If I could give a company negative stars, I would. At first glance, the owners and employees seemed professional and knowledgeable. They were hired by our previous board members well before I moved into the condo complex. We recently had a turnover of all three of the board members. I had been made aware of the very negative opinion that the majority of the residents of the condo complex had in regards to the management company. If it was just one or two households out of 15 with bad experiences, I would have thought that it was a fluke. However, when more than half of the unit owners said that they have all had some sort of negative encounter with the company, I see red flags even if I myself did not have such an experience.
As a new board member, I wanted to review the meeting minutes from past meetings to get acquainted with what has been happening. Dynamic was very forthcoming with this information. I did not find these meeting minutes to be very detailed so it did not provide much information in regards to understanding what has been happening. When we (the board members) asked for current contracts for the complex, we were provided with the documents without delay. However, upon reviewing some of these contracts with charges made to the complex, we found that we were being charged for additional services that were not on the original contracts AND the contracts were written for another complex and not ours. Someone did not proofread after copying and pasting. We had been unhappy with some of our vendors and we asked Dynamic if we could break the contracts based on these findings. When I say the owner lost his mind over this, that would be an understatement. I have encountered some demeaning and arrogant people in my life but the owner sure takes the cake! He drudged up events that occurred years ago with one of the current board members and claimed that we were micromanaging because she had an "ax to grind" and he never had this problem with the previous board members. When he was informed that we were trying to do our due diligence by reviewing the financial documents and contracts to make sure we are not overpaying for services (which we had suspected was happening), we were met with more demeaning responses. Never once were our questions answered which made us wonder what they were trying to hide. The relationship soon deteriorated to the point where Dynamic gave notice of service termination which we did not contest.
We ended up meeting with a new management company during our period of transition and the owner of this new company reviewed some of the financial records from the last few months. I had pointed out that we were charged in advance for management fees and off site storage for February and March. We had never been charged in advance before for future services. We also noticed 2 snow removal charges for one storm. Our new managing company indicated that Dynamic basically toes the line between legal and illegal practices while making sure that they never step over the line. Although immoral, they are not doing anything illegal. Unfortunately for us, that means we are out a decent amount of money but hopefully, this review will help others who are trying to look for management companies. read more
