Review of The Pavilion: An Honest Assessment I signed my lease at The Pavilion on August 25, 2024, expecting a modern and well-maintained living experience based on their website. As a Vice President of Transformation, I understand the importance of providing a great customer experience, and sadly, my first 30 days here have been far from ideal. I hope that Brookfield considers hiring someone in my field to address some of these fixable issues. Positives: - The leasing agent, office staff, security team, and maintenance personnel have all been fantastic. It's unfortunate that they have to manage a property that isn't maintained well. The Not-So-Good: 1. Roaches Upon returning after being out of town for three days, I found small roaches coming out of the sink. Even after cleaning and taking measures to keep them at bay, the issue persists. A fellow resident nonchalantly mentioned the presence of roaches, which is unacceptable for any living space. 2. Smell The leasing office smells fine, but the hallways are unbearable. There's either a lack of proper carpet cleaning or the carpets are old and need replacing. Either way, the smell makes the property feel unclean. 3. Outdated and Poorly Maintained Interiors - Cabinets are covered with laminate or sticky material, which feels like a cheap, temporary fix. - Vents were painted and installed too soon, causing paint chips to blow onto the floor. - The apartment smelled strongly of smoke from the previous tenant, and despite my efforts, the stench still lingers. - Appliances are old and the caulking around the countertops is visibly unattractive. - The tub is poorly installed, and you can hear squeaking when standing in it. It feels hollow and unsafe. 4. Maintenance Issues - I submitted a request to unclog my sink via the online app, and after four days with no response, I took matters into my own hands by purchasing a drain cleaner. 5. Security Concerns After numerous Amazon packages were delivered without issue, one was stolen this past weekend. 6. Lack of Lighting The apartment has no lighting in the living room or bedroom, aside from the closet light. 7. Community Environment There are unsupervised children riding bikes in the parking lot, which feels unsafe. Suggested Improvements: 1. Replace the filthy carpets in the hallways to eliminate the smell. 2. Renovate the apartments rather than using quick fixes like laminate on cabinets and multiple layers of paint on vents. 3. Get rid of the roaches through a comprehensive pest control solution rather than charging residents a monthly pest fee that seems ineffective. Conclusion: While the staff is wonderful, the property's overall condition leaves much to be desired. I can't, in good conscience, recommend this place to anyone at this point. I signed a 13-month lease, so I'll be here for a while, but I wanted to share my experience so others can make an informed decision.

I typically don't lodge complaints, but it's important for your website and leasing office to synchronize their information accurately. It's frustrating when the website shows availability that doesn't match what's actually available onsite. Vanessa, who was helpful initially, hasn't responded to my email despite making an appointment. Last Saturday, there were no units available as promised, and this inconsistency is causing unnecessary inconvenience. Please ensure your website and staff update their data promptly to reflect true availability.the advice "to deactivate my account on the web ,then I can avoid chatting with chat bot "isn't a good idea .I tried to reach out via email first and then I went to the web

I am currently a resident at Pavilion Apartments. I moved to Chicago for a job and got the apartment online without seeing the actual place. The online virtual apartment looked promising, my requirements were need to have dishwasher and microwave. When I asked the Leasing Agent- Amani- about the appliances- she lied and told me that the apartment that I put deposit in has dishwasher- fact is there is none- and I had to buy my own microwave. The apartment is so old, the temp control on the wall is falling apart and no one replaced it before I move in. The bathroom smell moldy, the cabinet is super sticky and old, and common area- the hallway and the elevator reeks of BO and curry odors. There is a strong odor of BO and curry in the hallway on my floor and on every floor in the building. It creeps inside my apartment and the elevator, create a hostile environment to live in. I've escalated this issue with Tina- the leasing office person- she made empty promises to put a work order to get a door stopper for my apartment to prevent the BO smell leaking in my apartment, and send the security up on my floor to check on the odor. None of that happened. I waited for 2 days, nothing happened, so I put the work order and no one from the maintenance office follow up on it. When I called to the maintenance office to check on the status, one of the staff- Steve Wood- was rudely interrupting me and would not let me tell them what's going on. He kept saying they don't provide door stopper and told me to go buy one myself. Then he transfer me to Tina voicemail without hearing my request. The staff are not properly trained, giving residents incorrect information, as Tina and Steve provide opposite information. I emailed the whole Pavilion office to informed them that I'd like to file a complaint against the rude staff and the BO/odor smell in my hallway. They keep saying that they are sorry that the staff seemed "cold", and I have to pinpoint where the smell coming from so they can evict that person/people that lives there. They sent out a massive email to warn the residents to open the windows, but no other action was taken. The odor lingers in the hallway all day every day, it makes living at Pavilion like hell! Every time I stepped out in the hallway, my clothes smell like BO and curry! There is no ventilations or fans in the hallway, no windows so the smell just lingers on for days. This issue ongoing for 2-3 months now. I caught one of the resident smoking in the trash chute on Friday 5/27, called the security and they said they will send out someone to check on it. Nothing happened. I catch the same resident standing in the hallway smoking again on Thursday 6/2, and took pictures of that resident as proof of smoking inside the hallway of the apartment building. I've escalated this issue with the management staff, but the odor and the smoke smell is still lingers in the hallway. If that smoker get his ashes caught in the trash or on the carpet in the hallway, the whole building will catch on FIRE! It is unsafe for me and many other residents that lives here. DO NOT consider to rent this place, save yourself and stay away as far as you can!!

