I lived at Maxfield for 5 years and moved *only* because my partner and I moved in together (there wasn't enough space for both of us in the Maxfield units). I absolutely loved my studio though - the high ceilings, exposed pipes, and clean, updated everything. I always appreciated the helpfulness of Jonathan and Alex, who were the main contacts during my residency. My favorite though, was Richard, the maintenance lead. He was consistently quick to respond to maintenance requests, always friendly, always kind. He even helped me hang a few pieces of artwork because I couldn't do it on my own! I deeply appreciated him and the crew, who showed pride in the upkeep and cleanliness of the building - lobby, gym, elevators, garbages, entryway. Thought it's not worth removing a star, it's worth noting that the front desk staff has seen a lot of turnover over the years. And honestly, their service and temperament have been... uneven. Not as consistently stellar as when I first moved in, with Jonathan and Alex as first points of contact - they've since been promoted (!). But, I moved out in July, 2024 so hopefully that's worked itself out and the front desk staff at Maxfield are back to offering excellent service all around. Anyhoo, I'm writing this review so many months after moving because this year, I missed seeing the NYE fireworks out of the beautiful windows of my Maxfield unit (the #5s)! lol And I want to affirm my primarily warm experience there and encourage new tenants to consider Maxfield as your home, as long as you're gonna care for it as well as Richard and his team do :) (And, as long as you're comfortable navigating the surrounding unhoused community. I never felt unsafe, but not everyone has the same sense of safety.) read more

HEADS UP!! One of the greatest units in one of the greatest buildings in DTLA is opening up! I spent the last 3 years in #1208 in the Maxfield Lofts and I wouldn't have left except I'm moving in with my partner and I needed more space. The Maxfield is an epic building on a quiet one way street right next to the Garment District. The building is managed by Jonathan Alvizures, one of the realest out there. He wants nothing more than to make your home a happy home. #1208 in the Maxfield has the most amazing view of Downtown! I can't say it enough. I will miss that view. It is the BEST bachelor pad, so do yourself a favor and look for this unit to come back on the market and snatch it up. Hit up Jonathan... ASAP!! This unit won't unoccupied for long! P.S. There is a hot tub on the roof that I definitely didn't use enough. Please move into #1208 and make this right for me. LOL read more

I really enjoyed living here, but if youre facing 8th street the smell from sonoratown just wreaks through your place starting at 6am even if your windows are closed. Its really terrible and something to think about if you want to live here. The gym also sucks really could be better for the price you pay to live here. read more

This place is so bomb! The finishings and renovations were done so perfectly. The tall windows and city skyline are unbeatable, and I loved the really really high ceilings (they all have this, not just the penthouse level). Ashley was the BEST Leasing agent I've ever dealt with (and I talked to a lot). She was responsive, followed up, answered all of my questions and made suggestions I would've never thought of. PROS to the building: - heart of downtown, close to everything - gorgeous luxury building. Old but newly renovated - high windows, breathtaking views - artsy, creative vibe - 24 hour security - parking right across the street - attractive people live here. I'm not kidding! Everytime I come here, I see gorgeous men coming in and out of the building. CONS: Although security is 24 hours, it's one guard for two buildings so he makes his rounds continuously. There's a chance something could go down and it would take him a minute to pull up on it. - Parking is in a lot, not a garage. This isn't THAT big of a deal since there's a gate around the lot that closes at night, but this can be a drawback for some. Also, during the day on Saturday when downtown is poppin, you may not get a spot in the lot you pay for. - The neighborhood isn't the nicest. Tents are getting closer to this building and skid row is right around the corner. If you go for walks at night or like to feel safe in your neighborhood, this may not be the right pick for you. Overall, this property is at least worth considering. The people who live here are cool and the buildings incredible. The prices aren't bad either! I lived at the Maxfield Lofts for a year and a half. Unfortunately, due to Covid-19 I had to move out. I definitely would still be living there in a world outside of Covid! Living at the Max has been such an amazing experience and is literally the most bang for your buck in DTLA. The staff at the Max is always so welcoming and eager to help. The property manager Alex is always profesional and attentive to any issues you may have. I never had an issue that Alex did not solve promptly. Maintenance always solved any requests within the day and I never had any issues during my stay. Additionally the front desk assistant, Ashley was always very helpful and polite. Lastly, huge shoutout to the security team. Everyone on call in the evening was extremely professional and friendly, and whenever I had an issue with a loud neighbor (one time) they promptly addressed it. When I had long nights at the office it was nice coming home knowing that the security guard was usually stationed on Santee / corner of 8th and Santee so I didn't feel unsafe walking over from the parking lot to the building. Not entirely sure what the negative reviews here are pertaining to but my stay at Maxfield was a positive experience. read more

