MOST HATED RENTAL COMPANY IN HAMMOND FOR A REASON! It has been a blessing for my family and friends to ESCAPE this horrible business! They have since changed to "SPM1" to attempt to look better to the public but they will always suck. Ladies in the office (mainly Nicole and Kaitlyn) are clueless, rude and barely know how to print a lease, my apt was CRAWLING with roaches once SPM 1 took over. They like to do construction on apts with no notice or regard to your property (they dropped roof shingles ON MY NEW CAR, and left NAILS outside my door and in the parking lot). They own most of the student apts BUT if you move a couple of miles away from the university they have much better rental companies with much more competent employees. Blessed to say that I WILL NEVER BE BACK, wouldn't wish this company on my worst enemy. read more

If i could give this place a 0 I would. the only decent thing about it is that I have never felt unsafe and the rent is manageable but needs to be lowered due to lack of maintenance and management. I have almost lived here a year and not once have I ever had my maintenance issues fixed in a timely manner. In september the AC was out for a week and a half before anyone even came to look at it. Sometimes our door doesn't lock the dryer was broken for a week before fixed and now we are going on 3 weeks with our refrigerator. All of the maintenance people clearly do not care as I have been told on multiple occasions they have to find cheaper parts due to management being cheap with money. They never deduct any rent when waiting endlessly for maintenance to come. I wouldn't mind the cost if maintenance was actually reliable. Honestly, this operation they are running should be illegal. The Smith family are criminals, always finding ways to get money out of any and every single tenant. Was asked to leave the apartment (which rent was paid in full) and was told I would be refunded, just to receive an email 2 days after moving out that I have insufficient funds and have late fees. Not only has the money been an issue, but every single maintenance request from needing an exterminator for roaches, to leaks in the sinks (both of which where issues before we moved in), all the way to stove tops not working and not being able to cook for 7 months of our rental cycle. This is the most unorganized and unprofessional business I've ever dealt with. Buildings, appliances, cabinets, flooring, are very OLD. Decently priced for students or adults recently out of college entering work force. anagement turns over frequently SO KEEP ALL OF YOUR PAPERWORK! They will attempt to get more moneys out of you if you let them. Be prepared to show what you paid and when you paid it. I had roommates come and go and management tried to get me to give more money for "deposits". Maintenance is unreliable AT BEST. If you know how to fix things, you should be okay. Put in a "work order" and typically takes W E E K S for them to show up, after consistently emailing them and reminding them that I need the issue resolved. If you don't care, they will care less. Complexes aren't awful, but live somewhere else if you can. read more

I wish I could give 0. This is a joke of a company. I lived in two different properties over 2 years. To sum it up: Your air WILL ago out and they WON'T do anything about it. You will NOT get your security deposit back. They will not enforce any type of noise/parking rules. They won't do a thing about roaches, wasps or literal reptiles in your unit. Oh and maintenance is a complete joke. Section 8 housing is probably better than what you'd get here. Plus everything is super cheap quality. This is by far the worst managed apartment complex that I have run into in my life. There have been multiple calls and e-mails placed to management and maintenance. While you can get management on the phone, and they assure you that they will get it resolved, it goes nowhere from there. It has been ten days since my daughter informed management that her central air conditioning system was out. She has been put off and lied to by everyone affiliated with this company. It has also been ten days since she told them that there is a mouse problem. She has trapped / killed 6 mice inside of her apartment in the last 10 days. It took a week to get an exterminator out there, and then all they did was put mouse traps out. There has been no attempt to discover where the mice are entering the apartment from. During a hot summer our ac has been broke for months and the inside is about 90 degrees. When I told them about a broken ac they said " well there are over 80 unite without ac so you're going to have to wait". If you can't handle providing what your business offers maybe they shouldn't continue to accept business, or make it cheaper to accommodate the low quality living situations. read more

I will never rent from this property again my motorcycle was stolen off my rental property where they have a sign that said security cameras watch the area(which isn't true). The lock on my door is about to get kicked open by burglars because nobody would bother coming to fix it my wash machine is flooded twice and they never fix it all he wants is your money he doesn't care about his tenants. Also they refuse to claim faults for any of these problems that i have asked as well as no inter-office communications.... I am OUTRAGED with this place! WHAT A SCAM. This is the absolute worst place to rent from. They are cheap, manipulative, LIARS. The management is terrible and They even went as far as making false statements as to saying the apartment was "dirty" when we moved out so they could keep out $400 deposit. I had four witnesses to say that the apartment was clean as a whistle when we left it. Not only did they change us $300 for cleaning, but prior to me and my roommate moving in. The apartment was filthy!! Previous owners belongings still there. Oh and don't get me started on maintenance!! Our a/c broke numerous times throughout our lease and we called multiple times just for them to hang up in our face or tell us there's nothing wrong with our a/c. We had no a/c for a month at least!! I lived in University Crossings for 4 years and I only stayed due to the great location (walking distance to SELU) and friends in neighboring apartments. In one year while staying in this apartment we reported 5 different car break ins and management did not do one thing to try and help. They did not even replace the lights on the apartment buildings when we asked for more lighting in the parking lot. I was told that I needed to be a cleaner tenant when I reported a major leak problem coming from the upstairs bathroom. The ceiling was covered black mold. The women in the office are extremely defensive and one is overly rude when asked to take care of real problems. I wish I had some better things to say about this place but I have been ultimately disappointed with the management. I wish the owners of Smith Properties cared a little more about the well being of their tenants and not just about the money. THESE PROPERTIES ARE A SCAM. This is a very poorly managed company (just try calling on the phone). Five months after I moved out, they sent me a bill with bogus charges for items that they said were damaged. This is a fifty year old building with poor AC, old tile floors, doors that don't close securely, blinds that are broken....you get the idea. Their collections threat contained an itemized bill that did not show a "credit" for my deposit. So, they were threatening me with being sent to collections with an inaccurate bill!!??!! Don't even think about getting your deposit back from these people if you move in: I heard this from others before I lived there, but didn't heed their warning. If you must use Smith Properties keep all paperwork, take pictures before you move in, take pictures after you move out, don't expect there to be any response to maintenance requests. Oh, and after they charged me $250 for bogus damage, I went to my old apartment and saw that they did not do any repairs that they charged me for!!! BS! Before moving to Smith Properties, I read many bad reviews about the way they treat their tenants. I moved to St. Tropez last month and had 2 small maintenance problems. I emailed maintenance immediately and each time it took them less than 10 minutes to get to my apartment to help me. Management is always there to help and is very professional. Great location for a college student! Lived in University Crossings about 3 years and also have many friends in this complex, which is the only reason I have stuck around. I can tell you from experience that they have the WORST management. Two of my friends (different units) have called about mold in their apartment multiple times. I have a friend that also has been having a leak coming from an upstairs bathroom above them-- smith properties has BEEN notified, but still nothing has changed. All that was done was a paint job to cover this mold up!!! They also charge a cleaning fee and I can tell you from experience from living in different units that they DO NOT clean at all. They expect the people that leave to clean or they are fined for whatever is not done. If no cleaning is done from before residents, don't expect to have a clean apartment moving in. That cleaning fee is definitely pocketed money. Also, they rarely cut the grass (I've noticed they stay on top of it when leases start ending, but once everyone is locked in their lease, expect some tall grass).They will try to fine you for anything they can, but can't even take the time to do some real upkeep inside of these apartments. read more