Dead roach infestation from under the baseboards

THIS PLACE IS INFESTED AND DISGUSTING. I seen all these reviews and thought ("wow all these people are saying the same thing, with 5 buildings I don't think the one I get could be infested") but as soon as I checked out the room their was a roach crawling out of the vent(they are infested in all the vents im the building, they come through under the doors because there is a huge 1 inch gap under the doors, and they come from the baseboards. THEY LIVE INSIDE THE WALLS. After I first seen the one out the vents, I thought that I could just put mesh screens up (and I did) and put foam sliders under my doors that it would be enough. They appeared to be gone so I moved in all my things. 2 days after settled in they started coming from UNDER THE BASEBOARDS all around the house. I seen about 12 roaches. I wish I would of kept all the pictures but I was so disgusted with seeing all those pictures in my phone I deleted most of them. They send pest control but they literally don't do nothing. How can they stop an infestation in the walls or in the vents of every unit when the roaches and going from unit to unit? They put little gel down that doesnt stop anything. I was able to break my lease contract because of how disgusting the place was and was promised a prorated Refund when I moved out. I didn't receive any refund. Instead they charged me for days after I left and is saying that I owed them money! PLUS the laundry room downstairs is INFESTED WITH BED BUGS. They're hiding in the cracks of the laundry machine. I promise you. If you live here or check out this place go to the laundry room and stare in between the cracks, you'll see them running around.

I'd give zero stars if I could. PLEASE take your hard earned money and spend it elsewhere safer and nicer. My fiance and I spent 13 long, hellish months in this place, and we should have seen red flags presented to us from the start. We worked with a leasing consultant who sold us a bunch of bullshit to get us into the door. The day we moved in, he informed us that he was moving on, and got a job at a sister property. How convenient. The first month or two were not bad, but things quickly turned for the worse. Our neighbors blasted loud music at all hours of the night, security did nothing. The stench of marijuana in the hallways was constant, again, security and management did nothing. Fast forward to about 5 months from our lease ending, one of our neighbors got into it with another set of neighbors and police were called. No action to evict the instigating neighbors was taken by management. We spoke with management, warning them something worse would happen if nothing was done. At this point, we decided to not renew our lease. 10 days before we were set to move out, our door was set on fire by the neighbors who instigated the argument months earlier. Police and Arson investigators were called, but management STILL did nothing to evict these tenants. They were still living there on our move out day. Management could care less about the safety of their residents. When my fiance went to talk to them, they accused her of being rude and they were extremely dismissive of such a dangerous situation. When I called to follow up, they laughed at me and explained they don't "have the money" to put cameras in every hallway. They will rent to anyone and everyone without doing a thorough background check first. If you value your safety, run. Run far away.

Just moved out today bedbug and roach infestation. Hallways small like grape soda and dope. Chicken bones all over the place. Totally gross

Wow, wow, wow is all I can say. I have been here at Pavilion for five years and have had a GREAT experience, love it here. maintenance and Management have been amazing, communicative and honest. For what it's worth, i read the list of reviews posted here and frankly they are all complaining because they didn't get what they wanted, Refunds, Water bill charges, cleaning charges and other fees, etc. I had to laugh. We have a new owners and they just renovated the fitness center, the pool and basketball court and my AC and Heating is FREE, the City of Chicago (check it out) mandates that renters like me are guaranteed Heat and air certain times of the year, it's spelled out in my lease. So stop crying you big baby posters and put on your grown up pants, pay what you owe, quit complaining and posting hate.

Lived here for several years and maintenance is the biggest issue. It takes months to get anything fixed. If you do get to talk to management they just give you excuse after excuse of why items are not working or fixed. The hallways are dirty, smell like curry, dead fish, and trash. You can't use you balcony because pigeons have taken over. For the overall value, there are better places in the surrounding areas. read more

I moved to Pavilion a year ago and our experience living there as been good so far. I like it very much, the amenities are great, specially the gym (it would be great it would be 24/7). Great service as well. Note: I'm surprised it has several one star reviews. And being honest I haven't experienced any of the issues they mention. Yes, elevator, laundry or gym equipment fails sometimes, but this happen everywhere, not only here. People smell? you may have a super olfactory powers. Also if you guys think the service is rude, you may check the way you ask for things. read more

When I first moved to the Pavilion over 6 years ago my experience was not bad. However, within the last 2 years things at the Pavilion have certainly changed and not for the better. It appears since the NEW property manager Laura took over things have just gone down the drain. I have had to address issues regarding roaches, bed bugs, AC not working properly and the elevator constantly broken. And, her response has always been a consistent "Sorry you feel that way" or We are trying our best.. I understand issues due arise but, an elevator in a building of that size is no excuse for a part being ordered. There should be extra parts on hand. There are way too many tenants that rely on the elevators as their only way to make it to the 15 and 16th floor. Another issue that is constantly a problem is the door bells do not work. That may be a minor problem in other properties but, at the Pavilion that is the only way to let someone in by having to buzz them in. When the system is down there is no way of letting anyone in or worst yet who is ringing your bell. And, that alone can pose a safety issue. Even when speaking to Laura in person she is never confident in her responses or simply does not have a concrete answer as to why the issues are not address. Her lack of confidence in what she does is apparent in how the Pavilion is being run. Although, Laura may feel she is doing a great job I think upper management seriously needs to take notice and read the reviews and investigate some of the complaints that are rampant. There are only so many apologies a person can make before their lack of experience and knowledge reflects on the job they are paid to do. Or, even worst something seriously happening. I write this review in hopes that it may shed light on the serious issues and neglect of the deteriorating property known as the Pavilion Apartments of Chicago. read more

If I could give big 0 it would be. The reason why I write this review is to help future tenants not get caught up in this mess of a rental property. Majority of residents don't have A/C although we should according to Illinoi law starting June 1st. Management from Pavilion buildings informed us their A/C is broken, no compensation, no help offered nothing. Sunday was 90 degrees weather, people cant sleep, kids are getting sick and agitated. Plus there has been major shift in who rents apartments here. I used to be usually single people, stewardess, pilots or people with one kid or so. Now it is 60% of Indian male 5 roommates in single apartment. Need I say more. Stay clear from this place!!! read more

