Mold! Check your apartments. We left because of red, green and black mold in the air vents. They are still charging us rent for a mold infested apartment we no longer live in. My wife got horribly sick. Stay away!!! I have videos of the mold. Document everything with this complex. read more

Not sure if The Belmont is the right apartment complex for you? Here are some fun tidbits from my own experience to help you decide. - Despite an ungodly amount of pest control requests, The Belmont has never been able to get rid of the roach problem. Roaches have shown up in my bed, shower, cabinets, toilet, sink, clothes, shoes, etc. regardless of how clean the apartment is. I have purchased every "roach solution" out there to no avail. If you have an issue with roaches, living here will be your nightmare. I cannot stress this enough. - When I moved out, I was charged over $500 in damages. They insisted my access card was missing until I provided a video of it being returned to which they responded, "we just found the access card." They charged me $195 for a couple of tiny scratches on the kitchen countertops. I have a timestamped photo showing that the scratches were there when I moved in but recently learned that the Belmont doesn't accept tenant photos as evidence (keep that in mind). John Kellum told me in writing that the kitchen and bathroom countertops were damaged by the previous tenants but that they were reglazed immediately prior to my move-in. I believe this to be a lie, as I have photographic evidence showing that they were still damaged when I moved in. I was charged over $160 for a vinyl transition strip which was peeling up because it was cheaply installed. A charge which, after a lot of arguing on my part, was eventually dropped. The Belmont staff also initially refused to discuss any of these issues with me and instead made me go through a third party, a woman in Virginia who had no idea what was going on because she lives in a different state. - When I moved in, the condensation drain above the shower was CONSTANTLY dripping dirty runoff water from the A/C into my bathtub. It covered my shower in dirt and made taking a shower the most repulsive experience. I went to the leasing office to report the issue and was told "that's just the way it is." I will attach a picture of the drain and tub for reference as well as my makeshift tape solution needed every time that I wanted to take a shower without dirty water falling on me. I was also charged for the dirty bathtub when I moved out. - The Belmont found a leak in my apartment during an inspection and neglected to tell me about it and/or fix it. Instead, they ignored the issue, and I was charged an extra $120 for water the next month. Every time I went to the leasing office to ask questions, I was told, "You really shouldn't leave your water running," "It's your fault for not reporting the issue" and "Sometimes my cat drinks water from my sink when it drips, and I'm not complaining." Up until then, my average water bill was no more than $40. It took over 2 months of hounding the leasing office to get my money back. - When I asked to add a new roommate to my lease, I was given the wrong paperwork which, if signed, would've essentially evicted me from my apartment. Always read everything they give you before signing. - I called the leasing office on a Friday afternoon to report my car being stolen and was told "I'm sorry, I don't know what to do in this situation, but we're closing soon. Maybe try calling back on Monday." I have also had 4 packages stolen because the locker system sends your code to other people when the WIFI goes down (I have had other people's codes sent to me as well). The leasing office will tell you that they aren't responsible, and that people often return misplaced packages. That has happened 0/4 times for me. - "Security" is a joke. A male security member who sits at the gate at night has made comments multiple times about what I was wearing, so I got to feel uncomfortable every time I came home. You can also flash a plain, white notecard at night when the gate is broken, which seems to be about 50% of the time, or anytime you are following behind another car, and that will pass as a gate key. Security will let you through without actually tapping the card, no questions asked. read more

I was really disappointed during my time at the Belmont. Here are a few list of cons to consider if you're deciding on moving there. Cons: - Robberies: There were multiple robberies, including someone who was held up at gunpoint. The general safety in this apartment and surrounding apartments is questionable. - Security: The entry way gate was constantly under repair. This contributed to open access for any type of rando to walk into the property. Also, two other large gates on the property were always closed which is a major safety issue. Essentially there was one way in and out of the property. In the event of an emergency, the folks in the back had no way of escaping. Related to the robberies mentioned above, the property held a little event for guests to meet with law enforcement about the issue. They served pizza and drinks and there was no formal overview or session. It was very concerning and disappointing. I expected a large discussion about things like ways that they (the Belmont) would protect moving forward, or even how they planned to prevent further issues. There was nothing of the sort. A big pony show to appease residents - No on-sight 24/7 management: Again related to security, I was surprised that there was no contact number for someone to come to the property in the event of an emergency. In past places that I stayed, we had someone in the leasing office 24/7. At the Belmont, there was an officer from time to time who guarded the property but it was always inconsistent and reactive. Also, one of the guards who they hired seemed uninterested in his job and racist. - No on-site recycling: This was one of my major grouses. The property decided to stop on-site recycling. Their issue was that folks were putting non-recyclable material into the recycling bin, but instead of resolving the issue like other apartments would (different bins for plastic, cardboard, glass etc. or educational signs), they got rid of it all together. As a result, I collected a wall of plastic and cardboard in my apartment until I could find a spot to put my recycling. For someone without a car who choose the Belmont due to the proximity to Duke, this was a huge inconvenience. - Move-out dumpster: Another huge huge issue! My roommate and I had to hire a moving van and find a dumpster to get rid of large furniture pieces. Other apartment properties in the area provided a bin for their residents. My first year at the Belmont, they provided a bin but by the second year there was none. What's the point of renting a spot without this type of service? - Staff who lacked good customer service skills: A lot of these folks lacked customer service skills and or proper training about the role. Some of them were very rude as well. If I'm paying to stay on your property, I would expect good customer service. - Maintenance system: Overall the maintenance staff are excellent but my grouse is the system. What's the point of offering a time slot for a repair when people decide to show up whenever they want to. This was very disruptive in meetings and classes to have someone show up out of the blue! - Older building: white appliances, laminate counter-top, etc. Pros: - Proximity to the Duke campus - Cheaper rent: Although, this is debatable. Lofts at Lakeview and Heights at LaSalle has comparable rent prices to Belmont during Covid. Outside of Covid, you would pay 300+ more. For anyone questioning if it's worth paying more, yes it is. read more

