I have learned so much more about mold this week than I ever wanted to…read more I called a few places and Property Health was the best price and the fastest availability for an air quality test. Frank was very responsive to all of my questions, and gave very thorough replies. He welcomed more questions and was available via phone, email, and text. He provided full photo diaries plus a 153 page report. If we needed air quality testing again I would definitely use Property Health.

There are truly not enough good things to say about Frank and his team at PropertyHealth, but I'll…read moredo my best to capture our experience. To start, Frank is one of the most considerate, kind, and genuinely knowledgeable people I've come across in any business setting. From day one, it was clear that he cared--not just about doing the job, but about helping us navigate a stressful situation and meet tight deadlines. He went out of his way to accommodate our timeline when he really didn't have to, which speaks volumes about his character. His communication is on another level. He responds to calls and texts almost immediately, keeps you constantly informed, and makes sure you never feel in the dark about what's happening. That level of responsiveness and transparency is rare, and it made a huge difference for us. Beyond that, his entire team operates with the same level of professionalism and attention to detail. They were punctual, respectful of our home, and clearly take pride in the quality of their work. Everything was handled efficiently, cleanly, and with care. What stood out most is that Frank treats you like more than just another client--he genuinely wants the best outcome for you and goes the extra mile to make sure you get it. It's hard to find people like that. I wouldn't hesitate to recommend Frank and PropertyHealth to anyone. If you're looking for a team that is reliable, communicative, and truly cares, you won't find better.

We had a mold issue in our primary bedroom. Ricky gave a thorough quote and helped to feel…read moreconfident that the remediation scope would fully address the issue. His team set up a solid containment, performed the work to scope, and passed clearance testing with a third party company. They also offered to leave their containment up (including some temp poles) for the duration of my build-back project. The team was careful of my house during the demo which involved carrying large, heavy pieces of shower glass down some stairs and through some turns. The only downside I found during the process was the need to pay for the site visit for the quote. This payment is credited to the bill and it wound up being a non-issue due to selecting BH environmental for the job, but none of the other companies I had out requested payment for the quoting visit.

None of this process was communicated clearly to us. I appreciate the owner's effort to make it right with a refund of the fee. I wouldn't even recommend requesting an estimate from these people. I wish I hadn't. The star is because someone technically came out. They were the only ones who charged a fee to come out, and their inspector spent a total of maybe 50 seconds in the bathroom that had water damage. The person who came out told us would have an estimate within a day, and no estimate. Unlike the other companies that came out, he made no inquiry about the age of the house or mention of required asbestos testing. Overall, his visit did not inspire confidence that any estimate we did get (if we got one) would be valid or accurate (not require change orders). Maybe the reason why some reviewers say they're cheaper is that they cut corners? (We wouldn't know as we never got our estimate.) We were really dissatisfied even with our (extremely brief) visual inspection experience. Communication with respect to the process was not good (as we don't know what's going on). Clearly my short list selection process failed me here. ETA: Apparently they were waiting on payment for the estimate (no one made clear what this process was), which we finally got, and indeed did not include asbestos testing.

Good communication and quick scheduling. I was able to have a technician come out the same day I called to schedule. The technician was extremely friendly and helpful. He answered all my questions while he was concentrating on the testing, set up etc. He was careful with his words meaning he didn't cause any unnecessary stress or anxiety. He wasn't pushy and was conscious of the cost while also recommending what samples are needed or suggested. He was clean and careful. Cons: Expensive compared to other mold testing companies. The invoice can quickly add up. I originally planned for about $800 ($500 base fee plus $75 for 4 samples). I added on asbestos test and that brought my bill to over $1300. In some ways I see this as a positive though because you get what you pay for (I hope and can't compare to any other company). My whole house wasn't moisture mapped as I was told it would be. The tech said they only focus on the reported areas of concern. Not a big deal but would've been nice to know. I kept getting rescheduled by 15 minutes. The tech was running late then running early so that was a little confusing. I jokingly asked them if I get compensation for the changed appt time since I signed the contract already (they charge $150 for any changes). They said no. The report is a bit confusing as it was the first time. The most annoying is that in the asbestos report they suggested further testing. Likely costing another $1000 or more. I thought I was already paying for the best testing. This feels a bit like a trick in some ways. Overall I'd go to JLM again. I suggest to do some research beforehand though to know exactly what you need done (AND WHY meaning are you renovating or just wanting to know for health reasons etc) so you don't get unneeded tests or costs.