It's so funny to read these reviews. I was looking for an apartment 3 years ago and I saw this one on Rent.com for a reasonable amount and I was ready to go look at them. I called the number on the listing and they said the price was 300.00 more than what the listing stated. I was told that the website prices aren't always up to date. I immediately thought that the price was to get calls in and then they tell the higher price after they show them the place. That might not be the case but that is what went through my mind. Now I am glad that happened because I ended up not moving into that apartment building and am in a roach free, mold free, apartment with a responsive management team. Thanks for being shady or I may have ended up like the rest of your tenants here. read more

On the onsite app, i posted something similar, which prompted a letter to be stuck under my door from the management calling me a racist (or that i was making racist comments) and threatened to remove me from the online building app. Racism is when one thinks their race is better than anothers...which is NOT the case here....If I walked into an apartment that was permiated with tomato sauce, id say it was the italians....or smelled like pierogi....the polish...maybe that can be considered profiling....but certainly NOT racism. I really dont know any italians (me being one) or polish that use curry...so it must be the indians...NO??? read more

Renters Beware! Overpriced rentals for outdated units and amenities. No A/C till June 1 even if it's 90 in May you still won't get A/C (that's if it ain't broken). It's June 5th and this year building 51 has no A/C. Never got noticed or email that we would not get A/C on the 1st and still waiting on an update on repairs. We wake up to no water and of course no notice or email. The hallways have bad odor and dirty carpets (exception is the area by leasing & management offices - don't be fooled by that). You would think they would invest in some type of air freshener system for these halls. Hot tub is so old the surrounding floor is all broken. Ceiling in the pool area has been leaking for a long time. Elevators are always breaking and out of order. Seems like they put a Band-Aid on repairs. Never Ever have we gotten any type of compensation for all we endure. If you are smart enough to read reviews please read them all, and from different formats like google, Yelp etc.. they are are all true I am definitely NOT renewing my lease and dreading (from reading reviews) the fees I will endure. Fees that I wasn't aware of and they will claim they cannot be waived. This place is a joke and managed by a bunch of clowns. It's expensive and not worth it. Wouldn't recommend it. read more

I lived here and I'm only writing this review after they are trying to get more money out of me after moving out, which I am now seeing is very common practice here. Where do I begin, when we first moved in we had to live out of bags for the first two months because the apartment apparently had bedbugs. And roaches also throughout. They did absolutely nothing to compensate for the fact that we had to throw away our bed and a lot of our stuff due to the bedbugs. In fact they demanded rent on time. As the bedbugs went away we got settled in things were OK I guess until it started getting hot out and the air conditioner wasn't on. Went to the pool indoors before Covid and it's so dirty there are bugs inside of the sauna, I also found human feces laying on the floor. There's roaches in the common area. The maintenance is unbelievably unprofessional. And the management is a joke. Like I said I was going to not write a review but the way these guys conduct business is mind-boggling. Not only that but they're jacking up rents without jacking up their services. Stay away from this place if you love your family. read more

I lived in the 51 building for 12 long painful months. Inconsiderate neighbors above me and no help from management was just the tip of the iceberg. An antiquated HVAC system meant that management determines when the heat is turned on in the winter and AC came on in the summer. The higher your apartment was in the building the hotter it got regardless of the thermostat setting. Their response was buy a fan and open your windows. Nice in the Chicago winter when the temperature is below 0 outside. On site laundry is a joke as it is broken more than it works. And the best part was the water that came out of the tap. I lived on the 12th floor and if I was away for more than a day I would have to call maintenance to clear the black stuff that clogged the faucets. read more

Great neighborhood, bar/grill in complex, indoor outdoor pools, fitness center, raquetball, barbershop, convieient store, this place has it all. And you pay for it. If you have the money to burn it is a good place to live for a short time. The rooms aren't that big. Don't get lured into their deluxe apartments. read more

One of the worst experiences I had with leasing an apartment. The apartment was infested with roaches and bugs, especially because it was located close to the trash chute. But when I brought it up to the management, they were rude and dismissed the issue. Also once you give them deposit they will never give it back to you, they will find the smallest excuse to keep it (ex. in my case: chipped bathroom door paint, bedroom walls not in the right shade of white, wear and tear on carpet etc.) No wonder they were sued and lost over deposit money. When the lease ended I could not wait to leave, I went to management month and a half in advance and multiple times to inform that I would not be renewing my lease, they even adjusted my last month's rent since I was leaving on the 23rd of the month. However, 4 months after I left the place, I received a bill stating that I needed to pay for another month, even though I had already been moved out. They claimed that I had not given notice that I would be moving. Although I had shown proofs and explained they threatened me with their lawyer and other legalities. Overall, the experience was the worst. I used to never read or believe all the reviews but now I will definitely consider! read more

Living in this place was such a nightmare. I don't even know where to start. The apartment itself isn't bad. This sums up all of the positive sides of this place. Service is nowhere to be seen. I had a 3 inch gap on my balcony door. The staff told me that they can't do anything about it. Even when snow was blowing into my living room. The only thing they could do for me is seal the door so I can't get on my balcony. I decided to go for it, and then it took them more than 2 months to do it. There are elevators in the building, but they work only sometimes. Plan ahead. It will take you 5-10 minutes to get downstairs with all the traffic. Another big downside is their heating and A/C. It's controlled by the building management. Once they switch from heat to A/C, they can't switch back until the end of the season. At one point they switched over to A/C and it was about 30 degrees outside for 2 weeks and I had cold air coming out of my vents. My place got down to about 45 degrees. Management told me that they can't do anything about it. As far as amenities go...The pool is dirty. Stay away from it, or you will catch something. The gym is always crowded, there are people that don't live in the building using it most of the time. Also the equipment is very old and busted up. Don't expect to find any parking on their parking lot during the winter months. It's always full and there is no parking anywhere else in the area. On top of that, my new car got way too many dings and scratches from this parking lot alone. This is not even the worst part. I decided I can deal with all of that and get a bigger apartment after my lease was over. I was shown the list of available units by the leasing agents. I decided on a unit and they put it on hold for me. When I went back to finish the paperwork, guess what...the price had gone up. There was no manager at the time and I was told to come back the next day so we can figure it out. Well guess what happened the next day. The price had gone up again! They gave me a bs explanation about how the open market works and didn't care to try and work with me even though I was a "valued resident" of their property. A couple of days later the price went up again. The total price fluctuation was about $150 in about a week. At this point I decided that there are better places out there. You should do the same and STAY AWAY FROM THIS PLACE!!! read more

