The assistant manager that came to inspect it said it was very very clean, he was impressed. They don't charge deposits, there were upfront fees to keep them from having to deal with deposit refunds. He said no worries, he had actually never seen a student's apartment as clean as that. Glad I recorded that conversation on my 0cell phone. They, WITHOUT contacting us sent a bill to a collection agency!!!!! We are not rolling over on this. I hope they enjoy being taken to small claims court and being reported to the Better Business Bureau. We are soooooooo mad. DO NOT rent from these sheisters!!! You will be sorry. Live somewhere else and check reviews. We had checked reviews and saw they were guilty of this, but I knew we'd leave it clean, and we are fortunate to have attorneys in the family! Furthermore, what kind of collections agency does not require proof that companies have or have not tried to collect bogus fees? We ought to sue them for that also.

Alex Fenzi is beyond avaricious and repulsive, overtly flaunting his wealth within the complex with his assortment of flashy and loud vehicles, meanwhile consistently neglecting his responsibilities as a landlord. There have been instances in which they neglect to inform future tenants of major issues within proposed units, including not only pest infestations but also neglected, substandard A/C units and water heaters that lead to higher utility costs for which the residents are completely responsible and receive no form of compensation for. It is mandatory, through the terms of their lease, that every tenant is allowed cable/internet services through Charter Spectrum alone--leading to incessantly slow internet speed and frequent outages spanning the entire premises. Although they have cameras monitoring certain areas within the complex, they refuse to utilize them when made aware of instances of money stolen and damaged property on premises. Parking is a nightmare with various three bedroom units only having two spots, forcing people to park in the street or on the grass. When one of my two roommates moved out with no notice whatsoever and in doing so severed the terms of the lease she signed, Fenzi did not hold her accountable in the slightest. We were told we must cover her portion of the rent in addition to our own or we would all face a lawsuit; all this occurred just one day prior to the deadline for next months rent. Additionally, they claimed to have found damages to the carpet in her room and held us responsible for that cost as well; they later rescinded this fee when we refused to pay by citing the third tenant as solely responsible for damages confined to her room. Then they made it out to seem like they were doing us a favor. Rent from somewhere else and save yourself the inevitable headache.

Very scandalous apartment! Be prepared for ridiculous charges once you return your unit! When I first moved in the unit was vacant for months and there was dust as well as dead bugs everywhere. Fast forward one year later they sent me a *bill* for extra cleaning fee on top of the $300 deposit. After a conversation with Tommy it obviously went no where because, well..... *new management* and there's "nothing" he can do to rectify the problem. When I asked if I'll be receiving a receipt for the cleaning services, he stated they have a cleaning lady on staff.... Hmmmm so you could charge whatever for this supposedly cleaning fee?? Makes so much sense. Anyways I ended up losing my $300 deposit as well as paying an extra $205 for "damages". Listen to these reviews about them ripping people off upon moving out! It is ALL TRUE. Avoid this apartment complex at ALL cost!

Searching for…read morea new apartment in Hammond was somewhat complex since we were moving from Chicago, but the staff really made it a positive experience from start to finish. While we are sad to leave as we begin our next chapter in life, if you are looking for an apartment community that truly has it all, look no further. First, the staff is outstanding. Working with Rebecca Elliott in leasing and Chris Magboo in management has been a fantastic experience. After three years living here, I can honestly say they have always been approachable, responsive, and genuinely cared about the residents. It is rare to find a team that is so consistently helpful. The community itself is beautiful, clean, and exceptionally well maintained. The grounds and common areas are always kept in great condition, and the maintenance staff pays attention to even the smallest details. Those little things really make a difference and create an enjoyable place to come home to every day. I especially loved living on the third floor because of the high ceilings, which made the apartment feel even more spacious. Our two-bedroom, two-bathroom apartment was much larger than we expected and included two walk-in closets, a modern kitchen with stainless steel appliances, a private balcony, and plenty of storage throughout. It was a comfortable place to call home. "The Waters" also hosts many community events throughout the year, which really adds to the living experience and helps create a sense of community. While I personally did not use the pool, fitness center, or clubhouse very often, they are all beautiful amenities and other residents consistently speak highly of them. It is also a huge bonus to have one of the best gyms in the Hammond area located directly across the street, offering even more wellness amenities. Overall, I am truly sad to be leaving "The Waters," but I am excited for the next residents who will call our apartment home. It was a wonderful place to live, and it gave us so many memories that we will always look back on with appreciation.

They didn't pay us the additional pet fees, which we only found out about when the house was returned to us. We were constantly emailing them asking for our payments, and magically, whenever they felt attacked, they would make the payment immediately. And on top of that, you somehow end up owing them money. Every month they deducted amounts for repairs without our permission until we had to put a stop to it and require them to ask for authorization. Magically, the damages disappeared. More than three evictions with tenants, and they did not want to take responsibility for handling the eviction process. They left the house full of trash. They told us they would remove it using the tenants' $500 security deposit, but the surprise was that when we went to the house after the keys were returned, there was furniture, a refrigerator, and even bricks left behind. They do not inspect anything at all. It took us months to rent the house, and when we sent them an angry email about the delay, magically, two days later the tenants appeared. It makes me think they had not been showing the house. Terrible experience. I did not want to leave this review, honestly, but it feels almost insulting that they take the time to respond and defend themselves with supposed evidence. And they returned the house smelling completely of cigarette smoke and drugs, with dirty and scratched walls, bathrooms destroyed and in terrible condition, and cigarette burns throughout the property. I cannot imagine what kind of tenants were living there, and they refused to respond.
