    First off let me start by saying I've only live here at Mandeville Lake for about 3 months now -…read moreI've lived in various apartment communities to know that the first few months of a new apartment is great and then they show their true colors. So keep that in mind. I moved here from Cypress Lake apartments (feel free to read my swiftly down-spiral review of Cypress Lake from someone who lived there for 12+ yrs), and can say Mandeville Lake is definitely a step up! Apt units are more bigger (in comparison to Cypress Lake) and open. Could use more closet space, imo. Love, LOVE the oversized garden tub. There were a couple odds and ends of my apt that needed repairing and they came out in reasonable time to fix it - my a/c wasn't blowing out cold air and they came after a couple hours after calling them to repair it. When I first moved in my fireplace didn't work (cheesy-looking electric fireplaces I may add), I sent in a maintenance request for it through the website and it took them nearly a week to come look at it. So I guess, if you want them to repair something quickly, it's best to call it in rather than emailing the request or doing so through Mandeville Lake's website. ‍ The grounds are kept up well. I'm always seeing staff riding around in their golf carts tending to things. Staff, both office and maintenance, are good. Don't bother going in the office during lunch time cause no one will be in there - I learnt that quickly. I only dealt with two of the maintenance guys, one is uber nice and the other is aloof who forgets to lock my door behind himself; perhaps, in his defence, he doesn't lock my door because I'm home? So far... I've gotten two proper notices within reasonable ahead of times of them needing to come into my apt for some plumbing work that needed to be done to the building, but no notice of pest control coming. I have a love-and-hate relationship with the gate. So far the gate hasn't "broke", which is a common tale of gated apt communities. But it did take me forever to find out what's my Callbox Code, let alone find my name on it. The elevator in every building is really nice - a perfect feature for those who love top floor apt units but hate/cannot do stairs. My only gripe about the elevator is its dirty. Not that I'm 'anal' or anything, but the elevator looks like it has NEVER been cleaned in all its years of service - at least the elevator in my building looks that way. They offer a little courtesy cart to use for your groceries and etc. Really nice and convenient. My biggest complaint is parking. There's no enough tbh. If you can budget the extra $100 a month for the garage, than do so. Or you gonna find yourself coming home and having to park a couple buildings over away from yours. Apts units do offer security systems. If I recall, $80 activation/$20 per month for it. The washer and dryer is the stackable kind and somewhat small tub-sized. Noise-wise - except from the cars whisking by on Highway 22, I don't really hear much of anything else. It's pretty quiet. In Cypress Lake Lake apt I could hear my upstairs neighbors dog chewing on his rawhide bones as clear as I would if I was up there, sitting right next to him. Here I rarely hear my upstairs neighbors move around. Since my apt is right above the garage, I do hear (...and feel) the car and garage opener below my feet. Safety-wise: I feel pretty safe here and it is a safe area of town. I do think the halls and corridors of the buildings could use a bit more brighter lightening. I haven't tried the gym out yet. There's a big blue tarp in the pool (I guess it's not open yet), and I don't have the energy to walk over to the tennis court let alone play it. I haven't used the car was area neither, but soon enough will once the weather permits. Price point: Mandeville Lake isn't the cheapest, nor the most expensive - they're mid-price range, tbh. For what's offered and their age, the rental rates seem to be ok. As I've said before, these Apts are about in the same class as Botanica or Chenier apts. Overall I like it here a lot and is very pleased with my decision to live here. The only reason I'm not giving it a 5-Star rating is because I just moved here and still getting to know this place. Only time will tell if I add or subtract a star or two. Stay tuned!

I was not told if i was approved or denied, In the meantime i found another apartment. I asked for my deposit back and was told they could not give it back due to submitting an application even though i was not approved nor denied. When i told the leasing agent i was nervous as a first time renting an apartment she assured me i could get my deposit back if anything goes wrong. I ended up getting corporates number and called, when the leasing ladies found out they hurried to give me my deposit back. This place is horrible, run down and overpriced!!! They will try and take any and all of your money. Don't recommend!!

