has been quite positive, and I find their services to be dependable. (Phew.) One standout individual from the team was Cyn, who provided exceptional support during a period of anxiety about securing good tenants for the three vacant units. She not only eased my concerns but also successfully found excellent tenants--one of whom has even developed a friendship with my cousin, who lives in the other unit. The only minor issue I've encountered--an occasional visit from a neighborhood cat on our porch (as seen in the attached picture)--is clearly beyond Howzer's control. This slight inconvenience did make me think about lowering the rating, but upon reflection, it seems unfair to hold them accountable for this. So: if you're searching for someone to effectively balance proficiency with a genuine care for clients--even from a distance--Howzer Property Management gets my vote. (I've used a couple companies in California and those don't compare; I don't mean this as an insult but the customer service at Howzer made me feel like I slipped back in time and got very high touch customer service at Nordstrom's in the 1980's.)
