    Review of The Pavilion: An Honest Assessment I signed my lease at The Pavilion on August 25, 2024, expecting a modern and well-maintained living experience based on their website. As a Vice President of Transformation, I understand the importance of providing a great customer experience, and sadly, my first 30 days here have been far from ideal. I hope that Brookfield considers hiring someone in my field to address some of these fixable issues. Positives: - The leasing agent, office staff, security team, and maintenance personnel have all been fantastic. It's unfortunate that they have to manage a property that isn't maintained well. The Not-So-Good: 1. Roaches Upon returning after being out of town for three days, I found small roaches coming out of the sink. Even after cleaning and taking measures to keep them at bay, the issue persists. A fellow resident nonchalantly mentioned the presence of roaches, which is unacceptable for any living space. 2. Smell The leasing office smells fine, but the hallways are unbearable. There's either a lack of proper carpet cleaning or the carpets are old and need replacing. Either way, the smell makes the property feel unclean. 3. Outdated and Poorly Maintained Interiors - Cabinets are covered with laminate or sticky material, which feels like a cheap, temporary fix. - Vents were painted and installed too soon, causing paint chips to blow onto the floor. - The apartment smelled strongly of smoke from the previous tenant, and despite my efforts, the stench still lingers. - Appliances are old and the caulking around the countertops is visibly unattractive. - The tub is poorly installed, and you can hear squeaking when standing in it. It feels hollow and unsafe. 4. Maintenance Issues - I submitted a request to unclog my sink via the online app, and after four days with no response, I took matters into my own hands by purchasing a drain cleaner. 5. Security Concerns After numerous Amazon packages were delivered without issue, one was stolen this past weekend. 6. Lack of Lighting The apartment has no lighting in the living room or bedroom, aside from the closet light. 7. Community Environment There are unsupervised children riding bikes in the parking lot, which feels unsafe. Suggested Improvements: 1. Replace the filthy carpets in the hallways to eliminate the smell. 2. Renovate the apartments rather than using quick fixes like laminate on cabinets and multiple layers of paint on vents. 3. Get rid of the roaches through a comprehensive pest control solution rather than charging residents a monthly pest fee that seems ineffective. Conclusion: While the staff is wonderful, the property's overall condition leaves much to be desired. I can't, in good conscience, recommend this place to anyone at this point. I signed a 13-month lease, so I'll be here for a while, but I wanted to share my experience so others can make an informed decision.

    I typically don't lodge complaints, but it's important for your website and leasing office to synchronize their information accurately. It's frustrating when the website shows availability that doesn't match what's actually available onsite. Vanessa, who was helpful initially, hasn't responded to my email despite making an appointment. Last Saturday, there were no units available as promised, and this inconsistency is causing unnecessary inconvenience. Please ensure your website and staff update their data promptly to reflect true availability.the advice "to deactivate my account on the web ,then I can avoid chatting with chat bot "isn't a good idea .I tried to reach out via email first and then I went to the web

