Update!!!! They sent me into collections for the damage fee even though I paid. Management has gone down the drain. I'm currently fighting the collections agency with proof of payment. Very scandalous apartment! Be prepared for ridiculous charges once you return your unit! When I first moved in the unit was vacant for months and there was dust as well as dead bugs everywhere. Fast forward one year later they sent me a *bill* for extra cleaning fee on top of the $300 deposit. After a conversation with Tommy it obviously went no where because, well..... *new management* and there's "nothing" he can do to rectify the problem. When I asked if I'll be receiving a receipt for the cleaning services, he stated they have a cleaning lady on staff.... Hmmmm so you could charge whatever for this supposedly cleaning fee?? Makes so much sense. Anyways I ended up losing my $300 deposit as well as paying an extra $205 for "damages". Listen to these reviews about them ripping people off upon moving out! It is ALL TRUE. Stay away. I don't normally leave reviews but this place sucked so bad that I had to make one. 1. The Grills were always disgusting and never worked properly. 2. The indoor amenities were only available during business hours. So if you are a responsible person and have a job you will not be able to enjoy the "amenities " 3. The gym is outdated and gross. The door doesn't shut, and garage doors always had issues. 4. The gates were never shut. 5. When breaking the lease to move out the process was not explained properly and we ended up having to pay way more than what was agreed upon verbally. 6. I've lived here for over 2 years now and wanted to post an honest review of my experience. The only reason we won't be renewing is because I'm building a house that will be done soon. Although I'm ending my lease here with a different staff than the one I signed on with: Madyson, Tommy, Rachel, and the maintenance staff are some of the nicest people I've ever met and I genuinely have great things to say about living here. I'll put some key points in a list: * Maintenance: a pest company will come and spray every apartment in and out every couple of months. The office does a good job of communicating this with the residents beforehand. Maintenance will also change out your air filter at this time. A couple of times I had ceiling lights go out that needed replacing and within a buisness day or two of my maintenance request, someone was here replacing it. Always very nice too. * Gates: When I first moved in, the gates only opened via code on the call box or automatic entry sticker on resident vehicles. Then someone rammdd into the code box/pillar destroying it and it's been iffy since, so the office sometimes leaves the gates open if it's acting up. I always felt very safe at this complex at all hours. * Mail: they provide you with a mail key and I recommended you sign up for their locker system for packages to be kept in until you receive them with your texted code. * Pool / Amenities: Maintenance cleans the pool every morning and wipes the lounge chairs down. Every so often they close the pool to shock it. The outside bathrooms and gym were always clean when I used them. The clubhouse was always stocked with cold waters and Starbucks coffee. I love how the office had Halloween activities for the residents and a gift wrapping station during Christmas. My dog also loves the park and there's usually no one ever in there. * Parking: Covered parking is an extra $40/month (I think). I personally did not opt for it, but I could see one needing it during the summertime if you have a black car or during hurricane season. I never once had an issue getting a parking spot close to my apt. * Trash Valet: HIGHLY recommended using the trash can they provide you ONLY for trash valet. Then buy a new one for inside only! Our given trash can stayed by our front door at all times. It's required your trash bag(s) is in a trash can so pests can't get to it and there's no leakage onto the concrete. A maximum of 2 trash bags outside are allowed (stack them ontop of one another). Personally, I never had an issue with maggots or ants like some other residents. I feel like that's a personal issue on cleanliness. Trash valet was always on time for us and if I ever ran into the company's staff at night while they collected, they were very nice and greeted me. * Landscape: I guess this is where I have to mention a couple of cons. The landscape and upkeep itself is beautiful at all times. But once I started working from home...I kid you not the landscape company will be wacking weeds, mowing, and leaf blowing from 7am-4pm. They are here like 2x/week and even from the third floor it was so loud. The second con is the dog poop. It got worse during year two and residents just do not pick up after their pets. There's land mines everywhere in the grass and it does cause a bad odor in the summer heat. The office tries to send reminder emails on picking up after your pet but it doesn't help. I have to clean my dogs paws after every walk (4x/day) CONS: * I live close to the pool and during the summer, people party until 4am. It gets loud on the weekends. Living close