The funny thing is, 3 months ago, I left a 5-star review for Belmont, but a thing happened recently after moving out: all deposits gone + owe them $540. To make this review useful, here is a background of Belmont: Pro: * Has a lake with good views * Close to Duke * The office at least tries to be helpful (They can give a well-hedged answer/solution, though may not solve the problem) Con: * Old apartment (Shower water leakage never fixed during my 1.5 years) * 2 gunpoint robberies within a couple of months, same robbers * Use residents' deposits to refurbish old apartments My story: *see google map review for pictures See the picture of the damage charges after moving out. The picture with a dark dot worths $260 (There seems to be a shoe nearby and you can see the size of the dot). The picture with a stain on a countertop worths $120 (I have charges for two countertops so 120x2). + a bundle of other damage charges. Suggestion to future residents: * After moving in, take pictures of all scratches, stains, cracks of carpet, furniture, walls, etc, and send to the office as a record. This is to make it harder for them to charge you in deposit. * Better not live there for less than 1 year. The policy says you need to pay all the months in the contract, which means if a guy signed 12 months and move out after 5 months, the guy still needs to pay the rest 7 months if nobody subleases. They told me people are waiting to get my apartment - NO for my case * After deciding to move out, be there on the big day! When the well-trained inspection team comes, if you are present, at least there is a chance to consider your explanation. I was not there, and after a month of the big day, they sent me a receipt full of damage charges. * Btw, don't waste time calling the number they replied under each review. I did, received well-rounded answers, and the result is NO. And what do you feel? If you have experience (Good or bad), share it to help other people know about Belmont and Weinstein property! read more

You get what you pay for. Actually worse! I would give no stars if that was an option. Be warned Weinstein Properties will scam you. When we moved in so my partner could get his MBA at Duke we were given water-damaged, dirty apartment at move in. The living experience throughout was subpar but manageable. Move Out was when we really got screwed. We were emailed dirty pictures of an apartment that WASN'T OURS mixed in with a few pictures of our previous apartment. #shady We were then told we would be charged for chips and scratched to the countertop that we noted at move-in on the inspection document. Meanwhile I have email receipts of Weinstein acknowledging: 1) They sent photos of another apartment with ours 2) The apartment inspection form that notes the pre-existing damages that we were charged for as well as 3) The final pictures of the state of our apartment (which was given back professionally cleaned, and 10 times better than when the keys were given to us at move in) I emailed with them repeatedly, they told me the manager would call me. Michah never did. They communicated this am via email that they would not be returning our security deposit. You obviously get what you pay for....or, in this case, worse cause this entire process was a joke. I will be submitting a complaint with the Better Business Bureau and the Weinstein Properties Board as well. Overall warning: Don't Move Here. They are shady business people! read more

You live here because someone in your life (you or a significant other) go to Duke. Otherwise, move. You're right next to campus. It's more expensive here. Pros of the Belmont: 1) Walk to campus, walk to Kroger 2) Under new management and they actually care about the place. 3) Big bedrooms and closets compared to the Heights 4) Ample parking 5) It's a massive complex, so you probably have friends that live here 6) The front desk folks are super nice. Sometimes incompetent, but I it depends on the person and on the time of day. 7) BUUUUUUNNNNNNNNNNNNIIIEEEESSSSSSSSSSS. They mostly come out in the summertime though. Tiny bunnies! 8) I never felt unsafe or got robbed. Cons: 1) The workout room is tiny and gets super busy in the evening 2) Not as plush as the Heights. Just feels older. The paint isn't that nice shade of rich-people avocado. The countertops aren't granite. 3) They used to have freshbaked cookies at the front desk under the old management. Miss those days. 4) Don't try to use the alarm system. It barely works and the county of Durham will charge you for a second false alarm if the cops have to show up. read more

Very Friendly staff. I will actually miss the people who I interacted with most days. Almost every concern I we had while we were living there was quickly addressed. The rooms are large and comfortable. As a Duke student this was a great place to live, getting to school was a breeze and the gym had everything I needed. While I did not get my security deposit back, they were happy to talk to me about it and I can admit that every charge they gave me was fair. If it is in your budget this is a great place to live. read more

