I lived here for almost two years, and my favorite part was definitely the building's architecture. It's been nearly a year since I moved out, but I still think about this unit every day--I truly loved living here. Like any apartment complex in LA, issues will come up from time to time, but I always felt they were handled promptly. Management addressed any problems I had in a reasonable timeframe. As for concerns like trash and homelessness, that's just a broader California issue. Whether you rent at Hope + Flower, Circa, or anywhere else in DTLA, you'll likely encounter similar challenges. These are systemic problems tied to the officials we elect, not something an apartment complex's management can fully control but that's a whole other conversation. read more

Today I walked out of our building with a notice that the city is going to shut off our gas since management hasn't bothered to pay the bill for a while. (Picture included) The pictures in this I profile are from when the building first opened. The pictures included in this review are from the last year or two. After 3 years of living here, I've absolutely had it. The list of issues with the building are too many to list. Unresolved issues include, RODENTS, false billings, no security, constant city violations, break-ins, broken or useless amenities, and a manager that lies pathologically. There is nothing luxury about living here, at least not any more. Since the building was bought by the new owners it has been a steady decline in quality of living. In every way possible. A lot of the reviews here are from non-residents or outdated or from airbnb guests which are set up here illegally. A large number of residents have moved out in the last 6 months directly due to these issues. This has made our utilities jump up 75% due to low occupancy. I WILL ANSWER ANY QUESTIONS YOU MAY HAVE. read more

Had to move out due to mice infestation, lack of security, general cleaning, bad smells from trash rooms, homelessness... the list goes on. FYI, homeless people will be facilitating the rooftop, common areas and the gym. Not that you would use it, as it's not taken care of and it's a joke to consider any of that amenities. We initially moved in thinking this could be our home for the next few years, but with KM MANAGEMENT taking over, this place got left on pause. No involvement, no care... Do not get fooled by the cool apartments. Cause the building is super cool and very unique apartments. But jokes on us. read more

Since KM Property Management Group has taken over the quality of living at this place has significantly decreased. There's NOTHING luxurious about rodent infestation, silverfish, and ants. I'm constantly worried about the strung out unhoused patrons camping out in our designated "public" areas, garden, & basement gym. The trash room is outrageously unhealthy and disgusting! It's also unlocked and often the unhoused take shelter there to do drugs, and rummage for useful waste, Occasionally they have a security guy that does nothing but harass ACTUAL RESIDENTS. My prior rent controlled apartment was managed slightly better than this! I've noticed countless violations notices from the city of LA health department and now so cal gas for late payments and notices to shut off utilities. Recently A light went out in my bathroom and it took a week to come replace it?! I used to feel safe here now I carry mace and a knife just navigate safely to my car and out the door. Also the fob system to the building doors is CONSTANTLY in turmoil. At 2200/ mo for a studio this unacceptable! I've been living here since 2021 read more

The building was sold in 2023. It's been downhill since then. The manage, JJ, is barely around. For a while he was renting an Airbnb out of one of the units, which seemed to be his main priority. The public areas have fallen into complete disarray. Nearly all amenities have been removed or are non-functional. Beyond that, the is a major rat infestation, and unhoused people routinely break into the building (they used to have security, but that is gone now too.) Unhoused people sleeping in the courtyard, the gym, the hallways, you name it. There is an unbelievable amount of trash everywhere. It's often overflowing out of the trash room. Trash all over the courtyard, so much so that the building was cited for it recently. Trash all over the sidewalks outside. With so much broken glass on the street, it's no wonder everyone has their dogs shit in the courtyard (which often collects throughout the week until they use a leaf blower to blow all of it into the sidewalk.) So many people have moved out recently that the utilities have skyrocketed (split between less people.) It's a shame that the new owners and management have let this place fall into disrepair. read more

Really terrible management and ownership. Complete and utter neglect of the building. It's heartbreaking because this building had so much potential. read more

The Mint - Missing TV in lounge. Manager claims it was going to be replaced by the owners. We suspect it was stolen. Has been like this for months. - Apartments Near Me - Los Angeles, California