I called the office last week after my sister went to get a new filter for our air conditioning unit. She was told to "come back tomorrow for a new filter. The woman in the office told her the filters are changed every month. Oura had not been changed this year. She told my SIL that we were not at home when they changed them. THERE IS ALWAYS SOMEONE IN THE APT. The next day I spoke to Stephanie and she said we could pick it up at the office. My brother we to the office and Stephanoe was not there. He was told the exterminator was coming on the 29th and we should wait. He said he would not wait. He came in with with new filter. When I spoke to Stephanie. I told her we had flies in the apt. She said it was summer but the pest control person would be here on the 29th. I told her this was the FIRST SUMMER we had flies. I am 58 years old, and I have lived in A LOT of apartments in my time BUT Botanica takes the cake!!!!! I first moved in here 2 years ago as a necessity because the place I was living in prior, I needed to move out quickly and didn't have a lot of time to look around and I needed specifically a three bedroom. I moved into their 3-bedroom townhouse and started paying $2249 the following year it was $2272. I come to find out from my neighbor, who has the same townhouse, is paying $500 less than I am!!!! I know he moved in a year later but there is no way the market dropped that much in one year when they raised my rent! Also, when you rent a townhouse, you are only allowed to do a walk through one week before your move in date. There were so many issues when I did my walk through, paint on the floor that never got cleaned up even though I put it on my walk-through list and called them about it as well. Poorly painted rooms/walls. You could tell they did a crappy rush job. The ceiling on the outside porch has had holes since I first moved in. Put that in the walk-through notes as well. I was told their contractor would come out and take a look at it. It's been two years, still nothing (see pictures, the black is mold). Also, if you expect your residents to pay that amount of money, then you should have amenities that WORK!!!! The hot tub jets at the pool haven't worked in the 2 years I've been there, and they are aware of it. They call themselves a gated community, but the gate has been broken more times than it's worked in the 2 years I've been there. The pool is rarely cleaned and has tiles missing. The price does not equal what you get!!!! The area I live in shares 1, yes, 1 garbage bin for the community. The garbage truck comes once a week...you can do the math and assume what that area must look like! Plus, all the crap that people put in there, food all over the place, bug, mosquitoes in the summer...yummy!!!! All of this ghetto atmosphere at high upscale rental prices!!!! WTF!!!!! Also, make sure you read your ENTIRE lease before you sign. God forbid, you lose your job and have to move out one month before your lease is up, you will have 2 choices per the leasing office. 1. Stay out the one month and finish your lease, pay $2419 (one month's rent) even though you have just lost your job. 2. If you have to do an early termination because you have to find a new place that isn't that much money since you just lost your job. Well, you lose your deposit, and you have to pay a 3-month PENALTY!!!!! The mob doesn't have that great of money scam going on and it's legal once you sign that lease. All in all, I can honestly and happily say......BYE BYE Botanica! This is why in the 2 years I have been there; I have seen so many people move out!!!!!! P.S. I had to give one star or else I couldn't add the review.

I…read morefell in love with the 2 bedroom, 2 bath model called the Live Oak At Brookstone Park Apartments. It has a walk in shower in the master bedroom, rooms are a nice size. The front bedroom is a little larger but has a bathroom with a tub. The kitchen is beautiful. It has an open area so it doesn't feel closed in. I loved the set up. Lots of counter space and there is room for a few counter highth bar stools. The pantry is small so I also use the linen closet(in hall area) as a pantry. There is a hall closet and a nice size laundry room. You can put a rack or small table in there. There are two large walk in closets in both bedrooms. It has a nice size patio with a small storage closet. The complex is very nice. There is a workout room, a room where you can sit and relax and enjoy a cup of coffee. There is a lobby that you can also sit and enjoy the fireplace during cold weather. There is a nice size pool. There is a barbecue area off of the pool. The residents are very nice. There are many senior and younger people living here. They have about 10 buildings with some having garages on the first floor. There are also garages throughout the property that you can rent. There are two sizes, large and regular with enough space for one vehicle and storage. It is located close to Hwy 21 and north of I-12. The office staff is wonderful and they have a great maintenance crew that takes care of all your needs. There are lots of restaurants, a Winn Dixie, Walgreens, CVS, gas stations, an Ochsner complex, and other businesses on Hwy 21. It is worth checking it out if you are looking for an apartment.

It is a gated apartment complex with great amenities. We were given a brochure showing floor plans for each apartment and shown the layout of the complex. Amenities include a cyber cafe, 24 hour work out room and a beautiful pool with outdoor grills. We have been very pleased with our apartment. We have needed to contact maintenance one time. They were very responsive and took care of the problem.

Every time, when I am in the office, I saw him treating people with smiling and courtesy, even though when people come with a bad attitude. In addition, I want to mention that every time when I send him an email for any maintenance request, he replies immediately and I will have the service the next day. My rental renewal will be next month and I decided to stay because I have Antonio as my contact with this complex. Also, I want to add one more staff to my review: Troy. Troy is an outstanding employee. In my opinion, he needs a raise. He works hard and quick. I had a lot of issues in the kitchen, dishwasher... etc and he came and took care of it quickly with efficiency. I really appreciated what Antonio and Troy have done. OUTSTANDING!!

    Renters Beware! You will be charged an outrageous amount for water. They base your water bill on…read morethe total bill for the entire complex. My water bill for a 2 bedroom apartment ranged from $200-$140 per month. We didn't even live in the apartment for the last month of our lease but still had to pay a ridiculous amount for water along with a whole bunch of bogus "move out fees", despite leaving the apartment completely clean. Also, they've never cleaned the ductwork in the apartments so there was black on the ceiling where all the registers are. When the motor on the furnace had to be replaced, the HVAC technician confirmed that the ducts were filthy and had never been cleaned. So my family and I were breathing in mold and filth for an entire year! There are much better places than this to live. The Manager will try to fool you by telling you that she has the best rental prices around but by the time you add in all the additional fees, along with the communal water bill, you could get a much nicer house or apartment for your money. If you do decide to rent here, make sure they show you your actual apartment because the model that they take everyone through is way nicer than any of the units for rent.