    I am currently a resident at Pavilion Apartments. I moved to Chicago for a job and got the apartment online without seeing the actual place. The online virtual apartment looked promising, my requirements were need to have dishwasher and microwave. When I asked the Leasing Agent- Amani- about the appliances- she lied and told me that the apartment that I put deposit in has dishwasher- fact is there is none- and I had to buy my own microwave. The apartment is so old, the temp control on the wall is falling apart and no one replaced it before I move in. The bathroom smell moldy, the cabinet is super sticky and old, and common area- the hallway and the elevator reeks of BO and curry odors. There is a strong odor of BO and curry in the hallway on my floor and on every floor in the building. It creeps inside my apartment and the elevator, create a hostile environment to live in. I've escalated this issue with Tina- the leasing office person- she made empty promises to put a work order to get a door stopper for my apartment to prevent the BO smell leaking in my apartment, and send the security up on my floor to check on the odor. None of that happened. I waited for 2 days, nothing happened, so I put the work order and no one from the maintenance office follow up on it. When I called to the maintenance office to check on the status, one of the staff- Steve Wood- was rudely interrupting me and would not let me tell them what's going on. He kept saying they don't provide door stopper and told me to go buy one myself. Then he transfer me to Tina voicemail without hearing my request. The staff are not properly trained, giving residents incorrect information, as Tina and Steve provide opposite information. I emailed the whole Pavilion office to informed them that I'd like to file a complaint against the rude staff and the BO/odor smell in my hallway. They keep saying that they are sorry that the staff seemed "cold", and I have to pinpoint where the smell coming from so they can evict that person/people that lives there. They sent out a massive email to warn the residents to open the windows, but no other action was taken. The odor lingers in the hallway all day every day, it makes living at Pavilion like hell! Every time I stepped out in the hallway, my clothes smell like BO and curry! There is no ventilations or fans in the hallway, no windows so the smell just lingers on for days. This issue ongoing for 2-3 months now. I caught one of the resident smoking in the trash chute on Friday 5/27, called the security and they said they will send out someone to check on it. Nothing happened. I catch the same resident standing in the hallway smoking again on Thursday 6/2, and took pictures of that resident as proof of smoking inside the hallway of the apartment building. I've escalated this issue with the management staff, but the odor and the smoke smell is still lingers in the hallway. If that smoker get his ashes caught in the trash or on the carpet in the hallway, the whole building will catch on FIRE! It is unsafe for me and many other residents that lives here. DO NOT consider to rent this place, save yourself and stay away as far as you can!!

    Dead roach infestation from under the baseboards

    THIS PLACE IS INFESTED AND DISGUSTING. I seen all these reviews and thought ("wow all these people are saying the same thing, with 5 buildings I don't think the one I get could be infested") but as soon as I checked out the room their was a roach crawling out of the vent(they are infested in all the vents im the building, they come through under the doors because there is a huge 1 inch gap under the doors, and they come from the baseboards. THEY LIVE INSIDE THE WALLS. After I first seen the one out the vents, I thought that I could just put mesh screens up (and I did) and put foam sliders under my doors that it would be enough. They appeared to be gone so I moved in all my things. 2 days after settled in they started coming from UNDER THE BASEBOARDS all around the house. I seen about 12 roaches. I wish I would of kept all the pictures but I was so disgusted with seeing all those pictures in my phone I deleted most of them. They send pest control but they literally don't do nothing. How can they stop an infestation in the walls or in the vents of every unit when the roaches and going from unit to unit? They put little gel down that doesnt stop anything. I was able to break my lease contract because of how disgusting the place was and was promised a prorated Refund when I moved out. I didn't receive any refund. Instead they charged me for days after I left and is saying that I owed them money! PLUS the laundry room downstairs is INFESTED WITH BED BUGS. They're hiding in the cracks of the laundry machine. I promise you. If you live here or check out this place go to the laundry room and stare in between the cracks, you'll see them running around.

    I'd give zero stars if I could. PLEASE take your hard earned money and spend it elsewhere safer and nicer. My fiance and I spent 13 long, hellish months in this place, and we should have seen red flags presented to us from the start. We worked with a leasing consultant who sold us a bunch of bullshit to get us into the door. The day we moved in, he informed us that he was moving on, and got a job at a sister property. How convenient. The first month or two were not bad, but things quickly turned for the worse. Our neighbors blasted loud music at all hours of the night, security did nothing. The stench of marijuana in the hallways was constant, again, security and management did nothing. Fast forward to about 5 months from our lease ending, one of our neighbors got into it with another set of neighbors and police were called. No action to evict the instigating neighbors was taken by management. We spoke with management, warning them something worse would happen if nothing was done. At this point, we decided to not renew our lease. 10 days before we were set to move out, our door was set on fire by the neighbors who instigated the argument months earlier. Police and Arson investigators were called, but management STILL did nothing to evict these tenants. They were still living there on our move out day. Management could care less about the safety of their residents. When my fiance went to talk to them, they accused her of being rude and they were extremely dismissive of such a dangerous situation. When I called to follow up, they laughed at me and explained they don't "have the money" to put cameras in every hallway. They will rent to anyone and everyone without doing a thorough background check first. If you value your safety, run. Run far away.