Just signed my lease at the Mint! JJ and Kevin made the leasing process extremely easy. They were very communicative and professional through the entire process. The apartments themselves are very nice, solid amenities (i.e. game room, gym, and rooftop with beautiful views of the DTLA skyline), modern interiors with marble countertops, exposed cement walls for a more industrial vibe, and in-unit laundry. read more

Application process was simple and easy. The office answered all my questions. Place feels great, looking forward to living here for a long time. read more

It is what you make of it at the end of the day. I love my apartment. I love my space. The size of the apartment itself accommodates me just fine. It can hold a guest or two over. The textured cement walls have always looked bold to me, so as to suggest a more industrial style of living. read more

I toured a few available units at this building and was thoroughly impressed. The leasing agent RJ was extremely helpful and very friendly. The building is clean, units updated, and everything seemed to be in order. Great location for a walkable lifestyle if you enjoy restaurants, people watching, and nightlife. read more

So much charm in this historical building!!! I moved into this building this past September. The building was reborn in 2016 and built in 1923. It has the best touches of the past, in the newly designed modern transformation. The open space is clean, concrete elegance; open window panels throughout and choice fine detail and urban style. The rooftop! What a view! Sink into the lounge atmosphere, enjoy to views DTLA to Hollywood sign. Beautiful, day or night. Fire pit, music dock and bbq. The basement, gym and social scene. Again in urban, basement flair. The community also is a well secured building and parking garage there is also security personnel on property from 10pm-5am nightly. Management Team, and Catherine,Property Manager; professional, conscientious, service minded and dedicated to the property experience. She has included above and beyond connections for dog walking services and mobile car washing services. I have found my new space; recreational, modern, full of urban new age style blended with architecture and richness for the past! 10min walk to the heart of DTLA! read more

I am a resident here with my fiance and from day 1 we have had a great experience. First off, the building is totally stunning and has a great design. Beautifully designed units and architecture, well decorated lobby, entryway and parlor, INCREDIBLE rooftop, top of the line appliances. Nothing cookie cutter apartment building here, which is so common w/ the housing boom in downtown LA. We toured about 20 different properties in DTLA and are happy with out choice. We wanted the industrial "loft" look, but realized a lot of these properties had major downsides (unsafe areas & unsecure units/ ill managed properties/ no laundry / etc etc). The Mint has front-loading W/D in units, attached parking (reasonably priced), and is on a safe block. I am a young female and my partner travels for work a lot, so this was very important to me considering how sketchy DTLA can be. There is a privately enclosed courtyard I can let my dog out into when it's late at night. Parking is safe and secure as well, gates close at 8pm. You're 2 blocks past the 110, so not "technically" downtown, but I can walk 4 blocks and be at the intercontinental hotel/ Financial district. It's actually a benefit to be over here because you don't have to deal with the one-way traffic, constant construction, and congestion. I can jump on the highway in like 3 min, or just head west to hollywood etc w/o dealing with the downtown traffic. The bridge to get to DTLA (Wilshire) is highly populated and not sketchy even in the early evening, so I walk to work. Catherine the leasing agent & building manager is super helpful and friendly and addresses our concerns in a timely manner when we have maintenance issues. All of my issues have been fixed within a few days. Adam is also very understanding and helpful, and took the time to explain leasing/contract questions when they arose. The only downside is there isn't a pool, but we should have access to the pool next door at the Sofia soon. Also you can walk to the Standard hotel. Am a big fan, hope to stay for a long time! read more

My wife and I moved to The Mint after looking at several properties in the downtown area. We relocated from Orange County to be closer to my work & our son who attended USC. We took a tour of the units and property and decided to sign a 12-month lease. It's a very eclectic building and converted into flats, the inside is very modern. We chose the 2-bedroom with one bath layout. The inside of the unit is cemented walls with contrasting drywall, and polished concrete floors which makes it look very unique. The area itself is downtown city life with a plethora of diverse cultures. The homeless people didn't bother or affect our decision because these things are prevalent in any downtown city anywhere in the county. Although there's not much of that here. The location is perfect because were 2 blocks away from inner downtown. The rooftop view is epic. You can see DTLA, the Angeles mountains, the observatory and the Hollywood sign. When family and friends come over they always compliment the uniqueness of the building and how quiet it is for being in downtown. We're happy residents of the Mint and we've made friends with some very cool people in the building. We'll be renewing our lease next March! read more