I wanted to write a review for this place when i'm pretty sure i'm calm and appropriate.I will tell all of you the TRUTH and nothing but the TRUTH about this place. The look from the outside is very deceiving I know, that's the reason I ended up moving into this place.The inside is very clean and properly maintained. They have indoor/outdoor pool,convenience store and such, but that's not the main problem.Its the management!!! I had a problem with not having any water heat for a whole MONTH!!! I told a few desk people about my concern and they allowed the maintenance guy to check it out after a week but nothing got done.well, it's essential for me to have my shower everyday so I had to make a trip to my dads house just to shower. I ended up talking with the manager after 3 1/2 weeks ongoing with this problem.She got back to me after my 20th attempt to reach her.(She was apologetic about the situation). I was completely upset with this and all they ended up doing is waving like a $30 late fee (ofcourse, i'm not paying the water bill with NO hot water!!! Duh...).what a cheap ass!!! Our water bill that month was about $55 to $60 when we hardly use the water because it was super cold.so it didnt make any sense to me? For one month of no heat in the shower thats the best they can do???? I just wonder why they would spent ridiculous amount of $ towards renovation but the quality of the service they should be providing should be the utmost important. Another incident was them sending me a "letter" underneath my door stating we have to pay late fee for turning in rent late...holy crap!!!!! we have like 5 days grace period to turn in our rent and I do drop the check on the 5th day(before 5p.m.) but it so happen that the lady in charge of it would check it on the 6th day...This place will milk every $$$$$ and charges they can find! When they have renovation, be mindful that they will have sign posted inside the elevators on days the construction workers will work on your floor. omg! it's as early as 7 in the freakin morning!...i'ts so damn early and all you can hear are drilling and pounding on your walls.It seems like they don't care about the residents who pay decent amount of $ to live in this hell hole!. It would have been more appropriate to start at a decent hour maybe@10 a.m. because people such as myself get home late from work and needed our sleep... but noooo- that's never the case!0h parking? omfg, I've never had so much dents and scratches since the time I moved in here. The spacing for each cars in the parking lot is wayyyyy too narrow. So if any one of you decided to even step foot at this place or think about moving in, good luck! haha If you guys encounter real problems, be aware you guys will be waiting..... read more

If you're looking for a new place to live, keep looking. DO NOT MOVE HERE. My windows were open with the heat off the entire winter and the temperature currently ranges from 90-100+ degrees in my apartment. When I went to staff to get the problem taken care of, I was told there was nothing I could do. In addition my original lease was for 13 months, but they somehow switched it to 14 months without my consent. They started a renovation project several months ago which was supposed to be done but instead it was halted for no reason known to us. The hallways are incomplete and we've had temporary room numbers for about 5 months now. The fitness center is out of date, the convenience store is overpriced, the pool area is dirty, and the rates for the apartment seem to go up everyday. In case I haven't made my point clear enough above I will summarize....DO NOT MOVE HERE. There are much better places in the area for less money. read more

Horrible experience with the leasing office and the staff while I lived here, the hallways smell absolutely disgusting, the central heating blows hot air until well into summer and cool air in winter, trash rooms have trash on the floor. The gym is decent but the guys who 'hang out' there have major attitude. I would certainly not recommend living here. read more

We loved living here. My husband and I lived here for over 4 years. We brought our first child home to this place and lived there till she was about 4 months, then we moved closer to my parents in the burbs. This place was rally nice, the amenities amazing and the staff is the kindest I've ever talked to. They call you back, they help you out and make you feel so welcome. My husband and I loved Pam, she was the best! She made the place feel more like a home and we felt very safe with her working security there. Vanessa was a total sweetheart and very hard working. Susie too. Laura (the property manager) responds very fast and is very kind as well. After we had the baby, several staff members went out of their way to help us. The maintenance crew were so sweet and super fast when we had any issues (rare, but stuff happens everywhere. We lived on the first floor, so once in a while there were some sink issues~ not all first floor units have this issue, but ours did and the staff was just amazing about it). Jose was just fantastic and so was everyone else. The pool and hot tub was fun. The outdoor pool and pool gatherings were a blast and the long hours (I think 6am to midnight) for the workout facility was perfect for my husband. He would walk down the hallway, workout and be back with an hour~ and with a newborn, that really helped. We miss the place and the features so much. I would use the pavilion salon every couple of months. I loved the owner (there's two ladies that own this place, the one with the short hair is just super friendly). She even helped me calm the baby so I could get my nails done. The lady that does the nails, blonde hair, is really good and is also super sweet. There is also a convenience store there, overpriced, but nice when you need it (i think the hours are 10 to 10 everyday). Free package service (unless you get it delivered to the fedex, then it's a dollar) and so many helpful things that I can't remember them all (one winter we had to borrow a jump battery for my car, not sure if they still do that, and they also can lend out a dolly for moving big boxes). They have 24 hour security patrolling inside and sometimes outside. Free parking (a lot of parking), a bus that comes inside the pavilion (I never used it, but seems really convenient, I think it was the 85?) really close to the highway, airport and train/bus station. I lived in Pavilion property on N East River Rd for a period of one year in 2016/7 Pavilion buildings exterior and interiors were deteriorating, Maintenance was handle in the minimalistic manner, dirty carpets in hallways, bad odor in hallways (with the exception of the area close by to the leasing office), malfunctioned elevators, driveways to parking lot with potholes. Commonly in Chicago when you live in a rental property you don't have to pay for water/sewer, however Pavilions charges the water/sewer back to tenant. BEWARE tenants are paying for water and sewer usage, without a proper water/sewer bill, only a Pavilion's statement showing the "prorated"amount. When asked how the proration was achieved, I was told that water bill total amount was divided among the units, another words I wasn't paying for the water I was really using. Apartment layouts are nice, unfortunately, metal kitchen cabinets are rusty inside, appliances are very old, it seems like the appliances have been picked up from the alleys of the neighborhood. On a plus side, you can rent a short term here for $$$$. Also they have vacancies always, so if you are a procrastinator and you haven't done your homework searching for a place in advance Pavilions is the go to property. read more