    Just moved out today bedbug and roach infestation. Hallways small like grape soda and dope. Chicken bones all over the place. Totally gross

    Wow, wow, wow is all I can say. I have been here at Pavilion for five years and have had a GREAT experience, love it here. maintenance and Management have been amazing, communicative and honest. For what it's worth, i read the list of reviews posted here and frankly they are all complaining because they didn't get what they wanted, Refunds, Water bill charges, cleaning charges and other fees, etc. I had to laugh. We have a new owners and they just renovated the fitness center, the pool and basketball court and my AC and Heating is FREE, the City of Chicago (check it out) mandates that renters like me are guaranteed Heat and air certain times of the year, it's spelled out in my lease. So stop crying you big baby posters and put on your grown up pants, pay what you owe, quit complaining and posting hate.

    anywhere but here we are currently in the process of being managed into a slum read other reviews on other sites

    What is the noise level like? Is there a lot of airplane noise?

    When you have your windows or patio door open YES you do hear the airplanes passing and you can’t hear the tv. Windows and patio door closed, you don’t hear anything.

    We chose this building in part because of the advertised amenities, but our experience with them…read morehas been consistently disappointing, as has the level of responsiveness from the management office. * Sauna: To our knowledge, the sauna has been out of service since we moved in. It was working when we toured, but we have not seen it operational at any point since becoming residents. * Hot tub cleanliness: On February 28, 2026, when we turned on the hot tub jets, a grimy black film resembling dirt began accumulating in the water. I took photos that night (see attached). This raised serious concerns about maintenance and cleanliness. * Swimming lessons representation and lack of response: During our tour in November 2025, a leasing staff member told us that free swimming lessons were offered to renters, and we confirmed this multiple times because it mattered to us. After moving in, an onsite swimming instructor told us that, to his understanding, there are no free lessons. When we mentioned we had been told the lessons were free and asked whether he had heard similar questions from other residents, he told us yes. We emailed management on February 19, 2026 asking how to enroll or to clarify whether free lessons are offered, and as of March 1, 2026, we have not received any response. In other replies to reviews that complained about amenities, the rental office has said the hotel manages the amenities. But these amenities are still advertised as part of the residential experience, and from a resident perspective the distinction doesn't change the outcome--we relied on what was represented when deciding where to live. If these issues are resolved or clarified, I will update this review. For now, prospective residents should independently verify the current status and availability of any amenities that are important to them.

And it's in the best possible location. My overall experience touring here was a 10/10 thank you Kacy for explaining everything to me and being transparent about fees etc you were amazing so many good laughs and it was genuinely fun touring with you. I definitely recommend moving in here I'm praying that I'll be able to move-in because it's such a great community and location so fingers crossed I get this job and can move into that 1 bedroom you showed me!

To name a few: -The Resident lounge is actually an employee lounge throughout the day as that is the only space the employees have to go to. -The grills have been broken since day 1. You have to bring down your own lighter, pick up the metal grates with your hands, and then light it to actually get it to work. -Once snow started in Chicago, the management team would not have the snow removed from common spaces making the grills, etc. inaccessible. -The key FOBs don't actually give you access to anything. I don't even know why they give them to all the residents when they don't work to get you into any of the common spaces. -They will randomly do renovations on a floor without providing any of the surrounding apartments a notice. This is very frustrating especially during a GLOBAL PANDEMIC when everyone is working from home. When you speak to the management team about these issues, they make you feel like you are the only one with problems and that everything is great about the building. That is not true as I have spoken to several residents who are frustrated with all the same issues. This experience has made me think twice about paying to live in a managed high rise building.