I lived here for two years and it was nothing but a pleasurable experience. I moved in during a time of massive transition in my life and the moving in team made it so easy and kind. Massive shout out to Alex and Jonathan for being such amazing people over the years there. And shout out also to Richard from the maintenance team. Ever reliable, super nice, and even showed me how to maintain things in my loft on my own. Moving out was a breeze and they returned my deposit promptly with no issues whatsoever. 3 star review because the units are super nice, very nice loft feel, big windows. 2 stars missing because it's starting to feel like they're just letting anybody live here, I say that because I've seen some super questionable/sketchy people frequently coming in and out on multiple occasions. They also don't really police any negative or frustrating behavior here. There's a massive sense that you can pretty much do whatever you want here at the expense of your neighbors with 0 consequences or interference from management, as long as you pay rent. Good place but I'm out once my lease ends. Way too many sketch people being approved to live here somehow. read more

I loved my time downtown, felt safe in the area and appreciated that Santee was a quiet street but honestly this place is disgusting and the management is beyond useless. I lived there for a year and experienced cockroaches no less than 10 times - the final time to no response for over a month at which point I decided to move out. The first few times I experienced cockroaches I wasn't too concerned, it's an old building downtown but as they persisted and ended up in my fridge etc I started to get angry. At one point I came home to the management spraying my unit without having told me and telling me myself and my dog wouldn't be able to be in the apartment for four hours- a heads up would have been nice. My AC broke no less than three times and I was told it was not urgent because it was 70 outside, unfortunately it was about 94 in my apartment as it was a loft with floor to ceiling windows. All three times I had to board my dog... not cheap. My bathroom flooded from the ceiling and I told the management to no help until they entered my unit to spray for bugs and frantically called to tell me the bathroom was flooding. When I moved out I gave the management four weeks notice of my move date to ensure my movers would have access to the freight elevator but no surprise! There was no one around to grant access leaving me to pay for an hour of wasted time not to mention that they then insisted my movers move for the trash man. Maybe don't okay my move at that time slot? As the cherry on top they kept a large amount of my deposit for cleaning at move out - funny because I noted bugs and bug droppings on my move in so it was most definitely left cleaner than I found it. read more

The Maxfield Lofts is a beautiful , quite, and safe place that im extremely proud and happy to call home. The location(Fashion District) is a great community to live in , with plenty to do within your finger tips. I found that within walking distance there are great coffee shops ,shopping spots, great running and bike paths, and plenty of restaurants. Being an Army veteran there is nothing more that I value than hard work and dedication. So Its fair to say manager Alex and Ashley worked a bit harder knowing I am a veteran to get me through the start and finish of the move in process. A downtown gem of an apartment complex that is everything you should be looking for in an apartment complex. Here me when I say this -- I have never been treated so well by a property management company and have had such a high quality apartment in downtown before the Cannon team and Maxfield Lofts. From the prompt replies, exceptional service, willingness to go above and beyond, and servitude of the security, I have found my home surrounded by a community and staff that cares about the quality of their apartments and the happiness of their tenants. From the initial interaction with Alex and Melissa, I have been greeted with prompt replies and willingness to help. Working with me on move-in details, helpfulness on getting me moved in, and going above and beyond on little things that I needed. This is what sets apart the cannon team from other managers I've lived with. If I could give a 6/5 on Yelp, I would because this team has gone above and beyond. Alex, especially, has been nothing but helpful with every interaction I've had with him. Not only is he personable and makes the complex feel like you belong to a community, but he is always willing to go the extra step and help you out when you need it. A+ manager. The other thing that really shines here is the helpful, friendly, and committed security guards. No matter the time of day, when I'm either entering or exiting the complex, I always see an alert security guard. This reinforces my stance that the staff really cares about their community. The last thing is the actually building and units. I think Maxfield Lofts sets the standard for the surrounding area in terms of quality and aesthetic. The rustic look with a contemporary feel is a refreshing break from the competing, overpriced communities in the area. The doors are gorgeous, the windows are huge (floor to ceiling) and bring out the best views of the LA downtown views, and from the industrial concrete floors to the tall ceilings, you feel the intersection of art and luxury in one place. Overall, nothing comes to mind when it comes to living at Maxfield Lofts. The staff, building, and amenities are all amazing. I enjoy my time here and look forward to the future of it. I got a rental unit at the virgil apt next door to k town and Jesse the lease agent helped me get a unit for the little time I had before i had to move from a previous place. Not only he helped me get a place but for my time being he was very attentive. He tried to get maintenance when it was needed. I understand during pandemic time it was difficult to get service as soon as possible but i would say i got serviced a few times and the rest i had to do on my own because it was a little fix. Overall it was a nice experience for the little time and I hope to bump into Jesse in the near future if I ever need a rental unit. **** READ THIS IN FULL BEFORE SIGNING **** I initially wrote this review and removed it after we came to an agreement with management. However, after the agreement was made, the issues were not addressed and worsened over time. Eventually, we had no choice but to terminate our lease early and vacate our unit that DID NOT MEET HEALTH AND SAFETY CODES. Here is a summary of the issues: 1. A week after moving in, we noticed a leak under the bathroom sink and one above the bathtub, where the HVAC unit is. We notified management, and the leak under the sink took a few weeks to fix. The HVAC leak took months. Faulty plumbing is in violation of California Health and Safety code. 2. Shortly thereafter, we noticed the light switch in the bathroom no longer worked. That took about a week to fix. 3. The light switch in the hallway stopped working next. They claimed to have fixed this, but did not. 4. I spoke with Jason Mathe regarding the HVAC leak, since then about three people had come by over the course of two months to check on it with no action. Images attached. 5. WATER PUMP GOES OUT AND WE HAVE NO HOT WATER FOR WEEKS!! This is also in violation of California Health and Safety Code. 6. The most obnoxious noise starts from downstairs, but is clearly heard throughout our floor and even in our own unit. This took over a month to fix! 7. A few days later, that same compartment for the HVAC starts leaking again, but worse. We notified management, but it has stopped leaking since. It's still unclear whether or not this was completely fixed. 8. On February 14th (Valentine's Day), a small puddle had formed in the kitchen. We assumed this was water splashing from the kitchen sink, so we wiped it up. Later that night when we returned home, the puddle had extended to the rug that was completely soaked. Turns out the unit above had a leak that they claim they told management about days before. Our unit now has paint bubbling and stains in both the kitchen and bathroom. 9. For months, unit #608 constantly plays loud music and has now begun to launch fireworks from his unit and from the alley from which our unit faces. The last occurrence was at 3am in the morning. 10. On April 24th, a man ENTERS AND HIDES IN THE BUILDING WITH A GUN (you can Google this). 11. On June 20th after months and months of tenants complaining, an email is finally sent out about the URINE AND FECES in the elevators, hallways and lobby. Nothing improves. Instead, it worsens. After everything that has transpired, it was time for us to leave. As you can see from the length of this review, we were beyond frustrated. Anyone who says this is what it's like living downtown is incorrect. I've lived downtown in three separate buildings and have never experienced anything like this. Renter beware!! read more