04/21/17 Due to SEVERE security and safety issues I recently contacted Adam Kinizo (the current property manager) in an attempt to peacefully end our lease, and he was dismissive of our concerns. He explained that we would owe two months rent, plus a penalty fee totaling nearly $10,000. First off, we moved in July of 2016 and the building did not have a parking structure. We were promised on-site parking within 6 months (at the latest). The temporary parking was 10 minutes away in an open unsecured lot without security cameras. Frequently, due to fear of walking back at late hours, I would Uber back (I am a nurse and sometimes get home very late), or have my husband meet me. I even went as far as purchasing a stun gun/pepper spray to try and feel more secure. When I brought this up with Adam, he said it will be built in a few months, it's not a long walk, and why couldn't I put up with it longer as I've already been doing it until now. It doesn't seem like he's able to relate to being a woman outside at night in downtown Los Angeles. One night, I was lucky enough to find parking out front. In the morning my front passenger window was smashed. I contacted Adam and am reasonably upset. I let him know that this is unacceptable and I need covered parking or I cannot live here any longer. I walk back into the building and ready to call 911 in the lounge, however there is a strange man sleeping on the couch. Thinking it pretty unusual I leave the room and go back upstairs to call 911. I ask the police to come to the building to take the report due to all the glass across my seats and to document the crime scene. After waiting a while I go downstairs to check for the police, and there's an officer waiting in the lobby. She notifies me that she had been looking for management but no one is in the office. She had noticed the man on the couch and that he had a gun out on the table and was in possession of drugs. I was extremely shocked and scared. She told me their Chief and a back up team were on the way, while her partner bagged evidence and detained him. Security cameras earlier caught this same man dealing drugs and fiddling with doorknobs of different units. I called Adam, and reported everything to him, but he never showed up to the building the day of the incident. After this incident Adam moved me to another, more secure parkade located 5 minutes away. After a tenant faced arson in the unsecured lot, everyone was moved to the more secure parking structure. Another day, a crazy lady on drugs with no shoes followed my husband back to our apartment and was trying to get into our unit (ringing the doorbell/banging/etc). We had to call 911 again. Some time later they hired a security guard who would "drop by" and check the building (supposedly) and now they've moved one to four hour shifts at the front. But it doesn't change the fact that the following has happened: -Homeless people caught cooking food on the BBQ/rooftop -Fire alarms going off at 5 am due to homeless people smoking/starting fires in the lobby bathroom -Evicted tenant sleeping in the basement due to poorly enforced security/key fobs On top of these issues: -Receiving a 400$+ electricity bill because they "forgot" to bill us for 3 months -No consistent itemization on utility bills -Game room/gym was supposed to be finished in Dec/Jan. Now scheduled to be finished June/July (still unfinished) -Homeless people/tents propped up next to the building -Trash not taken for 3 weeks, which is a health code violation -Not cashing my checks for rent/utilities days to a week (which I have documentation and pictures) And if you think you can park by the building forget it. You'll either risk your car being broken into, a tree falling on it, or paint splashed all across it. (Yes these have happened to many tenants here) Pros: The building looks nice inside. Great if you are a hermit and don't own a vehicle. Cons: Security issues #1, no on site parking for an entire lease term, high utility bills, unfriendly building manager July 2017 update: After a year of living in the building we finally got parking. I was assigned my first spot, followed by someone parking there only to find out the building manager had made a mistake. She walked with me to the parking structure and pointed out my parking spot with verbal confirmation, but apparently after a few weeks only to find out she was wrong and it belonged to someone else. So I ended up being told my parking spot was located in the back only to find she was wrong again and she stated the car parked in my assigned spot looked disabled. August 2017: We moved out. November 2017: Several months later after we didn't get our $500 deposit back (mind you we had a clear walk through) our security deposit was taken from us because they had a back log on the utilities, which I paid. I even received a "paid in full" letter. Then shortly after I receive another second notice saying I still owed $9? Wow.... read more