The most decent apartment complex in the area. Pros: tennis courts, convenience store, nice gym, relatively new, central AC, balconies. Could be better: I'd like them to clean lobbies and corridors more often; once had a bar but it got closed few years ago and does not re-open; One of two tennis courts is not really good, needs re-building. Just be aware: located really close to O'Hara airport, so planes are flying really close and it might be sort of noisy. read more

I just want everyone to know that whoever bought this building doesn't care anything about keeping it up. The rooms are way over priced due to the amenities and the amenities aren't kept up. The gym is dirty as hell. The spa has bugs all over it, the pool area isn't kept up. The business center looks like shit. The ceiling is chipping and crumbling down in several places. My unit has water running down the walls. The only part of this building that's nice is the Leasing Center, which is the only part they show you closely when they sell you the unit. read more

"The indians destroyed this place" - what a horrible thing to say. I could not disagree more. Yes, there are many families from India in this building and just like all the many ethnically diverse people living in the building, they are normal nice people just like every other culture. During the summer at the outdoor pool you can hear four different languages at once. I love that. Many great people from different countries. Speaking of the outdoor pool, it's fantastic. I don't have a 9-5 job so I am able to go during the week when it's not as crowded. No one bothers you and the pool is always clean. There is also an indoor pool and hot tub and sauna. I don't use the indoor pool or hot tub much but the sauna is great and always clean. Infact, someone is always mopping and cleaning in my building. They do a good job in keeping it clean. I am a single woman and have been living here since 2012. One of the things that I like the most is that I feel super safe. I've come in at all hours of the night and have never felt scared. I travel a lot for work, so the convenience of living literally not even 10 min from the airport is fantastic for me. Yes you do hear the airplanes fly by but for me it's soothing. I enjoy sitting on my balcony and watching the airplanes during the summer. I have a fantastic view of the forest preserve and during fall the leaves look so pretty. There is a bike room in the basement where I store my bike and it's just great to be able to ride my bike in the forest preserve just across the street! It's one of my favorite things to do. Another convenience - the blue line is about a 10 minute walk and if you don't feel like walking there is a bus that picks you up at the main building and drops you off! I always walk it but for those with difficulties (or if it's freezing!), the bus is a great option. This is an older building so if you are looking for super luxury, this building is not for you. However, for what you pay, you get SO much including FREE parking! You can also pay for an assigned space. I haven't found a need to pay for one as there is always a spot available. Yes, things are going to break down but that happens in all buildings. There is an on line portal where you can put in a service request or you can call. My service requests have always been responded to promptly and everything has been taken care of super fast. The maintenance crew, the staff at the leasing and management office - GREAT. Super friendly and nice. I've real a lot of negative reviews but I am being 100% honest when I say that I've had a positive experience in building 21. Oh and also another thing I love is that there are a lot of big windows with a lot of light. I don't give it 5 stars because it's not a modern brand new building. I spoke directly with Pavilion reps on multiple occasions and submitted 2 letters detailing this ROACH issue, I even spoke to you. Your suggestions seem to imply I did not take the proper steps in addressing this ROACH issue and I reject that that claim. I lived here a few years ago. I would not recommend living here. The apartments are way way way over priced. The management is rude and they don't care at all. The security here is also a joke. People are in this building that should not be here. I've seen people who don't live here simply wait till someone goes in then they get in right behind them. Hardly a secure building. The parking is horrible. The pool is dirty , the gym equipment is mostly broken. The convienent store is over priced beyond any reason. They raise the rent every year guaranteed. Don't let the so called amenities suck you in. I'm telling it will appear fun and cool to live here. It's not at all fun or cool. Do not live here. Don't let the photos on here fool you either. Truuuuust me the photos can make anything look better. It's a dump I'm sorry it really is. I swear to god if they cut the rent in half I still would not live there. Again I say you will not feel safe here. Lots of people roaming around that should not be on the property. Then that poor pizza delivery man a couple days ago who was shot i the head and died is another reason to prove how unsafe it is. Yes that can happen anywhere so no ones to blame at the pavilion but it just proves what I say. Lots of undesirable people roaming around that building. And again that goes back to the security there. They are a group of clowns. Calling them security is a joke really. When I was there I rarely saw them on patrol. Just to ensure you get the point of this without reading the whole thing, if you are considering moving into the pavilion, DO NOT MOVE INTO THIS CRAP HOLE. IT IS NOT WORTH IT!!!!!! Wow, there is obviously a TON of manufactured comments on here from the Pavilion Staff. How sad. The truth is, this is the WORST place I have ever lived and I have only been here since Memorial Day Weekend. This place is luxury living, if the last place you lived was like a bad day in Bosnia. The elevators are inoperable more often than not. It took three weeks for the staff to fix a leak in the air conditioning that caused my bathroom ceiling to droop and spring a hole. It took them two and a half months to replace my broken garbage disposal after not one but two staff members "put a work order in" for it. As far as "Amenities" are concerned, they exists, but good luck in using any of them . Even though there are several notices posted near the pool about unsupervised children in the pool and hot tub, every single night the entire place is overrun with children below the age of 12 and there is not a single parent in sight. There is no relaxing in a hot tub with 8 small children. The walls are thin. Very thin. On any given night we are forced to try and fall asleep with the TV blaring on the floor below us, and speed metal blaring above us. During waking hours, we can scarcely open our porch door (let alone enjoy the porch it's self) because the neighbors practically live out there. Lastly, there is a bed bug infestation in the building. We actually had a "random inspection" from Orkin, and when I showed him to the kitchen, he said that he needed to check for Bed Bugs instead. I was floored and disgusted. So, here I am stuck in this crap apartment until our lease is up next August. Nothing...not even a mandate from Jesus Christ himself would keep me in this crap hole place another minute. As it is, it sucks knowing that there is nothing we can do but wait it out. Oh, and just to prove how crap this place is, the bar and grill shut down for dealing drugs years ago and the dry cleaners folded more than a year ago as well. It's pretty bad when people dont even want to try and make money...very telling. read more