I've lived in DTLA for the last 5/6 years, and when I moved out of my old apartment and began looking for a new one I couldn't find one I just liked. I came across Maxfield and instantly fell in love with the photos I saw online. I toured some other complexes, but during the three weeks I searched for places I kept returning to the Maxfield until I finally took a tour of it. Within the same day I toured it, I fell in love and knew this was my home. Now living here a week, I can confirm how much at home I feel and peaceful! The unit itself is beautiful: concrete floors, updated kitchen with stainless steel refrigerator and sink, tons of natural and artificial lighting (the backlight of the kitchen is so beautiful), and the bathroom is super spacious. My unit also came with a huge wardrobe which fits all my clothes, shoes, and suitcase! Ashley, the agent who helped me, was extremely responsive and patient with me and answered all questions and concerns I've had. Even after hours and on her days off, she went above and beyond to respond to me and answer all questions I had. Leasing the unit was quick and easy, all members of the management team are very kind. It's nice to see them interacting with tenants, too. Everyone is overall pretty friendly, from the few interactions I've had with some of the folks living here. I've read the reviews and wow, they're mostly wrong and suuuuper dramatic! The "standoff" with the gunman was a man who had a gun on the street and then came here because his girlfriend lived here and he didn't know where to go. The leaking photos were from a ridiculous rain storm we had that, true, the building was not yet equipped for but it's Los Angeles. As far as homeless? You literally live downtown, they're going to be here. Now for personal experiences. I actually loved living here. It's conveniently located, they have security guards all night long, my AC worked wonderfully (with the exception of one night and they fixed the issue that next morning). The maintenance team is always really on it and does their best to keep things as clean as they can. We'd never had a bug issue. For the amount of space we had, comparatively, the rent is really fair priced compared to most places downtown. Management is always friendly and greeted us every time they saw us; they knew us by name. Moral of the story is- if you don't like downtown and the noises that inevitably come with it, don't live here. If you like downtown's atmosphere and want something just a little more secluded, this is a greta place to live!!! read more

