My wife and I have never had such a seamless experience working with brokers until working with Fisnik from The Bouklis Group. It was the first time we have where you could tell that he wasn't going to try to put us in an apartment that didn't fit just so he could make money. You would think all agents would be like that, however unfortunately that is not the case. He will work with you and get you a great deal. Not to mention they also have some of the best exclusive luxury units out there. Ask for Fisnik. He only spoke to a female potential renter of caucasian descent. He seemed bothered by our simple questions like, "where should we email the application?" or "what is the process of applying?", as if he did not want us to have the apartment He rushed the appointment, forgot to show the apartments bedrooms and bathrooms upstairs (two floor apt.). The entire appointment felt uncomfortable and not welcoming. We were very excited to see the unit otherwise. The unit was worth seeing, but Andreas was rude and made us feel different. read more

I rented an apartment from them last year. Costa was the broker. Short of it is, he lied to me that the apartment was rent stabilized - asked him twice over text. The initial lease he sent was rent stabilized, following up with a revised lease which was not. Not to mention he sent me a neighbors lease first who being charged less than me for the exact same apartment on a higher floor. Because of the pandemic, I had to settle for the place. He also overcharged me for the application fee. When I asked for my money back he threw a tantrum and begrudgingly returned the overcharge. Short of it, don't rent from them. They are not reliable or trustworthy. Thoroughly read the lease contract, have an attorney review it and make sure it's in alignment with what the broker communicated. read more

I rented an apartment in The Ocean at 1 West Street in New York City. Marcos was my broker. He was very helpful in showing me the apartment and through the application process, but upon move in it was obvious that he was dishonest about the amenities that the building provided. He advertised that a roof deck would be available upon move in after it had been previously closed the last two years. Upon move in I asked building management how to access it and they said it was still closed with no timetable for it to re-open. When I told them the broker from Bouklis told me it was already available they were surprised and asked for their information. They confirmed that at no point have they told brokers to market that aspect of the building. My apartment is good, but outdoor space was a requirement of mine, and I was tricked into renting this apartment by Bouklis group with the promise of a beautiful roof deck. read more

This is absolutely the most UNPROFESSIONAL broker firm in all of New York City. Don't waste your time with these clowns. My girlfriend and I were looking for an apartment and found a spot in Astoria we thought was amenable. We confirmed a viewing with FRANK BOUKLIS and exchanged telephone numbers (see photo). Upon reaching the property 5 minutes early we contacted FRANK via text message letting him know we had arrived. We received no response. We know that this is nyc and people may be running late, so we waited 5 minutes after our scheduled viewing before calling FRANK. It rang a few times and sent us to voicemail. There was radio silence. We waited for a while longer and sent him a text notifying him that we were leaving. He wasted our time and never responded. I was going to email management about FRANK'S unprofessionalism but upon seeing frank as part of the management team and other reviews showing a similar pattern of behavior, I knew the attempt would be futile. Like a few others have wrote, beware of this Bouklis Group, especially Foti (Frank). He was very unprofessional when he showed me an apartment and when i signed my lease. I had to remind him multiple times of things he promised that tne building was supposed to fix and renovate before moving in. I asked he have if in writing when signing my lease. Even after writing, the building only did 50% of the work. Basically, he was BSing me and mKing promises that he has no authority on deciding. If you are looking for an apartment, you don't have a choice sometimes on who the broker is because the building choices the brokers to sjow you the available units. My advice. Ask questions, keep following up because these brokers never respond to your VM or texts. Have things in writing when signing the lease so you can show the building manager this was promised by your shaddy brokers. read more

BEWARE BEFORE YOU USE THE BOUKLIS GROUP!!! We had an awful experience with Frank Bouklis, the owner of The Bouklis Group. Our apartment was advertised on 6 different websites for $250 a month less than what The Bouklis Group told us the monthly rent was. When we brought this to their attention and fought them on it they reduced the inflated rent by only $50. Their explanation was "the price has gone up and nobody got around to updating the adds". I felt this quick switch was unprofessional and disingenuous. The Bouklis Group represented to me that the rooftop would be furnished with patio furniture and BBQ's by Memorial Day. It is after July 4th and the roof is still bare. This was the second misrepresentation made by The Bouklis Group. I called Frank out on all his misrepresentations on a phone call which ended in him telling me he could have me evicted. This was an unprofessional threat by Frank Bouklis. I spoke to other tenants in the building and it seems The Bouklis Group are notorious for misrepresentation and unprofessionalism. read more