There are many pros and cons about The Pavilion. THE PROS: The amenities are great: Indoor/Outdoor pool, sauna, gym, onsite shipping store and convenience store (both are high-priced but great), the maintenance team is very good and friendly, and the ladies in the management office are wonderful. There's also an onsite restaurant, dry cleaner, and beauty salon, which we did not use much, but would probably be nice for many people. The location has a suburban feel with easy city access. THE CONS: We've had issues with mold, and were twice required to vacate our apartment for 1 week to have the problem remedied. Well, the mold is back again. When we moved in 7 years ago, the residents were awesome. Almost everyone seemed like good, blue-collar types, mostly Eastern-European immigrants. There were also a lot of cops, pilots and flight-attendants, but not anymore. The building is overwhelmingly occupied by Section-8 tenants and Indians. I'm not making a judgment here; this is just a fact. Since there is a shared HVAC system, you will smell curry in your apartment. There's nothing you can do about it. If your neighbors smoke, you will also be inundated with the smell of cigarette smoke, pot smoke, incense, fish, burning food, etc. In the last couple of years as the resident profile has shifted, I've had clothing stolen from my unattended washing machine twice, multiple packages have been stolen from the mailbox area, and there has been an increase in garbage left in the hallways and other common areas, terrible smells filling the common areas (not sure what it even is- body odor, garbage, rotting. Management literally sent out an email last year stating "no one died in the building as was reported. The smell was just an unclean resident that we're working with." I'm 100% serious). Many Indian residents congregate in large mass- groups of 15-20, in the hallways at night and let their children run around wild, screaming and playing. They're cute, but they're tiresome to constantly dodge. The noise from ORD airport is very load, which you should expect. The air-conditioning is turned off from October to mid-June. Rent will be increase 3-5% every year without any improvements, upgrades, or even routine maintenance being made to your apartment. This is a fair review. I'm not trying to make your decision for you, but understand what you get when you become a resident here. read more

Save yourself a big headache and find somewhere else to live! I don't feel I've received the quality I expected for the amount of rent I'm paying. I've had so many things go wrong at this place, I don't even know where to begin. I've dealt with flooding, bug infestations (as a result poor pest control around the outside of the building), kitchen plumbing issues, faulty maintenance issues that result in excessive noise that you can hear inside your apartment. It's been one thing after another with this place, i'll actually be terminating my lease early and moving elsewhere as a result of the poor care and lack of maintenance this place needs! read more

Our power just surged twice in the past 3 minutes. We've complained to the building management for the past 3 years but they act like they can't do anything about it. Power just surged again as I type this. Tv went off, microwave is beeping, Internet turned off. This has been happening to us everyday, all day long, for the past 3 years. ComEd came by last night and checked out the meters. He told us and showed us that our neutral wire is fried and has been for a long while. My guess: 3 years. I doubt this is fire-code compliant and can be very dangerous. Our appliances have blown out, our food has spoiled in our fridge and I have been unable to work since I work from home. It is the building's responsibility to fix it. It feels like no one in the building cares. Front desk patronizes us and makes it feel like it's our fault. No one complains for fun. Now our next door neighbor is experiencing the same thing. We are looking for compensation and we want someone to fix the wire. We hope for it to be resolved by the end of the week. Or else we will have to report this to the Housing Authority. I'm curious to see what my neighbors thoughts are on this. read more

Keep looking, folks. Management is terrible here. Any legitimate complaints about the amenities are met with lies. I have lived here for 3 years. The gym has old and broken equipment. It receives no attention. Location is not that great unless you have a car. Yeah, the blue line is a 20 min walk away, but there is nothing worthwhile within walking distance. The restaurant that was once here has never been filled. Walls are very thin. I can smell when my neighbors smoke or cook. Lobby often smells of garbage. I have had respiratory problems ever since I moved in here. Look to Logan Square or suburbs. The Pavilion is basically the suburbs; look at a map and you will see this is a narrow sliver zoned as Chicago. My rent is roughly 20% more than it was when I first moved in 3 years ago... all while losing amenities. read more

Avoid this place as much as you can. They have the worst management I've ever seen and I can say that because I live there. Apart from having usual issues which this management is not willing to resolve, there has been a very serious health problem in Pavilions lately. Tens of complaints from the people I know, and many more probably. Management cannot or doesn't want to resolve it even if so many families are in health danger breathing in germs and bacteria. We pay much money for our apartment to get poor quality. They started bringing some weird people with no background and so many more issues. Horrible service, horrible management. They lie, don't help and misguide people. Trust me, avoid this place and we will as soon as our lease is over. read more

Too many things wrong now under the new management. Well, not so new anymore. But in the last year or so this place has gone straight downhill. Mold in the apartments, many city code violations, dirty pool, very noisy drunks all over the place and very rude management make this a place which is no longer desirable. It was working when we toured, but we have not seen it operational at any point since becoming residents. * Hot tub cleanliness: On February 28, 2026, when we turned on the hot tub jets, a grimy black film resembling dirt began accumulating in the water. I took photos that night (see attached). This raised serious concerns about maintenance and cleanliness. * Swimming lessons representation and lack of response: During our tour in November 2025, a leasing staff member told us that free swimming lessons were offered to renters, and we confirmed this multiple times because it mattered to us. After moving in, an onsite swimming instructor told us that, to his understanding, there are no free lessons. When we mentioned we had been told the lessons were free and asked whether he had heard similar questions from other residents, he told us yes. We emailed management on February 19, 2026 asking how to enroll or to clarify whether free lessons are offered, and as of March 1, 2026, we have not received any response. In other replies to reviews that complained about amenities, the rental office has said the hotel manages the amenities. But these amenities are still advertised as part of the residential experience, and from a resident perspective the distinction doesn't change the outcome--we relied on what was represented when deciding where to live. If these issues are resolved or clarified, I will update this review. For now, prospective residents should independently verify the current status and availability of any amenities that are important to them.