Wanted a somewhat affordable apartment in order to walk to work at Duke University Hospital. This place is wonderful! Maintenance always fixes things promptly, the gym and club house were just renovated and are beautiful. Most people that live here are in grad school and study focused so it isn't loud. There's a lake and trail you can walk around right behind the apartment if you like scenic adventure runs. My housemate and I are new grad nurses and we love our first adult apartment! read more

I have really enjoyed living here. Both the front desk and maintenance are really nice and responsive, the grounds are kept nice, it is quiet and peaceful, the floorplans seem small but still offer lots of room, there are nice amenities, and they are very animal friendly. Of course it is expensive to live here - but you pay to live close to Duke, so one can't really complain about that one. And yes, updates would be nice. I have friends that live in the Heights and it is a tad more expensive but the apartments are nicer (granite, nice cabinets, molding). It won't be my forever home, but while I went to Duke it was absolutely perfect. Plus the lake on the property is wonderful. It really makes you not so claustrophobic and like yo live right on top of 300 other people. read more

Spacious Apartments. Friendly staff. Dog-friendly. Close walk to campus. They are newer apartments which is nice for you electricity bill for air conditioning/heating. Free coffee and cookies in the club house everyday (and dog treats). They have monthly free food events which I love!. I have not had any bug problems, and any problems I have come across the maintenance staff is quick to fix. My dog loves it here, I love it here so I have lived here for 3 years now and am already signed up for my fourth. I would definitely recommend it. read more

Somewhat Frat-tastic living accommodations near Duke. Your car won't get broken into parked in the lot as the one next to it is nicer than yours. The pool is ideal for hot days and the apartments are spacious and well kept. Electric stoves. read more

The staff appears friendly... at first... Fine amenities. Gym/pool/apartment is about what you would expect for the price. Good for dogs (plenty of space to walk them around). However, the staff is terrible. Throughout the year (2012-13) we had many issues with our washing machine, dryer, and dishwasher. While the Belmont promptly came to repair these issues, they did not do so properly (even after numerous complaints). My roommate had a number of dress shirts ruined in the dryer (which the Belmont reimbursed him about half their value) and the Belmont was never able to get our dishwasher to work properly. Furthermore, they try to nickle and dime you out of EVERYTHING. For example, they charged us a $50 fine for paying our rent a day late when there was an error with their online system. They charged us a $150 fee each to sublet for the summer, and at the end of the summer they charged us for numerous "damages" and "cleaning fees" for things that were messed up before we moved in (e.g., $40 for a microwave cleaning fee!). In short, I'd highly recommend living elsewhere. While the housing is fine (nothing spectacular), dealing with the staff is not worth the headache. read more

Just renewed my apartment for a third year! I couldn't be more pleased with my experiences at The Belmont thus far. The Belmont offers great accommodations and amenities, including a newly renovated resort-style swimming pool, a weight and cardio fitness center, a wi-fi study lounge, and a private lake and jogging trail. The complex is perfectly located: just a ten-minute walk to Duke Medical Center or the Duke Chapel. A short drive gets you to downtown Durham, with plenty of dining, shopping, and entertainment options. The apartment themselves are incredibly spacious, including enormous walk-in closets, private balconies and patios, and a washer/dryer in every unit. Any issues (e.g., maintenance requests) have been thoroughly handled in a timely manner. The community is also pet friendly, something other area apartments restrict. Needless to say, I have, and will continue to, recommend The Belmont in the future to anyone looking for a great housing opportunity in Durham! read more

Asian students at Duke must come live at Belmont, especially those buildings like 10000 in the back. These are quiet academic environments to take your courses and exams. Come to 10000, a stand-alone building with Chinese and Korean geeks. read more

I recently moved out of this community and really enjoyed my stay here! The location is great near Duke and everyone in the office is always helpful. I will be coming back if I am ever in the area again. read more

Poor maintenance and lots of hidden fees for online payment, security, etc. plus the outdoor vacuum and hose have been broken for 2 years.

My girlfriend and I lived at the Belmont apartment for a few years while we were both attending graduate schools. We happened to be there during the transition time between the old management of the Belmont and the new owner, Weinstein Properties. I have to say that the old management was much nicer and more relaxed. Weinstein Properties is not even local- they are based somewhere in VA. They are very greedy and cutthroat. Since they have bought out the place, they have done some superficial and shiny renovations to justify the ridiculous and outrageous increases in the rent for all these apartments. Their current prices are not only outrageously high, but they are also too expensive for many students to afford, unless that their way of being racist by pushing away many students with average or low budgets. On top of that, incidents like breaking into people's cars, strangers coming from outside to use the gym, and other creepy things have significantly increased over the years. Overall, the quality of the place has significantly deteriorated after the new management took over. The prices have significantly increased. It is totally not worth it to live there anymore. We were very glad to leave. read more
