    Let me start by saying we all had a great time and it LOOKS like it will be much better in the future. It is still very much under construction... We stayed in the Boo Boo Bunkhouse which appears to be the biggest cabin they have. It was loaded with bunk beds a little overkill for the 10 of us but can totally see a large group or family feeling right at home. everything was fine until the second night, when everyone needed to take a shower. All the toilets, sinks and showers backed up and we ended up with standing water in all. The water went down after 2+ hours and I called the 24 maintenance. He answered and wanted to come take a look. Thankfully I rented a limo golf cart ($200 per day) cause I had to take everyone to the campsite restrooms before bed. The maintenance guy was there waiting when we got back and wanted to take a look. He did and said the earliest he could get someone out was in the morning. I said okay, what else could I say plus we were going to sleep anyways. The next morning no one came... the front didn't know anything about it. Another man that drove the tractor for the hay ride (no hay) said he heard we were having issues and was sorry. Besides not being able to use the water, or showers or bathrooms (8 ladies) the worst part was the HUGE dump trucks that were in and out all day everyday. If you went outside, you would immediately get greeted with a cloud of dust. Another family asked me if I knew the construction was happening (they didn't know) I said I did but didn't know it was going to be that bad. In my opinion, they need to SEVERLY reduce the prices until everything is finished.

    Let me start off by saying the park is awesome!! Don't let the 2 stars discourage you. However, don't stay in the "older" cabins. We had never been to the property before, so we had no idea what cabins were old vs. newer and we were a little blindsided. My wife arrived a few hours before I did and told me it smelt "old" in the cabin. Upon my arrival at 1AM 8/31, I walked in and knew immediately that it was a musky/mildew smell. The type of smell where you can tell that sucker just stays wet. The humidity sensor on my son's baby camera read 65+ all weekend, regardless of temp in that place. You can clearly see mildew growing HEAVILY inside the window unit in the loft area and the main unit for downstairs has a fan that never shuts off, which will only dump humidity into the space when the compressor isn't running. When we checked out today, 9/1, we told the front desk person of the issues in the cabin and that it needed SEVERE maintenance done to it, he replied "I know, it needs some work, it's one of our older cabins." First off, if you know it's in disrepair, why rent it out? For $700+ for 2 nights, I would expect a cabin that didn't have paper towels shoved in around the window unit to keep the outside air from coming in. Or a rotten baseboard near the shower, a toilet seat that was worn out, more cobwebs than my grandmothers attic and of course, the smell. It was a bit of a let down seeing the cabin in such rough shape. We wanted a quick getaway for our family after the unfortunate passing of our youngest, just to get the kids minds off of it and we definitely didn't feel the money was worth it for this trip. We spent well over $1,250 after cabin, food, fun and fuel. Will we return? Possibly so, the water park was a great time, although massively understaffed and nobody controlling how many or how often kids come barreling down the slide on top of each other. The activities on the site are enjoyable and the grounds are well taken care of...but that cabin? Nah, take that thing out of rotation. Having a facilities maintenance background, this would've never passed an inspection for a guest to stay in merely based off the smell. Beds are horribly hard, cabins are filthy (sons feet were black in just a few minutes) and I believe they leave it up the the people renting the cabins to clean it. I'm no small man but the toilets in this cabin was about the size of a coffee can to sit on and the shower has almost zero water pressure. The hot water was literally hot enough to peel your skin off, use caution....i wasn't prepared. Moral of the story, do not stay in cabin 132, if that's yours for a current stay, just sleep in your car.

    Enjoying our stay during Memorial Day weekend! We are staying in an economy rv spot and I have to say I'm impressed. They are almost completely shaded with some space in between each site and they back up to the woods. When we come back (yes when!) I am going to try and get a platinum site because they look amazing! They have a gazebo thing in the back which is in the woods and twinkle lights etc already there. It's been so fun with our toddler. So many activities to keep her busy. We especially enjoyed the jumping pillow, water park, pool, and play ground. Such a nice and convenient campground for families. Everyone is very friendly! Tip- also buy a day pass for Tyler state park and spend a day hiking, renting paddle boats or kayaks, or just enjoy their beach.

    they continue to improve this park every time we visit. the cabins are ok but quite cramped.

    There are public restrooms and showers and they are very clean and nice to use. We have a camper and I enjoy using their showers. Good water pressure and always clean!

Later that day they gave us a courtesy call to let us know that some storms were coming in and if we were coming in from the west we'd be hitting some significant rain. Pretty nice. Very good RV park. The sites are nice. Not paved but still very good. Small gravel makes it easy to level. Picnic table at each site is on concrete slab. Full hook-ups. When we got there and were hooking up a member of the staff drove by our site and called us by name and asked if we were doing ok. Great service! Very nice large pool. It's open 9:30a-9:30p. They have a volleyball net and basketball hoop so you can play in the pool. Park is pretty large. There is a pond out back where you can go fishing. They have cabins available and a few have good sized decks that overlook the pond. Nice tent area with covered picnic tables and electrical outlet. Would like to have seen grills at each site. Cabins and tent sites seem to have them, but RVers like to BBQ, too. Also some recycling bins would be good. We pulled in after dark and the entrance was not very well lit and there were a lot of cars due to an event in the Rec Center so it was hard to see where we were supposed to park to check in. Overall a good campground. I'd come back.

We found this to be a very nice campground, beautifully maintained, quiet and peaceful, staffed by friendly and gracious people. It is a very scenic place with a nice pool and a pond if you like to fish or just watch the moon rise. We are tent campers, and were happy to see that there was some shelter from the hot Texas sun along with close water and power. We booked in advance and we looked forward to our one night stay in Caddo Mills, but when it was time to leave, we wish we could have stayed several days longer.

As others have mentioned, it's a little pricey given the sites aren't full=service, but still a good value with the location and other amenities. Shower facilities were very clean. Only real negative is the that the majority of sites--especially lake front--are super not level, even though the website says they are all level. First time our automatic levelers wouldn't work. Had to use a total of 20 leveler blocks to get the back end of our 25' RV level. There are a few level spots, but you can't tell from the website. Quite misleading. We'll go back but only if we can get into one of the few level spots we found.

Staff are very friendly and responsive. They have Taco Tuesday (taco truck) with several taco and burrito options ( tacos were very good!) and with purchase of a meal you get a free margarita! There are fully furnished cabins to rent, and they even have glamping tents with air conditioning! Cabins and glamping sites are kinda spendy, but with all the amenities available, the beautiful grounds and really nice and helpful staff, its a good value for sure!

Man, was I happy to find Palestine RV Park! It's a fairly small park tucked away in the trees, with many long-term residents. However, they also cater to short term stays. I had my trailer there for four days. The sites are huge, with 30 and 50 amp electrical, water, and sewer. Roads in and around the park are asphalt paved, but the sites are unpaved, and it's fine sand that gets in EVERYTHING, so be sure to bring some doormats or something. The park is quiet (park rules say that quiet hours are from the moment you arrive until the moment you leave, lol) and pitch dark at night, but there are pole lamps at the sites that you can plug in and use if you need additional lighting. Angela, the owner, met me at the gate in her UTV and led me directly to my site, where she did the paperwork and payment, then offered to help me set up my trailer! There's a nice laundry and shower building near the entrance. The park has controlled access with keypads and a gate controller, and you can come and go as you please. Everyone I encountered there was friendly and helpful. I'll definitely stay there again! p.s. Be sure to look for Bigfoot when you're there! ;-)