I lived here for 3 years. Absolutely Fantastic place. I was one of the original residents. Its started out great, but when Cat took over the quality of management and service went up significantly. Nothing but great things to say. read more

The units are a bit small. The building is cozy, and the renovations are nice, but nothing special. It seems like everyone is using the same contractors to renovate buildings. The area is alright, but there's a lot of construction going on. There's a lot of street parking spaces, but they are always occupied. Their website lists apartments for $1825, but then the agent says "oops that was the previous rent, it's actually $2100." Be warned, parking is in an offsite garage a block away. read more

These other reviews are fake. They don't live here or are not real. The security here is extremely lax. They don't show up every night. There's currently a man smoking crack outside the front doors. The entry doors are breaking down constantly and the FOBs stop working regularly. Currently we can't access our garage without the next door building's security letting us in. Amenities are useless. They never work. The TV's in the lounges, for example, are not hooked up. The fire pit and the outdoor speakers on the roof have been broken for years. I have found homeless men sleeping in the basement multiple times. read more

The Mint's historic yet modern architecture brings so much personality to the building and is paired with beautiful, fashionable interior design. The units are open and bright and all have gorgeous exposed concrete walls. Management is very professional and service oriented. I always feel like any questions/concerns I have are handled quickly and efficiently. The location is wonderful- right next to a brand new Starbucks and Grocery Outlet. I like that it's located right outside of the heart of downtown because it provides less traffic and commotion and mainly because of the gorgeous city view the rooftop has. I'm very happy here at the Mint and would recommend! read more

I just had a call with Brooke the manager and she is simply amazing! I'm looking forward to moving in shortly and being apart of the community. Thanks Brooke! read more

This review is about the building and the property manager, Brooke. Will be moving into The Mint next month and will update my review accordingly. So far, only great things to say about the property. Beautiful building with exposed concrete walls in many of the units. Apartments are all brand new, with beautiful appliances and large windows. Floors are also polished concrete. The parlor (on the first floor) is really thoughtfully decorated and will serve as a great space to study or gather with friends. Complimentary coffee and tea is a nice touch. The rooftop has some wonderful views of the city and mountains! A grill, seating, music, and some nice decorations up there. We had to ask ourselves -- are we in love with this building or do we really just want to be friends with Brooke? She is so personable, but also extremely professional. Knows the building really well, very flexible, and always willing to help. Parking is currently off-site (about a block away), but there seems to be hope for street parking (metered) in this part of town. The intersection of 6th and Lucas doesn't have a lot going on, but allegedly Trader Joe's is coming in next door and several shops and restaurants will be coming in across the street. read more

I am new resident here at The Mint and already loving it ! Let me start off by saying Starbucks and Chipotle is right next door to our beautiful Modern Style New York GATED building located right next to DTLA. The apartment renovations have new appliances and are extremely New York style. The lobby is kept well cleaned and the building HAS security. The gates close at 8pm assuring that anyone without a key can NOT get in. There is a new built parking structure and a roof top that is phenomenal. The view of downtown LA off the roof top is remarkable. Definitely a peaceful place to relax and read a book. There is currently a gym being built which should be done NEXT MONTH! The new building manager Catherine has already made this place all more wonderful then it already was! Definitely recommend that y'all check it out and apply for a unit. :) read more

I've lived in this building for 2 years. I love it here! I've lived in several places in LA over the years and having to deal with neighbor noises is my biggest issue. Since moving in, I've never heard any of my neighbors. The concrete walls and floors are the optimal noise cancellation solution. The building is relatively small for a downtown building, which is what I prefer. Any time I have a question about the unit or need assistance, management is very quick to respond and the Property Manager is ON POINT! The roof top is awesome and there are usually neighbors having BBQ's on the weekend which adds to the small community feel. The roof top has the best views of the city, in my opinion. :) read more