Scope Environmental - Just for fun :-)

"Multiple Layers" of Deception and Unprofessionalism…read more.. In my correspondence with Gene K., a representative of Scope Environmental (cut and pasted from Yelp chat room) mentions "We can definitely help. Our asbestos inspection, survey, and lab results pricing is very competitive. It's $625 for the inspection and report. Each sample is $35. No other fees. Generally, results and reports will be available within 24-48 hours". Gene K. also mentioned the following "Some samples have multiple layers, and that can not be determined prior to taking the physical sample. You are welcome to call in so that you can properly comprehend the procedures". However, UNDISCLOSED FEES can creep into the price charged to the customer, e.g. such as the need to test "multiple layers" of one material; so, "No other fees" is (deliberately) misleading and therefore, deceptive. A field inspector (Daisy Flamenco) of Scope Environmental, arrived at the project site and upon seeing the area that needed sampling, asked the homeowner for a ladder to get her modest stature to the sampling material areas. When sampling the ceiling, Ms. Flamenco was barely able to reach the sampling surface (needed to be on her tippy toes), even with a step ladder (provided by the homeowner). ALL sample takers must come fully prepared for all conditions at the work site and not rely on the homeowner to provide tools, equipment or assistance of any kind to do THEIR job! Ms. Flamenco was dressed casually, no respirator or other appropriate protective equipment or gear, which is not only hazardous to herself, but sends the message to the homeowner (overseeing the work), that asbestos is really not that harmful. Even two and a half years following the end of the COVID-19 pandemic, it is appropriate if all workers who enter a home, to wear a mask or at least offer to wear one, but Ms. Flamenco failed to show the occupants of the residence, such consideration. Most (professional) people return to bad pre-pandemic habits, even if to protect the home's occupants from the common cold. What is really inconsiderate and unprofessional, is that Ms. Flamenco had disturbed suspected asbestos containing materials by scraping and cutting away material from parts of a furnace and its ducts, leaving the furnace and ducts out-of-order, i.e. if no asbestos or other harmful materials were found, the furnace and ducts could not be safely and effectively used without first repairing them. Leaving carcinogenic materials exposed (cutting, scraping or otherwise removing and exposing asbestos) to those who live at the work site, is hazardous and unprofessional and should never be done this way. Exposing harmful materials puts people and animals at risk of exposure to carcinogens and asbestosis causing particles! Asbestos sample takers should take measures to seal or otherwise cover, exposed asbestos containing materials (when they are through sampling them), to protect home occupants. This experience was a wake-up call to how incompetent workers can make a bad situation, worse!

We contacted Scope Environmental because they specialize in a wide range of services, including sewage and mold remediation. Veronika was courteous, highly responsive, and scheduled a team to come out the same day. Peter and his crew were professional, efficient, and thorough. They quickly extracted the standing water, debris, and sewage, then applied absorbent materials to the wet areas to remove moisture. They also installed heaters and drying equipment to prevent further damage. I appreciated that they returned over the following days to monitor progress and ensure everything was drying properly. Their support during such a stressful situation made a world of difference. I highly recommend this reliable, family-owned company for anyone needing this kind of emergency cleanup services.

Jaclyn, I want to…read morethank you once again, from the bottom of my heart for your kindness. Not only are you the most incredibly reliable and efficient company, you are compassionate and caring. You have no idea just how much it meant to me to see you both at my condo yesterday. The fact that you took the time to personally make the drive and spend the time in my unit just says so much about the type of person and company you are. In a world that seems to be falling apart all around me right now, and people that choose not to return my calls, refuse to help, and continue to create more and more trouble for me, knowingly, I have simply lost faith in humanity. When your HOA and management company will not care for you or your property when it is their responsibility to do so, you begin to feel that you have nobody on your side. You both changed that for me yesterday. I have been so depressed, sick, frustrated and overwhelmed. I have been forced to live in conditions that are toxic, wet., etc. I have a torn up condo that nobody cares about. When you two arrived and said that my health was most important, and you both took charge, you made me feel as though there might finally be a light at the end of this horrific tunnel. I haven't felt any sort of relief or confidence for months, or years until you both showed up and chose to help me make this right. Thank you so very much. I am so impressed by you and your commitment to those you serve. Thank you. Valerie S. Los Angeles, CA

This company was used to buy my landlord to test my apartment for mold. Let me start by prizing…read morethis company and especially it's owner-Jackie. She was and is exceptional at what she does. She was very thorough and communicable with me even though I was the tenant. She made up for what her employee did not do and for what he was supposed to do. So hats off to Jacqueline for doing a great job which should have been done in the first place. Now, the other half... They sent a guy out on a Sunday-which I greatly appreciated but he arrived looking and acting very unprofessionally. Simply put, he was very aloof and crass with me. I do understand that I am his client's tenant but the client did not know the details because he did NOT live there, I did. Eventually the landlord asked him to hear me out and he reluctantly did so. On top of that, unbeknownst to me, we were to have all windows and doors closed 12 to 24 hours prior to all testing. And get this, he along with the landlord helped me close all windows and doors before he started testing... (now what does that say to you?) So the first test results were rendered null and void. Total waste of Sunday and an attribution to additional time that my family lived inside mold infested unsafe living conditions. That's the reason why I primarily gave 2 1/2 stars. This company was called and hired to determine if living conditions were safe or not and they failed us. But eventually they got it right. And to be forthright, I did inform the owner that she saved her company from getting a really bad yelp report. Hey, I believe in giving honor kudos and respect where it's due. And because we are consumers and have rights and options, I also want to acknowledge where there's room for improvement. So thank God for Yelp! The owner did apologize and I'm so grateful for that. And hopefully this helps those who may read this to have an understanding of the owners professionalism and desire to help others and succeed in business. But I'd be remiss if I did not write this report-here on yelp, as I too look to others comments and reviews regarding business-especially services considered. So hopefully this helps someone to assure you get what you're paying for and or deserve. Love and light.