I…read morehave lived in multiple high-rises over the last 7 years and this building doesn't even come close to the amazing places I've lived in yet paying by FAR the most here for half of the great things about the other buildings. This is the only building on the planet with no freight/move-in elevators so they take the other elevator completely out of commission giving ONE elevator to 18 busy floors of 20ish units. I've waited 10+ minutes just to get in the elevator and have been late for work on multiple occasions because they give the elevator to people moving in during PEAK hours. To add insult to injury, the cold/unkind and totally apathetic leasing office takes the elevator ONE FLOOR UP AND DOWN instead of using the stairs. All the residents constantly look at each other in disbelief every time it happens. They never say hi to anyone and inconvenience residents on a daily basis. Resident Events are nonexistent and when they do, they're either BYOB (seriously?) cold cheap pizza or 1 seltzer. Gee, thanks! I really feel the appreciation and value of my $2908/mo for one small bedroom. Last but not least, between the drunk people fighting leaving LIQR Box next door and the addiction clinics lining the street - this is a pocket of River North that is totally unsafe. There are ALWAYS issues out front and was even accosted by someone mentally aill walking to my car out front one day. I called Neha in the leasing office (also the biggest culprit of riding the elevator one floor up and down) to help me get the garage open to run in. It was laughable how little she cared, zero sense of urgency and didn't even ask if I was okay or follow up with me. Why hire people who clearly don't give a flying f about residents or their jobs? What's the point? Skip the overpriced bedrooms, unfriendly leasing office, lack of any resident appreciation and concern for you as a human being and go literally anywhere else. There are a ton of beautiful and amazing buildings I wish I lived in instead of Niche. Their only saving grace is the amazing front desk staff (Sherrice and Durandt) and maintenance team which has kept me here. I wish I never lived here, the office team here is TERRIBLE and the only apartment I've ever regretted signing a lease with. RUN! We stumbled on 215 W walking around Chicago after an apartment walk-through fell through and are so grateful. April's positive and accommodating attitude made the whole process seamless from start to finish. When we first moved in, we put in maintenance requests for very minor issue and the Team fixed the issue the same day. The building is kept clean and very well maintained. My only complaint -- and this is due to location, not the building or its staff -- is that the L is pretty loud, especially during rush hour. However, overall, would definitely recommend this building to anyone looking to live in the city of Chicago.

The individuals in the building are kind and always greet you when you run into them. You're in prime location, with being just a few minutes from both West Loop, River North, and South Loop. Other buildings have failed in their attempt to keep their jacuzzi clean. Sauna and steam rooms are immaculate! They have a swimming pool adjacent to the jacuzzi. They have an awesome gym too! Close proximity to everything! Unbeatable!!! The Amazon package room is run well and they haven't lost a package yet. This is impressive and difficult to achieve. Elevators run smoothly and I never have to wait. The building really demonstrates how they care about their tenants and they take pride in their jobs and it shows. I have given them a five star rating because they earned it and they deserve to be praised for their work ethic and dedication to their tenants and the community. I highly recommend the Streeter. Warning: South-facing units are a sauna and management isn't transparent…read more We were specifically told we'd have independent temperature control -- our #1 priority when signing -- but management quietly shut off the building A/C for the season without notifying tenants. Even with outside temps in the 30s & 40s and windows open, our south-facing apartment reached 82°F during the day and stayed at 76°F overnight. When we requested an early lease termination due to a medical condition that makes me sensitive to heat, management refused, falsely stating that allowing it would be discrimination against other tenants. They also refused any cost assistance to transfer units, despite the high cost and effort of having to move again. Even with a portable A/C and windows open, the temperature never drops below 74°F and still climbs to 80°F daily. It's made working from home impossible and sleeping uncomfortable. If temperature control or transparency matters to you, think twice before signing here -- particularly for south-facing units.

I lived here during the common area renovations and always received several days notice from Michele when there would be a brief water shutdown or the like. Any emails received a same day (usually same hour) response. -Extremely fair move out inspection. Not one of those places that tries to nickel and dime you on your way out. Cons: -Doors are thin and don't block noise from the hallways very well (sound coming through the walls was never an issue though!) Lived here from Sep 2019- Sep 2020. Only moved out because I left Chicago.