to the pool also means wasps and love bugs favor your balcony. I usually can't go on the balcony until winter. The office provides you with a special wrist band to keep on you when at the pool but unfortunately, they never really checked people for it so lots of times randos were there trashing the place. * The grills at the pool can be very dirty from others not scraping it and some have little propane left in them * The sprinklers go off at random times. Some parts of the sidewalk never dry from it so my dog and I are constantly walking in thick mud * The power used to go out randomly...like alot. Even on a beautiful sunny day. But that got better during my second year. Overall, I loved it here. I thought the price is justified for what you get. Your first year will be the cheapest since it's discounted so naturally rent will go up the next year. We were still okay with their offer when we re-newed. The renewal offer is given about 3 months before your lease is up. Note: Renter's Insurance is required. You must show the leasing staff proof of this each year in accordance with their requirements. Also, once a year they asked us to put our extinguishers out for it's annual check up with the fire department. I love my apartment I've had no issues what so ever, the management is nice and very helpful. I don't see how these people come up with these bad reviews haven't had a problem what so ever. When I moved in everything was clean and working just fine. I feel like most of the people here saying bad stuff have done damage to their units and are upset about the consequences that come after. I currently live here and I must say I am highly disappointed. This is not "luxury living" at all. I wasn't even in my apartment for a full month before noticing baby roaches in my apartment. I went to the front office to explain my frustration and all they were able to do was spray my apartment. They told me that they can not remove me from the roach infested apartment nor supply me with a new fridge that the roaches seem to be coming from. The guy in the front office also stated that "when they did the walk through there were no roaches" OBVIOUSLY NOT! because they sprayed and bombed the apartment before I moved in and now the roaches are back and active. The roaches obviously been there before I moved in if there are roach eggs in the fridge. I am highly upset with the service I received because they expect me to live here for 13 more months with roaches that's been in the apartment before I've moved in ABSOLUTELY NOT!!!!!!! I WILL be calling the Louisiana health department on this apartment complex and also taking them to court if nothing is resolved in the next 30days. I will be breaking my lease!!!! Since all they can do for me is "spray my apartment as many times as I would like them to" if that's the case I can spray my own apartment when I want to. The place is the definition of looks expensive but is built cheap. You can hear the people above you walking all the time due to how thin the floors are. Roaches were on the wall doors were breaking two weeks in my lease like what!? The paint was quickly painted and used cheap paint; they only pick up trash five days of the week, and if you don't put it in the trash can put your door, they charge you 50 dollars even though they don't pick up the garbage when they say they do... and the A/C is TERRIBLE it kept overflowing with water every few weeks, and we would have to call maintenance to fix it. The resident portal, the system they use to pay rent, would auto-pay on time. Yet, the heights manager would still email me saying my rent was late, then I manually paid (so at this point, I paid monthly rent twice), Then they charged me extra on my rent every month without notice?! AND I'VE ONLY LIVED HERE FOR 4 MONTHS!!!!!!!! This place is trash, and the quality sucks! You're better off at the tangi apartments!!! DO NOT SPEND YOUR MONEY HERE!!!!!! read more

Do not move here it's looks nice but it's the absolute worst! I've been stalked , neighbors have written notes on my car threatening me. I have reported these things and nothing has been done about it! The noise is ridiculous! The stomping you hear through the floors all hours of the day from other neighbors is completely outrageous! So expensive for nothing!! They only want your money they don't actually care about your well being! They even charged me a $500 late fee for paying my rent late in the day! I moved in the heights at Hammond back in November 2022. The apartment is on the smaller side but cute. I have multiple issues and reasons why I wouldn't recommend living here. The amount of rent you pay you'd think you'd be important to the leasing office. You're not. They just want you to pay your rent and shut up. When I did the walk thru I was shown the model that's in building 1. While my actual apartment would be right next to the interstate so you hear the traffic all day everyday. On top of that I have a neighbor that plays fetch in her apartment with her large dog. And let me tell you he's not that good at it. All day I hear crashes, thuds, and loud booms. We literally have a dog park a few feet away from our building. They