Amateur Hour. Set an appointment to meet for to work with The Bouklis Group (using their calendar scheduler). I called the office, the other office and a cell of the person I was to meet and got now answer. It was still early in the business day so I decided I would go ahead over. I got there early and was told the person I would be meeting was running about half hour late. I said fine and sat down with my laptop and was working. Then half hour later I was told that he would not be in for another hour or two AND that the person who was there had to leave so he was going to close the office and I had to leave. He told me he would have the person I was to meet call me. I said fine and that I would work from the cafe up the block. Never got the call. The entire thing was totally ridiculous..... Please avoid this firm at all costs. I met with an agent from The Bouklis Group to view apartments late in 2016. Once I had decided to put an application on a unit the troubles began immediately. 1. The agent stated that the unit was no fee and only required a $500 deposit towards first months rent that would go to the Management Company in order to hold the unit during the application process. I found out that the Management Company never received these funds and that The Bouklis Group kept them. When asked about this discrepancy the Broker said they had given them to a third party that could not be disclosed. I later found out that The Bouklis Group did indeed keep the funds as "payment for their time and efforts" (see below). 2. The agent stated there was no pet deposit or fee. I found out during lease review and signing there was a $1000 fee/deposit and that The Bouklis Group had outright lied about it. 3. The agent stated they would cover the applications costs ($100 per applicant). When putting in the application I was told by the Broker that that is not the case and I was required to pay $200 PLUS a 3% credit card fee or they would take the money out of the agents pay check. 4. I was told by the agent that the apartment came with 1 years worth of internet and TV as part of the package. The Management Company later confirmed it was a 2 month trial. 5. When I had questions about the lease and some amenities and wanted to talk to the Building Management Company I was told by the agent and the broker that "They don't want to be contacted directly", "They don't have an email address", "They don't take calls", "I cant give you their number", "You have to go through us directly or it will void the lease and/or application.". After researching and finding the contact info myself and speaking with the Management Company directly none of these statements were true. 6. After already being approved and having a lease sent over for review, I questioned the discrepancies of fees associated with the lease signing and transaction solely with the Broker. At this point the Broker (by his own admission) made a call to the Management Company and Landlord and informed me that they were rescinding the approval because "I was difficult to work with". He later changed that reason to be that "I was not willing to pay a pet fee" (which was not true at all - I would have gladly paid a pet deposit/fee and at no point did I refuse). 7. When I asked for my "holding fee" returned (which was stated by both the broker and the agent to be fully refundable if my application was denied in any way) I was informed that I was not entitled for the refund because the employees at The Bouklis Group needed to get paid for their time and efforts. Additionally they stated that because I was approved and THEN denied that they could keep the fee - even though the subsequent denial of the application was of their own doing. 8. The Management Company for the building asked them verbally and in writing to return the "holding fee" as well since it was taken under false pretenses. They still refused to do so even though they proposed to represent this Management Company. 9. When I had an admittedly "heated" conversation with the broker about all of these issues he threaten to sue me for using "bad language" and "threatening him". So to summarize: - Multiple representatives at The Bouklis Group lied multiple times during this process. - When confronted with their lies and deceit they made personal efforts to get an already approved application retroactively denied through more lies and deceit. -They lied about their relationship with the Management Company and properties and did not represent the properties truthfully. - When asked for reimbursement of fees as agreed to both verbally, in documented emails and through text communications they refused to abide by their previous agreements. - When confronted with all of this they threatened to sue me and said their lawyers would be in touch and also threatened to effect my work place through direct contact. Please make your own judgments as to use this agency or not. Given the other reviews here along with my own I would personally stay far, far away from ever contacting this "Agency". read more

Christian and Frank uploaded incorrect Bull-shit rent info on the website, RENTHOP, to hook up people. Christian post $2165 for 1BR new apt at LIC with gym, free internet, rooftop, brand new building and so on. We made appointment next day, but he didn't show up, I made a phone call to Astoria BOUKLIS office, and talked with Frank. I asked him why Christian didn't show up? and what's going on? Frank didn't say any apologize and kept saying, 'oh, I don't know about Christian, but that rent is now $2800 can you afford?' Can you guys believe rent goes up $2165 to $2800 in three days? That rent didn't exist from the beginning. They are still posting those 'scamy' info on the website and hooking up people. Frank does same thing as Christian. LOL read more