I've just completed my first year with The Mint and me and my husband absolutely love it here! Beautiful space with a chic loft-style design, brand new facilities and such a clean and bug-free building (which in DTLA is a miracle)!! Catherine is super great and is always available, best management yet. Maintenance issues have also gotten much better, and work orders get answered faster than before. No complaints from us, we're happy campers here :) read more

my update is just in reference to the reply. Look I have no reason to make stuff up. Adam has every reason to as it's what makes the company money, renting apartments. It's not safe, period. they did finally get security for the limited hours after the fire/drug incident. I however never saw him. It was a horrible experience for us plain and simple. They did have as many managers as I stated in my review... although yes... since the company was bought about halfway through me living there, it has only been maybe three different managers? SO my experience still was a very real thing that happened period. We paid our utilitiy bills on time outside of the last five months because they couldn't get us any correct numbers due to the building switching hands and at one point sent us a bill for the apartment next door. sloppy mess with stuff they had to correct before we were going to pay them... and good luck getting anyone on the phone that can help you with that.. We paid 1200 for remaining utilities upon move out....hmmmmm.... my review is based on my complete "blah" experience including the months prior to yale management taking over. of course i'm not blaming the mint for my boyfriend getting hit! hahah. just explaining that safety is a serious issue in the area... the car was hijacked while he was lying on the ground... and WE WERE promised parking after 6 months by the previous management who we signed a lease with... so it wouldn't have happened if he wasn't walking to the temp structure so far away because their promises were void. glad to hear parking is up and running 16 months later :) happy to be anywhere else xoxo read more

I just recently moved here and I'm very happy with my choice. The interiors are gorgeous and the rooftop is a really relaxing spot overlooking the hills. It's a cozy home. Anytime something needed to be fixed, Adam and their team were on-top of things and got it done immediately. I'm glad I picked this spot as I looked at many places in DT and found this to be the best area in DT (not that many sketchy people around). read more

I have to update my review, as I never was able to move into The Mint. 4 Stars for the units as it's still a nice building, but they lost one star by the fact that I had to cancel out my lease because they couldn't open on time and as a result I ended up moving into Eighth & Grand which is the worse! I do have to say I am lucky I didn't move into The Mint because the awesome building manager Brooke moved to the west side, according acquaintances in the building there has been a lot of problems with plumbing, and the biggest thing is that I had a PH apartment that I was told would not have an obstructed view from the new construction but after recently driving by I realized the new building is actually higher and my whole view of the city and the west side would have been blocked. read more

With the opening of the Expo Line from DTLA to Santa Monica, we were finally free to make the move east, and after spending a day surveying lofts within walking distance of the station, the Mint emerged as the clear choice. The building is brand spanking new, but features all of the desirable design motifs for a loft that fit our profile -- exposed concrete, a beautiful entry and communal space, and a good community feel. Without naming any names, we were underwhelmed by comparable lofts in the area within our price range. The "old charm" they aspire to doesn't fully translate into the units themselves in the way an old loft in NYC might. The Mint covered all these bases for us. Brooke, the manager, was great. The experience of touring the building, getting all our questions answered, and signing the lease was seamless, where other buildings seemed too understaffed to offer that personal touch. The management seems to be making a concerted effort to build a real community within the building, which itself is relatively small (in my mind a good thing). I couldn't be more excited to get in on the ground floor of the community building process, and look forward to meeting the new neighbors and the neighborhood. read more

I've been living at The Mint for almost a year. The building is great. It's super clean and well maintained and the tenants are quiet. Also, our building manager is fantastic! This company tried to bait and switch me once they emailed me my lease . This was the worst management I've ever dealt with in my life . I wouldn't recommend anyone . Once they got my security deposit everything changed it was so bad I was even approved for my place and just went and got my money back . They were literally trying to hustle me out of more money . They bashed one of their old employees like crazy blaming all this stuff on her for their short Cummings . I'm a born and raised Angeleno and have lived in many different apartments all around the city. I have to say this is by far my fav. The manager keeps us informed via email about anything that is happening in the building. The rooftop deck is amazing. I can also just head downstairs to our gym. I really can't say enough about our building. I say our because I feel like it's a total community and we all own a small piece. read more

What a great place. Will be moving in soon. It is a re-furbished old medical building. The property manager, Brooke, is very nice and accommodating.