I put up with a lot living here. They gave people who Air BnB their units all the time, which is awkward at times. They don't fix items in your unit at all. I still have been waiting for them to fix my closet door of my washer and dryer and my shower for over 2 months. The AC units always act up. I went a week in my unit during the summer without AC and it was awful. The water heater is always broken and it takes forever for the water to heat, which causes the water bill to be high. But I had the final straw with them, mainly Alex one of the property managers, and his homophobic comments and remarks. In the past he has mention about the " Gays" in the building being to needed or say that this building is becoming a real " Fag" central to other members of the staff. But the worst thing he did happened today. Me and my boyfriend were in the jacuzzi. I have to be honest in the past we have broke the rules and drank up there. But this time we weren't. We were just making out, that's all. But Alex came up there and told us to get out for doing that and I was in violation of my lease. But what really drove me to even write about it was his comment after. He said, "We are disgusting and we need to get out now." Was he in the right to tell us to leave the jacuzzi? That part is still questionable but that comment was totally unnecessary and it makes me feel uncomfortable living here because he made this comment. I saw pure hate and homophobia and that's not ok at all. The question I have is if it was a heterosexual couple would the have been talked to in that matter? We are in a society that is very hostile and full of hate. Comments like this is added to the hate that is going on in the world. Is it right to live at a place the employees people like that? read more

I lived here for one year. The manager, Alex is a unprofessional opportunistic criminal who doesn't repair anything in a timely fashion. He extorted my family for money and put me they hell while pregnant and my deposit check "some how got deposited" by someone who isn't me. I was told to file a police report for a check I never received. I contacted his higher up at Cannon Manager and they were not helpful at all. So basically they stole my check. I've never been late on rent or missed one payment. Living here was not worth the hassle. And it's true living there, there was a gun man who ran into our building and we had to be put on Lock-down. I had guns almost drawn on me by the police walking out of the elevator. In the summer the AC was broken all the time, and there was once a homeless couple who snuck into the building and were chilling in our jacuzzi. There was a huge leak before and in soaked my closet. Someone was suppose to dry-vac my apt but never did. Security is shared between 2 building and isn't always around. I didn't feel safe as a single female coming in late some nights. The front office never picks up the phone. It's a sh*t show. Don't let the pretty fixtures fool you. This building needs work and new management. read more

I have been living at the Maxfield Lofts since December 2017, and I am a very happy renter here. I love the building and it's history. I love the elegance and modern simplicity with which they remodeled the building. It is a treat to enter it, because it always smells good in the lobby, it is kept impeccably, and I am greeted by the fresh flowers in the lobby every day. The management have been accommodating and helpful from day one, and are always attentive to my needs. The staff at hand for repairs are the best! Soon after a work-order is in, my needed repairs are taken care of swiftly. I am very happy all common areas are kept clean, specially the rooftop, which has one of the most spectacular views of downtown. I am grateful to call the Maxfield Lofts my home. A great community of people live here, who I'm happy to call my friends. Last but not least, I am very proud to live in a smart building, which is partly powered by a great array of solar panels, and our temperature is regulated by a "nest" smart thermostat. Apart from that, the building is located within 2 blocks of LA Blue's electric car sharing fleet, making the Maxfield Lofts, a sustainable living experience in downtown Los Angeles. I've lived in LA for many years and just moved to Maxfield Lofts a little over 4 months ago - this is a great building to live in! My apartment is quiet, clean, modern amenities with old world charm, and I have a fantastic view of Downtown LA! Even though I'm in a studio, I have plenty of space for a living room, bedroom, kitchen, creative area and office space for myself. The building managers are nice and helpful and take care of any maintenance issues right away. The leasing agent Ashley helped make moving in here easy and convenient and is so friendly every time I see her. I feel safe in this location, especially with tenant parking right across the street and no vagrants in front of the Maxfield building. Unfortunately, due to Covid-19, I haven't been able to use the rooftop or gym area yet, so that's the only thing I'm missing. The nice thing about being in the Fashion District, is that at night when I drive home I see sanitation workers cleaning up street debris from the day. I'm close to everything needed and there is so much downtown history to appreciate walking around in the neighborhood-I love it here! read more

Worst apartment ever! Water is freezing cold and I have been complaining for months! Don't let the cute building with amenities fool you. They have serious issues in this building and they don't care about any of it because the managers don't live here. Without a doubt they will come out as many times as you call just to pacify you but in all actuality the nightmare will continue. Water here has never been hot and is almost as cold as ice currently. I have been complaining from the first week I moved in. I don't care about any excuses they have at $2k a month I need a resolve. This apartment sucks DONT RENT HERE!!!! Total waste of money and personal energy! They simply do not care. BEWARE OF THIS HORRIBLE BUILDING! Wish I could give them zero stars, trust me they have earned it! Great job guys! Cannon management is the parent company just so you know. Avoid all properties they have no integrity whatsoever. read more
