Golf carts were dirty, cabin had bugs and…read morespiderwebs, bunk bed wasn't pilot secured to the wall, didn't have enough utensils, no sponge to clean the dishes, no trash bags, pots and pans shoved into the cabinets like it hadn't been checked. We talked to the front office about it and they said they would call housekeeping and nothing.. none of the issues were fixed besides the coffee maker. We also ordered from the canteen and it was the slowest service I have ever experienced. The employees seemed completely lost and not sure how to run it. For the amount of money we spent, we expected a little more. Probably won't return and will go To camp Fimfo.

Our party arrived and EVERYONE at the park had their own snacks, food, drinks etc. So we paid $50 for pizzas for the party and one of the women in the cafe was kind enough to supply the drinks after i explained to her that i added the birthday package to the reservation and dont even know what i paid for because nothing about paying the extra amount made it a special birthday for my daughter. The bear appearance is included in the "birthday package" but there are only set times for the bear to appear and you have to gather your entire group to go to him. (i was told he would only be at the arcade and that's where we would have to go to see him) But then he appeared near by the cafe an hour & 1/2 later once almost all of our kids were gone :( The cafe told me they couldn't refrigerate our birthday cake, then said that they could. VERY VERY VERY TERRIBLE communication and so embarrassing for me with the other parents that attended. A couple of the other kids from school were considering having their birthday there and now ARE NOT. Ultimately, im just glad the kids were ages 5-7 to hopefully not notice the inconveniences and chaos, but it stuck with the parents. I will 1000% never book another party or even event here.

Later that day they gave us a courtesy call to let us know that some storms were coming in and if we were coming in from the west we'd be hitting some significant rain. Pretty nice. Very good RV park. The sites are nice. Not paved but still very good. Small gravel makes it easy to level. Picnic table at each site is on concrete slab. Full hook-ups. When we got there and were hooking up a member of the staff drove by our site and called us by name and asked if we were doing ok. Great service! Very nice large pool. It's open 9:30a-9:30p. They have a volleyball net and basketball hoop so you can play in the pool. Park is pretty large. There is a pond out back where you can go fishing. They have cabins available and a few have good sized decks that overlook the pond. Nice tent area with covered picnic tables and electrical outlet. Would like to have seen grills at each site. Cabins and tent sites seem to have them, but RVers like to BBQ, too. Also some recycling bins would be good. We pulled in after dark and the entrance was not very well lit and there were a lot of cars due to an event in the Rec Center so it was hard to see where we were supposed to park to check in. Overall a good campground. I'd come back.

We found this to be a very nice campground, beautifully maintained, quiet and peaceful, staffed by friendly and gracious people. It is a very scenic place with a nice pool and a pond if you like to fish or just watch the moon rise. We are tent campers, and were happy to see that there was some shelter from the hot Texas sun along with close water and power. We booked in advance and we looked forward to our one night stay in Caddo Mills, but when it was time to leave, we wish we could have stayed several days longer.

It was only five dollars a person to get in for the day. The main office was very clean and organized and the bathrooms were clean and we also purchased a few keepsakes. I am not an RVer but they have lots of nice shady spots. Some that are pull through and some you have to back into. It looked like all of the spots had a gazebo type cover. They also have cabins you can rent out; some thing my wife and I discussed for the future. It was very quiet and covered in a lot of trees and seemed like a very nice place to camp. As we drove out, we had the unexpected surprise of seeing 3 deer in one spot and two more in another.

Some moments in nature are too precious to recount - too difficult to write into a review. If you live in the city like I do, these moments are a much-needed fuel - so rich and refreshing!! Based on this second experience at Cooper Lake State Park - South Sulfur Unit, I HIGHLY recommend an overnight cabin stay! **Cabins can be booked a maximum of three months in advance.** Equipped with full restrooms including powerful, hot showers, two full beds (must bring own linens for all needs), a futon, 4-top table and chairs, 3/4 fridge/freezer combo, drip coffee maker, stove top with two heating elements, AC and heat, a back balcony with grill and picnic table, and a lakeside fire pit, we wanted for NOTHING and ENJOYED IT ALL!

The reason why we stay is because of our amazing on-site staff with excellent customer service skills plus very nice lots, our lot has a metal roof awning. The amenities are wonderful too. On-site there is propane service, pool/hot tub, laundry facilities, guest facilities, package distribution, mail distribution, copying service and landscaping. The park is conveniently located near Tyler Regional Airport. My favorite features of the park is they allow pets. We love our dog Nova, she is part of our family life. If you are into star gazing, I was able to sit on my patio to watch the most recent meteorite shower which was the Perseid meteor shower. If you are wondering about cellular service, we have great cell phone service and the park provides wifi service making movie nights wonderful or chatting up with friends and family. If you like trivia nights, Dr. Frankenstein is a family oriented venue. Above it all, you can count on families helping families. A gem that is a treasure.