straight up told me they weren't going to say anything because during the day you're basically aloud to be as loud as you want I guess. And if it happens during quiet hours(which I let them know it does) again the office isn't going to do anything and instead wants me to call the emergency after hours cop that's on duty. Mind you no one ever answer that phone and you have to leave a message and the office will call you back. So what's the point. The walls are very thin, the gate has been broken multiple times and anyone can drive in behind you, trash valet doesn't come sometimes, oh and someone parked in my reserved parking spot that I pay for and I was told to park in a regular spot and they'll take care of it. No one did anything. I had to wait until I saw the person and asked them to move. That could've been a dangerous situation. Side note as I'm writing this review my neighbors dog is going nuts. There's poop everywhere. You pay for a locker but the delivery people don't use it and bring packages to your door anyways and they're stolen. So now I'm paying for a locker and all my mail goes elsewhere. Last but not least I put in a call for a lightbulb to be changed in the bathroom. I wasn't home when the guy came by but I came home to find out that he was smoking in my apartment. I'm disgusted with this place and not at peace in my own home. I pay too much to live like this. Do yourself a favor and stay elsewhere. And if you absolutely have to come here ask for the 3rd floor and pray about everything else. Edit: I've moved out and love the townhouse I'm renting in Ponchatoula. The heights at Hammond are frauds and sent a bill to collections after I paid everything I needed to pay. The bill was never sent to my forwarding address so I have no idea what the charges are for. Don't let the fake reviews and esthetics fool you. If I were offered 1 million dollars to live here for another year, I would just never see that 1 million. Worst place I have ever lived. Its visually appealing if you don't look too hard, but once you're a resident you see what it truly is. Let's start with management. For some odd reason the women who work in the front office believe they are working some high-end job and not simply working in property management -which doesn't require a degree and you definitely won't get rich off. They act as if residents who literally pay to be serviced by them are a nuisance. It seems as though this property will hire anyone. My brand new car was hit twice that I know of while living there & guess what management does to help you.. nothing. There are no cameras and they have an idgaf attitude when it comes to resident's property being damaged. Management will give you fees for small things, but things around the community are not fixed. For example, you pay monthly for nightly trash pick up but some days your trash is not picked up At All, but if you trash can is still outside your door they want to charge a fee? Okay well then that should mean you get a refund for everyday the service you PAY for to get trash picked up is not fulfilled. Also, be prepared for numerous power outages. The amount of power outages you experience living here is insane. When you move in don't expect the apartment to be truly cleaned. When I first moved there my apartment had a severe ant problem going on and reeked of pet urine. Also, the gate is a fake security measure because ANYONE, and I do mean anyone can get through it. Everyone somehow knows the emergency vehicle code and if they don't all you have to do is simply follow someone else in. Dont think about walking through the grass unless you want to be stepping over dog poop every 2 seconds. The pond/waterfall is filthy and smells terrible during the summer months. They don't even attempt to keep it up, it seems. Unless you are on the top floor you will hear virtually EVERYTHING you upstairs neighbor does. And how could i forget the MAGGOT problem that I had to self resolve. The trash people drag the trash and cause maggots to come into your unit!!! Once again, the leasing office couldn't care less. HOW DISGUSTING. I was so disgusted & disturbed when that happened and how it was handled was even worse. If you complain to the office about it nothing is done & they say "call the resource officer" who is also just as useless as the management. Seems as if these apartments are managed & owned by Matilda's dad (ifykyk). A toddler could have done better on the paint job and the wall plugs seem to be held on the wall by Elmer's glue. The washing machines ruins your clothes! I honestly would not want my worst enemy living here. Well, yes I would. It's very similar to Hell if I had to guess what it's like there. Everytime I see tours going on I just want to tell the people DONT DO IT. Based on the reviews from 2021 it was a nice place with nice management at one point in time, seems like they need to do a complete employee clean out now. 0/10 would not recommend. Oh! & when you move out be prepared for bogus charges to be sent to you. No evidence provided even after request! "Lost" some of our keys after move out, then magically found them, but tried to claim we did not leave them.
