He cussed one of my employees that came over in a tow truck and told him to get the F**k off the property all because he was in a wrecker. Even made threats to shoot him. I inquired why he was so ugly to him and he said a trailer had been repo'd that day. Sooooo be ugly to people because your Residents don't pay their trailer payment. Ya ok. NO! He told me to pay my bill in person for the month (which I have in text) on Monday. 2 days after it was due. I pay 3 months at a time so I could "save the $10 credit card fee". Then when I tried to pay on Monday he attempted to charge me $40 late fee . I've watched as a TON of people have cleared out of this place all due to the Manager Bud. He's rude and has absolutely no Management experience. According to the Owner he was in a coma for 7 years and lost his ability to know when he's being ugly ‍. My yard was not taken care of, my neighbor mowed it for me. It's very sad to see a place like this deteriorate all due to poor Management. I truly hope Mr. Bud is fired and someone with knowledge and customer service skills is hired. Until then...... join me and about 4 other people that moved because of Bud at Austin Ranch next door. Stellar Owners that are actually onsite and give 2 about their Residents.

This is after working for a company that has placed my wife and me in over twenty-two different locations. In the last three years, while living here, we have truly discovered how little we need to be happy. The pursuit that we had been chasing for many years--having a big house, a pool, and acceptance from neighbors--was proven to be not worth it. Although we acquired that big house, we found ourselves only using three rooms, and most people were busy with their own lives, not having time to come to our home. We moved here temporarily while exploring our options, yet quickly came to understand just how fulfilled we are being around some of the most honest, caring, non-judgmental, and hardworking families that make our community and country great. Tonya and I keep to ourselves, but many people here have no idea of the impact they've had on our lives with just an honest hello or how are you doing. This is a community that reflects what is missing in America: putting down the phone and appreciating what nature, our families, and those around us offer. I cannot express enough how much Mr. Johnny and Mrs. Patty mean to my wife and me. We have never been close to any immediate family, yet the care and compassion they have always shown us remind us that genuine care for one another can create family bonds. While I will genuinely miss the opportunities to see a great group of friends fishing, laughing, and cooking beneath a beautiful setting sun, along with peaceful evenings spent outside watching the fish and assorted wildlife on the pond, I am grateful to have discovered once again how this community has blessed us as we embark on our next journey. We have always taken the opportunity to move quickly without looking back at where we lived, yet this place will forever be in our hearts and minds.

It was only five dollars a person to get in for the day. The main office was very clean and organized and the bathrooms were clean and we also purchased a few keepsakes. I am not an RVer but they have lots of nice shady spots. Some that are pull through and some you have to back into. It looked like all of the spots had a gazebo type cover. They also have cabins you can rent out; some thing my wife and I discussed for the future. It was very quiet and covered in a lot of trees and seemed like a very nice place to camp. As we drove out, we had the unexpected surprise of seeing 3 deer in one spot and two more in another.

Based on this second experience at Cooper Lake State Park - South Sulfur Unit, I HIGHLY recommend an overnight cabin stay! **Cabins can be booked a maximum of three months in advance.** Equipped with full restrooms including powerful, hot showers, two full beds (must bring own linens for all needs), a futon, 4-top table and chairs, 3/4 fridge/freezer combo, drip coffee maker, stove top with two heating elements, AC and heat, a back balcony with grill and picnic table, and a lakeside fire pit, we wanted for NOTHING and ENJOYED IT ALL!

    What a treat to get just an hour out from Dallas and be able to enjoy a crisp lake, minimal crowds,…read moreblue skies, plenty of trees, and around five miles of trails! The state park had multiple clean restroom facilities with water fountains and places to fill bottles. I enjoyed a 14 mile trail run, looping each trail several times. Multiple trails offer lakefront views. The park is open early (6 AM) all the way til 10 PM with self-pay options for entering. At just $5 to enter, it's a real bargain to get outside and get your dose of nature in. There were minimal pests (bugs) throughout the park (unlike my last trip to Broken Bow!), and I must have seen at least 20 deer in the 3ish hour period I was there. It's not Colorado or anything, but for being so close to Dallas it's a perfect retreat. The park staff was very friendly, along with all the locals I encountered on the trails!

They look to have a picnic table and a fire pit. There are some good walking trails, and the fishing is supposed to be good. Some trophy sized bass have been taken from this lake. The staff was helpful and very informed. They have a full boat ramp and a cleaning station. The showers need to be updated in the mens room as they do not drain properly. A fishing pier would be a nice addition as unless you have a boat, you have to fish from shore, and there are not many spots to do so. It is a really nice state park is you are near Dallas.