I…read morehave lived in multiple high-rises over the last 7 years and this building doesn't even come close to the amazing places I've lived in yet paying by FAR the most here for half of the great things about the other buildings. This is the only building on the planet with no freight/move-in elevators so they take the other elevator completely out of commission giving ONE elevator to 18 busy floors of 20ish units. I've waited 10+ minutes just to get in the elevator and have been late for work on multiple occasions because they give the elevator to people moving in during PEAK hours. To add insult to injury, the cold/unkind and totally apathetic leasing office takes the elevator ONE FLOOR UP AND DOWN instead of using the stairs. All the residents constantly look at each other in disbelief every time it happens. They never say hi to anyone and inconvenience residents on a daily basis. Resident Events are nonexistent and when they do, they're either BYOB (seriously?) cold cheap pizza or 1 seltzer. Gee, thanks! I really feel the appreciation and value of my $2908/mo for one small bedroom. Last but not least, between the drunk people fighting leaving LIQR Box next door and the addiction clinics lining the street - this is a pocket of River North that is totally unsafe. There are ALWAYS issues out front and was even accosted by someone mentally aill walking to my car out front one day. I called Neha in the leasing office (also the biggest culprit of riding the elevator one floor up and down) to help me get the garage open to run in. It was laughable how little she cared, zero sense of urgency and didn't even ask if I was okay or follow up with me. Why hire people who clearly don't give a flying f about residents or their jobs? What's the point? Skip the overpriced bedrooms, unfriendly leasing office, lack of any resident appreciation and concern for you as a human being and go literally anywhere else. There are a ton of beautiful and amazing buildings I wish I lived in instead of Niche. Their only saving grace is the amazing front desk staff (Sherrice and Durandt) and maintenance team which has kept me here. I wish I never lived here, the office team here is TERRIBLE and the only apartment I've ever regretted signing a lease with. RUN! This building and its halls are kept spotless! Whenever I call maintenance they are always prompt and they get the job done. I am extremely picky about where I choose to live and the Streeter does not disappoint. I especially enjoy dealing with Noah who is always helpful, patient and friendly! The amenities are plentiful. The jacuzzi's are maintained and kept clean. Other buildings have failed in their attempt to keep their jacuzzi clean. Sauna and steam rooms are immaculate! They have a swimming pool adjacent to the jacuzzi. They have an awesome gym too! Close proximity to everything! Unbeatable!!! The Amazon package room is run well and they haven't lost a package yet. This is impressive and difficult to achieve. Elevators run smoothly and I never have to wait. The building really demonstrates how they care about their tenants and they take pride in their jobs and it shows. I have given them a five star rating because they earned it and they deserve to be praised for their work ethic and dedication to their tenants and the community. I highly recommend the Streeter. I cannot say enough good things about them! The Streeter is welcoming and I encourage everyone who wants a good quality of life and a clean environment to move to the Streeter. I stress to you all that this is the only place where I felt comfortable and at home. Highly satisfied.

    Warning: South-facing units are a sauna and management isn't transparent…read more We were specifically told we'd have independent temperature control -- our #1 priority when signing -- but management quietly shut off the building A/C for the season without notifying tenants. Even with outside temps in the 30s & 40s and windows open, our south-facing apartment reached 82°F during the day and stayed at 76°F overnight. When we requested an early lease termination due to a medical condition that makes me sensitive to heat, management refused, falsely stating that allowing it would be discrimination against other tenants. They also refused any cost assistance to transfer units, despite the high cost and effort of having to move again. Even with a portable A/C and windows open, the temperature never drops below 74°F and still climbs to 80°F daily. It's made working from home impossible and sleeping uncomfortable. If temperature control or transparency matters to you, think twice before signing here -- particularly for south-facing units.