This place is pretty awful. It's an old, dirty building, with and outdated boiler system that stops working once every few months, so if you like hot water, look elsewhere. Also, the air-conditioning and heating are the same central unit, so it's one or the other, meaning the heat is on from October through June 15th. The building gets so hot, that it makes it smell even worse than it normally does. Speaking of bad smells, don't move here unless you love the smell of curry and garbage throughout every common area, and seeping in through your vents. Probably 50% of the building is section 8 and Indians. There are plenty of slums throughout Chicago you can choose to live in that don't cost $1500+ for a 650 sq.ft. 1 bedroom that hasn't been updated in 20 years. The amenities are often closed without notice for repairs. The resident only parking is not enforced, so it is difficult to find a spot since people from all of the surrounding areas park in the lot and nothing is done about it. Your clothes will be stolen from the laundry rooms (which are constantly broken). Your packages will be stolen from the mail area. People are always smoking at the entrances, which is not allowed, but again, not enforced. The "secure" building is a joke since the security doors are always propped open. When your sinks clog, and garbage disposable stops working, and your moldy ceiling starts falling apart, it will takes a week or more to get any kind of service. The building is full of mold and roaches. Just read some of the reviews. A class-action lawsuit was won by residents here last year because of the mold. I've experienced this often through my time living here. My moldy ceilings were replaced 3 times and kept coming back. Each time I had to leave my apartment for a week without compensation. Don't live here. You've been warned. read more

It is actually comparable to Hell at the Pavilion. We are breaking our lease nearly a year early! We absolutely cannot stay here another day. It is 80-87 degrees inside the apartments because the pavilion refuses to "switch over" to air conditioning for the summer. They have stayed there is a "city code" that won't allow them to switch right now. Every other apartment I have lived in in Chicago has had the ability to turn AC on in May or leave the AC option on year round. Both elevators are currently broken in our building so there is no elevator access to the 16 floors at all. All food in our kitchen has been ruined time and time again due to the excessive heat. Makeup is melted, medicine in the cupboards is no longer safe to use because of heat exposure. The cost to break the lease here is a very small price to pay to get out of here! We thought we could stay here while our home is being built but it is simply unlivable. The staff is very nice - which is important since you will be calling them at least once a week. Our cars have been vandalized in the parking lot, elevators constantly broken, electricity has gone out 4 times in 4 months, roaches in the apartment, broken oven, broken refrigerator, broken stove, broken dish washer, nails sticking out of the carpet, broken main entry to our building, hole in bathroom ceiling from a flood that has not been fixed in 2 months, broken buzzer system. never in a millon years i would have moved into a nasty place like this .everthing is not what they tell you in the begening when you signing your lease its all bullshit ,you cant find a park ,let them tell you ''your name is on your parking spot ''haha,then you go to the laundryroom horrifying the washing machine is disgusting animal hair everywhere ,then its like every month the rent go's up ,im paying a dame mortgage on a roach motel ,i was told by management that nothing was wrong at the pavilion ,smh .i had to wash up in my sink do to the fact its roachs in my bath tub , an u cant just brake and leave i feel so trapped in this hell hole i want out garbage everywhere in the halls and the elevators takes turns braking down once a week if i had new that this place was like this i would have moved to lower wacker drive , i cant make this up i, its like im forced to stay here .i even asked my neighbors about they place and it brought tears to my eyes just to no they are living in a beautiful roach infested place only this i can do is ask god to get me the hell out of here i really dont care anymore on how they feel about me because when i got there this was one of the things i asked did you have bugs of any kind /roachhhhhh because im petrified of shit like this ,i thought they was a thing of the past this management is moving they tenets around like they bugs are running around they buildings! im sick read more

I leased this property for a short term due to its convenient location, as it was the only option I could find. Unfortunately, my experience was disappointing. The unit was dusty upon arrival, but I didn't have time to address it. During winter, snow would come into the bedroom, causing my mother to fall ill. The heating system was incredibly noisy, making it unbearable for her. The kitchen cabinets were greasy, so I had to line them with paper to keep my items clean. Their required rental insurance is much more expensive than average--$150/year instead of the usual $100. Additionally, they may charge you cleaning fees even if you leave the unit in good condition. The management seems primarily focused on making money, rather than providing a comfortable living environment. Overall, not a great experience, especially given the additional costs and lack of care from the management. read more

Worst time in my life, constantly bad air, they turn on the heater FOR YOU, no matter if people walking in short in October, CONSTANTLY PROBLEMS WITH MANAGEMENT, broken elevators, extremely old gym equipment, You can barely call it a gym. The pool area is just disgusting, it is not welcoming, it smells and as mentioned before, the worst thing is the air. You can barely breath and when You open a window, You can enjoy the constant Airport noise. The windows are as old as the entire complex, it does not even matter if You open or close them, it is just loud and annoying. After living here for a year I can say they do not care about the wellbeing of their tenants. My apt was extremely hot this past spring and they would not turn on the ac system but if you were to go into the main building office they had the ac on, how does that make sense? Then to top it off, if you want to enjoy the pool, be aware of pedophiles that live in the building. I have a 3 year old, it was the most uncomfortable situation I have ever experienced. Has the issue been resolved? Hell no! You can just tell this place is shit show when you constantly have rotating staff members, just quitting on a daily. Oh and btw your rent will go up dramatically every year. If you need a hint, take this one. Stay safe! read more

I was a resident of building 51 I had to deal with load people kids running up and down the halls bad smells coming from the halls complained about the front door from the time I move in to the time I moved out I tried talking to management and head of security about all the problems and it seems like all they care about is getting there rent as for the people in the build they the most ignorant people I have met in my lifetime no consideration for anyone plus the kids are just as bad or if not worse then the parents if I could give them a negative 200 for a rating I would that management company suck I would not recommend moving in at all read more

Don't even think about moving here!! Constant issues. Elevators are broken at least twice a week. Laundry equipment out of order. Tread mills out of order in fitness center. Broken entrance locks. UPS does not even attempt to deliver here. Shady teens hanging out in the lobby at all hours of day & night. Parking lot will destroy your car in a week. Power outages for no reason in perfectly normal weather conditions. No sidewalks. The leasing staff is very nice but once you sign your lease you will basically just be calling management & maintenance every couple days. read more

My friend moved a year ago in to the Pavilion, after her she lost her previous home (it was foreclosed). She always was a woman who had been accustomed to fine things. I was dubious about her loving the place, but she did! I was impressed by the elegant presentation, and the building was very well maintained. The scope of resources available to the residents is impressive. Free parking in Chicago, indoor and outdoor pool, fitness, business center and grocery store, even hair salon. He was talking down to me and not listening to a thing I was saying. I can completely understand why there are bad reviews about this place.
